Been complaining about an ongoing damp and mould problem for over 5 months with no action from hammonds. They sent a contractor round to make a quote who highlighted structural damage/leaks and poor window installation. Months later and I am still unwell with my asthma worsening by the day. All soft furnishings in the house are moist and damp and smell of mould. We have had to chuck out bags of clothes. Today they send round a painter to paint over the mould…. Just moved into a new build and was left with a front door that didn’t lock for a week, still takes about 30 mins to lock at night from the inside, as a woman by herself. No hot water for a week, pipe leak under the floor No working washing machine for a week Can’t work from home because the Wi-Fi can’t be installed due to the electricity faults which is crucial for my disability. Almost zero communication, empathy or sympathy from Oliver who has ignored almost all of my messages. No apology or investigation as to why the property was even put up to rent with so many issues. No olive branch or explanations, radio silence I’m a polite, laid back person but this lack of urgency or care has pushed me to my limits. Absolute disgrace... Read more

Experiences of a Non-Resident Landlord. Mr Adam Hafiz and his team managed my flat in Bow for 8 years while I was working and living abroad. In that time they took care of my flat and handled my payments smoothly. They even went out of there way to make unrelated payments for me just because I was away. I really felt like I had a support team back home. I never had complaints from Tenants and they were always fair and acted professionally for both myself and the tenants. When you are an overseas landlord, you need people who will take the hassle from you and act as you would in your abscence. I finally decided to sell my flat and recently they also handled that process professionally and effortlessly. They got me the best price available and handled everything smoothly. I had an absolutely horrific experience with Faline and Hammonds. After viewing a property to let, I decided to make an offer (1450pcm) over the asking price, as it was the flat that both my girlfriend and I really wanted and Faline informed us that there was already an offer in for the asking price (1400pcm) (at the time this didn't seem suspicious, but after my ordeal, I am highly suspicious). We made the offer and Faline got back to me within a couple of hours to inform me that the landlord was happy and that we can start the process for letting. So I filled in all the forms for the proposed tenancy and paid the first weeks rent, a holding deposit to remove the flat from the market until all the remaining paperwork could be organised. So far so good and after calling my girlfriend to give her the good news (we were living in Germany and only I was available for flat viewings), I proceeded to cancel all of my other viewings for that week - as I was only over for a week to view all the properties that I could. After that I went to the pub that evening with my friends to celebrate. This is when everything turns sour. The viewing was at around midday, and whilst enjoying a celebratory pint at around 18:00, I get a phone call from some guy who I've never spoken to, or emailed, to tell me that there's a problem with the flat: someone has come in with a much higher bid (1600pcm) and the landlord wants to take it. At this point, I'm confused, two pints in and starting to get extremely angry. After telling this unknown caller that I'm afraid he's mistaken as I had already transferred the first weeks rent into their account, so with the holding deposit already paid, there should therefore be no more bids - in the words of Faline, they don't even look at the figures of bids made once the holding deposit is paid. After some furiously heated exchanges back and fourth, I was able to realise that this was going nowhere and that this incompetent joke of a company were not going to stick to their word and regardless of what was said, they were intent on f*cking me over, even after speaking to the supposed manager. At this point I admitted defeat and demanded that they immediately return the 335GBP holding deposit. Now, this isn't a great deal of money, but to someone in the process of moving, who will need to pay a deposit quickly in order to secure a place, it's hardly insignificant. But that's how it was made out by Hammonds. They were extremely unapologetic and blamed everything on the landlord, which I believe is just a big cop out. Anyway, I eventually got the money refunded, but not until the late afternoon of the next day, another fine example of just how little they give a sh*t about the people they screw over. Fortunatey, however, there is a happy ending to this story and it comes in the shape of Adele Hand from Foxotns in Hackney. I was able to call her, once I'd cooled off a little, the same night, roughly 19:00, and she was able to sort me out with my second choice flat the very next day. Literally, by midday the following day, my first months rent and full deposit was paid and the contract was signed - absolutely no f*cking about on her part, unlike the unforgivably incompetent Faline at Hammonds and the other two guys I spoke to whose names I forget as I was in such a fit of rage. All this company causes is stress and uncertainty during a time when you really need professionalism and reassurances.... Read more

Throughout my tenancy, I didn’t find these agents too bad. Any issues were sorted fairly quickly and it was mainly plain sailing… until we moved out! One particular agent here, whom I won’t name, is the most unprofessional and incompetent person I have ever had to deal with. This person is exactly what gives estate agents a bad name and tried to shaft us with our contract and deposit. I won’t go into all the details, but this person is rude and clearly has no knowledge of how a contract works. I just hope other innocent tenants aren’t cheated because of an arrogant individual. Try to avoid this agent if you can, but if you do use them be very wary. Would give less than half a star if I could simply because of this individual.... Read more

Andy at Hamonds was very helpful and professional and did not try to 'sell' to us, as other estate agents had. Worst real estate agent in London you can find. Not helpful at all! They renting out mouldy and water damaged flats, which you just see when it is too late and than they just take your holding deposit money. Do yourself a favour and go to bridge or felicity j Lord .
