After renting from Ian Gibbs for 13 years, my landlord decided to sell up so i had to find a new home under section 21. They did their best to help but with current housing crisis it was a big struggle. Lucky i found somewhere. Gill, katie and John are amazing, kind and friendly. No pressure and ongoing support throughout renting through them. Always sorted out any problems in the flat fast. When i have to rent again in the future they will 100% be my first place to go.

We were looking for property for months and we came across some shocking letting agencies and very rude letting agents. Ian Gibbs process was easy, and the service was professional from start to finish. The only moan would be the referencing system -we had to upload the same documents few times, however Katie (Assistant Letting Manager) was very professional and helpful and assisted us with anything we needed during the process. The inventory was very detailed, and the lady even showed us how to use the kitchen equipment.

Amazing service from Ian Gibbs Lettings. To give you context, I was flat hunting all over London for 2 months now. This viewing appointment was my the 3rd one of the day and I was considering whether to cancel because of the distance.
Katie Evans, the Assistant Lettings Manager who was showed me the property was friendly and knowledgeable and told me everything that I needed to know.
When I made my offer, the process was straightforward.
My only criticism is the Good Lord referencing process. The AI or Chatbot used could not read the files uploaded or the my answers, which made the process slow. Maybe something can be done to improve this.
Other than that, Ian Gibbs continues to provide me with an excellent service post moving into my new home!

We were looking for a garage for storage at short notice and a friend gave us details to contact Ian Gibbs.
They didn’t have any available however the lady on the phone said there maybe one coming up just waiting for keys to come back. They said they would call me back. I usually find estate agents don’t call back, you have to do this, however I did get a call back after a couple of days.
The garage was available however the previous people had not left it empty and had to wait for them to clear or the agent to clear. We got an update and waited for another call back to confirm all good to go.
The call came through much sooner than the week we were advised to wait and the whole process with paperwork was quick and done efficiently. We were very pleased with our overall experience.

Their gardener went onto my property, and cut a rather large and expensive bush, just before the cold snap, and has killed it. Ian gibbs won’t take responsibility for this. They are quick to take the maintenance fees every year, but aren’t willing to correct their own mistakes. It wasn’t just our bush that their gardener cut, but also another private house, as well as the communal areas. Terrible company, who aren’t willing to help, if it costs them money.
Look out for the phantom bush cutter, if you own a property maintained by these cowboys.

I am writing this review to share the fantastic service I have received from our property manager Emma Barltrop at Ian Gibbs Estate Management. My Wife and I recently made the decision to change to an electric vehicle and therefore require a charging point to be installed in our parking bay at the flat. My past experience trying to get anything done with property management companies has been pretty awful so the thought of this really filled me with dread! Thankfully for us Emma couldn't have been more helpful, she actively provided us with information and contacts of who could help, clarified the information we needed to provide and worked with the Directors of the block to get the approval sorted for us. Emma really went above and beyond to help us and thanks to her we are looking forward to getting our charging point installed soon and enjoying our electric car! Thank you Emma!

Awful. The fob reader that gives access to our bike storage was broken a couple of nights ago and after constant chasing it still hasn’t been fixed or offered us a way to get access to our bikes. They said the reason is the contractor didn’t have a compatible fob reader so you better pray if it ever happens to your building’s main door.

I’m living in the point apartments GantsHill managed by IanGibbs. Pathetic management, since I moved to the property last October this like sixth time there is no water. The residents have to chase the emergency services to get the issue fixed. I wonder how did they sustain for 50 years?

I have been a resident of Pickard Close in Southgate for the past 17 years until I recently moved out of the Borough of Enfield. John Gibbs has been the managing agent for this Estate which I feel has been managed impeccably.They have always managed to set very reasonable service charges, carried a sinking fund to address ongoing developmental needs and communicated well with myself and others as voluntary Directors. The improvements have consisted of ANPR cameras to address security and the potential of fully enclosing the estate as a gated development. In more recent years Alexis Hooper has taken a proactive role , alongside John, in the continued management, and they have worked tirelessly with Good Will in their service delivery. I highly recommend them and all the staff administration at Ian Gibbs Estate Agents who have been courteous and efficient.

I have used Ian Gibbs for the last 20 years to manage a block of flats (48) and can say that I am completely satisfied with them. I am a property developer so understand the complexities of managing properties and that is where issues can arise; lessees feel that they can click their fingers and the managing agent waves a magic wand and everything is resolved. When there are issues other than the usual cleaning & gardening I deal with my assigned property manager and discuss what is to be done and then IanGibbs work with me on arranging the solution.

At that point instead of fixing the problem on their side, they expect another tenant to also report about the issue before they can act on it. On the Lettings side - very poor service.
Moving in - house was not professionally cleaned (even though it was in the contract).
Slow to deal with repairs of any sorts.
I always had to chase them with updates. Repairs taking months (and still not resolved).
Rude passive-aggressive service from management, threatening with revenge eviction for asking for repairs.

Kirkland Drive EN1 , Managed by Ian Gibbs Estate Management, have had ALL communal areas heaters, turned off. This is illegal.
Every tenant, or owner pays service charges, and a minimum legal temperature is required in Communal areas, which is paid for by Us.
Theft by Deception, and therefore Fraud, is an arrestable offence, and if not returned, Service charges will be withheld. Police, and The Council will be brought in within 72 hrs if this is not switched on, by THE person, who committed this illegal act. We know who this is!
Residents are within their rights to plug heaters into the communal areas, at yr expense. until this is completed.
Temperatures an photos have been taken, and residents are being made aware all over the Estate.16/12/21

At the start of our tenancy Ian Gibbs seemed ok, seemed to fix most things ok but in my opinion when advised of drug use outside our flat, I felt the response was poor and unprofessional. Specifically Gill was incredibly unhelpful and in my opinion borderline aggressive in her tone. Threatened to attempt to charge additional days rent when keys were handed back early and honestly the only good member of staff was Sasha, she was prompt polite and helpful.
Sasha, please teach Gill some of your exceptional customer service skills, as in my opinion she needs it.

I absolutely won't recommend anyone to deal with them. I had a viewing for a one bedroom flat in Enfield last week. And they cancelled on me just 10 minutes before the time of the viewing. I was waiting outside the property when they called. They are absolutely rude. You go in there, the staff are weird. Just a forced smile and will look at you as if you're a murderer.

For 5.5 years we were tenants in a flat managed by Ian Gibbs and we could not have been happier. From getting in the property - they knew we were on the last few days on our previous property and sorted all the paperwork in days. Managing all our issues quickly and efficiently for those 5 years (of course I'm sure having a great landlord helped here as well) - the longest we waited for anything was 4 days of delivery of new boiler and 2 days of removing the old and installign the new. Issues were sorted quickly and efficently. They did annual inspections of the property to ensure everything is OK there. Leaving the property was handled also great and deposit was returned with no issues on the same day all the relevant bits were sorted.
I am very pleased with the team and would highly recommend them.

It could have happened more quickly, but that was nothing to do with Ian Gibbs and the professional manner in which Jonathan and, in his absence, Josh handled matters ensured that it was an almost stress free experience. They are both very friendly and courteous in their manner. Jonathan has a wealth of experience and knowledge of the local housing market which inspires confidence and has a steady and dogged approach to ensuring that setbacks are overcome and problems resolved which was reassuring throughout.

I highly recommend Ian Gibbs if you are planning on selling your property and if you are buying from them, count it as an advantage on the property you are purchasing. There was a hold up on the sale of our property due to a lease issue and Jonathan at Ian Gibbs worked tirelessly to get the sale through, contacting all the solicitors involved and keeping us up to date on any information pretty much daily. When feeling frustrated that nothing was happening Jonathan was always available to get answers which is valuable when you can't always find time at work to chase up solicitors.
Their valuation of our property and knowledge of the market is very honest and their fee was also very reasonable compared to other estate agents in the area. If we were to sell again we wouldn't hesitate to use Ian Gibbs.

with my flat purchase we had many challenges to deal with : lease extension , probate , and try to complete before 1st of April in order to no have to pa yextra £ 10.000 stamp duty and we did it all in time completing 31 of March with hours to spear!
If it was not for Jonathan Doherty We would not have done it in time meaning losing 10k . It felt like he was fighting for his own money and thats the type the agent you want on your side when buying property .

Very poor to deal with... Left a tenancy agreement with this company and subsequently had a large sum of money deducted from my deposit for "cleaning" required to the property (The flat was left in better condition than when we received it). Photographic evidence of a hair clip left in a wardrobe and dust stuck to a chair leg was provided to justify the extent of this "professional clean". When asked for proof of the work carried out, a very very questionable invoice was forwarded lacking any significant company details i.e. registration number, vat number etc... after several days questioning this, I was told to proceed through the relevant legal steps if I wanted to challenge this any further... Be careful!!

Ian Gibbs have very recently helped me purchase a property and I had a great experience with them. Jonathan was there to help from the day of the first viewing up until completion. Jonathan was very friendly, professional and very honest from the start. He sent regular updates and if he was going to be absent for a day he would put me in touch with a colleague who he had updated on any details I would need. Any other staff I dealt with in his absence were also very friendly and helpful.
The purchase process from start to finish was very smooth and stress free. I couldn't have asked for a better Estate Agents!
I would highly recommend using Ian Gibbs for anyone looking to buy a property.

Actual worst management company to deal with. They don't follow up, they pass the buck, they couldn't care less. I'm leaving my current property at the end of my lease entirely because of them. We have had no heat in our apartment for a year (an issue which has seen at least a hundred emails from many different residents) and they haven't cleaned the windows (also, in a year). We had someone sleeping rough in the hallway, smoking weed in the stairs, and they still wouldn't give us a security patrol. The best they did was put fake CCTV in the lifts.They wouldn't fix our broken front door so residents had to use the fire escape to enter the building(a door not designed to be opened from the outside). I reported this issue on a Friday and was told 'well it will probably be Monday seeing as you're calling now'. Sorry Ian Gibbs, I'll tell the front door to break midweek in future.

After a long search for a place to live, trying tens of agencies and agents, finally we found the right place, with the right agency and the right agent. Jonathan was incredibly helpful and honest since the first moment. He helped us throughout the whole process, which took several months to complete. For the whole time he kept in touch, with constant updates and advices.
His kind and polite way to deal with our matter, help us release the pressure accumulated in a process that encountered several obstacles.
We are very grateful to have found Jonathan on the way of our new home.

Required to use the agency for a lease extension on my flat. I received an extremely poor and slow service. Took weeks for an unhelpful reply, generally after several attempts of contacting them by phone and email. As a result I did not use the agency for the sale of my property despite the sales team being friendly and courteous.

I recently purchased a property through Jonathan at Ian Gibbs.
The overall service received was excellent. Jonathan was very easy to deal with and dealt with queries I had quickly. He also offered me a lot of good advice on my sale and communicated well through the chain.
The overall service was honest and straightforward, which is not what people normally associate with estate agents!
Would not hesitate to recommend Ian Gibbs services!

Ian Gibbs insured a sad experience of selling an property for an estate sale a relatively stress free experience. Their professionalism and excellent communcation has assisted in the process - we live in the USA and dealing with this sale from overseas has been made considerably easier by Ian Gibbs.
