Very incompetent customer services. I called them about viewing rental on stockiemuir avenue. The lady first of all did not accept that the property was adversitied on their website. After repeated requests she finally checked her records or checked with a colleague to confirm that yes they were the agents. I requested a viewing on particular day as I was going to be in town. My move is from a different city more than 500 miles south. The agent said that they can't give me a viewing for that day as all the viewings are arranged for next day. I requested for an online viewing to which she refused. I just felt it was a very poor service both Landlords and Tenants. I feel specially for LANDLORDS as this is the level of services you get when you hire an incompetent estate agency. I am landlord myself and would be weary of such agents. This is also an Alarm for Estate agents to hire educated staff to take care of customer services. Unprofessional staff can tarnish your reputation. 16/06 I appreciate your response. However today again I received poorest of poor services. I called your office regarding another property in Oak drive. Same response, the lady wants me to come from 500 miles in next 2 hours and 15 minutes. I asked if she can do online. I was told we like to meet face to face. I told her that I am 500 Miles away and need to make arrangements. Also it is nit worthwhile to comedown to view one property at the cost if time abd money. Specially when I am not sure if I will like it or if I will get it. I was told that people usually get 3-4 bookings together and club them (vague). I said okay give me booking for all properties you have in the area together and I can come down (vague response from myself too). I was then told that these bookings have to be from different agent (Something I knew but I wanted to hear from her). I said okay I have a viewing for Friday (which I genuinely have) and if I can get booked in for Friday. She then told me that they are only doing viewings today. :). My idea of reviewing you is to only warn the landlords who think they have hired an agent and will get quality services. This is what you offer in reality. No flexibility. No proactiveness. No rigour. Also you charge almost a month's rent to advertise and show around. And this is how you show around. Ease wait for another review or surprise me with your service. Waiting.......... I rented a flat with HAP Lettings, despite the flat not being very clean and a few problems we immediately signaled, we lived in a very nice flat. The agency answered within a few days after being contacted by email, most of the year all went well. We were very disappointed after spending two days thouroughly cleaning the flat before leaving early due to covid-19 quarantine to go home to France that they charged us 60£ because of a bit of dust on a skurting board (literally the only justification for the cleaning service, what we arrived to was not worth a 60£ clean) They also charged us another 60£ for a door that was broken before we arrived, weirdly all photos of the flat on inventory didn’t show the bathroom door. If after reading this you still want to rent with these people, beware and take photos of everything ! TLDR We were unfairly charged 120£ at the end of tenancy with no possibility to negociate as they never answered multiple emails after we left. Hope they had some nice holidays with the money they stole from us.... Read more

Not very organised or responsive to questions. I dealt with multiple agents and was charged 72 pounds for 1 hours light clean that wasn't necessary. There were multiple miscalculations as well. This is the 2nd bad review I have left in my life but I thought it was important for others considering them as an agency.... Read more

I have been a HAP lettings tenant for year and so far they are so much better than previous agencies like Clyde Properties. Very responsive, we have had several issues and requests, all of which were answered or resolved within a week. I highly recommend them as they are a smaller agency and care way more for their tenants.... Read more

I rented an absolutely gorgeous flat in Glasgow via HAP lettings and I have to say it has been one of the best letting agent experiences I have had. I never had any issues in the entire year - any maintenance issues I flagged up were resolved quickly. The check in and check out process were so simple and easy. I’d like to thank Josh in particular who did a fantastic job and was so knowledgable. If I ever called him with an issue, he would give me advice over the phone to fix it. You really need to know the ins and outs of a property in order to be able to give such advice over the phone! Thank you to the team at HAP for a fantastic flat and great customer service!!... Josh rented out my property for several years. During that time, Josh dealt with repairs, tenants, comings and goings, it was completely stress and hassle free. I always received payment on time and Josh negotiated very reasonable rates on my behalf. When it came to selling the flat, Josh didn't hesitate to assist. He had the property online in under a week, tens of viewings (again, all dealt with by him) and the property sold within about three weeks. Stay clear of this letting agent. Rented a house, paid every month on time, no complaints from neighbours and out of the blue I had sheriff officers at my door to serve an eviction notice giving us a month to find somewhere else. They knew we had a young girl which we had just registered with the local nursery. Have now just seen that the house in Brenfield Muriend has gone back up for rent. I would advise people to stay away from this property as it has an awful smell and the thing that they are calling a conservatory is a badly put up leen to! In the winter the whole house is freezing as the leen to has a plastic corigated roof and the doors aren’t secure. Also don’t know if you would be insured as un safe, easy to break in. PLEASE be VERY VERY careful when dealing with Josh and Carol Hardy and possibly Maureen Atkinson at HAP Letting !!!! I am a current tenant of HAP Letting (not for much longer, THANK GOD) and it has been an absolute nightmare for the last 8 months. It soon became apparent after the 1st month that the noise from the other tenants was HORRENDOUS (party's/door slamming/rubbish out of windows/flat above renting out a bed via airb&b, playing drum's/music at 3am etc etc etc etc etc etc etc etc plus purely for a structural issue every single floorboard in the flat above creaks like crazy). HAP Letting claim they only just took over the property so they were not aware of any issues with the other residents, YET the Electrician who came to repair the extractor vent knew all about it, as "he was sent out by HAP Letting 7 months prior to take a look at it" WHY WOULD SOMEONE WHO HAS JUST TAKEN OVER A PROPERTY EMPLOY A SPARK 7 MONTHS EARLIER ???? I informed the Police and the Council about the noise/anti-social behaviour yet HAP's response to me was "feel free to leave anytime". I BELIEVE THEY, HAP LETTING, KNEW ALL ALONG OF THE CONSTANT ANTI-SOCIAL BEHAVIOUR (everyone else in the area seems to know) FROM 4 OF THE OTHER RESIDENTS BUT CHOSE TO SAY NOTHING TO ME (this is against the law, landlords/agents must disclose any negative history) basically they conned me into this flat, AND I ALSO FIND OUT THAT THE OWNER OF MY FLAT (M.Atkinson) IS ACTUALLY EMPLOYED BY HAP LETTING (they did not volunteer this information I came across it by chance, another little question mark as to HAP's honesty/truth telling)...So i urge those who are contemplating using HAP Letting to be VERY VERY CAREFUL...PLEASE. IT IS WHAT THEY DON'T TELL YOU !!!!!!... Read more

Had a great experience with HAP. The flat in Glasgow was in good conditions and very affordable. Our landlord, Josh, was always available and helpful, and took care of any minor issues that we had in a matter of days. Definitely recommend.... Read more
