Trend & Thomas was my best estate agency experience so far.
We just rented our first 1 bedroom flat with my partner and James, the lettings negotiator was very helpful and friendly with us.
Before them, I was struggling with other agencies by chasing them to get an answer for something, I was ignored and it was literally a nightmare to deal with them.
With Trend & Thomas, everything is absolutley the opposite!
James made sure that the process was smooth, professional and quick. John, the property manager is also very responsive and helpful so far.

Avoid at all costs! REALLY UNPROFESSIONAL.
I would give 0 stars if possible. One year ago I expressed interest in a property and signed a contract with them. The contract was legally supposed to turn into a rolling contract but less than two months left from the end of the fixed-term part, they tried to force me into signing another fixed term contract with an unfair rent increase. Taking side with the landlord, they issued a section 21 notice and I moved out but now they ask me to pay the rent for the duration I have not lived in the property and had no access to it (because I handed over the keys to them upon moving out).

However, i was impressed from the first contact right through to the sale of the property and then beyond. I felt listened to and they kept me updated at every opportunity they could. Had quite unpleasant experience with this agency and specifically James Tre trying to rent a lovely apartment in Rickmansworth. It is impossible to get any feedback from the agent after making an offer and sending all information requested - emails and calls to the office are not answered during several working days. They never send appointment reminders for viewing, even more - you won’t get any message if the agent gets late by 10 mins no matter what was the reason!! Just total silence and hope for the best while waiting on the street. In my opinion this illustrates lack of professionalism if not more. Processing enquiries like that may limit landlords’ opportunity to get the best option possible.
It definitely ruined my perception of the company as a whole: frustration and perplexity are the only feelings associated with Trend & Thomas thanks to their agent. Will never deal with them in the future

I cannot speak highly enough about Trend & Thomas, specifically Joseph Freeth.
The moving process can be a stressful one, but our house purchase was made so much smoother by Joe overseeing things. It was a breath of fresh air to deal with such a professional estate agent who was knowelgeable about the property, the conveyancing process and empathetic to the inevitable emotional side of buying and selling homes. Not only this, but he was well practicised in dealing with solicitors (particularly ours, who were useless).
We have met so many estate agents over the years, and it is always exhausting to deal with the "hard sell" and the weird estate-agent persona they all seem to develop. It's so fake, so transparent and so old-fashioned. Finally, we have found a good one! Joe sold us this house by being honest, informative and an very nice person to deal with. Please arrange for Joseph Freeth to deliver training programmes to the rest of the industry!

I usually don't put in reviews on most occasions, but I think this was very much required to make others aware of the kind of poor service and unprofessionalism shown by Trend and Thomas while we were renting at one of their properties in Penn Place. We had a rainwater leak from the windows in the living room, water leaking through the walls/ceiling for more than a year and after repeated follow ups they were never repaired. I always got an answer it's being chased with property management company, no one (landlord or agents) bothered to get it fixed as the rent was flowing into their accounts without any issues. And when our patience ran out after a year and 3 months ordeal since the leak started and it was completely inhabitable, we finally gave up and vacated the property. By then the leak had already damaged by son's toy cupboard and my printer. After we vacated the property, it came to returning the deposit to us and that's where Trend and Thomas saw an opportunity to get all the money from us for the repairs to the damages caused by the leakage in the flat for more than 1 year. They charged to take £700+ money from the deposit under the heading of "cleaning" and "damages caused due to significant wear and tear" in the checkout report. I want to highlight here the lady clerk who came in for the checkout report is all in hands with the agent (though they were supposed to be independent). She included all nonsensical stuff around dust lying on the radiator valve, dust on the curtain poles etc with pictures on the checkout report to support the above £700 deductions from our deposit. You can realise how much unethical it was to do this and how these guys utilise such opportunities to extract money from the tenants. After repeated follow ups, we finally gave in and reached out to TDS dispute team with all the evidence. Finally, TDS dispute team were able to resolve this for us and we got almost 60% of the claimed amount back with us. I just wanted to showcase the kind of unprofessional behavior shown by the agents and the landlord despite us renting the place for almost 3 years. And the mindset to extract money citing cleaning or damage caused because of misuse or prolonged use. Please avoid taking any of their property is the advice I’ve for people to rent property in and around Rickmansworth

Trend and Thomas, and more specifically Joe, was the estate agent for the house which we've recently purchased. It was a lengthy and problematic purchase due to a long probate process and delays because of COVID, among other things, but Joe was excellent at keeping things moving and instrumental in finally getting it across the line. It's frustrating as a buyer when all you want to do is get your hands on the keys and are worried about it falling through (especially with the ups and downs of the last year) and I suspect estate agents are more often than not the ones that get it in the neck from both the buyers and their clients! Sometimes they probably deserve it, but in our case Joe handled it admirably and professionally throughout, including putting up with us pestering him constantly when at times I know there was very little he could do. He always kept us up to date, returned our calls and went the extra mile to help smooth things along wherever and whenever he could (including responding to emails and calls when on leave). It didn't feel like it was just about the commission with Joe, he took a genuine interest in our situation and was polite and friendly throughout - a brilliant service, especially when as the buyer I appreciate we're not his client like the vendor is. I wouldn't hesitate to recommend Joe and the rest of the T&T team to anyone selling/buying a house, and thanks again for all your help throughout the process!

At the risk of continuing the Joe Freeth love-in below, he was incredible!! He showed us a house prior to putting ours on the market with T&T and we instantly knew we wanted him to represent ours. He was thorough, responsive and anticipated issues prior to them arising. He was in regular contact, even when there was nothing really to say, which was comforting. At no time was he pushy, aggressive or impatient when we were looking for a place to move to.
If you're looking for an agent that is not in the 'car-salesman' mould, but still achieves sales then this is the guy for you.
Our dealings with the rest of the team were minimal but equally professional. I have no doubt that there's an effective team working behind the scenes to support all of Joe's work. We are grateful to them also.

Joseph Freeth showed us around the property & then proceeded to manage the process from start to finish, from us making our offer to completing our purchase. Joe worked tirelessly, he was always on hand when I needed something or had questions, was always extremely quick to respond to e mails and return calls.
He took it upon himself to chase up solicitors and manage the process when something was falling behind elsewhere in the chain.
There were lots of ups & downs throughout the process but Joe was always reassuring that everything would come together and in the end it did.
I wouldn’t hesitate to use Trend & Thomas again based on my recent experience.
The final touch of a rescue pack for our moving day, consisting of all the supplies (excluding the kettle!) needed to make a cup of coffee when we got to our new house was really lovely and not something I was expecting or have experienced with other estate agents.

If I could give 0 stars I would have. I have never come across such unprofessional and rude group of 'estate agents'. Avoid like the plague, lied about history of dampness in property and took 6 months to fix a door within the property. Constantly having to chase for responses or replies, went through 3 different 'property managers' during a 12 month period and each new property manager just as incompetent as the other. Honestly, avoid.

The agency fees are ridiculously high and not clear. Instead of trying to discuss the Tenancy agreement's terms and conditions, they accused us of being in breach of contract in the first instance! However, we finally challenged them as the particular clause in question we were disputing on did not specify a fee payment timescale.
On top of their ridiculous rates and high level of incompetence, they behaved arrogantly with us. Whether this is a matter of them discriminating against people pertaining to a different race or having the tendency to generally take advantage of people, we are in the opinion that they are profoundly disrespectful at many levels. Please avoid dealing with Trend and Thomas if you can.
