Absolutely unprofessional and unethical agency. I rented a property from them for 10 years – during that entire time they completely ignored my repair requests. Only after I reported the case to the council did they finally take any action.
Even worse, whenever I raised issues, they tried to intimidate me by claiming the landlord wanted to sell the house, and they even sent another agent from a nearby agency to pressure me into staying silent and not reporting problems.
Now, after moving out, they are still holding on to my deposit and refusing to return it. This agency uses intimidation tactics, neglects tenants, and has zero respect for their clients. Avoid them at all costs.

I bought a buy-to-let house in Wellingborough in 2015 and asked Wych to manage it for me. They did an excellent job for the next 9 years, with Sasha, Canida and Chelsey all providing me with a stress-free experience.
In 2024 I decided to sell the house (due to the Renters' Rights Bill - nothing to do with Wych) and asked Wych to handle the sale for me; and although it took over a year to sell, this was in no way Wych's fault - it was due to the first sale falling through due to my buyer's buyer pulling out at the last moment, and then horrendously slow buyer's solicitors for the second sale.
I was very happy with the service I received from Wych staff, and never encountered anyone there who was other than friendly, polite and helpful. And special thanks are due to Chelsey who moved heaven and earth to get the sale over the line, and who put up with all my agitated phone calls with patience, kindness and unflappability!
To summarise, I am very happy to recommend Bill Wych and all who work there.

Avoid at all costs:
Had a property rented through them which I loved and was very happy with and I was a great tenant.
One Saturday night at 9pm I had a call from an unknown number stating the landlord was wishing to do improvements and wants to measure for Double glazing, the next day, on a Sunday at 1pm.
i thought about it and due to the short notice and the fact I was not expecting the call, I would check in with the letting agent to arrange a time if the person was verified - should not have been sharing my contact info even with a third party contractor without my permission.
There was no urgency for this - I cleared it up with the letting agent and said the contractor can call me to arrange another time.
I didn't hear anything until about 3 weeks later when i got a section 21b.
They ended my tenancy for not allowing access to contractors!! I made several appeals and was unable to establish the reason for the end of tenancy they just said the landlord wanted the property back.
Anyway, it turns out that Canida, or whoever was dealing felt so aggrieved at me pointing out her shortcomings, she made the recommendation to end the tenancy to the landlord, who lost his father at the same time.
I didn't find this out until a week after I moved out - by which time it was too late for the landlord or the letting agent to reverse what had been done, but essentially I was unlawfully evicted.
They then tried to claim deductions against the property for damage and cleaning, even though I had before and after pictures and proof of payment for a professional end of tenancy clean.
The Director realised his mistake and made a couple of concessions such as refunding my entire deposit quickly, and reducing balance of the 1 week rent I had stayed past the month to move - but still left a very bitter taste in my mouth.
It's nearly 3 years later, but why am I writing this review now? because I have just had a call from someone with all of this address, my name and contact information trying to claim i owe money for damages to this property. Could have been a scam, but had a worrying amount of information, and it indicates another data breach under GDPR from them.
Most remarkable at the time when I was looking for a new property were the amount of Landlords and other estate agents who asked who the letting agent was - winced and asked me did I not know their reputation?
This happened at about 5/6 different viewings.
Would definitely not use in future.
Even if that same property I loved got relisted I would go direct to the landlord to say 'Do you want me back?', choose another letting agent and you'll have your valuable tenant back again?'
They had SO many opportunities to halt the eviction, and I hated leaving the house - I liked it so much as a tenant.
(Also puts up fake reviews to bump negative ones down!)

Five stars are not enough, as my experience with Wych estate agents would have to involve the whole universe of stars. I have been using Wych, to rent out my two apartments for the last 11 years, and can honestly say, there is no better company out there.
My dealings have predominantly been with, Chelsey Wager(Branch Manager) outstanding asset to the group. So kind yet so professional, the best there is.

Bill Wych acted as agents for 7 years renting a property for us. Reviews were received regularly and property checks done on time. Any issues were quickly sorted. They then handled the selling of the property this summer and pushed parties to achieve a quick sale which is exactly what was needed in our circumstances. After sale services have also been excellent. Staff are very friendly and professional. I would definitely recommend them for renting and selling

Moving house is generally quite a stressful event and i have always rented so i know what to expect.
That said, Wych, and Canida in particular, made the whole process so smooth and painless and was a pleasure to deal with. Application and referencing took less than a day and all communications were super clear and helpful.
On the day of keys handover, everything was set up and ready to go - i had pre-paid, which Canida had confirmed as cleared, and was given a copy of the paperwork to sign well in advance, which i printed, signed and handed in - The whole handover took around 5 minutes and i was out and free to move in.
The office is a friendly place - i was given a moving in welcome pack, which is a first for me! I will be sure to enjoy the facemask and bath bomb!
2 days after moving in, i realised i had locked myself out of the house as i had mixed the keys up - Yes i am a man, trying to learn how to look after myself again! lol. When i called the office for help, they were able to give me a spare set of keys to get myself back in and sort my own keys out - Thanks for saving my bacon! lol.
Overall, i cannot say a bad word about Wych - I followed their instructions and life was easy! Thank you Wych, and thank you Canida :-)

I first gave this agency a 2 star review due to misunderstanding of policies and procedures.
After my first review, Jamie, kindly called us and explained why such rules are in place and kindly apologised and affirmed that such treatment it is not acceptable at his agency! Not only that, but he personally looked after my family to rent a house with them. We got the keys yesterday!
And throughout the whole process, and it did take long, due to my family hours were very difficult to meet all together, but Jamie was patient, polite and friendly throughout the whole journey.

I rented with them since 2014. They are the worst agency ever!
I only stayed with them because they had acceptable prices for renting houses.
They always tried to take money from our deposit( though we continued to rent with them), looking for different reasons, but will NEVER solve a problem if you need them, they will just ignore you.
They are of no help whatsoever.
I wish I could rent straight from the landlord.
I have tons of reasons, but just simple NO for Wych.

I initially enquired with Bill Wych regarding the rental of my property. Jamie was extremely knowledgeable and gave me all the information and confidence I required to make the decision to go ahead and let out my house.
The images and video of the house were superb! As soon as the advert went live it was taken down online after only a few hours as it had so many viewings thanks to their fantastic marketing!
Now the new tenants are due to move in and the whole process has been surprisingly effortless thanks to Jamie and his teams hard work and dedication to their customers. I just want to say a huge thank you!

Found them, especially Paul to be helpful and positive. He has unique way of turning a bad im to a positive.
Viewings were difficult as I work full time, have dogs and Autistic child so had to have weekends so i could get dogs out and son, but found that viewings always came through on a weekday. Found out the opening hours were not ideal for my needs, wish that had been explained as I had to put people off. I couldnt adapt everything for weekdays.
Conclusion, if i had better circumstances at home I would had kept them on, no doubt about it. Very professional and polite and will advise you on small improvements if required.

We can’t stress enough what a great experience we had with this letting agent. From start to finish the guys and especially Chelsey on the letting side were extremely professional and friendly and couldn’t do enough for us. We previously had the worst experience in another property and the agents weren’t there for tenants at all but these guys really made us feel like we were just as important to them. When we were signing tenancy agreement, it was first time for us in the UK (we are from Hungary), they didn't help us at all, they just wanted to get tenants asap. So when we moved in, the house was dusty, with a lot of spiders and dirty windows. We didn't know that house have to be cleaned up by them before we move in, so we didn't point on it and I spent a few days to clean up everything (only the garden was arranged before we moved in). During tenancy everything was extreamly slow - the leaking tap was changed after 9 month!!!! And the tap was leaking strongly, so it end up on our water bill was increased!! The tree that was broken by strong wind - after 1.5 month! Before that the tree broke some pipe on the roof and water was leaking and it damaged walls colore - agency promised that landlord would fix it, because it is not our falt, but during 6 month they didn't color the walls and after we informed them that we want to finish our tenancy, they put it on us!!!!!!! The walls were painted very badly and the color was coming out from the beginning of our tenancy, but agent was telling us that it is not going to effect on our deposit. They are liers!!!! They seems nice only when you are paying rent!! During 1.5 years of course some markes apeared on walls because the color wipes off and we couldn't do anything with it as we can't wash walls - the color comes off totaly. So they pin it on us too!!!!! They took more then 50% of our deposit!! Don't trust them! They always seem nice when you pay, but in the end everything they were saying turns as lie!

Awful estate agency. We viewed a property with them and decided to put our deposit down the next morning. They took our money for admin fees, and then proceeded to tell us that the property wasn't yet ours, and that we were actually in a selection process, allowing the landlord to choose between us and another potential occupant.
They encouraged us to give our notice for our current property, despite not knowing whether or not we would be able to move into this new property at all, which is completely unacceptable.
We handed our documentation in the next day, but were left waiting for the other potential occupant to complete theirs. It's now been over a week and we still haven't heard anything from Bill Wych & Co or had any update regarding the status of our application, so we have decided to pull out of the property.
It has now been over 24 hours since we decided to pull out of the property entirely, and we still haven't heard from Bill Wych & Co, and our calls have not been put through to the agent involved.
Taking money from people that are under the impression that the situation is different to the one you are presenting in reality is entirely unacceptable conduct from an estate agency, and we will absolutely not be using Bill Wych & Co again.
