We have just started a tennancy with Katie Homes (main contact Jamie Parker).
We have been really impressed with the communication and service from the get go; where I recieved veiwing and application process reassurance.
Application was all done through standard systems, allowing seamless entry of data. And the office was always on hand for a call to discuss timelines or anything else that needed time.
We were informed of any small niggles openly, and aksed to mention anything no matter how small that they or contractors might of missed. Everything was sorted before moving in, and felt I could bring up things with ease.
When the usual things did occur (only small) Jamie, and the team were onto it straight away, and gave us great communication about when they would be round to fix them.
Overall I cannot fault Katie Homes, and would highly reccomend them for any new home searches.

This is the *WORST LETTINGS/RENTAL AGENCY*
I have ever used, thanks to Jamie Parker who never gets back to you and then when he does is so rude you wish he hadn’t!
If I could give them no stars I would!
We spent today (Monday 10th June) viewing houses to rent in Nottingham, which was going fine until we had to deal with someone called Jamie Parker at Katie Holmes sales and lettings. I have no idea why he has decided to deal with the general public on a daily basis with no customer relation skills whatsoever!
If he is new to this job then someone needs to train him in politeness when speaking with potential customers. He also needs to know that it’s very rude to talk over someone whilst they are still speaking! (As he did several times)
We have been dealing with lots of different agents recently, and viewing various properties in Nottingham with no issues at all, so we are certainly not new or naive to this market. If anyone is thinking of using them, make sure you deal with someone else as we shall never call them again!
In response to your reply Katie, we didn't decide to view the property on our own. We had a list of addresses of properties available for rent and was looking to see where they all were, and what the neighborhood was like (the same as everyone does when looking) the removal man who was at the property asked if he was in the way. We replied to say, no we were just looking to see which house was available to rent. He then said politely I shall go and get the tenant as she was standing outside.
If Jamie had bothered to listen instead of talking over us he would have known this information. Whatever the circumstance he should listen to potential customers and not laugh at them! He also didn't get back to us after saying he would on 3 different occasions... just like some of the other reviewers have said!

If I could give them negative stars, I would!
Me and 5 other people moved into one of their houses in West Bridgford August 2022, and we were given the keys to the house that was completely in a tip; not cleaned and loads of issues. We were given 3 chairs, 2 of which were broken and after reporting this for the whole year we were there, they said they'll sort it out but never did. I won't be surprised if there's still only 1 chair there.
When we signed the contract, we asked for bills included and they said they would be able to do that, however when we moved in, they went back on that and said because we signed the contract, we would have to pay for bills separately (REMEMBER their contract statement for later).
We would report any technical faults in the house throughout the year and a lot of the time they wouldn't be fixed. For example, the upstairs bathroom light; when switched on, would trigger the fuse to be flipped and set the house alarm off. This was due to a fault in the wiring which is very dangerous, especially being in a bathroom where there is a lot of water. When reported, they said they would get someone to fix it but they never did. It just so happened that one day it didn't do it anymore rather than actually being fixed.
The WORST PART of this all was that in the contract, it states that we would expect to receive our deposit within 30 days of the end of tenancy. This meant that we should've received the refund at the end of August. WE HAVE ONLY JUST RECEIVED OUR DEPOSIT (it's November)!!!
We wasted so much time from August, chasing up our deposit and get excuses every time and send us to other people to deal with. They then tried charging us (after August) for the chairs and other issues which happened before we collected the keys. Luckily we had proof of emails and pictures from when we first moved in. We asked for our deposit protection documents, however they were unable to provide us with a signed document and certificate and stated that they sent it to us (of course, they didn't)!
After some time and them trying to charge us for issues that we didn't cause, we threatened to take them to court and they suddenly started responding very quickly. However, they still wouldn't return the deposit.
A few weeks after threatening court, they sent an email stating they would give back the full deposit, however there was still a lot of back and forth after this due to just pure INCOMPENTENCE.
In the end we received our full deposit it caused a lot of hassle and a huge amount of time wasted! Such a shameful experience with them, especially as a student!
Would HIGHLY RECOMMEND NOT TO USE Katie Homes, especially if you are a student because they WILL try to take your money and not help you out when needed!

After you sign the contract they don't care anymore. I rented a shared flat and complained several times with them because my flatmates had really low cleaning standards but they would not reply. Then they subtracted a large amount of my deposit for cleaning. They also don't reply to emails before the 5th reminder or so.

The moving in process was fairly quick and smooth and the staff was always friendly and helpful. Some minor repairs were well taken care of although we did have to wait a bit for the water tank to be fixed. There were no problems whatsoever with the checkout and no unneccesary fees have been taken.

Don't waste your time, such an unprofesional company. Kept pushing back viewings as they did not have a spare key, and the only way to view the flat was if the tenant was in and 'she was never in'. Once again tenant has more power than the agency - reminds me of the 'centrick agency' -. In the end Katie Homes never called us back. We never viewed the property.
After reading the other reviews I would definitely recommend you to look for another agency.

We have just rented a house, through Katie Homes, for next year and could not be happier with the service provided.
We read the reviews before signing and went back to the tenants, of the house we are taking, with our concerns. Fortunately the tenants in the house have experienced both sets of Management( past & current), at Katie Homes, and said the difference is like night and day. They confirmed on moving in nothing was ready, no inventory provided, house wasn’t cleaned etc
Phone calls, emails ignored, always blamed on staff issues. They said that never happens now, when they call/email , they get a reply straight away and problems dealt with efficiently.
Our experience of the signing up process was similar ........very happy!

The most unprofessional and untrustworthy lettings agents I have ever had the displeasure of renting from in my 7 years of renting in life so far.
If you make one decision today - avoid Katie Homes at all cost.
1 week after moving into the property we were approached for viewings as the property was being sold.
At no point during the referencing process were we told that the property was due to be on sale and so we were forced to fork out extra money and find a new home days after moving in. The landlord blamed the lettings agents and the agents blamed the landlord - the only thing that was obvious was that we were being lied to by both.
Other highlights included not being given the key for our post box for the entirety of our rental duration along with awful communication and customer service from the Katie Homes office.
I would not wish this disruption and lack of basic understanding or care on anyone.

My housemates and I have experienced a lot whilst living in Nottingham as students. Our second year was an experience of rats, mould and estranged landlords, yet we somehow managed to have a worse experience with Katie Homes. It has taken us many months to get our deposit back, which has involved a solicitor and endless waiting games.
Despite leaving the house in better condition than we received it, we found ourselves charged for a lot of random expenses. When we delved deeper, they did not have any record of the condition of the house prior to our moving out. When we explained this, they stopped replying, which ultimately made us have to go through the long process of single claim. Thanks!
However this lack of communication and unprofessional approach wasn't an isolated experience. I think one of the best examples would be when we found a house key of ours had gone missing. We were terrified it had been stolen and that we could be robbed at any moment. We found out the next day, their plumber had taken it...so they could return when they wanted. It's always reassuring that a stranger can enter your house any moment. Thanks again!
What you want from housing is a safe place to stay, and the assurance that if something breaks or needs a landlords input, you'll have a quick line to a professional and helpful person on the other end. You won't get this here. Search elsewhere.

Since starting our tenancy with Katie Homes we have had non stop problems due to their incompetency, they will tell you one thing on the phone one day and then the next have completely forgotten and give you different information, they have no clue what they're doing, would email us about missed rent payments when we had bank statements showing we had, didn't clean the property between tenants and then tried to charge us for years old dirt and mess when we moved out and it took us nearly 3 months to get our deposit back after moving out, STAY WELL CLEAR

Johnson Rd property . Multiple problems. Avoid these people . They did not clean the property between tenants. Lots of inadequate and broken furniture. Do not respond to calls. They are exploiting students with a shocking service and property leaving them unsafe without working smoke alarms and much more. One star is too good for them !

Entire history with agency has been appalling while being a tenant. Won't go into everything, but maintenance issues left for years with constant assurances they will be dealt with. Explanation always attributed to staff turn around and previous staff not having done their job properly.
Current staff having not done their job correctly with correspondence not being properly filed and passed on, resulted with me getting a call less than 24 hours before the new tenant was moving into the property, that I had to vacate and finish all cleaning, despite having already 'agreed' with agency representatives that I would have the weekend before handing back the keys.
When it came to getting back the deposit, despite the above circumstances, I was charged for an unprofessional job on painting walls. I did the best I could in the reduced time given, and despite getting an insincere apology and acceptance of fault for the situation, it didn't change the fact that because of their mistake, I had to incur the cost.
So in summary: even if it's the property of your dreams, avoid if Katie Homes is the letting agent. Google doesn't allow zero stars for this review, hence why it got a whole one star.

Mind blowing incompetence. They sent through the contract to us the day before we needed to return it and wouldn't give us an extension. It took 6 weeks to get a signed copy of the tenancy agreement. They constantly phoned us asking about maintenance issues months before we were due to move in. Calling us about unpaid deposits from people who don't live in our house and also about other houses. The oven was dirty on moving in, freezer and washing machine don't work and can't tell us when it will be sorted. Avoid at all cost. I don't know how they continue to exist as a business.

If I could give no stars I would. Have made this move the most stressful of my life. Don't respond to calls, when they did they gave false information. Tried to re advertise the property I wanted to rent AFTER accepting my application and deposit. Told me they then wouldn't but then rang me at a later date (when I'd sent numerous emails and left numerous voicemails) thinking I was the current tennant telling me that people were coming to view.... Expensive admin fee's relative to others. Unbelievably incompetent and no apology for their awful conduct. If it wasn't for the fact I need the flat I would have told them to stuff it.
