As a tenant, it has been a terrible experience interfacing with Leo. The only time Leo was responsive was when we had to renew the lease - at a steep increase. At that time, we were promised a lot of house fixes before winter. But its been 5 months now (April), and not only have none of the things been fixed, we've only heard excuses, and now Leo also ignores our emails and phone calls. Zero professionalism, I'm annoyed.

Very unprofessional and irresponsible team. Friendly to make a sale, but too many mistakes leave a bad taste in the mouth. We have now had our 2nd fabulous experience with Holland Properties…
. They moved us swiftly in to the luxurious Greenwich apartment in June 2022, however due to an outstanding employment offer in Leeds, we have had to break the lease and move out at very short notice!
Holland have been absolutely outstanding!
Their amazing agentJordan, took away all our pressures and from the get go, he found a number of qualified potential tenants who were ready to take over the property from us.
We literally left Greenwich last Monday & within 24 hours he had the property professionally cleaned using an end of tenancy firm, fully assessed by the original inventory company and it was re let with new tenants moving in the following day!!!
I can’t recommend Jordan/Holland Properties highly enough and I would clearly be extremely happy to use them again.

I do not recommend using this estate agent either for rental or sale. When I initially put my house on for rental with the agency they provided an excellent service. However the company was taken over by new mangement and everything went downhill fast. I was unable to change agents because there was a contract with the existing tenants. The agent did not undertake checking the property and issues arose. HP did not reply to my emails or return my calls. When the tenant’s contract was nearing the end of the rental period I decided to sell the property however there was no choice other than to put my property on the market with HP because the tenants were still living in the house and the timeframe of the sale was crucial to when there was vacant possession. The sale was very badly handled and I lost 2 months rental income on the way. I would not want anyone else to go through the horrendous and stressful experience I had at the hands of these agents.

A very bad experience after check out as the agent refuses to return deposit. After waiting for one month, I have to dispute, but after waiting for another month, I was told that they also refused to send the deposit to the tenancy dispute scheme. It looks like there's still a long way to go to receive my deposit back.

As far as I'm concerned, these people are thieves. After ending our contract, they never paid us for the last month of rent and we then found out that they had charged us a year earlier to repair a window that never got repaired. They ignored our and the tenant's messages.

Shocking service!
The agents will be entering property illegally without notice or permision.
Holland Property does not pay any bills, there is a pile of final notice warnings which is resulting in power cuts. You’ll be without lights water and internet for a weeks.
They are negletcing fire safety and ignoring hazards in the property.
They will not answer your calls or emails and when you come and complaint in person the responsible will be “in a meeting or not present! .
You will not see any service or basic standard of living with Holland Property.

Shocking experience!
It is unbelievable that in this day and age you’ll find agencies like this.
Mould everywhere causing health issues, hole in the microwave what can cause fire, unpaid bills for over £2000 resulting in energy cuts. You’ll be without light, water and internet for weeks!
They will be entering property illegally without a 24 h notice.
No cleaning service which you pay for.
You will never get service you’ll pay for or even basic standard of living.
When you’ll report your issues they will ignore you and wont answer your calls or emails.
Esspecially Jorge who we were dealing with. All the tenants are deeply disappointed and we will be reporting this trading standards to Property Ombudsman.

Its a Shame I've had to Leave a 1 star Review on the basis that i rented a property from this company for 6 months , In these 6 months I expeirenced many issues like the curtain rack falling on my girlfriend , also the bed was broken prior us to moving in and got even worse when it collapsed one night , the company would not sort this out in a reasonable time frame and I ended up buying a new bed and leaving it there , the staff are not professional except one person who was really helpful and responsive , in the end I was charged £120.00 for additional cleaning when the I already paid £150.00 to get the flat professional cleaned , Being completely honest , some of the people that work here do not know how to communicate in a professional manner

My wife and I approached Mr. Vincenzo Ruocco, Sales & Letting Manager of Holland Properties last May in hope for letting our property newly built by Barrett Homes. To our surprise, Vincenzo quickly found a new tenant for us after we had signed an agreement with this Agent. Also, he found a new replacement tenancy as soon as the existing tenants moved out recently in order to prevent void periods. Certainly, all paperwork and reference checks have been properly carried out by him before accepting the new tenants, in addition to the monthly rent being deposited into our bank account by this company. I must say that their services are totally up to our satisfaction. We have no hesitation to recommend this Estate Agent and Vincenzo to any future landlords who would like to let their properties.

I am a tenant living in one of the properties that Holland Properties manages. I have lived in the flat for 2.5 months. It was an absolutely smooth and transparent experience with Vincenzo. I can always get a swift reply from him. Very easy to get in touch with him via Telephone, Email and Whatsapp. And I am confident when I sign the contract with him.
However, I believe moving in is not the end of the story. After moving in, there were issues (including no hot water and replacing the whole heating system) that needed to be fixed in my first two months. I believe these issues should be tested before I move in in the first place. My property manager is kind to help and can provide solutions when I can reach her. The main problem is that I cannot reach her. I still cannot receive a reply from her for more than one month while writing this review. I still have not received the move-in report after moving in for 2.5 months.

I’ve been renting through Holland Properties for 3 years now and after the sale of the business in 2021 the service levels were definitely not satisfying. However in the last few months they have really worked on their tenant support. Absolutely terrible. They are currently managing one of my properties and have done nothing for the past few months.
I’ve called them numerous times and they don’t call you back. The tenants haven’t paid rent and they don’t seem to act as though it’s a big issue. The building manager has contacted them for weeks and they haven’t replied to them. Interestingly they seem to reply to these reviews very quickly. If only they actually replied to their clients with the same speed and professionalism.
I’ve seen in the reviews below that there have been similar issues with Elsa. She is unprofessional, rude and yes she never answers the phone so I’m not really sure what she actually does.
Do yourselves a favour and avoid the aggravation, find somewhere else.

Our experience with Holland Properties so far has been positive.
Vincenzo was very helpful during the viewing process especially considering we were abroad and had to do a virtual viewing, as well as making sure we understood everything when it was time to fill out the paperwork.

Susana at Holland Properties, once again, has surpassed our expectations. As tenants, we can’t thank her enough for her tenacity in getting our request ‘over the line’.
We required a replacement sofa bed in time for the arrival of our overseas guests and we only gave her a few days notice.
Despite several barriers that came in her way, the sofa bed arrived on time, looking great and we are incredibly grateful for everything she did to make this happen for us.
Clearly we have nothing to compare with, however we genuinely don’t believe that there can be many other property agents who give their clients such an incredible service.

I want to give an honest review and say when the company was first taken over in 2021 the service was beyond terrible. I was very unhappy with how they dealt with anything (they didn’t actually resolve any issues for months)!
In the last few months though Elsa has been managing the property and things have really turned around. I am now very happy with the service, communication and promptness at dealing with issues. Hopefully this will continue, thanks for the hard work Elsa.

Holland Properties did have their fair share of struggles initially prior to Elsa coming on board under new management and new systems , but things are pretty smooth and Elsa has been amazing in all aspects of property management that one looks for in any agency with full management. We moved in on September. We reported a LOT of issues with the property as soon as we moved in and continuously emailed and called. We also got bounced around different people a total of 5-7 different contacts within the agency. However, OVER 10 MONTHS LATER these problems still have NOT been fixed. Horrible experience and still having to put up with them for the next two months. Whenever they got a contractor they would just take photos of the issues and never came back. The actual landlord had to drop them because they have lied to him and did not contact him regarding a lot of the issues.

Our property manager Jorge Portillo managed to smoothly navigate us through 2 tenant swaps. He's been very empathetic and helpful in ensuring that our needs as tenants are met, and that all requests are communicated to our landlord in a timely manner.

Normally I don’t write reviews but I have had an appalling experiencing renting with Holland Properties. Prior to moving in, one of the conditions was for the flat to be repainted, due to many marks on the wall. I have been here for a year and I have given up asking. Since then, I have had several maintenance issues including a broken oven for 4 weeks, a broken dishwasher for 8 months and counting, the washing machine cupboard door taken by contractor 9 months ago and still waiting for it to be returned, the toilet seat became loose about 4 months ago and I’m still waiting for it to be fixed. I’ve never had so many unresolved issues. It’s such a shame I can’t stay in my flat and trade letting agents as the place is lovely. My point of contact is Mary who always ignores emails and makes false promises. I am so disappointed with this company.

Ignore all of the older reviews. The company changed hands around July 2021. Before then, the staff were helpful and reliable. None of the helpful staff work there now.
They failed to notify the council of new tenants, and failed to fix that when I reminded them.
They failed to send the tenancy agreement to me.
They failed to renew the gas certificate after I instructed them to do so.
They frequently ignore emails, or ignore or misinterpret the clear instructions in them.
Even the general manager failed to send their complaints procedure when I requested it, even though they are a member of SafeAgent.

Honestly the worst experience I’ve ever had. Left with no heating or hot water for over a month. Since then our heating bill hasn’t been paid on several occasions and at the time of writing this we are once again without heating and hot water. We had no gas safety certificate and had to go to environmental health and HSE for them to even take the above remotely seriously. They now haven’t paid the internet bill… and I work from home. Awful company. Tried to leave my tenancy early and was forced to stay til my contract end even though all the above. No doubt will have issues with my deposit and have to seek solicitor help.

Our recent experience with the agency has been very negative. While we were tenants, we couldn’t fault Holland Properties as all issues were resolved quickly (hence two starts instead of 0). However, once we filed our notice, the attitude had changed. It’s been two months since we left, but we haven’t received our deposit or the rent that we overpaid. More than that, the person in charge ignored our emails for weeks, then promised to arrange the payment which hasn’t happened after another month and she now ignores us again. We will certainly complain to the deposit protection intermediary and the Property Ombudsman, but wanted to make sure that other people are also aware of such unprofessional behaviour of Holland Properties.

Hob still not working and tripping out all the electrics still after 5 months ago of reporting the matter via email. Heater was disconnected in the lounge as was burning the bottom of door which was clear to see and they knew about.Its taken this company 5 months to send out a contractor to confirm this. Which in his words. said its needs a new hob and wired in correctly.Its taken them 5 months to install a heater that works now in the lounge but still waiting for a hob to be correctly wired in and that works. Have emailed numerous times and made phone calls but they don't even have the courtesy to call back or rectify,which is a disgusting way to run a business. I asked them to notify the problems to the landlord and wait for his reply on the matter. Paying £925pcm you expect everything to work or atleast be fixed. The staff named mathew,vincenzo,and someone who has only been there 3 weeks called kevin have all just ignored my son.I will now be taking the mater to the relevant people ,ie my solicitor and property ombudsman and relevant parties. I would think twice before using this incompetent company.How they got an electrical pass on this flat is beyond me but now will be investigated. Trust me

Awful company. Definitely the worst property management company in London and by far the worst I've ever dealt with. They are money grabbing and unprofessional - repairs are cheap and half-completed (if they come out at all) and they quote obscure parts of contracts and housing law with weird and often incorrect explanations about what they're doing. I can't stress how happy I was to move out and get a better landlord with a proper professional agency and I would NEVER live in a house that Holland properties manage again, even if it was the best house in the world - it's just not worth the agro.

This is a response to the review posted by Mr Glen McCarty. The tenant had decided to post another bad review on a site and our response was removed by Google. Its unfortunate but we have to reply to the vindictive and petty nature of this tenant to explain what was so tragic it has scarred his being. GM moans that he had to threaten legal action to get work done, this is a lie, work is done when required and not because a tenant throws a petty tantrum thinking they know the law when they don’t. He has put that he cannot wait for his contract that he is stuck in to end, we spoke to the landlord and offered him the chance to leave at his leisure at the time, unsurprisingly he declined and still he resides at the property in April 2016 without using the break clause, this clearly says it all about his review. Just so Mr McCarty is aware, we do not own the property he lives in, the work we instruct contractors to carry out are at the request of the landlord. If a landlord wishes to put in granite worktops and gold taps we are happy to arrange as long as they authorise cost. This review is all due to a hairline crack in a kitchen tile after the tenant made a song and dance about having the worktop changed due to slight warping from a faulty tap. The worktop did not need replacing but the landlords are more than reasonable and agreed to have it done. The worktop was from Ikea and was replaced like for like but involved removing most of the kitchen cabinets, sink etc to get it out. Two tiles were cracked during this process, one was easy to replace so the contractor did, the other however was not so easy and would mean that other tiles would need removing and repair works to the wall behind which were an issue unconnected to the repair. The contractor was happy to do the work but it was chargeable as they are not there to carry out additional works outside of their remit. The landlord was made aware and decided that the tile posed no issue to the quiet enjoyment of the property or the health and safety of the tenant so didnt wish to have the extra expense and hassle. The tenant couldn’t grasp this and demanded we do as he orders, unfortunately life doesn’t work this way. Whilst we have no issue with Mr McCarty living at the property we certainly would not rent to him again. UPDATE Mr McCarty chose to renew his tenancy again this year (2016)

DO NOT use this business Sales Manager Narin Isset is a totally unprofessional lair she claims to be a Sales manager then give advice on rentals then when questioned says given facts said oh actually not my area.
She poses as the director then when questioned puts the Phone down.
I think this is a dodgy business because she got very nervous ????.
I think it’s worth the regulating authorities and Inland Revenue to investigate this business.

Have called up this morning to enquire about a property, very politely and professionally have been told that an offer is in the works for said property, but the offer is informal and not in writing yet, so a viewing for this evening was still possible. Had a very pleasant conversation. The explanation on the offer situation - excellent, and how these things should be done by other agents, no beating around the bush, clear, honest and simple. Absolutely understandable in terms of whoever was placing the "informal" offer - either it's set in stone or it's not, clients should not mess agents about either.
Called later in the day regarding the viewing (was actually looking to either reschedule or cancel since booked several others for this and following evenings). Brought up the conversation in the morning, maybe worded something not exactly right ("you've told me in the morning that there was an offer" is of course slightly vague, abrupt and assertive on my end, was in a rush). The lady I spoke to in the morning wasn't as polite, as I said, possibly some miscommunication on my end or just a long day, hope she had a lovely evening afterwards.
Won't see the property - customer service is customer service after all - but generally seem like a very professional and honest agency, and thank you for the time you've given me.
Btw, that situation with the obnoxious tenant with the tile work earlier in the reviews - nice work, maybe a bit too aggressive in your response, but it is very clear who's right in the situation. Slightly cheeky to respond to him through a 5 star review for yourselves though, but here's another 5 star from me :)
