Now that all of our business is concluded, I just wanted to say a huge thank you to everyone at Underwoods Town and County for all of the great work they have done on my behalf over the last few years. I am not sure exactly when you took over from previous agent but it was the best thing that could have happened from my perspective. I have always received a very responsive service to any queries I might have had, with phone calls returned straight away. Staff have always been very professional, polite and friendly. I always felt confident that the house was well managed whilst I was out of the country for 3 months every year. Payments always came on time, I never had to chase up the monthly payment, something I was very used to doing before Underwoods took over. You also provided me with good advice regarding refurbishment between lets and eventually on the sale of the property. You definitely went beyond the call of duty by helping me to sort out a repair to the front door when the house was broken in to, even when you were no longer managing the property, whilst I was trying to sell it. I am about to buy another property closer to where I live and I can only hope that I receive even half the service that I received from Underwoods Town and County So please pass on my thanks to all of the staff... From start they were unprofessional, arriving late to the viewing and I should have passed this agent based on this alone. The bathroom door lock was broken and unsafe as it could fall on my little ones but it took 4 months to get fixed which is unacceptable. Fridge was not working properly throughout and complaint went unresolved. Oven was not heating up and complaint was resolved after 10 days and that also I had to pay, and couple of months later get accused that I have not paid, when I provided evidence of payment they blamed the bad old system. The damp/condensation issue was unresolved which led to many of our expensive cloths being damaged along with other items such as toys, kids bed, etc. This issue was not isolated to our flat only, the problem exists with the flat opposite ours as well as the flat above us. Underwoods were aware of this issue before we took the tenancy, as the tenants of flat 25 have raised this with Underwoods. Their own contractor also claimed the damp issue is throughout the building not just our flat. No wonder why we were asked to leave the property when I wanted to get Kettering Council to send a environmental engineer for assessment. Due to this we have suffered mental, health and financial problems. My whole family including myself had constant throat problems due to the damp and often missed work/school. We had end of tenancy cleaning done by 2 professional ladies who spent 5 hours, which in some areas was much better than it was given to us. Yes some areas required little more attention may be an hours work but Underwoods are now charging me £300 from my desposit to get minor issues resolved such as few crumbs on dinning table, stain on rug which was already there when we moved in. Helen Brock was very rude when she came for inspection, slamming cabinet doors and using high tone to scare me into agreeing with her to release full deposit. After moving into a property that they say had been cleaned professionally, The carpets still smelt like cat urine and the bottles of urine left in the loft had not all been removed. After living in the property for over a year we had informed Underwoods that there was rising damp in the walls. This was not fixed in a timely fashion, As the damp got worse, it began to affect the stability of the stairs. for almost 6 months we regularly contacted Underwood's property maintenance department to get the stairs fixed, until finally the stairs collapsed as I was walking up them, luckily I wasn't carrying my son at the time. Underwood were sympathetic but offered no help to find alternative accommodation for My Wife, child and myself and we were forced to stay away from home. We did not have to pay for the 7 days we were unable to use the property. They also only ever offer 6 month renewals so they can charge tenants as much money as possible. When we asked for our tenancy to be changed to a rolling contract however Underwoods saying that it was fine in person, tricked my wife into signing a FULL renewal so they could get the additional £60 renewal fee. After we left the property we were given our full deposit back - the £60 fee. They did not inform us we owed this money until AFTER our tenancy ended They also charge you £30 just to get a landlord reference, they also refuse to talk to you if you have legitimate complaints .
