Rented an apartment with griffin estates until recently moving to the north east, all staff very friendly & bent over backwards to help me find my apartment within my budget. Had to have locks changed on property as I lost my keys, this was dealt with swiftly & professionally even though it was my own fault. I have rented a flat from Griffin Estates for the last 3 years at Brattice Drive Swinton and have just left after buying my own house , the service has been very professional from start to finish , I had a couple of maintenance issues over the years , which were dealt with promptly , which made a change from my previous agent and landlord , as a tenant I would definitely recommend good service , deposit returned promptly good experience.... The worst letting agents ever! Not capable of handling any maintenance issues efficiently at all! Their "subcontractors" are either relatives or friends, that if are unable to fix something then Griffin calls DPM, but that is expensive...so you can wait for weeks as they need the landlord's (Irish pension company's) approval... If the quotation does not get approved then they would try another contractor again.... Whilst you are running circles with them, lots and lots of time get wasted, all on your account... I have an outstanding repair for three (!) years that they were unable to fix!
If the manager is on holiday, straight after goes "off sick" - at least that is what the office staff says, as they ask "who calls" first, then they say "she is not in the office" - and of course no-one is filling in for her...
Some of their staff members (i.e. Angela) is barking on the phone - rude, arrogant and threatening.
Pathetic, arrogant, malicious business! Avoid them at any cost!!... Read more

We were tennants of Griffin for 3.5 years. During that time there were some issues with the property but Griffin, and especially Anne-Marie, liaised with us to respolve as quickly as possible. They had a tough job of walking the line between a landlord who was reluctant to communicate and ensuring that we, as tenants were being looked after: they did this well. Left to his own devices I don't think much maintenance would have been done by our landlord. In emergencies Griffin were quick to respond and resolve and always pushed for the best, most longlasting solutions to issues, even if the landlord didn't always choose those routes.
We called them in to do an inspection mid-tenancy, and we were able to point out concerns and ask advice in advance of moving out, so that we knew what we might need to address in order to get out bond back. They gave a full report and were able to send our notes through too.
Eventually we decided to move out as we have finally been able to buy. The purchase wasn't straightforward and became very protracted, but Griffin and Anne-Marie were so understadning and flexible with the uncertainty we were facing. Without this we would have really struggled to make our move.
We moved out and went back to do our final clean. We received our bond back with minor deductions, which were genuinely reasonable (think replacement light bulbs, some garden maintenance, carpet clean etc). I can only talk from my own experience, but I found them very easy to interact with and responsive.... Read more

I was a first time tenbant with griffin estates and had an awful experience with them, staff are rude and they don't understand their own policies and are a nightmare to get a hold off, took 6 months for them to complete a simple maintanence issiue and their response times when you contact them, the only way I can put it is it would be easier to raise the dead. Upon issuing my notice to leave my property I was belittled and made to feel I was in the wrong, if you want to rent a property I would not recommend you to use them unless you want to have issues and problems, they have ultimately ruined my first experience of renting a property and I am truly glad to no longer be with them.... If I could give less then one star I would!! Avoid!! Avoid!! Avoid!! As first time tenants with this agency we had such awful service! They took ages to deal with any issues we had with appliances, electric or water. At one point they gave me the number for the contractor and basically told me to sort the issue myself. Had a absolute nightmare getting my deposit back, receiving £309 less then we oringally put down!! Never ever again would I rent a property with these!!... Read more

Certain members of staff are very helpful, namely Anne-Marie and Victoria, however I found most of them to be quite abrupt when speaking to them on the phone and even in person in their office, where one of their reps (I can't remember her name) had no regard to me sitting there and casually started swearing to her colleague as part of a conversation they were having. I am not necessarily saying this is wrong but it does show a lack of professionalism.
They seem to be very reponsive when it comes to small maintenance issues (such as faulty blinds and a heater not working), but when an electrician, which they sent, 'condemned' the hob after it shocked my wife and tripped the rest of the apartment out, we didn't hear anything back for a while until I rang them up to chase it and they had no report on file. This may be the electrician's fault, however.
We also received a letter, several phone calls, and a member of their staff at our door accusing us of having a dog (in a second floor apartment) despite our insistence that this was not the case. In another instance, we were greeted by an apartment inspector to our surprise one afternoon. We had not received a letter and the tone I got back when I asked why seemed to be that I was lying as they 'deliver all of their letters by hand'. Around 2 weeks later the letter did end up in my post box so i can only assume they forgot to send it and tried to cover their own backs or posted it into the wrong letterbox in the first place!
They did agree to put the property up for re-let when my wife and I decided we needed a bigger place, which I am very grateful for as they dealt with the situation very well. Although £60 was taken from my security deposit for a cracked freezer drawer (which I will be amazed if they replace) as well as a few light bulbs - even though not every light bulb worked when we moved in! I didn't bother to dispute this as by this time I just wanted all ties cut with Griffin Estates and was willing to lose nearly £100.
I wouldn't discourage people from using their services as a tennant, however I would warn that they often take days to respond to simple emails (which is why I always emailed Anne-Marie directly as she seems to respond quicker than the rest), they also charge quite hefty fees (including a £25 fee just to provide a tenancy reference) and above average security deposits (I paid rent + £150)....
