I have been using Ashleigh Stone Estate Agent to let and to manage my property in Leigh-on-Sea since 2007. I have just recently had an incredibly difficult tenant. Taking around 12months to resolve, this was a stressful and emotional situation for me, though it was dealt with by Jo, David, and their team expertly and efficiently. I first met Ashleigh Stone when I was purchasing a flat and they were the seller's agents. I was very impressed with the firm's efficiency and decided to ask them to manage the property for me. They did a very good job and were very attentive to my young tenant's needs, who did not appear to have lived on her own before (as an example, she left the flat so dirty that I had to have it professionally cleaned). In the circumstances I feel that the review left on line by my ex tenant against the firm is extremely unfair and biased.

After all the danger and suffering they put me through(non stop repairing, gas leak, oven electrical wires exposed, mice infection, pipe leak, cracked wall, broken door handle locked me inside the bathroom) , I can’t recall a single month without a handyman visiting my home. And just when I thought I can finally settle down they 21 SECTIONED me after only 1 year, in the call they said the landlord is going to sell the house then I saw it was re-listed with a much higher price on market. A total joke, and omg the AUDACITY they asked for £360 deduction from my deposit for cleaning fee?? When I moved in it was as dusty as London underground and with yellow stains in bathtub, walls, dust and back dirt everywhere, freezer not defrost, window now cleaned. And they asked ME for money that could hire a professional cleaner. I’m glad I have videos and pictures for all of that and we are going on DPS dispute but just the level of shameless shocked me, I always assume the best of people but this is just disgusts me to my bones. And to this landlord, £360 to sell your soul , really? When you re-listed the property for monthly 100£ more?
When I put offer on this property their agent Ben made me wait for one whole week to hear back from this landlord, then it was the longest background check, they asked me
EVERYTHING, from my past addresses and my current AND PREVIOUS landlords' info, my employee status, to my passport, and not only the passport ID, it was every single numbers and letters on the passport page(you know the two complicated lines at the bottom with "<<<"), my driving license, my EMPLOYEE ID, my brp card, and they all have to enter manually. After all this excruciating pain they required me pay the first rent fee before view and sign the official contract, I checked online it was not legal and asked them about it, and Ben said” well you can look other places then we have other people interested in this property” oh the humiliation, I was so desperate and spent so much time on this I have no choice but to be humiliated. And then after moving in , in one of the inspections I kindly asked their agent caina to remove shoes before entering and she didn’t , high heel shoes on my just cleaned floor.
Is that because I’m a young foreign worker so they thought they could squeeze the last dignity of me?
In the end there are 2 good things about this agency, the repairs are prompt except for the cracking wall that took 6 months. Some agent are good , Gregory is always kind to me and reply emails promptly. But still, this year was hell for me, it was my very first solo apartment and they sucked my blood and spit my bone with no remorse.
Please don’t reply me “ there is no record of you renting from us” I may use sudo name but you know perfectly well who I am.

Farewell Essex! After 25 years in Leigh-on-Sea, I finally waved goodbye to my sea view and am now officially a Londoner, but I couldn’t have done it without Dave McNeilly and the team at Ashleigh Stone, Leigh on Sea. Where other Estate Agents seem to do little more than put your property on Right Move, I chose Ashleigh Stone because they actively seek out potential buyers via social media. That wasn't the best part though; having found a potential buyer Dave then project managed the entire sale, from offer all the way through to completion, helping me to resolve the many many challenges we met along the way. In my mind they're worth every penny.

Their tenants repeatedly caused problems to other tenants and neighbours, loud parties, fights, rubbish, blocked driveways etc. When we reported these problems we were either fobbed off, ignored completely, or had ridiculous excuses made for them. We ended up having to contact environmental health.

I am the vendor at the top of the chain within which this agency have 2 properties involved at the bottom of the chain. In my experience, they do not respond to emails or return calls and as at today's date (24/1/2023) their sales progression answerphone message is wishing me a very happy Christmas - very unprofessional.
I am not directly their client; however their actions impact on my onward purchase and as such I would expect all of the agents in a chain to work together to get things moving forward as quickly as possible, which they do not seem to be doing.
As things stand, the chain is going to collapse for the third time (twice with this agent involved) in a 6 month period. Given that they don't get paid until the sales complete I am at a loss to understand why they seem so reluctant to help us. I think possibly with the market having been so buoyant for the last couple of years they have just become very complacent - if they want to stay in business they may need to up their game as the market is going to be more difficult in the future,
I have left a further message - let's see if they have the courtesy to call as they have promised.

I have rented a flat from Ashleigh Stone for 10 months. There has been CONSTANT basic and huge disrepairs (I.e., entire roof replacement!) from the start, that the landlord knew about before I rented. Staff stated these to be “teething problems”! They didn’t even give me all the front door keys on the day I paid and signed the paperwork; I had to chase this for a long time, in the end they got a locksmith out as they didn’t have all the front door keys! They left me without heating and hot water for 9 days in December (as they rented this flat to me with a condemned boiler that I had to report to the Environmental Health!), and they are planning to do this to me again this month (no shower for 3 days this time!). I was unable to attend my mums 78th birthday in December due to being significantly ill as I had no heating or hot water directly due to the negligence of Ashleigh Stone and the Landlord. I was unable to work due to this and lost a significant amount of work and money. This ongoing nightmare has cost me thousands of pounds impacting my work and directly impacts my health. Many items remain in disrepair. Ashleigh Stone always down play situations which shows their lack of professionalism and efficiency. My rent is £1050 a month! They refuse to implement any action in a timely manner which always directly impacts my health and work! Worst renting experience in my entire life.

The decking leading from our backdoor needed replacing quite urgently. Caina liaised with our landlord and had workmen come and quote the job. Not expecting anything to happen quickly with it being summer and knowing workmen get booked up well I'm advance, we were pleasantly surprised to get a call saying it could be completed the next week. The guys turned up and worked diligently for 2.5 days righting the wrongs from the previous decking, even coming across unexpected issues. However, all complete and sturdy, we can let our daughter roam the garden safely now!

It is fair to say the process was a nightmare and what became apparent was my own agent had no clue how to sort issues that kept cropping up in the chain. David at Ashleigh Stone was our life saver. He spoke to everyone in the chain and their solicitors and sorted one problem after another and kept both his own client and us up to date with easy to understand information... Just by having read your reply to myself and others, shows just how unprofessional this company really is! I can categorically state this flat was left cleaner than when we moved in (I still remember cleaning the dirt and grime out of the cupboards etc). This flat was left in a clean and tidy state when you moved us out over Christmas due to extension works in the loft. Yes I did dispute the fact you wanted to charge us a ridiculous amount for a 'dusty' window ledge (baring in mind the roof was about to be ripped off) and a cleaning cost you would not even give us a breakdown for. It was not ruled in the Landlords favour at all, I decided to drop the dispute due to the amount of stress you were causing and had caused for months. The 1 star is not only for how you treated my partner and myself but how you were happy to let building contractors into our flat without our knowledge, how you failed to tell us building works had been planned (we found sketched building plans on the floor in our flat), failure to repair a faulty kitchen (if we turned a hob on it would cut out the electric to the whole flat, not to mention the extractor fan falling off the wall because it was not installed with the proper screws and was never replaced). You did not keep to your side of your contract, I do not wish to discuss anything with you Michelle ever again. We are quite happy in our property, run by a professional company and professional Landowner, who have been the easiest people to work with since moving out of this flat.

Incompetent, rude, patronising when queried, wouldn't accept the £360 reference fees in any other format but cash... Then again, it was a Friday and they only needed to keep £12 aside for paragon ???? .. Didn't disclose parking on property wasn't communal and that we actually didn't have a space at all. didn't disclose the entire block regularly had damp and black mould issues, which ended up costing us the majority of our possessions... What more could you want from a trusty estate agent?????

My original 5 star review was left at the request of Michelle at Ashley Stone. I rented a property with them for just over a year. As soon as we decided to leave, (due to our landlord breaking contract and a number of other issues) my opinion of Ashley Stone has massively lowered for a few reason. One being that when we needed the referencing done, despite the fact that Michelle knew how important it was, she proceeded to take ages to complete it. Luckily, we pre-warned our new estate agents of how difficult Michelle and our landlord could be and we were able to get into our new property without the referencing. I wouldn't ever use Ashley stone again.

Fabulous local estate agent - We used Ashleigh Stone to sell our property at the end of the summer. We did things backwards (as an ex estate agent I know it was the wrong way to do things) and fell in love with a house before we put ours on the market. We had been looking for a house for about 6 months prior but not found quite the right house. During that entire time Ashleigh Stone emailed me new properties that had come on, called me when they thought they had something of interest and came out to value ours and kept in touch and up to date with what was happening in the market. No other agent in Leigh kept in touch with us as well as they did so when we were ready to get ours on the market of course we decided to use Dave and his team. They were under a little pressure as we had found something that we didn't want to lose but they didn't disappoint. They acted quickly and had the property on Rightmove within a day. They were honest with the feedback after viewings and were to the point when they needed to be. We had 2 offers within 2 weeks and accepted an offer and managed to get the house we wanted. They also recommended a Solicitor, who turned out to be one of the best solicitors I have ever used for conveyancing. It took approx. 16 weeks from the day we put the house on the market to the day we completed and moved to our new house. That is amazing! They definitely earned every penny of their fee. I'm sure I pestered them more than they liked but they were always professional, happy and honest (which in my previous experience not all estate agents are) and they work very well as a team. I would highly recommend people use them and if we ever move again I wouldn't hesitate to get in touch. Thanks guys!

We've dealt with Ashleigh Stone for a number of years now as a buyer, landlord and seller. We always find them to be professional and efficient. They have supported as landlords, have found us 3 sets of good long term tenants and have now sold a property for us. It never even reached the market because of their excellent networking they had a client in mind who snapped up our flat straight away! We decided to use them because we almost bought one of their properties and were so impressed with their communications dealing with us as buyers! Highly recommend!

The accounts submitted by Caine and Sheila are very familiar. Don't deal with this estate agent, it will cost you a lot and you will get NOUT!!!
Here is a little more .............
They use the wonderful FCC PARAGOON for their referencing. They charged me £360 for a referencing fee.
Since discovered that this service cost them £12.
348 quid for tapping a few keys. NICE WORK IF YOU CAN GET IT !
So then , how do you justify charging £360 for your referencing search ?
That is EXCESSIVE !

I recently worked closely with Ashleigh Stone, and I dare to say they are a breath of fresh air. For many years we have dealt with Estate Agents, in particular some of the larger chains. Therefore it is great to get real care and personal attention from your agent. Something that clearly makes David, Jo and their team stand out. Comes highly recommended.

Worst estate agent I have ever had to deal with. Had a offer accepted, paper work in and had to deal with a rude administrator that lied and had a stinking attitude. Wasted mine and my partners time - withdrew on the offer because I didn't trust the estate agents. Not knowledgable
on renting laws, happy to make them up to suit them and try and take more money from new tenants by creating lies. No communication between staff and the owner just couldn't care less. AVOID - there are plenty of honest estate agents in Leigh, use someone else. If your a landlord, think about how they would treat your tenants. Not acceptable in my book.
Update: I can be honest and have no need to lie, I pulled out of the property, I had sufficient references and there was acceptance on the part of the landlord so please do not lie. After I pulled out of the property the property went back on the market for a further two weeks. So saying you had other parties interested is a lie. Please do not insult my Inteligence or further customers. I wasn't angry I didn't get the property as I chose not to go forward and I have edudance of this in the form of emails.
You're property manager even though she has 14 years of experience in my opinion needs to be refreshed. I own a business and I have a business partner who ownes a estate agent in east London. I spoke to him and a solicitor he uses for property law and he confirmed that what your property manager stated was not true. She stated that only a permitted occupier could be a person without income (I.e a student or child) this isn't true and all your company wanted to do was more money for referencing. I was happy to have my partner referenced for staying in the property 4 days a week but I wanted the tenancy in my name. I earned more then what was sufficient amount of money to cover the rent and I have over 5 years of renting glowing references. Again I would like to highlight I PULLED OUT IF THE PROPERTY BECAUSE YOUR PEOPERTY MANAGER COULDNT PROVIDE WITH ACCURATE INFORMATION AND MADE UP LEGAL TERMS THAT DIDNT EXAIST DUE TO LACK OF COMPETENCY. I highlighted to Lynda that I would not like her managing a property I would live in - I could not be able to have a professional tenant / management agency relationship with someone I didn't trust and doesn't know propert law. It's a shame Lynda works for such a diabolical company, as she is actually a very professional and personable agent. Hopefully she sees sence and moves to one of the many agents available in Leigh-on-sea.

We did it!
Working with Ashleigh Stone has been an absolute pleasure. When I decided to sell my flat, I spent a lot of time meeting various estate agents, and Ashleigh Stone were by far the best. Personable, friendly, attentive... Everything you need when you are trusting the person to give the best impression of your property. They are as hands on as you want and need them to be, and form an excellent relationship with the potential buyer to help smooth any issues (that no doubt will arise) along the way.
Always at the end of a phone or email (and I contacted a lot), I never felt like my communication was unwanted.
I would recommend Ashleigh Stone to anyone who wants to sell, or purchase a property. And if ever I choose to move home again, they would be the first place I call.

We viewed a property with Ashleigh Stone a few weeks ago, the communication up to the viewing and the viewing itself was professional, however, as soon as Ashleigh Stone took the administration fees for the property to be put on hold, the communication was terrible. Despite having paid the £300 administration fee the same day as the viewing, they did not hold the property as they had said but continued showing other clients the property. We asked for a receipt of our £300 and never received this either. Me and my partner decided to pull out of the property due to the continued viewings, lack of communication and due to receiving no receipt of the fees paid. We called Ashleigh Stone to cancel, they did not argue against a refund of the fees and said they would refund the money immediately. Again we asked for e-mail confirmation of this and received nothing. Three days passed and no refund had been received, we called them yet again and thankfully it was done the same day. I would not recommend this estate agency after dealing with other companies that are far more professional. While their sales in the beginning may be well executed, once fees are paid, they seem to lose all interest in customer service and looking after their clients.
