STUDENTS, AVOID THIS COMPANY!

This photographic evidence of rubbish was taken some time in the summer no doubt. When only one person, not me, was left in the house alone for months. When i returned to the house in the summer to find, in my absence, an ungodly amount of rubbish in the garden left by said tenant, not me, i rang CLS to help me, you then charged me £50 to get rid of it. Extortionate.
The rats i was referring too were a big problem in October, a month not in the summer. In October when everyone was in the house and was doing their part to clean, we still had rats. CLS did nothing and used the excuse of being in a city. Again, unacceptable.
Also, no, no. i did not get to see the property before i rented it. I saw only an image of the front door on google maps. I was unable to see the property before hand due to the desperate nature my my situation, the fact that i had no home and my course was starting. I was desperate and i got an expensive, dusty, tiny room with a foul carpet.
Also, "Constant inspection"?! are you serious?? We saw the landlord, a man who may has well have been a myth, once. One time. Where all he did was collect some post. Didn't talk to us at all.
Do you also have photographic evidence of the broken window latch in my room? That was broken for months and months before you sent someone to fix it? I do. Nothing like a freezing room you have to duck tape shut every night.
Do you also have photo evidence of the situation with the bathroom to the far left on the second floor? where when you turned the tap on too hard, water would come up through the drain in the bath?
Do you also have photographic evidence of the Graffiti that was spray painted on our front door? I don't think i ever saw that painted over.
Do you also have photographic evidence of my curtains being broken for the entire year? And also after i moved out?

While i understand there were some people in that house that caused damage, i was not one of them.

It's been a few years since i lived here, i doubt 27 Bouvier street has changed much. I still don't recommend any student look to rent properties from this company.

CLS Estates are by far the best agents I've had the pleasure of dealing with over many years of renting. I'd happily recommend them to anybody and if there were ever 2 properties available with CLS being the agents on one of them, they'd be a fundamantal factor in me selecting the property they managed. Totally reliable, extremely personable and professional, they always do exactly what they say they will and communication is always free flowing - couldn't recommend them enough and well worth the five stars!

Estate agents are one of my least favourite companies to deal with. HOWEVER, we had a really good experience with CLS from start to finish when we purchased a house.
The viewings for the property were very well conducted, even though we had 3 in total, and Nic (the agent) said all the right things. He allowed us time to wander around on our own too which is a nice change from having an agent breathing down your neck. He knew the answers to most questions, and got the answers for other questions within minutes after he phoned the office.
They didn't harass us for valuation details and mortgage offers, and always replied to emails quickly.
Very professional, not pushy, and a nice bottle of champers when we collected keys. Big thumbs up :)

I am very disappointed with the service I received from CLS Estates and would not recommend using their services. There are three points I would like to comment on below:

1) The delayed/non-existent move in date for a to let property
I paid for admin fees and a deposit on a property that was put on the market to let, four months before the move in date. The date I was meant to move in by came and went. I supposedly had to wait for the current tenant to decide when they wanted to move out, of which, makes no sense. A notice should have been given by the current tenant and a date for the property to be vacated, before the property was put on the market. After demanding a move in date, I was told the property had been taken off the market. I felt the whole scenario was suspicious and conducted in a very unprofessional manner.

2) Communication
The communication received from the company was atrocious. I was never once called; instead, I was replied to by email, and the time in which this took was usually a week from when I sent the email, if not longer. Again, I find this a bit odd and suspicious, as it seemed CLS Estates were not keen on actually letting this property in the first place.

3) Repayment of admin fee and deposit
Although the affair of me letting a property was unprofessional, I was immediately repaid all my fees that I demanded back after the property was taken off the market. Hence the one star.

I would instead recommend Northwood Lettings and Estate Agents. I moved into the property I current resident now, a week after viewing it. The two companies starkly contrasted.

CLs Estates have handled our rented property for 3 years now and we have found them to be professional and reliable. We have no hesitancy in recommending them to other landlords looking for an estate agent to manage their property.

STUDENTS, AVOID THIS COMPANY!
If your a student looking for accommodation in Chester, AVOID this company. Seriously, they will take all your money because they know they can, and then put you in a house that is so dilapidated and hellish that you would expect that someone should be paying you to live there.
Seriously, i had a house eon Bouverie street for a year, we got rats,did Chester Let and Sale's help the situation? You may ask? No. They said rats live in the city, and the house is bound to have some...
I am not kidding.
So yeah, avoid these guys, for the love of god, avoid them.
