Unfortunately this company is not great at addressing repairs. I waited for over a year for two simple repairs,despite numerous calls, they were still not dealt with. Not that great at looking after Tenants. This should be prioritry for all tenants, particularly good tenants like myself who update the property decor and have always paid rent on time. Clearly good tenants are not valued.... Read more

Catherine is the most incompetent member of the team and frustratingly the person I always seem to have to deal with. She has made many, many, many mistakes which if I hadn't noticed then I would be hundreds of pounds out of pocket. She repeatedly makes errors with the financial statements and takes weeks to reply, even to the most simple requests. She never apologises for her errors. I am so glad this agency has been sold to Edward Mellor, as I would otherwise have moved over to them myself. Riva was the best of the bunch, but sadly she left to work somewhere else. Frustratingly Catherine has is also the one member of the team moving to Edward Mellor, however I will request for someone else to work with as I cannot keep putting in the many hours required to unpick Catherine's numerous mistakes. Be careful and do your research before signing a contract with Space4Living – an unprofessional, lying, money grabbing company. Everything was wrong with this agency. They ignore your emails, lie about everything they can, and call you a liar too. The whole agency is difficult to get hold of and seemingly wait until the last minute to do anything. When you call them up, they provide incorrect information, half-truths, and place the blame on other tenants. The estate agent that handled our property, is incompetent and a compulsive liar, to say the least. They will try their best to keep your deposit. It took nearly 6 weeks after moving out of the property for them to return our deposits – but this wasn’t an easy process. We sent many emails (no response to any of these) and called the office many times, finally receiving our deposits back (2 mins before they ran out of time to legally return them, in line with the deposit protection scheme) after we suggested taking further action against them with the deposit protection scheme. When we moved into the property, it was a huge health and safety hazard. For 8 weeks they left us with a broken boiler, a broken washer/dryer machine, a cockroach infestation, a slug infestation, severe mould and damp that quickly ruined our belongings, and faulty electricity. A few weeks into our tenancy, the estate agent handling our property stopped replying to our emails (whilst all problems stated were still outstanding and no action had been taken). There were many more problems throughout the year. We had to involve the council who came round for a meeting. The estate agent handling our property lied her way through the whole meeting. We had to contact the council on a few more occasions throughout the year. All we wanted was a habitable property, but that is too much to ask for from Space4Living. This agency hasn’t got a clue what they are doing. Hassle from start to finish. AVOID at all costs.... Read more

I am the parent of a 4th year student at Manchester Met who has lived in a house rented from and managed by Space 4 Living for the past 12 months. I am a partner in a Chartered Surveying practice in Leeds so operate in the property sector. I have had 2 daughters at university so have had experience of 7 different residential landlords in 2 different cities since 2012. I have never written a review on anyone or anything before…..I have never felt the need to. I am writing this review because the performance of Space 4 Living has been worse than I ever imagined a student landlord/managing agent could be. In my opinion they should be embarrassed/disappointed/amazed at their own inability/unwillingness to offer even the most basic elements of managing a property. Their service has ranged from simple unhelpfulness through complete incompetence to bare-faced lying to both the tenants and a local housing councillor who was involved on several occasions as the students desperately tried to get Space 4 Living to do what they should do and provide the things the house contract said they should provide and repair things the house contract said they should repair. It appeared that the house contract was a document by which the tenants should abide but which the landlord believed didn’t apply to them. My daughter and her housemates have gone into detail in the reviews they have posted about specific matters and incidents so I don’t need to do so but as a parent (and therefore guarantor of the rent and deposit) I would urge any students (and their parents) who are considering signing a tenancy of a property owned or managed by Space 4 Living to read the recent reviews and believe them and look elsewhere for somewhere to live. Based on my daughter’s and her housemate’s experiences during the last 12 months Space 4 Living should be avoided at all costs. My next email is a formal complaint about them to the National Residential Landlord’s Association.... Read more

Very disappointed, I just rang today to make an enquiry about a house to rent and just been asked for who was the house, I just said for me and my two kids. The lady on the phone, straight away apologised and said sorry this house don't accept children ???? I was surprised because children are human, not animals and at least she should asked if I woulf like to see another house. Under the Equality Act, the law says someone cannot be treated unfairly or differently if this is connected to who they are.... Read more

Terrible service from start to finsih quite frankly. Emails are never replied, on the rare occasions I am able to get to the phone during the day (I work longer hours than the Space4Living office is open on a phone based job) I'm never able to get through to the person(s) dealing with my property. They are now witholding my deposit for over a month now for a reason that wasn't stated til a good 2 weeks after I was due the deposit back. Now they claim I need copies of my utility bills and council tax, presumably they believe if these aren't payed the landlord is liable. They aren't by the way, the bills (which are fully paid and up to date by the way) are between the tenant and the company the bills are due to, NOT the landlord. Having to push a compalint through the deposit protection scheme. Very very disappointing.... Read more

Really unprofessional company, very difficult to get your DEPOSIT back! 1. It had taken nearly a month and in numerous follow ups to get my deposit back partially. 2. They would not respond to your emails even if you send them multiple follow ups. Whilst I had to call them daily for a month for getting my refund back, they would keep on delaying and postponing it citing different reasons. 3. They would charge you with unknown fees and would not give a proper justification. 4. If you call them up, they would provide incorrect information and half truths. 5. Company is really understaffed because every time I call them, they will say that there is only one lady who is dealing with the deposits and she is busy at all times and will rarely respond to your emails!... Worse company ever, do not trust!! Everything was wrong with this company. Bad customer service from both staff and management to the extent they scream at you down the phone, ignore emails, lie about everything and call you a lier. The house we rented with them was a huge health and safety hazard from getting electric shock, mould and damp through the house, broken cooker and an active gas pipe. This agency hasnt got a clue what there doing. When reporting a fault through their system they just ignore you and when tried to phone they threatened to get the landlord to kick us out. Dont follow their own contract or the law. Tried kicking us out 2 months before our end of tennancy. Tried taking our deposit from us from faults the previous tennant did. Took forever to get our deposit back. They couldnt care less about the property, all they want is the money. Had a load of hassle from them from start to finish. Avoid at all costs.... Read more
