DO NOT USE THIS AGENCY! TERRIBLE MANAGEMENT SERVICE!. We have been renting a three bedroom house in Heritage Park. They never worked in our best interest which they should as the agent. Even when we stated repairs they would not get them sorted in a reasonable amount of time. The garage always flooded and there was mould and damp making it non usable yet we were still charged extortionate rent. We were not advised we could have served section 3 against the rent amount in our first six months of tenancy. For the whole tenancy we had trouble with the hot water and showers, they were never properly fixed and the LL who was not qualified kept guessing the issue therefore creating further issues. The LL was very belittling and as a woman spoke down to me. Simmons and Sons were just as bad, from the beginning they made comments on our age which is wrong and they were very rude to us on the phone. No one ever helped us and our emails were always manipulated before sending to the LL therefore creating issues that didn’t need to be made. This made our time at the property a misery as when we made them aware of issues they told us and I quote from our calls… ‘If you don’t like then leave!’ They were saying this through the tenancy therefore creating a very hostile environment and not giving us the a nice environment to live in. We also made them aware of non compliance electrical wiring that was a fire safety hazard and they refused to allow the council access and said it wasn’t like that even when I have photographic evidence. The fact an estate agency like this is allowed to treat tenants like this is terrible and inhumane. When I disputed the deposit they claimed for everything and manipulated things to suit them. The LL did all the painting and stuff in the property and yet at the end we were charged for the dodgy paintwork and repairs he did! We weren't allowed to get the property recleaned on the discrepancies as instead they just give you a £240 bill! WORST LETTINGS DEPARTMENT EVER!... Read more

I have been a tenant of Simmons & Sons for 4 years and they are by far the best lettings agents I have worked with. Carla in particular is beyond efficient. Our alarm malfunctioned at 2am and she very quickly organised an engineer to visit the property. We have had a few things over the 4 years that have needed to be repaired and there has never been a delay or an issue getting it resolved as quickly as possible.... Read more

Where is the option for zero stars? Friendly and responsive when you are trying to start a rental. Patronising and rude when you are pointing out issues with the property. Plain rude and unwilling to help on trying to remedy mistakes with the check out procedure. Currently I am being told that items are missing or not working at the property which are in fact there or work fine. They aren’t able to look in the correct location or use the correct switches. Waiting for a huge bill which I will have to dispute as they seem happy to steal our deposit. Don’t use these agents they are very unprofessional. Customer care doesn’t end at the signing of a contract!... Read more

If I could give zero stars I would. We had a similar experience to another gentleman who has reviewed Simmons and Sons in Basingstoke as a letting agent. On leaving the property we had cleaned it to a high standard and had the carpets professionally cleaned. Apparently a small amount of "dust" is enough to send us an invoice for £146, of which the specified costs were "shopping" and "lightbulbs" - ironically not detailing any cleaning requirements. On challenging this we were told negotiation is not possible. As the other reviewer specified, we also found the property unclean on check in, so whoever they use for cleaning charges a lot of money for very little action clearly. This would turn out to just be the tip of the iceberg. A blind slat, which had a crack in it prior to us moving in, which funnily enough was not picked up at check-in, is apparently our cost to replace. This is despite the blind looking like it had been in situ since the property was built and any other reasonable agent could see that. I have dealt with other letting agents who were perfectly reasonable and willing to negotiate. In summary, we would recommend not being a tennant under this agent at all costs.... Read more

Simmonds and sons Basingstoke, charge you for everything they can. I rented a property from them for 16 months and have recently moved out. Firstly was given the wrong information when asking what date I should give when terminating my contract, which lead trying to charge me for extra days rent. (To be taken from my deposit). I was also charged again for an end of tenancy clean when I had already paid a proffesional company to do so. (This was annoying as when I moved in the property this was not very clean). They also had the cheek to take money from my deposit to remove some weeds from the garden, despite me complaining when I moved into the property, there was rubbish around the shed area and dangerous items on top which could have fallen and hurt someone. If you ever want a reference from this company they will charge you £30 for someone to complete an email which takes 30 seconds and also a further £30 for when they screw your for every little bit of dust left in the property when you leave. Fair to say my experience was not great and I just give a heads up to anyone thinking of using them for letting purposes. In the past I have used, Romans, Martin and co, the property explorer and Enfields and never had such an issue as I have had with simmonds and sons. Joke of an estate agent.... Read more

I have used Simmons and Sons to take care of letting my properties for a number of years. I have been using another company in a different part of the country for another let of mine. The comparison is like chalk and cheese. It's only when you get rotten service (from the other company), that you can truly appreciate an excellent service - like the one provided to me by Simmons and Sons. The staff are friendly and pro-active and keep you in the picture only when they need to and taking care of the day-to-day stuff, so that you don't have to. Thanks to all.... Read more

I've dealt with many Estate Agents over 30 years, however Jaqueline Hickman of Simmons and Sons in Marlow is the rudest, arrogant and vindictive agent I have ever had dealings with. The property we rented was filthy and very tired, having been poorly maintained by the Landlord. On leaving the property, following an attempted burglary and finally vandalism to our car, we were insulted by Ms Hickman, who claimed we had not cleaned the property.
