This agency is a joke. First, they ask you to complete a pointless survey. Then, Calvin—one of their agents—claims he can't email because it's 'not available.' Later, a flat suddenly becomes available for rent, and only after a day does he follow up saying he still wants to help. To top it off, the agency deletes negative reviews instead of addressing them. Totally unprofessional.

Unfortunately, our experience with this agency has been quite frustrating. We had two viewings scheduled, both of which were cancelled just a few hours before the appointment.
The first was cancelled because the property had been "reserved" before we even had a chance to view it, which felt quite unfair. The second was due to the current tenants not seeing an email—something that may be outside the agency's full control, but still reflects a lack of coordination.
We had made it clear that we're in a time-sensitive situation, needing to find a new home by the end of next month as our landlord is selling our current property. Unfortunately, that urgency didn’t seem to be taken into account.
I took time off work to attend both viewings, so having them cancelled at short notice was more than just inconvenient—it caused unnecessary disruption and stress.
This was our first experience with the agency, and unfortunately, it hasn’t left a positive impression. We hope this isn’t reflective of how they usually operate, and that steps are taken to improve reliability and communication moving forward.

Following my original review, I received an email response from the agency that I’ve attached as a screenshot so others can see how the situation was handled.
Rather than offering an apology or any real support, the response felt defensive and dismissive. It focused on justifying the cancellations and concluded by telling us they had archived our application and would no longer assist us.
I fully understand that some issues—like a tenant not allowing access—may be outside of the agency’s control. However, both cancellations happened just hours before the scheduled viewings, and I had taken time off work for both. We had also made it clear we are in urgent need of a new property due to our landlord selling, but that urgency didn’t seem to be taken seriously.
It would have been far more professional and appreciated if the agency had simply acknowledged our frustration, apologised, and offered to help us going forward—instead of arguing back and cutting ties.
I stand by my review and hope they take this feedback as an opportunity to improve how they deal with prospective tenants in future.

The Staff and Boss at Agency Martin & Co was always helpful on call or either on-site at house.
In case there is inspection,it would be informed well in advance and make necessary changes which fits both Tenant and Agency.
We always used to keep the house neat and tidy and incase of any comments they inform us in the internal website which both of us have access.
My documentation was perfect when i secured the property with all my bank statements and flight tickets when i was travelling from India to Sotland.
I am vacating the house as my contract with current company is getting completed, so i need to travel back to India.
If i come back i would definitely prefer this Agency.
I Strongly recommend people across the world who are coming for jobs in Scotland to contact this agency if they are looking house in Scotland.

Antionette and her team are fabulous! From first valuation right through the sale process and even after they were in touch regularly and so helpful. I didn't think I'd have so much fun selling my house but you can't help having a laugh and a gossip with Calvin on the phone while you're trying to plan viewings and moving dates. Absolutely loved it! What I really appreciate is the quick decision from the landlord. The processing time was really quick. Calvin was very efficient and quick and he made sure we understood each and every detail regarding the property. This shows that the agency cares about the property just as much as the landlord.
Also liked how the agency picked a selected number of people for viewing , as usual agency’s give out viewing for 30-40 people and just waste the time of the viewer. They initially did the background checks before offering a viewing. This really seemed like a good initiative as there is a lot of demand for properties nowadays.
Also liked the welcome pack and goodies we received complementary when we moved in, it was such a sweet gesture.

I was renting a house for 3 years from Martin &Co I was so disappointed when got keys and found all walls were dirty never refreshed for new tenants, hall carpets had holes in them there were just cover with door mat. All repairs done very poorly never checked by them. We have maintained garden and looked after whole house even had to ask permission to paint walls ourselves had to spend our moneys on paint, we had some mould problems on the last year gutters never cleaned since we moved after strong winds part of gutter pipe fell off and this never been fixed for nearly 6months and once again they tried to blame us for literally breathing. We moved out while ago left everything spotless cleaned all old carpets tried bushes, grass cut etc handled keys back in on the beginning of October been told deposit will be back with us within 2 weeks and here we are still waiting for our moneys back. They are ignoring our emails and trying to charge us ridiculous £300 of our deposit for damages to grass 3x3m that won't even cost £30 we have offer to fix it too but still no response

I really hope landlords are happy because in my opinion their service isn't worth it those houses getting ruined by not looking after properly Our previous house not even rented anymore as is so many problems after years of neglecting

Rented property through Martin & Co for 3.5 years. Very difficult circumstances at the start of the Lockdown but agent has always been supportive and reactive to any issues with the property. Responded to maintenance issues identified promptly and undertook regular checks for both my safety and to ensure adhering to my responsibilities. If you are thinking about letting with Martin and Co I wouldn't bother with the stress, managing horrible landlords who refuse to do repairs for months on end, leave you sitting in properties that aren't wind and water tight aswell as mould covering the walls. Then when it comes to leaving, they dispute deposit and falsify what the require the deposit money for such as replacing wardrobe doors which were never replaced or carpet cleaning floors that are no longer in the property! What should have been an enjoyable first home has been nothing but a stressful horrible time!

They booked a virtual appointment on the phone and said the call would be at 3:05pm. I then received an email saying the appointment was at 4:05pm. At the end of the day, it didn't matter as they never phoned at either time. When I called the office and explained the situation, the guy said oh the person might be running late with the previous appointment. I suggested I will have the call at 4:30pm, to which he replied "no they will be finished by then for another appointment". Well surely, if you are running late it's not going to matter?!?!
Anyway, he booked in for a virtual viewing on Friday only to be emailed on Thursday night to say the property is now reserved.
So, essentially down to their complete lack of organisation and unprofessionalism you miss out on viewing a house.
IN RESPONSE: I NEVER RECEIVED 3 EMAILS. I RECEIVED ONE WITH 4:05, AND I WAS TOLD ON THE PHONE IT WAS 3:05 AS I NEVER HAD A MEETING BOOKED THEN. I ALSO NEVER RECEIVED A CALL WHY WOULD I CALL IF THIS WAS THE CASE?!

I approached Martin & Co to assist with finding a tenant for my flat. The team swung into action and within a couple of days were fielding several contacts and after conducting viewings one set of tenants were able to move in within a week, so from things moving very slowly, we were able to conclude very quickly. Everyone involved at Martin & Co were polite and efficient and basically they got the job done! Thank you to them.

Never done one of these reviews before but our experience was so shocking over the last 16 months.
Spent over a year in one of Martin & co property. During this time we had requested some replacements for the kitchen as a plumber suggested our washing machine would break - it did and was brand new due to nothing being done. The house when we moved in was disgusting, we spent 3 days cleaning the kitchen, a full day cleaning 2 bathrooms, the painting of walls were streaky and horrible, even an onspector agreed the place shouldn't have been rented.
Constantly had people appearing at the house without any notice to do "works". Two times I was breast-feeding sitting under a window and 2 men showed up in the back garden staring to do work. Yet this continued to happen after complaints. Due to being high risk with covid we told the owner Antionette to call when someone would be round. We had no calls at all and someone showed up and got grumpy and moody when my husband said we needed notice. When I called back she was nothing but rude until I said I would need to be out the house. I then heard her say on the phone "shes high risk so she has a reason" as if thats necessary on top of our contract of needing notice.
Laurie was just as bad. So rude on the phone, would fob off all my inquiries. For a company set in Bathgate they really are up themselves.
When we left the property again the owner sent a rude attitude email. Absolutely unprofessional company from start to finish.

Very professional and friendly service. Quick response with queries. Antoinette is efficient and knowledgeable about letting process and relays it easy to understand. Got a perfect tenant for me.
I then sold the property with them and the process was very smooth to getting a buyer and moving them in. I would recommend using Martin & Co Bathgate for both letting and selling.

We arrived from South Africa just before lockdown and spent weeks trying to get an estate agent to help us find accommodation. No one would assist us at all. Martin & Co. followed all government guidelines and safely got our family into our new home. There team went above and beyond to help us. Our family is truly grateful for there exceptional team. I wouldn't rent again from this company if you paid me!
The day I moved in to the flat it was dirty, full of tools, a boiler, screws and nails.
It absolutely stank of cigarettes, and after leaving the property all of my belongings stank.
The landlord ripped out the mains BT point and left the wires hanging in the hall, a long with cement and a plank of wood with nails sticking out of it.
I had a leak and the landlord didn't answer the emergency telephone number. I had to go to a neighbour for the letting managers number. The landlord then decided he didn't want to do anything for a week. That is when I gave my notice to vacate the property from hell.
The security door was smashed with shards of glass sticking up from it and it didn't lock nor was it connected to a buzzer system. All of this I was told would be completed before I moved in. I gave them 8 weeks notice before I moved in!!!
