CHEATS. I would seriously advise anyone to think twice before bidding for any property on this auction site. I bought a property back in January and as to date after several reminders the seller has not closed the deal. Now I am being told I will not get my deposit back. This organisation is dishonest and takes advantage of people who decided to take part in auction for the first time. A bit over 2 months ago we found a very attractive ad on rightmove of a land plot sale via auction arranged by Future Property Auctions. In the ad it was stated that there is a perspective of getting a planning permission. Even though we know it can be years of waiting we thought the price reflects the risk. There actually isn't as it's in the Green Belt fact which was not disclosed even when asked directly. The vendor said that they don't know. The current bidding price was £8,000. Prior to bidding we made several calls to confirm the sales terms and reviewed the attached documents that show a single plot next to a number many others. According to ad and the auction team (Mr Stephen McCluskey) confirmed it, in case of winning we pay a buyer auction fee £3,500. So we ended up increasing our bid to £11,000 in order to win. So we won and the next day have been told by the owner of the rest of the land that the plot doesn't have road access so we'll have to go to court. Despite this aspect we knew we can't pull out from the sale. We had to hire a solicitor who, 2 days before completion, has shown us a sale agreement, drafted by the seller's solicitors, that obliged us to pay another almost £6000 of additional charges for seller's own auction fee and solicitors costs. Initially we refused to pay since this has not been disclosed to us during the sale terms enquiries. However we've been told then according to the same sales contract we'll have to pay high fines if the completion is delayed. Basically we had to pay the full requested amount hoping that this dispute will be resolved with the auction company. After multiple unsuccessful attempts to contact the responsible manager we've submitted a formal complaint. Today, almost a month later Future Property Auctions replied that terms have been made available to us after we put a bid (not true), completely ignoring that we're complaining about being lied about - that the full fees were not disclosed prior to bidding. It should have been there in the add in bold capital letters: BUYER TO PAY SELLER'S AUCTIONEER AND SOLICITOR'S FEES.... Read more

A real nuisance to deal with. The staff I have dealt with have been extremely unhelpful. Pointlessly refusing viewing requests, loads of mistake on their listings including serious things like fees out by thousands of pounds. They just seem muddled and confused about a lot of things and I also really hate the fact that some companies like RightMove are including Future Property Auction listings in their listings with all the above taken in to consideration.... Ludicrous company to deal with properties they are selling jump from auction to fixed price over months as they dont sell but no response to offers put in, i also purchased a property using them as my representative as a bidder only to find out the seller of the property was one of their employees after which i was told i was responsible for the sellers fees as it was in the small print, is this is even legal, surely a conflict of interests here ???... WARNING: Fraud, Do not buy properties from them they lie just to sell their property. DO NOT BUY IT you will thank me later. ALSO, they will lie to you and say that they will send u a home report but they will not as NEARLY ALL of their properties have something wrong with them. If you are going to use these guys make sure you are not a beginner and know your ways around as they will lie to you just to sell. pictures will be fake and even if they are real something will be wrong with the legal documents of the property either the government wants to demolish it or it has a major fault such as electricity and gas wiring. PLEASE DO NOT USE THESE GUYS. ALSO leave a LIKE so my comment can come at the top and can stop hard working people from wasting their hard earned money on these frauds. My father went to view a property in Largs recently and was disgusted at the way the property was advertised. He was lucky to to see inside the property prior to its sale and it was in an awful condition, with the ceiling falling in in one section, dodgy wall etc in another. The photos that Property Auctions put on line did not represent what he seen and he pittied the poor buyer. Disingenuous and maybe explains why they are not keen on sending through home reports... THIEVES! Please avoid this place. They are liars and will tell you anything to make a sale. John Morris is the worst of them all - Avoidance, lying and belittling. They hide details and sell properties without a property report and when you ask for one they lie and tell you the value is too low to have one. Have taken action and am waiting to hear from the Ombudsman. Places like this shouldn't be allowed to be in business. Every single time without fail when I contact and ask for the legal pack/home report for different properties I have had the same answer ...” we don’t have it yet, we are waiting on the sellers solicitor sending it over today, we will send you it soon as we get it”. I am still waiting. The properties have then sold keeping in mind they still haven’t sent legal pack/home report or even let anyone view. I don’t understand why you would put properties up to go live that day when you have not sent anyone any of the details above before they bid? Very unprofessional. Absolutely disgusting behaviour by the staff and management of the Glasgow office, I phoned on Thursday to enquire regarding two properties and viewing them, I received the emails etc promptly and looked forward to the next day viewing... Which I was told was at 12pm Arriving at the property after picking up my builder there was nobody present and I called the Glasgow office, to not even get a apology regarding it just but on hold... Whilst this was happening I was have a conversation with the my builder, and said I can't believe they be told me the wrong time, what a waste, and said the word "morons" I was hung up on I rang back and said I believe we got cut off and was informed that she hung up on me And again hung up on me for a second time I rang back again and asked to speak to a manager, I explained the situation and that I had the previous day's call recorder as all my calls are and I could find out the name of the person who gave me the wrong time... He replied with we'll send me the call, I did no to no I love just get you the name only to be met with abuse of off him, at this point I said are you not ment to be helping potential buyers his reply was I'm not helping people "like you" And got a whole host of other obscenities from him... Time wasters! Future Property Auctions, Glasgow are terrible to deal with. They market residential properties without home reports. They do not provide property information when asked, and are generally evasive. They send emails saying particulars and reports are attached, yet they are not. I had outstanding requests for the particulars for several properties, only to be told that they had sold after I had invested considerable time and effort researching them and keeping track of what FPA were still to send. They do not bother tracking information requests, making their potential clients do their work. Eventually I resorted to making automatic requests for a particular home report every two days, each time to be told it was not available. On the fifth time asking, I was told the property was sold which was why they could not send the report. When I asked why the property was sold without the report being sent to me, and that the property had not sold the first four times I asked, I was ignored. Upon asking again, the general manager took over, and proceeded for no reason to become dismissive, aggressive and insulting. I am currently reporting this firm to Trading Standards and the Property Ombudsman.... Read more

Unreliable and misleading! Gave us a false home report so we bought a property which six months later was valued at £7000 less even though we had made lots of improvements. 3 local estate agents said Future Property are well know for getting surveyors to give inflated home reports to con buyers. We will loose money on the property we bought form them even though we paid well under guide price.... Read more

Easily the worst and most unprofessional auction company or estate agent that I have ever dealt with, or tried to deal with. Letters, phone calls and emails go unanswered for days, although most often they are never responded to. Property descriptions are a tissue of lies, full of unsubstantiated claims or outright false information. Properties that are described as 'tenanted' with a rental income turn out to have no tenants, and if you ask for any details of the 'tenancy agreements' they claim that they don't have them. Who would place a deposit and enter in to a legal agreement to buy a property with no idea if it had an occupant, and what the status of the occupant might be? Often, it is impossible to view the properties being offered for sale, with FPA offering a variety of poor excuses and blaming made-up vendors. So-called RICS property valuations come from a surveyor with very questionable credentials, coincidentally situated just a few doors away from Future's Glasgow office, who also does not answer enquiries. See the reviews and make up your own mind. The property I went to see was photographed empty although it was claimed to have a tenant. The only way to enter the close was by kicking the door in as the intercom had not worked for over a year. The survey did not mention this, and said that they had no opinion about the roof, despite the obvious massive stains and mildew on the ceilings. (it was a top floor flat) Less generous people might wonder whether the surveyor had actually even visited the property. I have looked at and considered bidding on several properties in recent auctions, but the incredibly poor service, outright lies and lack of any coherant assistance from FPA has simply rendered it impossible to proceed. If you are a prospective buyer, tread with extreme caution and presume that you may not be hearing the truth, and if you are an honest prospective vendor, presume that FPA will do you no service, run away and choose another auctioneer. You've got as much chance of selling your property through FPA as you might by putting a card in a newsagent's window. If you're a sharp operator, a con-artist and a compulsive liar, you'll love the service FPA can provide, as it will fit right in with your moral code.... Read more

I bought my property through Future Auctions and I've got to say it was an incredible experience. I viewed the flat with a local estate agent, was very interested, then saw it was also with Future. I put a bid in that night, was contacted by phone about the offer, I raised my bid to the maximum I could afford for cash (I had intended obtaining a small mortgage) and was informed 10 minutes later that my bid was accepted. The transaction was completed within 28 days using a local solicitor recommended by Future, aware of auction transaction procedure. All for a flat fee, declared up front. The solicitor was very reasonable too, even giving me a partial refund on the cost of the search. If I intended to move, which I'm not, I'm very happy where I am, I would definitely use Future again.... Read more

Untruthful property description, had for sale some land near my home North Of Linlithgow Gardens, Mount Vernon. Advertised access via a piece of land that is owned by others - and claimed this was 'Site' access. This was despite being told by a neighbour of such via e-mail which they just ignored and despite this also being lodged in the Planning documents.Hope no one bought the land ..........and then found out!... Don't be mistaken when this company give you a home report as a description. The home report, when buying from the auction is nothing but a piece of paper and any untruths can be written on it and you don't have a leg to stand on...be very very careful about buying from this auction, as you may be left with a subsiding property that will cost £100'k to repair and could bankrupt you...
