I wanted to bring to all Landlords attention, that Smart Move Estate Agent has got a criminal records.
Smart Move Estate Argent unfair withheld all of the deposit money and refused to co-operate with me and my solicitor. They failed to return all the calls made by my solicitor and myself and ignored all our letters. Tenant was evicted out of my property and it was in a state of some considerable damaged upon the tenancy coming to an end and I had to spend in excess of £2,000 in remedying the problems.
I have taking Smart Move Estate Agent to small claim court and I have won the whole of the deposit money.
Also I have provided ample notice of my desire to dispose of Smart Move Estate Agent services and yet despite this they have continued to charge me, in my view without justification. I have issued the tenant with a section 21 notice, giving them at least two months notice to leave, but the tenant ignored the notices. I have also gave Smart Move Estate Agent two months notice that I did not required their service any more and I will manage my tenant until they will be evicted out, Smart Move Estate Agent have ignored all my letters and continued to make charge. I have clearly put them on notice that I no longer want the company to represent me concerning the collection of the rent etc as to my property. I find them reluctance to accept this disappointing and clearly in breach of the recent remarks of the Court of Appeal in the Foxtons Case. I was seeking a refund from them as to commission paid and subsequent to notice terminating they retainer.
I have also took Smart Move Estate Agent to small claim court and unfortunately I have lost the court hearing, because I did not had the evidence showing that the tenant paid Smart Move Estate Agent rent money. Tenant told me that they have paid the rent money to the Smart Move Estate Agent, but tenant refused to provide me the evidence and this is way Smart Move Estate Agent has got the criminal record. Smart owning showed the judge 12 months transactions and lied to the judge and said that they have accept the terminating from me, they never showed the other transactions.
Also Smart Move Estate Agent carried out repairs without letting me know first, and charged me when the item was one year guarantee, Smart Move Estate Agent sent me two invoices, the first one they sent to me was a washing machine invoice and then they changed they mind when I said the washing machine had a one year guarantee and then they said it was a fridge freeze, I also said to them that was also one year guarantee. They refused to give me the receipt; it showed that they have not repaired anything. At the court hearing they had a made up receipt, which was too late.
I have also taken them to small claim court and I have won.
That why I want to tell you my story to all the Landlord out there to beware of Smart Move Estate Agent Residential Sales & Lettings 16b The Concourse, Edmonton Green, London, N9 0TY.
I find them rude and when they wrote a letter to my solicitor the letters were all mis-spelled, and they wanted to charge me ever letter they wrote to my solicitor.
Good News! I am so glad to see the back of Smart Move Agent in Edmonton Green!

Further to the review I made on the 6th of May 2022 of Smart Move bad practices, I received a phone call from the manager on the 10th of May 2022 threating me with legal action, as he previously did in February 2022.
As my previous review was quite long I didn’t not get the opportunity to state other issues that i experienced with Smart Move. Firstly, Smart Move did not carry out a single inspection at the property for six months until the issue had been escalated in a police case as the tenant was continuously destroying the property which Smart Move did nothing about. Therefore, their claim of providing an inspection report is unfounded as they never carried out an inspection neither was an inspection report received from them.
Also, Smart move deducted their yearly commission of £1500 within the first three months even though the contract signed stipulated this was to be done on a monthly basis, over a 12month period.
Even though Smart move took an inventory check at the beginning of the agreed tenancy agreement , I have videos and pics of all the stuff that was left over in the property by their tenant after she vacated and which I had to dispose off at my own cost.
Please note, even though Smart Move threatened me with legal action, I will not be removing my previous review as it's an honest review of the experience my mum and I endured throughout dealing with Smart Move. Moreover , I believe the purpose of a customer review platform , is to allow consumers to have a voice and also to help companies understand their customers satisfaction as the review can honestly highlight what customers truly want.If anything , my reviews should motivate Smart Move to improve their customer service by quickly and efficiently resolving the issues that my mum faced so that they create a positive experience for their future clients and always focus on prioritizing their needs.
I'm extremely glad it's my mum's last day having to deal with SMART MOVE in EDMONTON GREEN. Unfortunately, I have to give them a 1 star rather than the ZERO STAR they deserve for poor customer service.
Sometime in mid September 2021 , after witnessing the challenges my mum was facing with her tenant and SMART MOVE , I made what I believe was an honest review only to be threatened to remove the post failing which the Manager from the latter threatened to withhold my mum's rental income .
Their manager in my opinion is a habitual liar and it's unfortunate this negative trait seems to have spread throughout his whole team there. Some of the things he failed or neglected to do : securing a deposit from the tenant , communicating the contractual obligations to the tenant & making sure she understood fully , carrying out regular check -ups and inspection of the property.
Consequently, my mun not only had a bad experience with the tenant but her property was left in a terrible state and because no deposit was secured from the tenant , we had to cover the cost for the paint job and to remove a lot of items that the tenant left when she moved out.All this could have been avoided had the Manager done his job diligently.
Overally , the Customer service received by my mum was below par and nothing close to what my mum was promised when she initially engaged SMART MOVE. I could go on and on but for today I will end here. I believe there is room for them to do better and improve their service delivery in future.

Absolutely terrible service, they never ring back, missed months of rent. We ask for statements and they are incompetent to send what you ask for.
We have chased repeatedly absolutely avoid. This company is not professional and beginning to wonder whats happened to my rent money.
They have zero empathy with the landlord and never follow up what they say they are going to do.
Definitely avoid. I note the comment of them saying we are not a client,. this is not correct they should definitely have a client under the surname of Hara its my mums house.

Very poor service. Instead of helping, they’ll plod along going through the motions and do not realise the importance of their job. They will happily ignore any communication, they’ll pay your rent very late (if at all) and I’ve heard this from many of their clients too. There are other estate agents in the area that are way cheaper and professional and will actually communicate properly with their clients. Guess what, they may even pay your rent! unlike Smart Move.

These lot by far are the worst Estate Agents I’ve ever dealt with. Will not pay rent on time, will not process anything on time, will not return calls or emails.. but they will charge you 10% plus VAT for their poor service on lettings. I’m surprised they’re still going. Avoid.

Hi Nuri,
I am very disappointed with your company's level of service. Even with repeated request you have failed to provide me with monthly statement. The rental money is not paid on time. The rent for the month of April19 was partially paid into my bank only on 30/5/19. The Council pay the rent to you on or before the start of each month. How come you are paying me so late. I may have to come over and replace your company with another unless your service is improve drastically without further delay.

Smart Move Estate agents are the opulence of estate agencies. Nuri from Smart Move found me a buyer when no one else could. Nuri and Smart Move chased things up, remained patient, spoke to me when inconvenient for him and the team and calmed me down when necessary.
I have let a property through smart move and sold a property. Smart Move have always and will always remain professional in this game.

I used Smart Move estate agents on a recent sale of my property. I found their services to be of a high standard, my call was always answered and they were extremely flexible with appointments etc. Smart Move managed to secure a buyer faster than other agents in the area. I did not live at the property, so handed keys over to the agents and they arranged all viewings whilst keep me up to date. Staff were friendly and I didn't feel pressurised. I would recommend their services to friends.
