In response to my earlier review under my company name Okami Martial Arts, I am responding to the owners reply: Dear Owner Thank you for taking the time to respond to my review. That is very thoughtful of you. I have to say, I totally agree with you, the cleaner was incredibly thorough when she cleaned the flat prior to my moving in. So thorough, that she spent 16 hours cleaning the flat, of mould, that had built up in the flat before I moved in. In fact, she was so thorough in trying to remove mould, that she spent twice the amount of time allocated to her and didn’t actually have time to clean the rest of the flat – I have to say, she’s an incredibly lovely lady. Again, thank you so much for sending the damp contractor around to check for damp. It was really interesting meeting him – what a great guy! When he held a piece of toilet tissue up to the fans in the ensuite and bathroom and there was no suction, he exclaimed, no wonder you have damp in here, there’s no ventilation! I learnt that he had in fact visited the flat previously (prior to my tenancy), and said that one of the store cupboards had been wet last time he came, due to the leak from the property adjacent to me. A property that I have since found out had an ongoing leak for a year, which affected my flat, causing damp issues. This guy was so lovely he was going to make recommendations to you to replace the non-working fans and paint the wall in the lounge with anti-mould paint, to stop any further mold build-up, from excessive moisture, created from no ventilation in the bathrooms. Yes, you’re correct, the back bedroom has a lovely new carpet and had been decorated at some point prior to my moving in, due to a leaking flat next to it. I remember asking you about the flat next door when I had the viewing – strange that nothing was ever mentioned about a leak and damp coming from there. It was very kind of you to leave a dehumidifier in the flat for me – I did wonder what that was all about and did ask– now I know! I’m sure you understand as another business owner, I have far more important things to do with my time over sending you emails after emails because I had no response from you. It’s incredibly disturbing, that you chose to ignore me and not answer me. I would have gladly come to your office to discuss the situation, had an invite been extended to me. I must also mention, that the lady at the council I spoke to was truly helpful – advising me that she thought the case for the flat had been closed – so, it appears this has been looked into before? yet somehow it got swept under the (new) carpet. Would be intrigued to know what happened there?! Anyhow, since they’ve served you formal notice to attend the property, for issues including a non-working fire alarm (which wasn’t working from the moment I stepped in the door), issues with damp and mould and non-working ventilation, I’ve finally heard back from you. So after being advised that my new tenancy flat had been deep cleaned for 2 days, I moved in on 21/9/23. The flat was dirty in several places including the ensuite toilet and master bedroom. There were traces of black mould, mildew and condensation damage on furnishings and bedding. After a busy and stressful moving in day, I had to clean the bed divan, mattress and ensuite toilet to be able to use them. I wrote these and all other issues down in the notes section of the inventory. On speaking with the original cleaners, I was advised that they had been booked in the day before I moved in. They had only been given 9 cleaning hours to clean the whole 2 bed flat. They actually spent 16 hours cleaning the majority of which was spent cleaning mould from various areas within the flat. They also advised they had been given insufficient time to clean. Some areas like the dishwasher, toilet, mildewed curtains, stained bedroom carpet and oven they admitted to and rectified. However mould and damp stains on the walls and furniture were out of their responsibility and they wouldn't clean them or dirt from the painted walls. There were rusty, broken, damaged items left in the property. Neither the extractor fan in the bathroom or ensuite functions properly, the smoke alarm in the kitchen does not work. The flat has not been cared for or maintained to a satisfactory standard. I expressed all my concerns to Coulson James, who mostly ignored me. A contractor has been sent round to look at repairs and a damp specialist. Both have made several recommendations. I have sleep apnea and allergies and am extremely concerned on the impact these issues could have on my health. The flat came as 'furnished ' with cheap grubby furniture, which has not been cleaned or cared for. In fact the list is endless. What they also did not mention was the next door flat has been water damaged, which would explain the damp and mould. This would explain why one bedroom had been redecorated and new carpet been put down, shame the landlord didn't do both bedrooms. Coulson James have not been particularly helpful and implied that it was the tenants responsibility to ventilate the property. I've only been there a month and have already sent them nearly 100 emails, mostly of complaints. They hardly, if ever respond and don't seem at all interested. I am taking further action and will escalate my complaints to the highest level. Customer service from this company is minimal. I had to get this flat under duress as I split up with my partner and believed that the flat had been deep cleaned. The more I look the more issues I see. Very disappointing and stressful experience. We had a large chain, and Keith was instrumental in ensuring that everything went to plan.
