Don’t recommend at all!!!! Don’t be fooled by these reviews, I’ve never heard anything good from other students and they’re mentioned in the UoB Facebook group for being a bad company(Join ‘Fab n Fresh’ on FB and type in ‘house hunt’ to see). I regret getting a house with them so much.
Too many reasons to list but they work illegally- we had no working fire alarms, carbon monoxide alarm or fire blanket for MONTHS whilst paying rent. They know we’re students and can’t afford to take legal action unfortunately so they take advantage.
You also have to hassle them for any issues you have and I had to go in real life to their shop multiple times as they would ignore my emails/reassure me they would sort it and it would never get done.
Cherry on top is our house getting charged over £400 for cleaning despite leaving it much better than how we found it (which was covered in mould with hairs all over the floors????) which is also illegal according to the Tenancy Fees Act of 2019. They also tried to charge for issues that we already had when moving in (eg broken chairs) that were never fixed.
Such a bad experience.

Terrible service, God forbid you want to move out of the property. Even if you give them notice you're still fully liable unless you find someone else and then they still keep your deposit. Worst estate agents going

****BEWARE INVESTORS/LANDLORDS****
Honestly, estate agents get a bad name but these lot take the biscuit as one of the worst estate agents around.
I went to view an HMO property and I had issues from the get-go. The estate agent doesn’t understand the different between an HMO license and a certificate of lawfulness and kept saying to me it has this. Even though I knew he didn’t as if he had, it would be available on the Birmingham planning portal. However, he kept saying to me that the vendor has this?
After two weeks of coming and going about this, I made an offer. The estate agent then messaged on a Friday asking for my ID and solicitor details.
The following Monday I then get an email saying the vendor has more viewings booked?? Surely, if someone asks for solicitor details then it means the offer has been accepted?
Yee-haw comes to mind, seriously, any investor/landlord avoid these guys, otherwise you’re going to waste a lot of time and effort with people who have no clue.

If you get Adnan Ahmed as a landlord please please be careful. There was fleas all over our flat which caused me to have loads of bites on my feet and even an allergic reaction. There was damp in the flat, the boiler kept switching off so the house was always cold and barely had hot water. Adnan would only sort out our problems when it was close to rent being due even though I would email, text and call him. He is very unprofessional and made my first time living by myself the worst experience of my life.

On the surface they are very friendly and professional seeming however if you need anything done they will go round in circles with you referring you to other "departments" and taking absolutely ages to fix anything / get anything done. Furthermore, their communication was inconsistent and unprofessional. We were left in the dark for extended periods, often having to follow up repeatedly just to receive a vague response. Thoroughly disappointed. Beware of all the fake reviews.

Moved into a dirty house on bournbrook road, phoned househunt and said it had been cleaned. Your cleaner must be blind and asked them to come and re clean it ,said they would send someone but they never arrived, kept phoning them but nothing happened so we cleaned it ourselves. On leaving the property we cleaned all areas and took pictures but they found a bit of dust on skirting boards and took £53 off each x8. I phoned them and requested the cleaning bill from the company they had used. I went to see the new students that had taken the house after us, and I went in to have a look to see what the cleaners had done NOTHING THEY NEVER WENT IN. Househunt are conning students and parents every year with every house they rent out. Bet the TAXMAN doesn’t know about this extra money they are taking out of the deposits.

Follow up: That’s a reply you could’ve given only if you’ve offered equal chances for viewing, not saying you offer me a viewing in 3 days even when I offered for viewing the same day or asap and then called me 10 hours later to say it’s not available anymore. It’s all done anyways. Have a lovely day!

Very bad estate agent, left me without facilities to wash for months for what was a very easy fix. Refused to give any reductions on rent and then proceeded to take over £200 out of the deposit for cleaning fees as one bed hadn’t been vacuumed underneath and a shower had cleaning smears on it. I can’t understand how this was £200 worth of cleaning especially when I contacted the new tenants who said these things hadn’t been cleaned at all. When I asked for a breakdown of costs we were met with silence.

I had a bad experience, we had viewed a 6 BHK house and we told them that we are interested in the house. We were ready to pay the deposit next day and then the agent said they gave the house to others. They don't respond well.

Took ages to respond and fix things (toilet and shower were broken for the whole year). Problems included: broken radiators (took a month to fix), wet and damp room (caused asthma and illness, they didnt do anything), leaking toilet and shower (never fixed, sent upwards of 10 emails and went directly into the office), broken lights which were difficult to fix and more. Tried to scam us out of our deposit at the end of our tenancy. Avoid at all costs.

If I could leave less than a star I would. Honestly the most useless student housing company I have dealt with in my 4-years of university. Firstly, we moved into a househunt house as our previous property had been bought over and the new landlord wanted us to move into a different house while he refurbished our property. We were told we would be upgraded to a luxury property for the same price. On the surface the new property was nice but became quickly apparent that it was a cowboy job, not a huge surprise for selly oak but definitely not luxury. Secondly, basic questions posed to househunt before signing the contract and then after weren’t answered and rather ignored, we asked if there was anyone else in the property we were told “I don’t know” okay brilliant. After we had moved in about a week later we discovered that the property was also used as an airbnb and that we would be responsible for keeping the communal areas clean for the Airbnb guests. Would have been great to know before signing a contract, as we wouldn’t have moved in. This didn’t come from househunt and instead from the landlord who turned up uninvited and unannounced up to 3 times a week. When we informed househunt of this we were told they would investigate the matter . Nothing ever came of this. Biggest problem for me was the awful communication from househunt. If you send an email you’ll either be told that the issue will be looked into or ignored all together, they must think because they are dealing with students they can treat them lesser than they would professional renters. I wouldn’t recommend them to anyone! I have been moved out for 6-weeks now and in the office when I moved out and over email I have asked when I will get my deposit back. I was told they would look into it in person and my email has been completely ignored. It is common decency to reply to emails as a person nevermind a company which is customer service based. Painful painful painful experience.

Househunt provided a brilliant service, with very welcoming staff. Kayleigh the agent that assisted me was lovley and made me feel comfortable, she was very reliable with her responses to emails and phone calls and any questions I had about the property. I am really impressed with the property it was finished to a very high standard and excellent value for money. I would recommend Househunt as an agency because they clearly care and prioritise customer satisfactory. As a student it is perfect for me and will be using again in the future!

In a nutshell, don't be fooled by all those fake comments. This is a company that I recommend u to AVOID. Reasons stated below.
1. They never gave 24-hr notice before visiting my house, as they should do according to the tenancy agreement. Once I sent them an email complaining about this and what they told me was that their emailing system was broken down before the visit and they "called" my housemate only a couple of minutes before their visit. I was one of the tenants living there too and how on earth was I not notified? More ironically, my housemate told me that they did NOT receive such phone call prior to the visit.
2. They do mid-term inspections but they never react to whatever we report to them regarding the house. During one of their mid-term inspections, my housemate reported to them that the hinge in their room was broken, the member of staff recorded it and even took a picture of the broken hinge but they did nothing but to accuse my housemate for breaking the hinge when we moved out. My housemate was penalised with a massive amount of charge. I'm pretty sure it says on our contract that it is House Hunt's responsibility to keep the house in a good condition after mid-term inspection.
3. Their emergency number does NOTHING. Once my housemate was locked in their room at midnight bc the door handle was broken. They were so desperate for toilet and we didn't want to break the door since it was a rented house. Therefore, the only thing we could do was to call the emergency number. What we were told from the guy who was answering the phone call was that it was not an emergency number and being locked in the room that House Hunt is in charge of is not an emergency situation.
4. We had spent almost a week cleaning the house before we moved out but House Hunt still charged us loads for full house cleaning. When we asked them to provide details of where in the house was under-cleaned after we left, they simply just ignored our requests, despite the fact that all of my housemates and I sending them the same request in the email.
In addition to that, they refused to provide the full breakdown of the cleaning charges. On our contract, all types of end of tenancy charges are listed clearly (e.g. bedrooms £35 per hour) but on the invoice we received regarding the "professional cleaning service", there was nothing but just a line saying "full house cleaning". Surely whatever says on the invoice did NOT match what was agreed on our contract.
5. Following on the previous point, the reason why I put quotation marks on full house cleaning was bc I highly doubt the service was actually hired. When we moved in, there was rubbish in front of the house and in the back garden. I'm not sure if leaving rubbish in the property is what a professional cleaning team would do.
6. They did provide guidance videos for cleaning on their website but the videos did NOT even work.
7. They change their bank details multiple times a year. Why on earth does a healthy company need to change their bank details that often? I don't understand the reason behind but it could be v easy to make a mistake and send the money to the wrong account.

Amazing property agency!!! I found my ideal place here. They are really efficient and reply my emails really quick. I got lots questions when I was looking for an accommodation but they were really patiently. Aj and Hussain really helped lots.
I had a lovely time for my first year and my second year course will be start soon. I renewed my contract with house hunt. I really don’t need to looking for any other place because I am such satisfied with my accommodation and the service from House Hunt. They are such a lovely group of people and really professional!!!

As an international student who came to the UK to study alone. I have no friends or family in the UK. House Hunt really helps me a lot.
Because I just arrived in The UK, my English was really poor, but the staff of House Hunt are very patient to answer my every question.
Not only that, they also help my life, even though I didn't know how to use the water heater.
They are like my friends, more like my family, because they never make me feel helpless as an international student.

The house hunt forces to ask for a rating of 5 and requires good comments.
And they are trying to deduct the deposit refund part for nonsensical reasons. Never contract the house or flat and so on through this property!
After moving in, the house was very dirty and the cleaning was not done properly, and when I asked not to hold me responsible, they agreed, but they were suspicious and if I left any evidence, I sent an e-mail. However, after the contract expired, when I got my deposit back, I pointed out that part again, and even though it was cleaner than when I first came, they tried to deduct the deposit.

House hunt - great response time to Maintenance requests, although annoyed that they allow a property of that poor quality on their market.
22 Poole crescent property - SCAM - arrived and the property had mould in the fridge, garden was overgrown, walls allowed cold air into property creating extortion heating bill during winter months. Rats on property. Windows to the property didn’t close properly, doors had alignment issues which weren’t fixed even after requesting maintenance.
We deep cleaned the property, did all the gardening, and still they managed to find a chunk from our deposits. Frankly this is disgusting especially given the fact we have all pictures of the property before and after along with all communications with the maintenance team.

Abysmal, sloth-like, uncommunicative and lazy. We were told they would sort out our council tax for us, when the reality is this is not the estate agents job. Not only did the lie to us, they mis-registered the property, leading to incessant wrong council tax bills being sent to the property which were not even addressed correctly. I have been sat on the phone to the council for half an hour now because of the mess they have made just because they were useless lazy liars who could not be bothered keeping their word or filling out a form correctly.

Whilst they were my estate agents they were incredibly quick to help with the few problems I had and everything went smoothly.
Upon moving out, I needed help getting some important letters forwarded to me with urgency and they were very responsive and helped me the best they could. All problems were resolved in a day! Highly recommend

Amazing Student Letting Agency, Wajeed and Nas helped me out massively with moving my stuff from my previous Student home to my current Student home. Without their help I would have had to pay a lot in fees for student storage and somewhere to stay for a night.

House Hunt have been incredible! During viewings the letting agent was by far the most friendly of all the letting agents that showed us around. He actually allowed us time to think about whether we wanted to go ahead with the property, rather than pressuring us into something we weren't sure about - as many other letting agents try. Then, when we decided we wanted to drop out of the house (because half of us no longer wanted to do a fourth year) they were extremely helpful. They were easy to communicate with and replied quickly to emails. They even found replacement tenants (which they didn't actually have to do) within less than two weeks! I would recommend HouseHunt over any other letting agents in Selly by far

Excellent service. As a student, navigating house viewings can be a stressful experience, but the House Hunt agents are friendly, patient and helped us feel at ease. I never felt pressured into confirming a rental and was fully informed throughout the entire process. Only cause you can't rate them any less! Had the worst possible experiences with them! They don't take of their tenants at all! They only care about the land lord and the rent payments! Took them around four months to fix basic issues as a result of which we couldn't use our kitchen or bathroom. Had to go to the gym everyday to take a shower!!! We were also paying £100 more per person per month than our neighbors who had a better house and a letting agent who actually cared to fix issues (easy lettings)!!! A lot of my friends had terrible experiences with them as well. Try and stay as away from them as possible!!

Absolutely terrible experience with them. In my many years of renting in the UK, with over 5 letting agents these are the absolute worst I have come across. Extremely unprofessional, we moved into the house in a dirty state, with slugs all over the house, the garden dirty with garbage and the rooms with cracked walls. Would not recommend them to anybody.

Had a viewing recently with House Hunt... First of all I had to wait like 30 mins before I went on the viewing because they did not have the keys as the landlord apparently had them but was in London... 30 mins later they had the keys.... how the heck does the keys travel from London to Birmingham in 30 mins... During the viewing, all the houses we went too had mould and damp. IT WAS DISGUSTING!! When we asked the tenants how you could live in such a state they told us that they have been asking for it to be fixed since the start of their tenancy but House Hunt & the landlord has done nothing to fix it... All the reviews you see are all fake... BE WARE ALL STUDENTS DO NOT GO HERE!!!

First of all this proves that this company is not organised as I came in to the office with a viewing booked in & somehow my name was not in "their system" For a company telling me that my review is not real, you are completely wrong. So many of these 5 star reviews are fake. This company/their landlords take students for a ride. The pictures online are completely different to the real thing, do not be fooled. We viewed in summer and were told some of the concerns we raised would be sorted by the time we moved in (naive yes) so we put our deposits down and secured the house. 8 months on and so many issues. Everything in the house is a botch job. They do not care about their tenants health and safety. AVOID

We had a group of 18. And we're looking for houses more or less next to one another. Went round most of the letting agencies in selly they didn't seem to have much available for us. House Hunt were great they showed us around there and then and we signed up . So helpful and chilled! Thanks boys!

Very approachable and kind team. Relaxed atmosphere, no pressure or rush. We wanted a house with 4 ensuites, but they had advised they were all out of stock so we made do with 3 bathrooms between the 4 of us which is quite rare I believe in Selly Oak. Manager Adnan is the best for getting a good deal. Would recommend to my peers! God bless.

Me and 5 friends signed up with House Hunt recently for the next academic year after being recommended.
It was absoloute manic in there, extremely busy. We had a viewing booked in for 3pm, but ended up leaving at 3.20pm. We were shown a variety of houses and luckily we found a perfect property which ticked all our boxes and the rep who showed us round managed to get further discounts on the rent for us as we were referals. The reason I am not giving 5* is because of the wait, but then again they must be doing something right to be so busy compared to other agencies in Selly!

Very unhelpful for students- did not contact to tell me my house wouldn't even be BUILT in time for moving in, do not help with queries and issues in the property, also bring viewings in without notice (required to give 24 hours notice as the contract states)- their representative even tried to open the door when I told them they couldn't come in as I was in my PJs. I have called numerous times to try to rectify issues with them, as have my housemates, with no reply or a meagre "I'll get back to you later". Without a doubt the worst housing agency in Selly Oak

My son had reserved a property with his girlfriend in a 2 bedroom apartment through House Hunt. As you can understand they are both very young and new in looking for houses so ofcourse they needed the help of mum! The manager Ad was absolutely fantastic! We contacted many agents in the Selly Oak area and they took our details and never got back to us! We are from Limerick in Ireland and due to distance we were not able to attend viewings. Ad however did numerous viewings with us over Skype which was so helpful. They made us feel really comfortable, no pressure into signing or payments. This morning we arrived at the property with my son and his girlfriend and a member of the team was there to greet us (not sure of his name) to take us through the property and how to use the boiler, as a parent you can understand I am very cautious! To top it off the chap who met us today gave us a box of chocolates. Really pleased with House Hunt. Will definitely be using them for my son's final year accommodation. 5/5.

Very nice housing agency!! middle desk office very funny and jolly!! Their Chinese is also very good, still need practice!! Only one big problem we want contract from September 12 but they said contract start September 1st!! Deposit very cheap!! My friend paid 6 week rent for deposit with another housing agency because international student,, House Hunt we only pay 4 week!! They treat us equally like UK student!! Ps : message to Kam - come and visit us next time you come to Shanghai!!

Terrible terrible experience. These people will not be helpful at all. Very bad service. The worst. They were not straight with us when we first rented the house. As a result I have wasted a year of my studies cause this housing company has caused me and my flat mate so much stress. Do not rent with them!!!!!

Very good professional service.The staff know there prices very well and are kept updated on the latest availability. I do there maintenance and gas/boiler work's for many years.
I feel that the tenants are kept well looked after and are part of the team.
If anyone requires any boiler repairs and gas safety certificates, let house hunt know.

At the beginning of my tenancy i had a few requests which I put forward to them which was for them to provide me with a (bathroom mirror and a new microwave). This was dealt with very promptly. I am currently in my second year at University and I will definitely be staying on another year with these guys. Will surely recommend to anyone who wants a nice flat in selly oak.

I am a reputable landlord in the selly oak area with over 20 student properties. We have been using house hunt for many years to do all our lettings. They have been fantastic. Avoid at all costs. These people are fraudsters producing bogus excessive cleaning invoices (we have proof) and refusing to return our deposits. One month late we are still waiting!
They have tried to charge for a bed that was broken (it was broken when the tenancy was taken up and we have documented evidence). They have also tried to charge for cleaning external window sills!
Do not rent 68 Dawlish Road, Selly Oak from these people or anyone else connected to the landlord. They have been and continue to be unhelpful and less than honest.
What a pity taking students for a ride seems to their aim in life!
