I moved up from London this month and while trying to let a place in the Edinburgh area, I found it extremely difficult. Many letting agents didn’t return my messages or emails. When I reached out to Castlebrae, Tracy was amazing and understood my situation being so far away to do viewings and she at accommodated my needs by doing a video of the property live for me. She did not hesitate to provide support and get me into the right place. The rest of the staff were great at communicating all the way through the application and approval process. I’m now in a lovely place and area thanks to them! I know who to call first when I’m looking to go from a rental to purchasing. I highly recommend them!

I started renting a property with the agency recently as a new tenant and I cannot fault the service provided so far. It was a smooth transition throughout and I was kept up to date regularly, alongside every staff member I have spoke to has been helpful and approachable.
A massive special thanks to Phoebe.
Phoebe is professional, kind, welcoming and has offered amazing communication throughout the application process via email and over the phone. Phoebe was great at resolving any concerns I had and very accommodating, which helped to ease any anxiety I had.
I would recommend CastleBrae to anyone looking to rent as I personally feel this agency does a great job meeting their clients needs and they have provided excellent communication throughout.

Having purchased our property through Lynn Maxwell in 2021, it only felt right when she got back in touch of March this year that we arranged the sale of our property through her and Castlebrae. From start to finish Lynn was first class. Quick to visit and talk us through the process, on hand to answer any and all questions we had. As we weren't quite ready to go straight on the market she arranged for all premarketing to be completed, including our photos, a video and brochure description.
When the time came to finally go live, Lynn jumped into action, swiftly arranging our home report within 48 hours and our house was on the market in less than 5 working days.
Organising the viewings was a breeze and Lynn kept me updated throughout. It was no surprise that our property went to closing within 5 working days, receiving an offer well above asking and market value with two delighted parties.
Whilst we're happy to be moving, we're sad that we won't have the pleasure of having Lynn help us with any property sales or purchaes in the future. Through and through she is an absolute joy and we couldn't have asked for anyone better to guide us through. Thanks Lynn!! Xx

I would agree with what others have said. I would avoid here, if you like a flat they are advertising avoid, it’s not worth it. Didnt give correct keys when I picked them up. During a short tenancy they didn’t have much to do with me. But the main issues come when you depart… They couldn’t find anything broken and I left the flat in good condition but still wanted money from the deposit so decided I would need to be charged £500 for cleaning. I cleaned the flat thoroughly before departure, even leaving some areas cleaner than when I got the keys. Items on the exit report had things such as “crumbs” or “dust”. I do not think leaving a few crumbs by way of missing a few spots cleaning warrants a £500 professional clean. Interesting to see others have had same issue.

I would strongly advise caution when dealing with this estate agency. My experience was deeply disappointing and marked by a clear lack of integrity and professionalism. After expressing interest in possibly purchasing the property I was renting, the agency responded by serving me notice to vacate within three months.
The issues didn’t stop there. Upon move-out, the agency inflated repair costs and deducted an unjustifiable amount from my deposit, even though I left the flat in better condition than when I moved in. The inventory comparison process was highly misleading: entry photos were taken from a distance, failing to document pre-existing wall marks, dust, and appliance wear. Meanwhile, the exit report used close-up images to exaggerate minor imperfections. This inconsistency created an unfair and inaccurate portrayal of the property's condition at check-in.
I found the entire process opaque, one-sided, and frankly exploitative. Renters deserve fair treatment, transparency, and respect for legal agreements—none of which I experienced here.

I lived in a property of theirs for 5.5 years. At the end of the tenancy I was told the landlord wished to sell the property , I offered to buy it but was met with terrible attitudes, with decisions taking too long, time running out and lack of contact I decided to buy elsewhere.
Upon exiting I paid £300 for a professional clean which included cleaning of all the appliances, floors and carpets however they have still tried to take cleaning fees and redecoration fees out of my deposit (despite not being allowed to decorate as per the lease as well as the recommendation from safe deposits Scotland to redecorate every 3-5 years) along with some other charges (some which I agree with) to reduce my payment to 0. I managed to go through the Safe Deposit Scheme to get most of my deposit back, which was amazing however ultimately should not have been required.
I've found the attitudes throughout the years to vary from polite to downright despicable, Karen Swan particularly has a terrible attitude to tenants (or maybe just me?). David also broke the data protection act by forwarding an email to me and not removing my landlords personal email address which is an issue in itself. Lisa advised me that one of my inspections didn't count because the person who did it got sacked - I don't feel that necessary information to share with a tenant and very unprofessional.
If I ever find myself needing an agent to support in property dealings, I will not be using them and do not recommend anyone else does either.

Just saw a past review here of a person complaint that when looking to rent with these agents, they will want to hold on to your deposit which is a questionable practice. Such bad reviews are a warning to intending renters. Thus, Anyone looking to rent with them, have a good rethink about it unless you want to let go of your deposit.

I'm writing this review on behalf of my Dad who would highly recommend Castlebrae Estate Agents. He was super impressed by the professionalism shown and the responsiveness to all his communications from Lynn Maxwell from initial contact to the day he moved. It was an incredibly hard decision for him to sell his much loved family home after 3 decades and part with the memories but it was the right decision for him. Finding the right Estate Agent was important, and Lynn guided and reassured him at each stage and when the house went to market the video footage and photos were incredible and really showed the house in its full glory. Feedback from potential buyers was prompt and the house sold in perfect time to a lovely family. My family even commented a few times that they were glad Lynn was taking care of our Dad with the sale of the house and we don't think this would have happened with any other estate agent. Thank you to Lynn for everything she did and for going over and above to ensure everything was as seamless as possible.

Highly recommended! Very professional staff. House viewing was 1 tenant candidate only, so I got the adequate time to see the property properly and got detailed answers to my question during the viewing. The flat itself was lovely so I didn't need much convincing in the first place to be honest. After the viewing I applied via MyRentalCv which was very convenient. The offer arrived in a day and all of the checks were swiftly done. 1 week later I collected my keys. Because I am new to the country, the staff took their time explaining every little detail. Overall I had a very pleasent experience and recommend Castlebrae.

Stay clear at all cost. I’ve rented a few places from different letting agents and Castlebrae are the most dishonest and unhelpful agent around.
They will ignore my maintenance requests, the staff are very rude, they give short notice for visits that unless I took time off of work for they would fine me and now they have refused to return my deposit for provably false reason.
Happy to no longer be a customer of Castlebrae but unfortunately they are not engaging with me regarding my deposit months after I returned the property.

Related to Castlebrae Maintenance: terrible service and never reply to email. I am waiting since 28th August, many times I tried to contact them and no solution for a bad leakage in the tap my kitchen.

WARNING: if you are renting or planning to rent from Castlebrae, ensure you take dated and detailed pictures of every single room before you check out. They will try to keep a large amount of your deposit for miscellaneous “cleaning charges” and will refuse to explain what exactly they took the money for.
We have recently gone through a lengthy process with SafeDeposits Scotland in order to regain hundreds of pounds that Castlebrae claimed we owed them, despite leaving the property in immaculate condition. It took over 56 days to get our money back in full, during which time Castlebrae refused to talk to us, provide a breakdown of the “cleaning costs”, or participate in any of the formal dispute resolution stages through SafeDeposits Scotland. We had no opportunity to be present during the check-out process, as we were not told when this was, and only received the report one calendar month after the end of the tenancy (not the next working day as stated in their own exit guidelines.)
It is our belief that, if we had not kept meticulous evidence of how we left the property, Castlebrae would have been successful in their attempts to keep almost £300 from us for no reason. We have also noticed that, based on other reviews here and on other platforms, we are not the only people who have had this negative and stressful experience when dealing with Castlebrae. Please proceed with caution.

Absolutely awful. Waited months for a call back regarding a property. Was forced into signing up for rentalcv. Then when the property was ready for viewing didn't contact me and rented the property without any mention. I can't give 0 stars hence 1 star.

David Nelson viewed our house for sale. Emailed a week late, after he said he would with a low valuation compared to our lenders 2 yrs before. I replied to ask about his valuation and 2 weeks later I still await a reply. Totally inefficient.

We had a good experience viewing, applying for and securing a property for rental with Castlebrae. During the tenancy, maintenance issues were generally taken care of in a reasonable time. HOWEVER
It was when we checked moved out that there were issues. The check out inventory apparently identified numerous cleaning issues, but none of them were actually evidenced in the report. The report was then sent to a landlord and a cleaner brought in without even a single opportunity to review with us before our money was spent.
Then, afterwards Castlebrae required persistent nagging, even after the deposit return proposal showed up in Safe Deposits Scotland to send an itemised invoice. The itemised invoice they send did not relate to the inventory report at all and despite several emails asking very specific questions Castlebrae were incredible invasive and refused to consider any changes without going to Arbitration.
All in all, I am left feeling very annoyed, at that Castlebrae are trying their best to squeeze every charge possible out of me to benefit the landlord. They've not been transparent, fair, or honest. I would not recommend using them if at all possible.
...Unless of course you're a landlord, then you'll probably make a fortune thanks to them.

Don’t go near this company.
My son has a rented flat and on numerous occasions 3/4 times at least he has reported a faulty lock on the flat door. I have had to go several times to unlock the door from the outside to let his girlfriend and his 6 year old son out.The letting company have done nothing about it. They don’t care if there was a fire. They have recently been out and done the review and still done nothing.
BUNCH OF COWBOYS.!!
This would never have happened when previous owners of Castlebrae were in office. I am going to report them to the Health and Safety executive.
God knows what else the lazy bunch don’t do.

I paid my deposit for a property in Muriestion and was pretty much all set / next minute the owner called me questioning how I make my money even though they could see that from my bank statements. They knocked me back for the property and rented to 2 doctors instead. Terrible company to deal with.
P.S. To juggle your memory - we put a deposit down on a house in Castleview a few year back, everything was fine and then you came back from your holiday and questioned my income, you pretty much questioned why I made good money? your questions were ridiculous even though I supplied all proof of a good regular income for years. You then decided to reject us and rented the property out to 2 doctors!

Quite possibly one of the worst estate agents I've had the displeasure of "dealing" with. I say "dealing" as they seem to have zero interest in potential tenants, so we never really went much further than emails telling me how busy they are. I guess it is telling that from the first time I spoke to someone I was told to "chase up on Wednesday if no one gets back to you", at least the staff know how useless they are.
We enquired about renting a flat through Castlebrae and completed the MyRentalCV on the Monday, but unfortunately 3 weeks later and 4 attempts to get an update on a viewing, we heard nothing.
If this is how a company deals with potential clients, imagine how hard it would be to get in contact if there was a problem with the rented property.
I cannot reiterate how unprofessional this company comes across, please do yourself a favor and avoid them at all cost, unless you enjoy chasing up emails and phone calls and being fobbed off endlessly.

We have contacted Castlebrae about the property we were interested to view. They told us we must fill in MyRental Cv application, which we have. However, they forgot to mention it automatically sends out requests for references to both employer and current letting agent. They were unable to arrange the viewing for over 7 weeks, they reassured us as soon as they are able to go ahead with the viewings we will be contacted asap. In the meantime we viewed another property and contacted them for an update on the viewing and they said they have been having viewings and received many offers for the property. The whole process was an utter time waste.

Contacted multiple times about rentals via phone and email. Never got any response despite setting up the rental CV as requested. From the first enquiry to the last email the the letting price pcm was reduced so the property was still available. Would be wary if I was letting out a place via Castlebrae.

Absolutely shocking attitude. I am moving to Scotland from a different part of UK so I have scheduled viewings for a few days ahead. Castlebrae did not even bother to tell me that the properties are gonne knowing very well I have to fly over to attend the viewings. Slip up can happen so I remained calmed and asked about other properties in the area to which no one bothered to respond. No communication whatsoever and the lady on a phone was quite rude when I was scheduling the initial viewings. If this is how they treat new possible customers, I do not even wanna imagine how they treat their tenants.

Changed my viewing date twice then told me on the day of my viewing that it wouldn't be possible and if I could change it back to my original date after already having moved a hospital appointment! Considering their job is putting renters in touch with landlords they're not very good at it

I recently secured my first property as a tenant and I cannot praise Pamela, Beth, and all the team (sorry for those who's names I forgot, you were all amazing) for the time and effort.
I had contacted all the local agencies in West Lothian and Castlebrae were the only agency who came back with enthusiasm and followed this up with excellent communications.
In the past, I have found renting properties an arduous task. I am pleased to say I have found someone who is making it as easy as possible.

Castlebrae have exceeded all my expectations from first point of contact in viewing a property, negotiating the purchase from overseas and managing the letting process in our absence upon completion.
Alistair McMurdo handled what could have been a nightmare sell/purchase scenario (with the vendors in the USA and us as buyers in Australia) with absolute professionalism and aplomb.
Having had properties managed in the past in London and Sydney, I can say with hand on heart that Castlebrae is by far the best company I have had dealings with. They are almost frighteningly efficient. A big shout out to the property management team for looking after everything so well. They really are stars.
If you want a company with integrity to either sell or manage your property, look no further!

Rather than whine, I'll just state some facts:
- The deduction from our deposit for cleaning the house was the equivalent of the living wage for one person for an entire 40 hour week. We vacuumed and gave it a once-over before leaving. We did not leave the house in such a poor state. One day for any cleaner would more than have covered it.
- We paid a gardener plus two assistants for a full morning's work on the garden during our last few days. Castlebrae then billed us a further £50 for unexplained 'gardening work'.
- When trying to return the keys to them, they refused to collect them from the house. As they could let themselves in without a problem, there was no reason to refuse this request. This meant I had to drive 30 miles during the following working day from the new house to hand-deliver them.
- We had one particularly heavy item that we struggled to transport on the final day due to the moving company cancelling the uplift. We requested to have this one single item uplifted early morning the day after. They blankly refused. We had to pay an additional £100 to get this uplifted with no notice as a result.
- On one occassion, they attempted to arrange an inspection without our consent, without the notice period stipulated in their own contract, for the very next morning. I had to call the emergency number as we only read the email after their office was shut. I was told I should not have called this number, despite there being no other way to notify them that an inspection was not suitable.

Did not give us our inventory when we moved in, did not give us our quarterly inspection report after being asked twice, and would not send round a qualified heating engineer to fix our boiler so we did not have heating for 2 months this winter which ultimately made us decide to leave our rented accommodation and find some elsewhere. This was completely 100% due to the service we received from Castlebrae. Agents were rude in their correspondence and even sent us official documents for someone else's property!

Pulled out all the stops to get the certification arranged in time for our new tenants moving in before we headed back to Australia. I was so pleased they didn't just take the first people to come along but instead carried out numerous viewings so we had a good choice of who we felt was most suitable.
