I was rented a place glad just for a year from them.i was signed contract with Mark , at beginning of signed contract I was charged extra cost for transferring money (£30 which should be mentioned at beginning) other wise I will be given them cash. At beginning me and my husband told that we looking for property to be managed by agency not by landlord. After when we move to the property I raised few issues which need to solved , andnothing happened. I've been left to deal with landlord by myself. As they don't deal with property. So they just trick me to signed the contract. At the end of my tenancy, I received a email from landlord regarding extra things which they was not included in my tenancy so I contract with agency. Mark was aware that landlord request my to do professional carpet cleaning at the end , so I ask him if he can show to me a paragraph from tenancy . He replied to me by email that I can do carpet steaming which is same things. So I decided to see him face to face at the branch. I got that feeling straight away that I'm not welcome , completely avoid the answer to my question, when another estate agent pop in to the branch simply he made me to leave. I’ve had nothing but the best experience from everyone at Blain Firmin. Anyone that I deal with or speak to are professional and polite and answer any queries or problems that I have. Ben and Mark in particular have been so supportive and have worked so hard for me, and I couldn’t ask for more. They made sure to communicate with me every step of the way whilst in the process of securing my flat and worked to make sure I was in on the dates that I needed. Imagine paying your rent during a global pandemic and national lockdown, not once being late for a payment or asking for a reduction given the economic difficulties and then being charged 85% of your holding deposit at the end of your tenancy for a few scratches and scuffs on the walls (reasonable wear and tear). Well, you can certainly expect that from Blain Firmin. Hardly surprised that they're the worst reviewed in the Southgate area out of almost a dozen other agencies. They are the living embodiment of greed and will throw any deceitful and shady practice your way to keep your money. Not once did they pick up the phone to try and settle a disagreement, devoid of taking any form of responsibility. Inattentive attitude and lack of urgency across all departments, especially when things went wrong with the property. It took weeks for serious issues to be resolved such as the basics of water, gas and heating supply. When questioned on how they could justify the world's most expensive DIY overhaul, we were sent invoices as 'proof' rather than quotations, meaning they literally pulled a figure out of a hat with zero evidence and gone ahead with works without approval. Not to mention that the check-out report was filled with inaccurate statements, borderline on lying with a lack of photographic evidence. Tried to bully us into submission with a low-key threat of getting an arbitrator involved and that it would take months for a settlement. Glady accepted and won the case within a few days. Unfortunately, it's companies like Blain Firmin that still uphold the disgusting blatant 'sleazy salesman' reputation to date. Can validate reviews from years ago of the same experiences that are still happening. Without hesitation, avoid Blain Firmin at all humanly costs, even if they listed the property of your dreams.... If I could give zero stars I would! Have never received such appalling customer service from Mr Firmin himself. We booked a viewing and turned up on time, myself my husband and 3 year old son only to be told that we weren’t allowed into the property with our son due to government guidelines. Not only is this incorrect but the manner in which it was delivered was beyond rude. A little education on what is actually the correct guidance relating to your industry would be helpful but more useful than that would be a lesson in some basic manners. Needless to say we will not be using this agency ever and would not recommend them to anyone else either.... Read more

UNPROFESSIONAL No return of DEPOSIT Sadly Just discovered this on Blain Firmin Website it says... they are NOT a member of a client protection money scheme ???? That may go some way in explaining why they won't refund a deposit we paid! UNPROFESSIONAL and they were the ones who pulled out of not giving us the property SO TAKING OUR MONEY seems like it was the intention of Blain Firmin all along!!! WOW. BEWARE not being a member of professional letting Body ARLA clearly does have its drawbacks if Blain Firmin are anything to go by. I thought that rogue letting agents were a thing of the past and laws were there to protect us. But I suppose that only counts when dealing with firms that are with ARLA who ARLA consider as professional too. I personally think Blain Firmin should have told us that they were not a memebr of a client protection money scheme or ARLA but I suppose then we wouldn't have dealt with them and rightly so. I suggest you PLEASE READ THROUGH THE REVIEWS on Blain Firmin before you find yourself in such a distressing situation. Blain Firmin should not be operating in this manner and they know full well from the bad reviews they have received how unhappy clients have been and should have learnt some lessons but clearly not. PLEASE YOU HAVE BEEN WARNED. I wish I had read the reviews for this company. I would've then known not to have any interaction with them.... Read more

HOLDING DEPOSIT IS NOT BEING RETURNED YET THEY TERMINATED US AS CLIENTS BECAUSE THEY WERE NOT WILLING TO WAIT OUR CURRENT 4 WEEK NOTICE TO OUR LANDLORD We are extremely disappointed in selecting this firm to Let from. We paid a holding deposit for a property we liked and it has not been refunded to us though it was them that said we couldnt move into the property unless we moved before our 4 weeks Landlord notice which is totally unfair. We said 4 weeks from when we get the contract. They didn't issue us the contract because the day we passed financial referencing they decided to say they/landlord wouldn't wait 4 weeks. Blain Firmin were aware of this we had said this to them a few times 4 wks notice from when we sign the contract and it appears to us they never told the home owner of these facts otherwise he wouldn't have told us that the day we passed the referencing. The fact Blain Firmin tell us we cant have the property we held to move into is upsetting enough but then to not have our deposit returned is just shocking because we have not pulled out. We were willing to proceed, yet we are penalised. Of all our years of dealing directly with estate agents we have really seen the worst of it here with Blain Firmin and I feel you need to be warned by our experience. Furthermore upon research it appears they are not a member of ARLA which is a professional body for letting agents so it makes sense as to why really. I cannot understand how anyone can not give you back your money for not giving you what you wanted and waited for. Blain Firmin didn't deliver on getting us into the property we wanted and therefore refunding the deposit is expected and the very least they can do. Except they decided to take our money from us for not holding a property for us. THAT IS UNJUST AND DISHONEST. Now we know why ARLA exist and why Blain Firmin are not members of this professional organisation for residential lettings.... Read more

Avoid this estate agent like the plague. I was a tenant for 3 years and always paid on time and in full. My biggest complaint are their extortionate fees. - £190 inventory cost on check out - £300 referencing fees - £110 admin fee - £60 contract renewal fee All payments by card are charged. When I signed up in 2016 the tried to charge me £50 to pay my approx £1500 deposit + 1st month rent by card. - very slow to release deposit. Trying to charge me £300 in cleaning fees. On top of this the agent who accompanied my viewing started their fees are £30. Basically they will lie to your face and avoid sending information in email. They require you to always come to their office to sign and pay cash.... Read more

I rented a property for 12 months in N12 from Blain Firmin. Prior to moving in I had given the agency a to do list of outstanding issues that needed to be dealt with before I moved in. After moving in, none of the outstanding issues had be completed. Amongst the minor issues, the more major issues were, I never had hot water in the bathroom. The property had lots of condensation, leading to mould, and although I made Blain Firmin aware and took and showed them pictures, they ignored my requests for help and told me I should just keep the windows open, which as you can imagine, during a cold winter can be awful. I got really ill and got diagnosed with breathing problems due to the mould in the property. Due to the type of property this was, I also found I was having to get rid of spiders, woodlice and slugs on a daily basis. Upon moving out I had to throw most of my belongings out, including my bed, due to the excess mould and even got charged by the agency for this. My advice to anyone wishing to let from Blain Firmin is to make sure that they follow through with any requests you have prior to moving in, and possibly even consider NOT letting a property through them....
