Chris Smart is by a long way the most unprofessional agent I have ever had the misfortune of dealing. Turns up to appointments late and blames his "office girl". Told me to leave the keys to the property I was renting with the people coming to view it!? ? He doesn't return calls and texts you in leet speak.. "buddy, mate, ur etc.." I don't even know the guys and he behaves like this. Stay well clear of him. (If he tires to say that he's never dealt with me it a lie.... to be expected really)... Read more

I tried to buy a property through this agent and had quite an unpleasant experience. We were initially shown round the property by a sales person who encouraged us to put in a really low offer, in subsequent calls this person no longer worked for the company. After that point, Chris dealt with me, and I felt bullied by him into constantly upping my offer by small amounts. They played a lot of games and tactics and I felt harassed and bullied. When they felt they had pushed me past my limit I was handed over to a junior administrator. I felt really taken for a ride, we loved the property and had a maximum price in mind, which was what the property sold for (£20k under asking price, to someone else), but because we'd been encouraged by Barker & Bass to offer a significantly low offer (£40k under asking price) we were really messed around, and the seller probably felt pretty put out too! If they'd cut the games and not tried to play with us, we would have offered the sale price straight up and we all could've gone home happy. As it is, I was left with the impression that Barker & Bass is run by young, inexperienced sales professionals, who don't mind bullying buyers into bidding wars, in order to look good for their clients. My advice? Don't buy or sell through this company. Go somewhere to someone who doesn't play games, and treats buyers with respect (because they'll be the ones managing your tenants too if you're buying to let).... Read more
