If i could give 0 stars, I would. Purple Frog have major communication issues. Back and forth emails for weeks as they’d leave my emails unresponded. When i did receive a response, it wasn’t helpful - particularly from Beckie. I will say Michael helped me out the most but, even then, it was not substantial enough for a company that specifically works with students and deals with our money, they do not care about us enough. They are also very misinformed and basically told me that I would be receiving my deposit back from them through their deposit return scheme then later changing this to I had to deal with the return of my deposit on my own and talk to the landlord, myself and it was none of their problem, essentially. I will warn all future students, as soon as you sign please make sure you ask them how and who is protecting your deposit as I was never told this information and it caused me a lot more problems than it should have. As someone who had signed with them, this was upsetting to hear and also news to me. I had come to them with an issue and they weren’t forthcoming or even willing to help me with it, despite it being their job (in my opinion). No problem with the property we had signed on to or anything like that but if you’d like an agency that actually helps you deal with problems that may arise, especially in times of need, please avoid Purple Frog.... I really appreciated how diligent purple frog was about providing us with many different options. Overall we did experience some issues due to communication. Absolutely do not use this company to find student housing. They turn up late for every single viewing, sometimes over 30 minutes with no contact. Their holding fees are extortionate and they don’t make it clear it’s non-refundable. Their customer service is dire. Houses were so rundown and smelt awful. The company doesn’t care about students at all, all they want is money. They even told us we had secured a house then 24 hours later phoned to say someone else got in before us. The customer service at purple frog is great! Abder who did my viewings was very helpful, he listened to my questions and broke down the price for me when I didn’t understand. He also let me look at all of the rooms properly. Not only that but I got an email after both viewings about my experience. Overall would recommend to others, nothing negative to say!

On the 23rd of September I moved into my flat. Prior to that I spoke to the landlord and he said that’s fine he will drop the keys off at the office, I also messaged abder, and he said collect the keys from the office, I told him the date I am moving in and nothing was said about needing an appointment etc. Online it says purple frog Birmingham is open on Saturday from 10 til 4. I arrived there at 10.20 after a and 4 hour drive from kent with all my belongings to collect the keys and move in. I feel that abder should’ve said we aren’t open Saturdays as I told him the date I’m moving in 3 or 4 weeks prior. I knocked on the door, no answer. So I called the purple frog number and got through to someone in the switchboard - Molly. She said all the offices are closed I will mark this as urgent and send an urgent message out right now and call you back in half hour. She also said you were meant to have and appointment of when to collect your keys, which I was not told! I waited an hour and a half, no call back. So I called back, and another lady answered, - shanaed, not only did molly leave for the day she didn’t alert any of her colleagues of the situation, furthermore the number shanead said they cannot even call back, so how was Molly going to call me back?? At this point I was frustrated. This woman was also very unhelpful, no solution was offered at all. She said wait for a call back Monday morning. I live 4 hours away, so going back is not an option, I had uni at 9am Monday morning. So where was I meant to stay? I was very jet lagged as I had just come back from Canada 1 day before and very ill. At this point I had rang my landlord too but he hadn’t answered. I was extremely frustrated and felt as if no legitimate help was being offered. She said you could stay in a hotel, however, after paying £900 rent for the month, and not even being there for the month only the last week, why would I then go and pay more money to stay in a hotel?? The woman on the phone suggested calling the emergency maintenance, which I had already tried, 7 times, and no one answered. I told her this she said try again so I did. It was approximately half 12 - 1 at this time. Called back several times and again no answer. This was the most stressful situation I have ever been in. I then called the normal maintenance line who picked up, the girl who answered said she could not patch me through to the emergency line and said just keep trying. No one was offering a real solution at all or comprehending that I’ve travelled so far, and that no one told me the Office would be shut, so this is mistake on purple frog!! Finally after another hour of ringing, my landlord calls back, and send his brother with keys. So in this whole situation, purple frog did not help or give me a solution, if it wasn’t for my landlord, I would’ve had to wait til the week to get into my own room! I read so many good reviews about purple frog, this has changed that. I am extremely angry about this happening. Moreover, since I had messaged abder that morning about me moving in, he responded asking if I managed to get in okay, so I replied telling him what happened, and still no reply!! That is very awful, as I am a customer, and he took me to view the houses, a reply would’ve been the bare minimum. If he responded saying no purple frog is shut on the weekends and you need an appointment all of this could’ve been avoided!!
For all of this hassle, poor communication, and lack of solutions offered I expected clear compensation!! Yet all that was offered was a just eat voucher.

Purple frog was amazing to use, especially as an international student. They had a range of properties to fit different budgets. I was lucky enough to find my uni accommodations through them.
The viewing was my favourite part of the experience. I have to mention Lloyd from purple frog was amazing, he showed me all my options and actually explained to me the process of renting.
Just to top it all of he actually took the time to show me the area I would be living in and had a keen knowledge of how i'd get around.

Currently living here and it’s one of the worse experience when it comes to living situation. Before you move in it’s all smile and giggles, all fake. After you move in, the company couldn’t care less about you nor your situation.
-The company constantly had viewings in my house which isn’t a problem itself but what was a problem with as the staff letting themselves into my and other roommates rooms without knocking. Or even letting viewers into our rooms without telling them to knock. Once even attempted to do a viewing with one of us sleeping.
-The wifi in our house is currently down due for whatever reason. They have not been helpful in the slightest. Tried calling the out of hours office for help only for one of the workers Nadine to tell either ignore our phone calls or lie that they’re having a training day saying that she’ll send over the important information that we needed to help our situation.. (Mind you her background was loud with people talking and laughing)
-The bathroom when I first moved in was disgusting with previous tenants’ hairs on the bathroom floor. Wasn’t until a few months later they finally decided to hire a cleaner.
-One of the contractors who came to “fix” something in the house used one of my roommates hard hats and misplaced in the sink.
so much more issues. Honestly if I could move out and get my money back I would but to move out would require me to pay them £50 again to swap tenancies. Do yourself a favour and find somewhere else to stay in... Read more

When initially moving into my student shared house, we found many issues such as the wifi, which was not sorted properly for around 3/4 months. Communication was poor and most of the time unclear on what was going to be fix or replaced etc. However towards the end of the year we was there for, the service improved.
I want to say on behalf of everyone in the house, a big thank you to the letting assistant Janade. He has been a huge help and the best point of contact. I understand issues happen with houses but it’s how the problem is dealt with which Janade has been great staff member to trust to get things done. Very professional too.
Overall, I would recommend renting from purple frogs if you live in Selly Oak, very convenient location too. The two handy men who work for company are great guys, thank you both for always putting up with our house falling apart! And lastly, thank you to the property manager Akash :)... Read more

One of the worst letting experiences I’ve EVER had! The Nottingham branch is very unprofessional and unresponsive through tenancy. When left in a house with no heating or hot water in the middle of winter for over a week. We were provided with 2 small under desk heaters from their office for a 4 storey house. Which was completely unacceptable.
Additionally when we had vacated the property it took over 60 days to receive a deposit statement in which contained ridiculous chargers with no proof or evidence for charge. Despite us having evidence to dispute the charges, most disputes were completely dismissed/ not even acknowledged.
It seems that purple frog’s business plan is to exploit their clients, by not responding/ reading emails/ not picking up phone calls. In order to hold deposits until clients give up.
Over 30 emails, 25 phones calls and 100 days from vacating the property, purple frog are still holding our deposits of over £1000.

Looks like I have to select one star to post the review, but please note I wouldn't award Purple Frog this.
To parents of students, students, and anyone thinking of renting - absolutely steer clear of this dreadful company!!
Nobody will call me back. Ever. And they don't respond to emails either.
My son stayed on a second year in the same house, against our better judgement, and basically because he wasn't able to really get to know his course mates during his first year due to covid. At the end of academic year all of the other housemates left and new people he hadn't yet met were moving in, but he was at home with us. When he returned to the house, his room had been unlocked without his permission. Someone else's things/rubbish had been dumped in his room. The door had then been left unlocked - with all of his belongings inside. Downstairs in the kitchen, all of his crockery, glasses, cutlery, sandwich toaster, utensils, everything, had vanished. The person I spoke to at Purple Frog completely had no interest - she blamed the students who had left for the kitchen items. Eventually, after a lengthy conversation, she did remember that the house was insured and then did email me a link about this. I thanked her for this. When I asked for an apology about my son's room being unlocked (Purple Frog are the only other people with a key) she explained that she couldn't offer an apology as she didn't yet know how this had happened! She said she would get back to me, after speaking to the cleaners, as she thought it may be them. I'm still waiting. I've waited and tried to call & email, and left messages for her with other staff members, since the 23rd July 2021. It's now the 8th September 2021.
I have never come across such a rude, incompetent group of people before, they are quite astonishing.
On top of this they have charged us council tax for the summer holidays between my son leaving college and beginning his first year of university (July-September). He obviously would have preferred to start his tenancy from the September when he started uni, but had no choice to take the room from July to July. We were not told about this, and in fact, when we were taking on the room I asked about bills. A member of staff told me bills were all included - I asked about council tax and he said my son wouldn't have to pay any council tax as he was a student. When I told the elusive owner of the company this he said that unfortunately I had nothing in writing and so couldn't prove the conversation had happened.
I went to the council about the council tax issue - they informed me that my son wouldn't have to pay because he didn't start living in the house until the September - but Purple Frog have still charged us and no one will return my calls. If I call for any reason at all, and someone does answer the phone, they always say it's someone different that I need to speak to, and that they are; away from their desk/out at lunch/working from home/not working that day/on holiday/and unsurprisingly, have left the company...
This company have made what has been a truly terrible first year of university even more miserable.
Just don't do it. There are other letting agents in Bristol; choose any one of them but Purple Frog....... Read more

DO NOT RENT WITH Purple Frog Property!!!!! They lied on the house listing saying there were assets like a breakfast bar, sofas for 5 people in the kitchen (there are 4 seats for 5 tenants) and private garden when there wasn't, taking the mick with us students especially when we werent able to visit easily due to covid restrictions but we didn't realise this until we had signed the contract, they then continued to blame us for signing the contract without checking all of this, when in fact they shouldn't have lied online in the first place. There was a load of work to be done prior to us moving in: new front wall as it had half fallen down, dangerous slabbing in the back garden needed renewing, a fence put up as it was open to our neighbours, a strange absetos bomb shelter needed removing and broken asbestos in the garden needs removing as we cant sit in garden because of this. We are extremely worried about the toxicity of this asbestos and thought this would've been on a high priority because of the serious health issues that occur from it, but again nothing had happened and has been reported to Birmingham City Council as it hasn't been sorted. We were assured by our property manager Akash that this would be complete by the time we moved in, it is no shock that this didn't happen. We moved in on the 1st July 2021, was handed a bunch of random keys with not even the workers knowing which key was for what. I asked if the house had been professionally cleaned prior and no rubbish was left before we moved in which, to no surprise, it hadn't when it should've been especially due to covid and the previous tenants moving out the day before! There was items left behind by the tenants and mould we had to clean ourselves. The cleaners arrived as we were also trying to move in which made this extremely difficult. They didn't clean the house thoroughly as we had to do this ourselves, all they did to my room was wipe down the windows and I personally deep cleaned my entire room. There was mould and used condoms left in my bathroom which is highly inappropriate. Following on from the work needed doing, akash promised the work would finally start on the 15th July, this again was another lie, work men came and knocked down the wall and then left rubble outside the house for days and no mention about when they're returning to proceed. The rubble not only is in the way but also makes my front, ground floor bedroom extremely exposed and this isn't reasuring as there's been 2 break ins on our road this week. We have heard nothing about the work being done. I have emailed akash a list of what needed doing to the house and he went round the house with this list but gave no reply as to when this was being sorted. No house alarm pin has been given to us and it was something ‘ we had to figure out’ apparently yet our property manger Akash came to do it for us and himself had no idea how to do it. Also a woman entered our house unannounced in the first week (theyre supposed supposed give 24hrs notice) of us moving in to do an inventory check, she unlocked the door and walked into the house herself waking us all up as we were never sent a date or time of her arrival. This inventory should've been done before our arrival because everything was now in a good condition whereas actually on arrival everything was dirty and in some cases mouldy and I wouldn't describe this as 'good'. She continued to photograph every single piece of furniture in the house and listed this in the inventory as theirs, not knowing that a lot of this furniture was ours we brought from home. She stated none of the electrics had been PAT tested and we weren't provided with a gas safety certificate until we asked. She left the house unlocked as she left. We are constantly left asking when things are to be done, they feed us with lies to keep us happy then never pull through. If you are forced to rent with Purple Frog (which I wouldn't recommend), ensure you photograph every square inch of the property when you move in, and after you've cleaned and vacated. Make any maintenance issues known immediately, and keep an evidential log of every communication you have with them. If not, you will not get your deposit back. We were charged for 1) A stain on the underside of a mattress that we never spotted throughout our tenancy 2) An alleged washer/dryer blockage we were never told about until they were charging us for it 3) and general cleaning of much of the property, in spite of our having cleaned it already within an inch of its life. Purple Frog are one of the biggest renters in Brum, and, chances are, you might be forced to rent with them. Just don't make the same mistakes we did.... Read more

I've been with purple frog for just over a year and their service overall has been quite poor. They seem to make a lot of empty promises when it comes to resolving maintenance issues. In my case there has always issues with either staff unavailability or confusion with the contractors. Although, I encountered some helpful staff (rarely) for the most part my experience has been horrible and I WOULD NOT recommend Purple Frog to anyone.

I made this review 9 months ago after some initial and in hindsight now at the end of my tenancy, I realise that this is completely justified. They were very slow to return deposits, and took advantage of us not taking detailed enough photos to charge us extortionate fees for cleaning (despite us spending a long time cleaning, and leaving the house in a far nicer condition than we found it) and deduct large amounts from our deposit, they changed the locks without telling the landlord so when he came to let us in once his key didn't work. *AVOID* I would strongly recommend against using this letting agency (Birmingham branch). The property I moved in to was filthy; grease in the kitchen, mould all around the bathroom, nail clippings on the lounge carpet and previous tenants' junk in the cupboard. My housemate did a full condition check which was sent to them at the beginning of our tenancy. The only response back was about the broken lounge window - an immediate safety concern.
Due to the contents of the tenancy agreement, we should have come into a clean property, commensurate of their inventory (of which I had to ask several times for and only received months after my tenancy began). There is no reason for this not to have been the case, bar laziness or incompetence on their behalf. They had two easy routes to ensuring a clean property; the use of the previous tenants' efforts, or the use of the previous tenants' deposits. If this was difficult due to a short turnaround in tenancies, then change your turnaround dates. It's simple, have a bit more pride in the service you're providing.
After our complaint was not responded to during the entire course of the tenancy, PurpleFrog had the audacity to charge us for the cleaning of fellow tenants' rooms (bare in mind we were each on individual contracts with no legal access to another's room). This was also the case for the cleaning of the communal areas. Totalling a deposit deduction of approximately £70 each. Luckily, we all have dated video and photographic evidence that the property was left in a better state than it was when we arrived. It was clean by anybody else's standards, certainly excelling their own.
As a final, quick note about the positive reviews on here, these are only to do with their responses prior to someone commencing their tenancy. They make sure to ask you for a review when you go for viewings, where they of course, couldn't do more for you in terms of punctual replies and assurances that their properties are worth the money you hand over to them. It is a real shame, a select few of the staff I met prior to my tenancy start seemed down to earth and friendly. I'm left a little dumbfounded that they're working for the company that they do.... Took £140 from each tenant off deposit, with the bulk of the lost deposit being for basic cleaning. We left the house in a better state than we found it in. When we arrived rooms still had rubbish, lights were broken, rubbish swept under the sofa, used condoms left on the fridge. We weren't too mad about this as we just cleaned it ourselves but to see that we are being charged when we left it in a cleaner state makes us think that we are being taken advantage of. When we contact purple frog via email or calling to dispute this, we get no response for a long period of time. I transferred them £174 in Feb 2020 as the administration fee for a student flat in B'ham and due to Covid-19 Pandemic, I was forced to cancel my contract by the UK Government. They sublet let horrendous properties into overcrowded HMO’s, the maintenance people are extremely rude and offensive, property and grounds are in appalling condition with rubbish dumped, rats visiting etc. I presume they sublet so they have can have this cuddly frog front, don't fall for it. Please consider using a proper agency. RESPONSE TO THE RESPONSE - I have to live next to one of your disgusting properties, the tenants (6 in 3 bed) don't consider purple frog as the agent but the landlord insists you are, I don’t need any conversation with you, it’s obvious it’s a sublet. Unfortunately, I had come across with this agency. I could write a long story but I will concentrate only in the main points. I have rented a one bed flat with them and I am a professional worker.
First of all, after one month I moved in, they already contacted me asking if I was going to have the property for the next year otherwise they would advertise the house. They advertised the house with 10 months for my contract to end, since I didn't want to confirm 10 months in advance whether I was going to renew the contract. At the same time, I did not have hot water in the tabs and after complaining constantly, around the third (maybe more) time the engineer went to look at it I wanted to be present. He advised me that the boiler needed to be changed because was not working properly, but they need to contact the landlord first, after that they solved the problem with the hot water (after around 3 months). At the end of my contract they charged me £40 for each time that the engineer attended the house, because according to them the boiler was not broken... I was really irritated, I spent hours trying to solve the problem myself and contacting them with regards to this, for having to pay for something essential that they should have provided and on top of it telling me that it was not broken, and I was lying?! Like I have nothing else to do, and I enjoy myself chasing them up and making it up that I didn't have hot water ... In addition, of course many other charges that they came up with to avoid returning the deposit, such as charging around £200 because the platform bed frame was in a poor condition. DO NOT GET A CONTRACT WITH THEM to avoid disappointments, or make sure you to check also the platform bed frame before you move in.... Read more

Very slick and well groomed online service for filling in forms. The company has a nice array of properties on offer and very good show round services. However the firm needs to improve communication within its office, as when we requested a new tenancy agreement to be sent through this was not sent and we received an aggressive email stating the property would be placed back on to the market. Fortunately the forms assistant (Shania) remembered our case and managed to sort it out. Despite this and some other admin errors regarding our deposit being the wrong amount, purple frog was all round a good estate agent to deal with. Giving them benefit of the doubt, as we were a complex tenancy!

100% would recommend purple frog to any students looking for accommodation, went through them myself when selecting a student house and they have been brilliant the entire way through, one individual Leah even provided an extension in contract signage due to myself having guarantor issues. Other staff members were also extremely helpful on matters such as deposit payments where myself and another friend were charged an extra £400, even though this was not their responsibility to deal with they fought to get our money back.... Appalling company.
I would imagine most of these 5* reviews are from people who are yet to move into the property. They're lovely when you're thinking of signing. They'll go above and beyond to help you, so I can't fault them on that. Do note however this is when they ask you to write a review...
However, once you've moved in they are completely useless.
Their phone manner is appalling. Expect to be on the phone for a good 5 to 10 minutes before anyone picks up. When they do, it's the usual response that Ben, who deals with maintenance, isn't in but if you contact whoever is on the phone they'll sort it for you. They never do.
I have been emailing pretty much weekly since I moved in about my broken radiator and lack of furnishings that are included in our contract and get continuously ignored. 2 months in and it's now reaching 0 degrees at night, and I am still having to use a plug in electrical heater.
When our fire alarm was going off 20 times during the night and day, they also did nothing. Instead we had to seek advice from our room mates step father who is an electrician.
We didn't have any internet until 2 months after moving in. A dongle was provided, however this was not sustainable as Purple Frog seldom topped it up and when they did, it was inadequate GB for the 7 people in the property that used it.
Regarding viewings, they rarely give 24 hours notice. This personally is not too annoying, until this weekend when they gave no notice, and let themselves into my bedroom not even bothering to see if anyone was in. When asking what was happening, I was told this was to view the spare bedroom, but instead the lady decided to go in everyone's room instead. Additionally, they also love to not lock your doors again after viewings.
I have rented both professionally and as a student for 6 years and Purple Frog are the worst company I have ever been with. Expect your phone calls and emails to be ignored, as once you've signed the contract, they simply don't care.
Don't follow the reviews on here and listen to your friends and Facebook posts. They are to be avoided for a reason.... Read more

I really regret signing the contract with Purple Frog this year, and would encourage new students to Avoid this Letting Agency.
I was shown a room during my viewing and was told it was available. A week later after settling in, they tell me I signed for a different room and that I have to move my stuff. No one should ever go through such unnecessary stress when moving into a new home.
In addition to that, I have to pay the same price for a tiny room, a window that cant be opened, a wonky table, no bedside desk and a dongle for Wifi (amongst 7).
This has been the worst experience in my 4 years of University, and it is such a pity that the people at Purple Frog cant do their jobs competently.
I have been scammed into signing a contract, and will never forgive those at Purple Frog for putting me in this situation, but more so for the lies. Their lack of diligence and professionalism has been the worst I've ever seen in any organisation. They don't care about the tenants, only the money that keeps the landlords happy.

Terrible service. Time and time again they have failed to deliver us promises over WiFi. We have been without WiFi for 4 weeks, and soon to be 5/6/7. Shambolic organisation, commitment and just overall customer service.
Calling up on the phone does nothing, they apologise and blame it on something else.

The underlying theme for Purple Frog seems to be that they do not care about students in the slightest. If you are a student looking for a house, avoid purple frog like the plague. They will only rip you off and cause you more problems. If only I could give 0 stars...... Read more

We have been consistently messed around with receiving our keys. The previous tenants had not sent them in time so they were not available the day we were meant to pick them up. Multiple calls from us about the whereabouts of them led to us being left on hold/told they would call us back (which they didn't) consistently as no one had a clue what was going on. My housemate received them ALL a week later after a lot of relentless calling (without which we would have gotten nowhere). She then was asked to mail one set back, which got lost so she was asked to mail another which I assume was given to my other housemate. This left none for me as for some bizarre reason there is no master key they could use. This means my housemate has to drive all the way down to Birmingham to give them her key to cut one for me/let me in just so I can move in which is wholly unfair.
Overall they have caused us a lot of unnecessary stress which could have been solved by the company being less disorganised and improvement on the seeming complete lack of communication between employees. I would not recommend purple frog to anyone.... Read more

When first moving into our rented property it looked very different compared to our initial viewing. The property was not cleaned at all and my housemate even found a used needle in his room. We later found out that we were shown the wrong garden during our house viewing.
Later in the year after finding several problems with a property we sent multiple emails to maintenance to deal with the issues but we rarely got a reply. Staff are unprofessional and don't get back to you, even after requesting callbacks so you often have to chase them. House viewings are always arranged at very short notice. One house viewing was arranging but no one showed up without notifying us which is incredibly unprofessional.
So far they are the worst landlords that I have rented from. I would steer clear of purple frog unless you enjoy putting yourself in stressful situations.... Read more

AVOID AT ALL COSTS regardless of how good the property is:
Quite honestly the worst company I have ever had the displeasure of dealing with. The lack of organisation within the Bristol office would be quite alarming for any business let alone one that caters for peoples living needs. If you register an urgent problem with the property you can expect a 2-3 week wait before that problem is actually fixed and it will take about 3 emails and 6 phone calls before anyone even bothers to register your issue on their system. In one instance we had rodents within our property that took well over 2 months for the problem to be actually dealt with to an acceptable standard which shows the companies complete disregard for the safety of its tenants.
PurpleFrog also showed a unique inadequacy to be able to actually communicate with us. In one instance the individuals that were moving into the property after us turned up to the house with no warning from PurpleFrog and said that they had been given permission to view the house whenever they felt like it. Also, when we were reduced to using one shower for 10 people whilst our other shower needed maintenance, PurpleFrog never communicated to us when the plumber would be over so we would often miss him and the problem was delayed for weeks.
Perhaps the most frustrating part of dealing with this company was their constant attempts to hold onto your money for as long as possible. We received our deposit in the middle of November having processed our request at the start of September. You are passed from person to person within the organisation in what seems to be a desperate attempt to retain as much as your money as possible. Even when they finally produce a deposit statement they will try and charge fees that they will pluck out of nowhere just to make sure they can screw you one last time. Awful company, trying to retain as much deposit money as they can for cleaning and damage that was already on the property. When we moved in the cleanliness of the house was in a horrendous state, when leaving the house it was in the best condition since we have been there. Then they have the cheek to try and charge you an extortionate amount for false charges. Expected me to sign a sheet on damages and inventory charges even though the two inspectors didn’t have the inventory sheet with them. Avoid at all cost, evil company!

Moved out of the house on the 30th of June and still have not got our deposit back. The deductions are a joke but neither of my housemates can be bothered to dispute as we just want to be done with this horrid company. Lack of proof on deposit startment says it all. Purple frog take deposits and refuse to give it back at the end of a tenancy. They withhold a certain percentage and then refuse to give any evidence to support the charges. When trying to dispute with them they do not answer emails and hide behind a lead tenancy clause which means that only the lead tenant can take up the issues. If the lead tenant can't be bothered then everyone else in the household has not way to dispute. Simply wrong and a way to put another barrier to prevent repaying in full. Worse company I have ever dealt with. If you want nothing but hassle and loss of money Purple frog are the people to deal with.
Living in a property with 100 mice running around and they do nothing about it until you refuse to pay rent.
The workers are useless and nobody had a clue.
You get told the contact is bills included then get told you owe them over £800 between 6 of you even though 8 people lived in the house. But they still haven't sent proof as requested in June.
I moved out in June and still haven't received my deposit back when speaking with them, they advise they can't do anything until we sort the council tax which we all have but won't help us in any way contacting council tax even thought the account is in the landlords name!

Repairs throughout the year were often difficult to obtain quickly — in particular our broken microwave and damaged beds. I’d give a 1.5 rating if possible because some repairs were done and were helpful.
The low rating has been given because, more importantly than during our tenancy, we are currently undergoing an absolutely ludicrous process in which to get our deposit back. Told us they had not recieved proof of final bills when they had, did not respond for days on end, had a totally unhelpful attitude. They refuse to tell us if there have been any charges taken out of our deposit until they have given it back to us, even though this will further lengthen the process of getting the full amount back for both us and them.
It has gotten to the point where we have had to tell them we will eventually be seeking legal advice. I would definitely avoid unless you fancy a nearly 4 month wait for your deposit back — which is what we are currenty facing.... Read more

Based on our experience, If you want to find an honest and trustworthy agency, Purple Frog should not be on the list. Especially when you are the tenant.
They used fake pics and lied to us when we were asking our deposit back. They insisted that we broke the freezer drawers and emailed us the following first two photos(shown as the attached photos). They claimed them as the proof that we damaged the drawers and they said the photos were taken on our check out date.
But luckily, one of my roommates took a photo of the drawers when the inspector were inspecting the property with us(shown as the third attached photo, the date has been circled). After we emailed this photo to them, they finally agreed to waive this hilarious extra charge. But they never said sorry and neither any reasonable explanation about those fake photos that they had been using to charge us extra money.
It took nearly 3 months for them to pay back the deposit, which was promised 28 days by them. We tried to contact them by emails and calls many times after the first 28 days. But what we heard back from them was that the people in charge of this were on vacation. After their staff finally finished the vacation, I called them at least three times to ask for the statement. Every time they promised it would be given by that day, but we never received it until another month later.
It took them 3 months to write the statement, but there were still many mistakes, including the extra charge for the "broken drawers", mistaking occupiers of different rooms, and many other extra charges which were not on the check-out inspection form that we had signed with the inspector.
Once again, if you are looking for an honest and trustworthy agency, which helps you find a place to settle down and avoid unreasonable charges when checking out, you have come to the wrong place. Just skip this one and get to somewhere else better.... Read more

Its taken a long time to get to this point. As a parent and Guarantor of a Student in property in Edgebaston managed by Purple Frog Selly Oak. I am utterly disgusted in several aspects of this branch.
They seemed very aggressive at the start in getting the forms completed and returned. It seemed very rushed. I put this down to the disorganisation of my daughter and her flat mates.
Now I see the rush to get 4 inexperienced students into a home that is not fit to live in. From the start the property was infested with mice, which actaully run under the beds and get in laundry with you in the room. There are leaks in the roof that have damaged property.
My daughter has complained constantly and had little or no joy from Purple Frog in response.
£400+ a month for one room in an all inclusive rent in a property so is a slumlord levels of return.
Today I received a `FINAL WARNING` email saying my daughter is in arrears - which is interesting as the last contact was January. The warning states PAY TODAY or its passed to a debt collector.
Shockingly aggressive and upsetting tactics, I am so angry right now, of their absolute lack process.
I have also received a call from a member of staff, who is rude, obnoxious and deaf to your needs. They are only interest in money
BE WARNED PARENTS AND STUDENTS ALIKE RENT PROPERTIES THAT YOUR STUDENT UNION RECOMMEND. THESE ARE SHOCKINGLY POOR IN CUSTOMER SERVICE AND ACCEPTANCE OF THEIR RESPONSIBILITIES.

Once they take over my flat from my former agency Loc8me and became my new Landlord
?they forced me to move out but give me less than 3 weeks. In order to make me more quickly?they break my broad band and all service in my flat without any notice?they even come into my flat without my consent and threaten me that if don't move I will be not safe to live there.
Then they recommended me a new place to move and I agreed.Everything is ready when I was moving but I they suddenly told me that they "FORGOT" there was already a tenant and I have to move to another place. I have no choice but move there but it's really much worse? then I know from the manager of the former viewed property that I the property is still there ?no one ever book it?and the price is much higher than place I move in.

Purple frog was the worst letting agency I have ever come across. We had pre-agreed terms prior to moving into our property. Upon moving in, none of the agreements were met. After constant contacting purple frog to deal with this they either “forgot” or they didn’t bother taking it further. The situation got so bad that I went to the local council to speak to someone who deals with property and landlord issues. I was then advise that myself and my two housemates were able to walk from the contract. To which I then told purple frog and the staff member I dealt with that day tried Feeding me loads of excuses. After all that easy sorted... months later. We then moved out of the property and changed letting agencies. We then struggled to get back out DEPOSIT at the the nd of the term, taking 4 months, which left myself and myhosue mates barely making rent for the new house. After them trying to charge us for issues that the house had prior to moving in, telling us the landlord agreed to that. We then contacted the landlord ourselves and he denied this and gave us a verbal confirmation which we then recorded. Once we threatened legal action and gave them the recording we finally got the money back. DONT EVER USE PURPLE FROG. However, when we turned up to the viewing they had all been cancelled and we had not been contacted. Don't use these estate agents. We are posting this only because Purple Frog have stopped responding to
communication.
This should be a warning to protect yourselves against the appalling treatment of young and inexperienced students . As long as there are no issues with the property during your tenancy, using Purple Frog may be an option as a letting agency. However, having had maintenance problems and a poorly-handled leaving of the property it is clear that the company is solely on the side of the landlord and, despite being ex-students, fail to uphold the interests of the students in any dispute. The boiler in the property did not work and it took until March to replace because , as the staff themselves admitted, the landlord did not want the expense of a new boiler. The cold forced the girls to work dressed in extra clothes and dressing gowns, their belongings smelt of damp and it was only when we said we would withhold rent that the boiler was finally replaced.
We strongly recommend that you carry out a a detailed inspection when you move in and put all defects in writing and ask Purple Frog to acknowledge - their assurances, photos taken by Purple Frog and the verbal agreement they gave us have proved worthless. (This is particularly crucial if you are a single tenant joining an existing tenancy). The final inspection, conducted with the lead tenant, detailed £130 in charges to be deducted from their deposit - signed as agreed by both Purple Frog and the residents. After discussing the final charges with the landlord, Purple Frog increased this by a further £461 in fines! The house was damp on occupancy with visible mould and without an operational boiler it was inevitable that it would worsen. Yet the unreasonable charges levied after the inspection included £130 for mould removal! (We could go on - £60 for the removal of rubbish bags). The contract states that other charges relating to "inventory" can be levied after the visit; so they stretch the definition of inventory to condition, not the items provided in the property. Despite an offer to pay reasonable costs this is still not resolved. We have been awaiting a response to our latest communication for nearly 4 weeks now.
Hence, the deposit return has been in dispute since June. The deposit resolution service is appropriate when all parties are in contact; only the lead tenant can lead a dispute, which in itself is lengthy. This is money that is desperately needed by the students: the landlord and Purple Frog hold the power to resolve.
Sadly, therefore we would advise not to trust their inexperienced staff in move-in/move-out process and protect yourselves based on our sad experience.... Read more

I'm very disappointed with PurpleFrog's service. They are very disorganized; a lot of "chasing-up" is required for them to follow through with what they said they would do. Our experiences include:
1) Taking multiple e-mails and two months for them to organize maintenance workers to sort out issues we have been repeatedly addressing to them.
2) One month delay to the instructions on how deposits are refunded. Communication with them on this regard has been slow and painful.
3) Sending many, unspecific and therefore pointless e-mails, which will spam your inbox. None of them, however, deal with your real issues.
If it weren't for the fact that most of the properties nearby the university are let by PurpleFrog, I would avoid them every time!... Read more

Please tell me where you train your staff, I want to shut it down immediately. 0/5 should be an option for this business. In fact, Purple Frog is not a business, it is an absolute farce. Having found a house we like we were told time and again that the 'letting agent' (if they can be called that...) would phone us back. Nothing. On Monday we tried one final time and YES! We were confirmed the house! Having received an email of confirmation and paid the necessary fees, we were ready for our new house!
But wait...
Purple Frog had other ideas. Wednesday morning comes and suddenly we no longer have the house!! We had paid and been given confirmation, yet were suddenly denied, leaving us up the proverbial creek, with no paddle...
If the house had not been available, totally understandable. But the fact that the staff at Purple Frog guaranteed us this house with clearly no backing makes me wonder if this was a staff member at all! My only explanation is that it was 'bring your child to work day', and his kid picked up the phone. Surely no professional could make such a stupid mistake?
So, if you want a house, I recommend doing what I did: go somewhere else.... Read more

Even though they do not manage my properties I truly believe they have tried their best to market and let my properties.

Having been a student for 11 years and a landlord for 37 years It's safe to say that I have the insight and experience to properly evaluate the good, the bad and the terrible agents in Selly Oak. I've known and observed Purple Frog for many years and I am happy to say that it is refreshing to experience their endeavours to create a good experience for their student tenants. As an landlord/agent myself I fully understand that this is a very demanding business but one that is extremely rewarding when you get things right. More than any other agent I know how hard the owners (who actually were students at Birmingham University) and staff work to provide a service to their tenants that is far more superior than most other Selly Oak agents can ever provide. You see there are two ingredients to Purple Frogs success! Firstly they know what it's like to have been a student and all the anxieties associated with being a tenant for the first time. Secondly, unlike most agents they are not purely motivated by greed. What prompted me to write this review was that Purple Frog are very good, yet undeservedly, are underrated on Google reviews. Interestingly, if you read some of the reviews for other agents you can tell that some of their reviews are written by themselves. Two agents, in particular, have actually use employees and relatives to write reviews. Those that have 5 stars and no negative comments are so bogus. When we moved in the boiler was broken even though they knew about this even two months before.
