The worst letting agents ever! Not capable of handling any maintenance issues efficiently at all! Their "subcontractors" are either relatives or friends, that if are unable to fix something then Griffin calls DPM, but that is expensive...so you can wait for weeks as they need the landlord's (Irish pension company's) approval... If the quotation does not get approved then they would try another contractor again.... Whilst you are running circles with them, lots and lots of time get wasted, all on your account... I have an outstanding repair for three (!) years that they were unable to fix!
If the manager is on holiday, straight after goes "off sick" - at least that is what the office staff says, as they ask "who calls" first, then they say "she is not in the office" - and of course no-one is filling in for her...
Some of their staff members (i.e. Angela) is barking on the phone - rude, arrogant and threatening.
Pathetic, arrogant, malicious business! Avoid them at any cost!!... Read more

We were tennants of Griffin for 3.5 years. During that time there were some issues with the property but Griffin, and especially Anne-Marie, liaised with us to respolve as quickly as possible. They had a tough job of walking the line between a landlord who was reluctant to communicate and ensuring that we, as tenants were being looked after: they did this well. Left to his own devices I don't think much maintenance would have been done by our landlord. In emergencies Griffin were quick to respond and resolve and always pushed for the best, most longlasting solutions to issues, even if the landlord didn't always choose those routes.
We called them in to do an inspection mid-tenancy, and we were able to point out concerns and ask advice in advance of moving out, so that we knew what we might need to address in order to get out bond back. They gave a full report and were able to send our notes through too.
Eventually we decided to move out as we have finally been able to buy. The purchase wasn't straightforward and became very protracted, but Griffin and Anne-Marie were so understadning and flexible with the uncertainty we were facing. Without this we would have really struggled to make our move.
We moved out and went back to do our final clean. We received our bond back with minor deductions, which were genuinely reasonable (think replacement light bulbs, some garden maintenance, carpet clean etc). I can only talk from my own experience, but I found them very easy to interact with and responsive.... Read more

I was a first time tenbant with griffin estates and had an awful experience with them, staff are rude and they don't understand their own policies and are a nightmare to get a hold off, took 6 months for them to complete a simple maintanence issiue and their response times when you contact them, the only way I can put it is it would be easier to raise the dead. Upon issuing my notice to leave my property I was belittled and made to feel I was in the wrong, if you want to rent a property I would not recommend you to use them unless you want to have issues and problems, they have ultimately ruined my first experience of renting a property and I am truly glad to no longer be with them.... They took ages to deal with any issues we had with appliances, electric or water. At one point they gave me the number for the contractor and basically told me to sort the issue myself. Certain members of staff are very helpful, namely Anne-Marie and Victoria, however I found most of them to be quite abrupt when speaking to them on the phone and even in person in their office, where one of their reps (I can't remember her name) had no regard to me sitting there and casually started swearing to her colleague as part of a conversation they were having. I am not necessarily saying this is wrong but it does show a lack of professionalism.
They seem to be very reponsive when it comes to small maintenance issues (such as faulty blinds and a heater not working), but when an electrician, which they sent, 'condemned' the hob after it shocked my wife and tripped the rest of the apartment out, we didn't hear anything back for a while until I rang them up to chase it and they had no report on file. This may be the electrician's fault, however.
We also received a letter, several phone calls, and a member of their staff at our door accusing us of having a dog (in a second floor apartment) despite our insistence that this was not the case. In another instance, we were greeted by an apartment inspector to our surprise one afternoon. We had not received a letter and the tone I got back when I asked why seemed to be that I was lying as they 'deliver all of their letters by hand'. Around 2 weeks later the letter did end up in my post box so i can only assume they forgot to send it and tried to cover their own backs or posted it into the wrong letterbox in the first place!
They did agree to put the property up for re-let when my wife and I decided we needed a bigger place, which I am very grateful for as they dealt with the situation very well. Although £60 was taken from my security deposit for a cracked freezer drawer (which I will be amazed if they replace) as well as a few light bulbs - even though not every light bulb worked when we moved in! I didn't bother to dispute this as by this time I just wanted all ties cut with Griffin Estates and was willing to lose nearly £100.
I wouldn't discourage people from using their services as a tennant, however I would warn that they often take days to respond to simple emails (which is why I always emailed Anne-Marie directly as she seems to respond quicker than the rest), they also charge quite hefty fees (including a £25 fee just to provide a tenancy reference) and above average security deposits (I paid rent + £150).... Absolute bunch of thieves with no morals. They are rude and arrogant. When I moved into the flat, it was in a disgusting and filthy condition. I spent an entire week cleaning just to make the place a habitable standard of hygiene. The fridge freezer and washer dryer were not working and I had to wait two weeks for these to be repaired.
Two years later when I moved out of the flat, it was in an immaculate condition. I spent over a week scrubbing the interior and it was in a far more superior condition than the day I moved in. However, they insisted on deducting £70 from my deposit for cleaning fees. This was totally unwarranted and I sent loads of emails (most of which went unanswered) pleading my case. The few replies I received were of a very insulting and patronising nature. They attached photos which showed slight dust on the floor (from when I moved furniture of the flat) and a slight streak on the glass where I had cleaned the windows. They were being extremely petty and their reasons for withholding a significant part of my deposit were completely fabricated and unjustified. Withholding £70 was unreasonable.
They argued that they had to employ a cleaning company to clean the flat for a £70 fee. I repeatedly asked them for a copy of the invoice for this cleaning service (after all, as I'm paying for something it is fair and my legal right to receive a copy of the invoice to see how I am being charged). However, this invoice never materialised. Customer service is non-existent. They are nothing but a bunch of money-grabbing jerks. The scum of the Earth.
The day I moved in,to the flat, the agent gave me the incorrect keys so I couldn't enter the property first time and had to make return trip back to the branch. I understand this is an error anybody could make and the agent verbally apologised at the time. But this is another example of shocking incompetence and lack of regard to customer service.
Withholding large parts of deposits for non-existent cleaning is clearly a scam Griffin Estates is running with all of their tenants. It's unfair and probably illegal too. They are clearly making tons of money from this fraud and deception. Do not rent through this estate agent or you will regret it.... Read more

I asked Griffin to rent my property late in November 2013 and thought that I may struggle to get a tenant before Christmas. I was extremely impressed with the effort that Griffin put into getting the property rented as quickly as possible. I was advised in advance about each viewing and updated with the prospective tenants comments afterwards. A number of people wanted the property but did not pass the credit checks and each time Griffin advised me on where the application was up to, etc. to ensure that I ended up with a trouble free tenant before Christmas. The staff have always been very helpful and answered any queries that I have had/put my mind at rest. To-date my tenant has been completely trouble free and I have received my rent on time each month together with a statement of account. Any small problems have been dealt with promptly and efficiently at minimum cost. I would most definitely use Griffin again rather than any other agent and would highly recommend their services.... Absolutely nightmare! The apartment I moved in was dirty but I managed to clean it and kept it in a great condition for 3 years of my tenancy. I moved out leaving the apartment in perfect and very clean condition as I heard that the agent charge for a "small cleaning" even if it is not required at all. After sending several emails pushing the agent to receive my deposit I was of course charged for a small cleaning. I wonder how much money they make when they charge everyone for things which are not required just simply to make additional profit. It is a crime and because people agree to it they allow agents to do it.
