I write about my experience as a representative of landlords. I have received exemplary service from Paul Thomson who is in charge of lettings. Today I had a request from Porter at the property who requested a copy of keys that they had lost. Paul was short of staff due to summer holidays. Despite this he went to have a spare set cut, went and tried these at the property before handing it over the Porter! He did not ask the Porter to make the journey to collect these keys in order to complete the task as soon as possible. I always turn to Paul for advice and so far he has responded with great speed and given me sound advice about finding the right contractor for repairs or making sense of tenancy clauses. Paul is a treasure!

Given this obvious lack of clear commitment on our part (we had to be at Heathrow in less than three hours) Simon could easily have blown us off. I’ve been a tenant for one year and is about to renew my lease with them. I was impressed from the beginning where they hired a very thorough company to do inventories before I moved in. Very efficient property management (had a few problems at the beginning of the tenancy with water pumps etc. but the independent contractors always come within one or two days or sometimes on the same day for urgent issues). Fair valuation of rent and everyone has been pleasant to deal with. I don’t normally write Google reviews but I hope this will help people who were in the same position as me last year find a flat in London for the first time with the right agent :)

I contacted them about a property posted in Right Move. They told me over the phone that that property is not available anymore, but another one in the same building is, with the same layout and in the second floor. I asked them to please send me pictures, and when I saw the video I could tell they were not telling me the truth. This property was significantly smaller, it was not the same layout as the property advertised, and it was on the fourth floor, not the second one.
We are in the middle of a pandemic and I would highly appreciate if you wouldn't be dishonest when booking viewing appointments, putting me in risk just to see a different property than advertised, and even over the phone you gave me wrong information.
You have the wrong property advertised in Right Move for more than a week now, so I can only understand that you do this on purpose to fish for people and book appointments. This is extremely disappointing, and I will never do business with you!

I rented out a very lovely flat with Hudsons but it was probably the worst choice of my life. I had booked with them on my last year in London and during the time I was doing my Bar needless to say I was already very stressed out and Hudsons made my life a living hell. They would have flat visits numerous times per week and would be very patronising everytime you wouldn’t be free. One time I was so shocked I had not agree to a visit but they still tried to open my door and come in I was in the middle of a skype interview and they really disturbed me. When we left the flat they accused us of taking some of the landlord’s stuff which we had not even touched since we moved in and charged unreasonable fees to clear out one or two things in the flat which was a mug and a cushion we left they charged us around £185 and we found that extremely unreasonable. They are very condescending on the phone and are very difficult to deal with. The landlord selfishly decided to re do the flat which took 4 days where I couldnt get access to my living room as if he couldn’t wait until out tenancy was about to end a month or so later. They did this when I was in the middle of my exams and it was something that could wait. Once they renovated they had switched all the lights to white which made the apartment look like a hospital and gave me a massive headache studying and their argument was that the landlord wanted to change the lights. He is not the one staying in the flat and I bet the tenants after us would hate them too. To conclude, we valued our privacy and that was taken away from us. Their was way too many intrusion from them and it felt like they were the tenants too. For the amount we were paying it was definitely not value for money to live their due to their horrible service.

I had yellow spot lights in my flat which I prefer compared to white as I get huge migraines with white lights especially when studying. The agency decided to “improve” the flat by changing the lights to white without asking me for my preference and the property manager had the audacity to tell me that they were doing me a favour when I am right about to end the tenancy and they couldn’t even admit that it was ONLY for the new tenants after me. I am very disappointed in Hudsons. Most of all they keep intruding into your privacy and when they set time for viewings they never respect it. They send emails saying that they have the keys and will enter. Umm no you knock first or ring my doorbell and then you wait for me to tell you to come in. Lastly, they traumatise you for petty things. For example, the landlord keeps getting mails and I can’t keep getting out of my way during exam period to give the agency his mails but the property manager insists so and threatens you by telling you that if he receives a fine by mail and I dont deliver it to them then I have to pay it. Honestly, they cant let people live in peace! Dont choose this agency if you enjoy your privacy

Just to write a follow up review and add 2 stars after the last one I wrote:
Laura had reached out to me again to make up for the bad experience I had. I ended up finding the place with Hudsons (and now moved in). I do appreciated the efforts Hudsons has made to make the things right. I still think it could be more efficient for the whole process but I understand it involves several parties.
The following review was posted in mid/end of Aug 2018 and I rated 1 star back then:
I am surprised to see the high rating here. Maybe I was just unlucky with Laura Brown.
I saw a place last week and emailed “agent” through the app. Ms. Brown replied pretty quickly but soon stopped replying.
I called the agent office and made an appointment to view this place at 1pm on Thursday (and received a formal email confirmation).
I also got a call from Ms Brown later on. The first thing she said was that “I am confused I thought you are not interested in this flat”. I told her I didn’t say I was not interested but wanted to see a picture of the bathroom, and then I talked about my preference of what I am looking.
I went to the place at reserved time and waited for a few minutes. I called the office and Ms Brown said “I am confused I thought you are not interested and canceled the appointment”. I never received any cancellation email. I told her (again) I never said I was not interested and asked her if she could come now. She said, literally, “I will be here in 5 minuets”.
I waited for 20 minutes and called the office again. Ms Brown denied she said she would be here in 5 min but said the key was with another agent and she was on her way. I swear she never said that on the earlier call. I told her that she didn’t say that but that’s fine how much longer do I need to wait. She said she didn’t know. I asked her to find out and call me back.
After a few minutes I decided to call back and talked to different agent just to make sure I am not waiting for nothing again. A guy picked up the phone and told me Ms Brown was next to him and she told me to get a cup of coffee. I told them I needed to go back to work and really need to know how much longer I need to wait.
After another few minutes, Ms Brown called back and told me they had to reschedule to tomorrow but need to call me back later. I told her I would like to work with a different agent (repeated twice because she sounded confused again), and please have her/him call me back today.
I never got a call back.

Had a flat viewing with the "director" yesterday. He took us up to the flat after barely introducing himself or saying anything when we first met, took us in - didnt even bother to explain anything about the flat until asked and just stood there as if he was watching paint dry, making us feel super uncomfortable. Felt as if we were bothering him!
He didnt even bother to turn the lights on the living room when we entered to show us the flat ! Had to ask myself
Definitely wont be taking anything further with this agency as they seem disinterested, unprofessional and bored

Worse agency ever. For 15 years we rent flats in London and deal with many estate agencies, but Hudsons are the worst. Laura Brown, Joanne Miller are stupid and rude. They ought tenants and owners to deal with their own "constructors service" which is two people from Middle East working slow and awful. They ought to pay tenants and owners for many unnecessary services like pest control that come every month to check rat traps. But at the same time those "constructors" can leave you alone with the water problems for weeks waiting until they come. And as soon as you try to call out other normal specialists hudsons start to bulling you because of you used someone who didn't represent their greedy company. They have keys for all flats and come whenever they want even if you told you don't need any help from them, just to "check the property". For 6 monthes we lived in their flat we met these checks at least twice per month. At the same time Hudsons don't forget to call every week and ask to rate their work and ask if you recommed them to others. NO. We DO NOT recommend them to anyone!!!!

We moved to a new flat in Fitzrovia with Hudsons 18 months ago and the property management has been absolutely great. It is our third flat in London and Hudsons is by far the best agency. Before we moved in, the flat had numerous issues. Joanne at Hudsons has been impressively pro-active and efficient coordinating and tackling all of them. Construction took place in the flat to renew the flooring and again the property management has been very helpful and made the process smooth. Recently I had to work very closely with Hudsons through what could have been a very difficult time. They handeled the situation very sensitively showing a lot of flexibility. I feel Meaghan deserves a special shout out, as she really was like a dream at the end of the phone. She is incredibly competent and responsive. I had a great amount of faith that I could introduce her to potential tenants and that she would get the job done and I would not have to chase. I have felt quite the opposite with other companies in the industry. All in all you feel that Hudsons is working with you as a partner as oppossed to seeing you as a source of income. This is very important to me and will ultimately dictate the longevity of their business. I'd reccomend to a friend.

They also had the right tenants on their books, so on the first day of viewing the property was let. I recently moved from New York to London, and I encountered Hudsons because I liked a flat that they listed on RightMove. I had the pleasure of meeting Tony Dobbins, one of their agents, and my experience was truly incredible.
I did not end up leasing one of Hudsons's flats because I ended up renting in a different part of London, but I still received 5-star service from Tony. He was very professional, friendly, and helpful. He spoke to me on the phone several times in order to really understand what I was looking for. That is very rare. Most agents I have dealt with here and in the U.S. only half listen to what I want, and when it comes time to show properties, I get listings that I would have never put on my short list.
Tony also went above and beyond to introduce me to London. He gave me great descriptions of all of the neighborhoods that he represents. He also gave me the great advice that I should just go out and experience the areas for myself. When I finally made the decision, with my boyfriend, to move to Canary Wharf and look at other areas in London that weren't represented by Hudsons Tony offered to act as a buyer's agent and help me to find flats in the larger agents' network. While he was away on leave, he pulled together a good list of over thirty flats for me to examine and choose from so that he could narrow down what I wanted and offered to take me to view all of the ones I was interested in.
I have nothing bad to say about Tony and the service that I was provided at Hudsons. I am very happy, and I have already recommended Hudsons to my colleagues who are moving to London.

We are a couple of architects living in London. We have recently rent an apartment with Hudsons and we can claim that is the best agency we have met until the moment! They are extremely professional and kind and they keep the apartments clean and in perfect conditions.
Our agent, Tony did an absolutely wonderful job and take care of even the smallest details such as leaving us a welcome card. So sweet.
We would definitely recommend Hudsons as in our experience there is no agency as good as this one (yeah, bad experiences with a few others..)

I am a student studying in London and have recently used Hudsons in order to rent an apartment in Covent Garden and could not be happier with their service! Throughout the entire process they were extremely professional and even though this was my first time finding an apartment on my own, they handled all my petty questions with the utmost seriousness and care. Especially my agent, Tony did an absolutely wonderful job. Although the appartment that I rented via them is fantastic and located in a superb location, I must admit that a factor of why I choose it was because of the wonderful service Hudsons offers. Would definitely reccomend it to others!

Sandrine was really professional and knew exactly which kind of flats we were looking for and did not waste our tine on properties we would never live in.

I've recently used Hudson's to negotiate and secure a lease on a flat. They're also the property manager. In terms of lease negotiations, it was about as good/bad as you can expect central London real estate to be. The difference with Hudson's is that they have been actually amazing as property managers. They've been onsite to assist maintenance workers, chased down the landlord for approval on much needed fixes, and been very helpful in getting the building management to fix access issues. Hannah especially has been a rare gem of skill and integrity in a field of work all too commonly staffed by people who don't really care about the tenant. I would definitely use Hudson's again and be reluctant to switch to anyone else for fear of going back to the average.

I generally find estates annoying and pushy; Hudsons by comparison was a dream to deal with. Sandrine, who showed me around the properties and Nourin who arranged the paperwork/logictics, were both always easy to get hold of and very pleasant indeed. I was allowed to pursue the market at my own relaxed pace then as soon as I found the flat I was after they acted swiftly and professionally. I could not have asked for more. I felt I received near perfect service from Hudson’s - Highly recommended.

One star feels very generous.
They were thoroughly unprofessional and often plain rude to us, when we made very reasonable requests. There was often contradicting information and promises, and then patronising responses when we followed anything up.
Overall, I must say that they were quite hopeless, as who and how they were contacting us was constantly changing, using multiple email addresses for us, including one I never gave out and didn't want them to use as it was my work email. We also had someone try to contact us at our work via the phone, despite never giving that number out as contact information. As i said, thoroughly unprofessional. We tried to be consistent in our communication and handling of the situation, but the fact that we were repeatedly ignored in the face of some very severe, but fixable, problems with our property. We had two main issues, one that affected our security and one that affected our health, and we were just simply ignored by the landlord, and then by Hudsons.
We also had to deal with an intermediary for the landlord, whose role was never explicitly stated and was highly suspect. We weren't given any information on this by Hudsons, and the same goes for certain things about the property, such as the definitive boundary of what was 'ours'.
I've never dealt with such uncooperative and unprofessional people, it was truly shocking.

I can't express the amount of frustration, horror, and even amusement at how appalling this agency is. I actually wish I could post samples of their emails here for public entertainment/ shock. If you have a lot of money and are willing to be ignored and patronised I'd thoroughly recommend them! The list of unexplainable errors and excuses they made at every step of the way, combined with downright rudeness and stupidity, just goes on seemingly infinitely - but the worse ones really have to be the fact that they did not even respond to my requests to deal with the aggressive landlord (who constantly turned up announced at our flat asking to be let in), and the conditions of damp in the flat which caused a tenant to be referred for a series of treatment because it had aggravated her health so badly. She is still unwell after 2 months and is on medication. They did not even acknowledge this in any correspondence even though I mentioned it constantly. The landlord they worked with was absolutely awful and terrified everyone who lived there, and they were complicite in everything he did - they did not listen to any of my concerns or ciriticisms and defended his behaviour or ignored my emails.
They got dates wrong, names wrong, hassled me and my manager at my place of work, demanded my full banking details for my reference, did not take any inventory of the flat, did not ensure the previous tenant had paid off their bills before moving AND WE FOOTED IT.
They even said they were too busy to reply to emails, but they were happy to take phone calls - as in they did not want correspondence recorded in writing.
Oh and they did not return the deposit of the prevous tenant or even inform them of any deductions - she is still trying to claim back any of her her deposit after 6 months.
Just avoid. My current estate agents were shocked when they heard how we were treated and said we should have left immediately. In fact the only good thing I can say the recommend hudsons is that after I had complained for 3 months about our various problems they offered us a break clause - because they obviously knew we were in the right and did not like us sticking up for our rights.
I now let through Chain Residential, in Highbury - and they are FANTASTIC - their tenancy agreement was very professional and gave us plenty of time to do everything in a calm and timely way, and we felt confident all the way through that we were being looked after - the OPPOSITE of Hudsons. It's not true that all estate agents provided bad lettings service, but Hudsons do.

Far superior to any agent I have dealt with in the past. Off the back of this I have suggested to one of my friends that they should consider using Hudson's to manage their property if they ever decide to rent it out.

We've been living in a flat managed by Hudson since October. The flat is not the newest, and there were some technical problems throughout the year, but we were really pleased with Hannah's quick and efficient responses to all of our requests and problems. Hannah replies immediately, even on weekends and holidays, and make sure that everything (even the tiniest discomforts) is fixed right away, and also makes sure to follow up and see that we are happy with the results. We truly appreciate her efficiency and professionalism, but most importantly, we are grateful for her kindness.

My flatmate and I have been living at a few places in central london now so have worked with various agents. It is often difficult to find a nice place with an agency who are helpful, especially when you are students (as a lot of people will take advantage of the fact that you are young and inexperienced). At the start of our tenancy with Hudsons we ran into quite a few problems. There was a property manager who kept ignoring our requests (intercom, shower, and oven were all broken for a few months and she never sorted anything out). However, when Hannah took over as the property manager she was so efficient and helpful that all the above items immediately got fixed or replaced. So we were pleasantly surprised and very grateful for her help. The checkout process was quite smooth too with our deposits returned to us duly. So would definitely recommend this agency to friends in the future.

I chose Hudsons to sell my property after meeting with three different agents. Out of the three, Hudsons seemed the most professional because they kept in touch without being pushy, they replied to my queries promptly and they suggested a marketing strategy that I liked the sound of. I negotiated a fee with them that I thought was reasonable and their valuation of my flat proved to be spot on. They know the local area well and I honestly felt like I received a very personal service. Initially I considered trying to sell the property myself, but having now experienced all the hard work that goes into it, I'm really glad I asked Hudsons to sell on my behalf, mainly because of the great number of buyers they seem to be able to produce out of thin air! There was no shortage of viewings; I lost count early on but maybe more than twenty over a short period, and at one stage we had four good offers to consider, two of which were cash buyers. The exchange of contracts took longer than expected, but this was no fault of the estate agents who remained calm and helpful throughout a challenging process and the Sales Director made himself available any time I wanted to speak. In the end, I got an excellent price for my flat which was more than I'd hoped for, so I really would recommend Hudsons to others, since I had an almost entirely positive experience.

We have been private tenants under Hudsons management for over 3 years and while we've seen service levels go up and down depending on management, the last year has seen a real turnaround where the service has never been less than impeccable. We have continually had problems with our flat (not to the fault of Hudsons) and Hannah, the property manager has always been extremely reactive and helpful with every issue, every step of the way. Truly the way a letting agent should act, Hudsons is professional, responsive and treats us as people, not just tenants. (Regardless of where we fit on the rent ladder!)
