I strongly recommend avoiding Simmons and Sons. This agency relies on The Lettings Hub for reference checks, and my recent experience as a guarantor for a friend demonstrated a disorganised, unresponsive process that ultimately jeopardised the tenancy. Despite providing thorough documentation from my accountant to confirm I met the required financial criteria, The Lettings Hub neglected to review the evidence they had specifically requested, leading them to misrepresent my financial situation to Simmons and Sons. Although we supplied Simmons and Sons with all the correct paperwork, their support throughout was virtually non-existent. They failed to inform the landlord of The Lettings Hub’s errors, disregarded our offer to pay a full year’s rent upfront to rectify the situation, and ignored clear evidence—including recorded phone calls—proving that The Lettings Hub had admitted its mistakes. The professionalism of certain staff members, such as Daisy and Gill, was disappointing at best. Their lack of knowledge, responsiveness, and willingness to assist was evident, leaving us to face the repercussions alone. Based on this experience, I strongly advise anyone considering this agency to exercise caution; should a problem arise, you can expect minimal help or accountability.... Read more

Honestly I have never been so frustrated with dealing with anyone in the property industry before. I don’t usually bother doing reviews but in this case I feel it’s necessary to save other people from the stress I’ve had these past few weeks. This estate agents use lettings hub who completely messed my referencing up and submitted the wrong figures to the estate agent. Missed emails and just basically submitted random figures that we have no idea where they found them from as it certainly wasn’t from my paperwork. I had a years rent upfront, a guarantor and clearly proved I earned £85k per year from self employment and employment. None of this was good enough because of course lettings hub were in the right according to Daisy and Gill who quite clearly couldn’t care less unless lettings hub had said it. They are rude and not helpful at all, I have recorded conversations of them saying how bad lettings hub are but still I’m the person in the wrong and no one seems to want to see the actual figures that have been submitted as apparently they don’t understand what self employment is. Honestly I could keep going with this but just avoid at all costs if you are looking to rent because they just waste 2 weeks of your time and then decline you because lettings hub are always right. Oh and charge you for the privilege of incorrectly completing a reference ????.... Read more

We were thoroughly impressed with the customer service we received while purchasing a property through Simmons & Sons. What initially started as a smooth process with a three-month completion timeline soon became a tense and stressful six-month journey for all parties involved. Throughout this period, Matthew Bolton and Michael Tudge's calm and professional approach helped us navigate several roadblocks, overcoming communication hurdles while supporting us stressed and anxious buyers. Well what can i say about Michael & Matthew at Simmons & Co I am so glad that i choose these two true professionals to deal with sale of the family home, not only did they achieve a better sale price than others in the town, the level of update and chasing was more than impressive, nothing was too much trouble and the responses were many and timely i hope i don't need them again as i have found my dream home but if i did they would be the ONLY estate agent i would use The best estate agent in Marlow by far !!!!!!!!!...
