We have only been at Lettings angels since July, however they have been brilliant so far! As soon as we report something they’re at the house straight away to fix it, have replaced old mattresses for us and any other requests we’ve had- they’re so on it! The girls at the office are so friendly, so would definitely recommend to anyone who is uncertain about what landlord to go for next year!

Rented for 1 year, the property was great, they were not. Our tumble dryer would trip the electrics whenever turned on and they did not fix this issue until 1 month was remaining on my tenancy. To make matters worse, our fuse box was only accessible from the shop underneath the flat. So, if the electrics were tripped in the evening, the power would be out until the following morning. They repeatedly missed communications to tell them that certain times were not ideal for viewings/visits from them. Tried to take an extortionate amount out of our deposit after moving out, which fortunately DPS was able to sort out. They tried to deduct £410 for regrouting and resealing the bathroom even though the damage before and after moving out was completely identical. They even sent an email to me after moving out, advising me to seek legal action over missing rent to the amount of £793. Which was false, this was instead the amount I was disputing with DPS. They were just incredibly slow to deal with any issues raised, which was very frustrating as they had given less than 24 hours notice on multiple occasions when they wanted access to the property. Overall, very poor service and I wouldn’t ever rent from them again and would advise against anyone else doing the same. Take care :)

Terrible lettings agents. We had a hole in the roof for months, lettings agents knew exactly what the issue was, landlord could’ve easily paid as she owned multiple dental surgeries. Instead, we ended up having constant leaks, damp throughout the entire house, mold everywhere, and the worst part, fist sized mushrooms growing out of bathroom ceiling due to the damp. On top of this, the lettings agents had the audacity to ask for us to clean the house and tidy the garden. Terrible agency and a team that makes excuses instead of fixing issues to protect their landlords.

Avoid this company at all cost. The only likeable thing about that office is the dog. Tried to swindle us 2500 at the end of our tenancy to which we had a solicitor look at and we received 2300 back.
I personally had to move out the room due to a leaking window, that took 4 months for someone to have a look at.
It was nearly impossible to contact them. When I finally managed to get them on the phone the owner of the company was rude and not helpful in the slightest and I believe only answered the phone to have an argument. Genuinely Had to put the phone down on her i was getting a migraine.
Recently my house mate sent our new rent to them, this in December. After contacting them immediately and then then trying to hold the money, progressing to we will send at end of week. It was only once involvement of court was involved the money appeared.
They will either ignore my review, or claim they have no record of me on the system. Truly awful company.

The company allows the landlord to try make ridiculous claims for deposit, managed to get a solicitor to have a look and received 2500 more than they were trying to claim. Over the 12 month period we rented only one report ever got fixed. I personally moved out as rain leaked through my bedroom window. I reported in September and in February someone came to have a look. Customer communication is appalling, had a house mate send to much money and was promised it would be sent back at end of the week 3 times, he then threatened to go court and it suddenly arrived. Had an issue with answering the phones, genuinely couldn’t get hold of someone who worked there and when I spoke to them about it there owner had a go to which I put the phone down. Really terrible company, do have a cool dog in office but that is the only likeable thing that works there. Avoid avoid

If there was a 0 star that would be for them. Terrible experience. I’ve been renting 7 years in the UK but I’ve never seen an agency like that. At the start of the tenancy the property was in a really bad condition not cleaned at all. During the tenancy the kitchen roof in my property start leaking very bad. 4 months they didn’t fix it. Landlord never make any effort to repair or maintain the property. Also the letting agent never supply with letterbox key.

Our experience with Sales and Letting Angels was extremely disappointing due to their inadequate online communications and their maintenance staff repeatedly entering our premises without providing the required 24-hour notice. It has been frustrating and unprofessional.
The letting agency's online communication was severely lacking. They were slow to respond, often leaving us waiting for days for a simple reply, if we received one at all. Their unresponsiveness made it difficult to address issues or get important information in a timely manner, they would say they’d ring/email back however we’d end up either in the office for answers or having to chase them up via telephone. It was an unacceptable level of service.
Furthermore, men constantly just walked through our doors either doing routine checks, cleaning or doing general maintenance work. They consistently entered our property without giving us the legally mandated 24-hour notice, disregarding our right to privacy. This invasion of our personal space created a sense of unease and violated the trust we should have had in the agency's professionalism.
2 months into mistakenly renting again through this agency we are already having issues. Any amendments fees charged to tenants for changing a contract is legally not allowed and was banned in 2019. Despite the law, we were told we had to pay a £350 plus VAT to replace a tenant. They had told us we were not allowed to send any details of the new tenant until this was paid. Everything that was said Via email vs in office contradicted itself. After looking around on gov websites and speaking to citizens advice they confirmed this is against the law and any fees of this sort would be charged to the landlord not the tenants. 2 months of stress and financial difficulty to just be told by our landlords there is no fee for changing the contract. Ultimately, the agency has tried to scam us into paying this, beware and do your research before sending your money.

I do not even know where to begin with how we treated from Feb 22/23.
The property wasn’t ready for our arrival and was dirty and unsanitary. Agency tried to push back the time whilst vans were loaded and waiting. Landlady pretended to be a cleaner on the day so she wouldn’t have to take ANY responsibility.
Throughout the tenancy we had serious leaks and property damage from those leaks. The structure of the property was unsafe. Kitchen was falling apart. No running hot water in the downstairs toilet for months. Waited seven months for a back door key. Rotting decking which attracted rats. Moulding walls in the bathroom and the worst, rotting single glazing windows at the front of the property. Many didn’t even shut properly. But did the landlady or Sales and Lettings Angels fully support us in any of this? No. Just excuse after excuse. So much so that we eventually got the Council involved but should never have to come to that.
I understand that the landlady wanted to undertake repairs herself however, if these aren’t done then surely the agency should step up and take some form responsibility. Both parties claimed they were both hard to get in contact with and it just wasn’t good enough.
Then came the battle with getting our full deposit back through DPS. The amount of unanswered emails and messages showed how we were treated throughout but was still deducted £5 for a lightbulb. Wow
In conclusion, PLEASE avoid this agency and their rogue landlords. It’ll cause so much stress. We had the year from hell whilst paying over £19k for the privilege.
If you do decide to rent with them it’s so important to keep every message, email and record calls

Awful experience, I'd suggest you to stay away from this agency.
The agency workers will go any lenghts in order to give seemingly reasonable answers here but it's a sham.
Such a bad review is a result of having been scammed, it's so easy for them to write a reasonable answer here where you can't even respond to it.
They're so eager to take the money and will find any way to keep it without providing any service. Why bother actually renting the place when the money is already yours.
Disgusting company, just read the bad reviews and realize it could've been you.

The team in the office were helpful throughout our tennacy. They did have to be pestered occasionally to get a response. However, they were on the whole an alright letting agent.
The deposit return process, however, is where we had major issues. Despite the check out report showing that the property was left in the same condition (in some places better) than when we moved in, our landlord still tried to claim over £400 from our deposit.
After four months and being forced to go through the DPS appeal system (which I would recommend anyone with similar issues doing) we were thankfully able to get all our deposit returned to us.
It is clear that some landlords represented by Lettings Angels will try and rip you off where possible. While I understand that the lettings angels team are not necessarily at fault for the greed of some their landlords, as they managed our property they ultimately foot the blame.
I hope in future Lettings Angels choose only to represent landlords with morals and values who are not driven by money and greed. Sadly, I know that this is me being extremely naive and this company will likely never change.
So beware!
If you do choose a property managed by Lettings Angels take pictures of everything when you move in and out, and always go through the DPS appeal system. Even if you don't think you'll win.

Scammed us for 4,000 pounds. First, they asked us for 2x more money than necessary and said they would issue a refund. Did not issue it until a week later. Another week passed by, and I still don't have my money back and my emails are being ignored. Not to mention they charged us £500 for a small miscommunication on the phone, even though I gave them the correct details in the email the day before. Additionally, they took another £200 of the money that was supposed to be refunded the week before to pay VAT, which I don't find fair as they were not even supposed to have this money anymore.

Terrible customer service.
Called 4 days in a row, each day I was told something different or that no one was available. Each day I was told my query was being marked as urgent.
For 2 months running they tried to claim that I was in arrears, despite having paid all of my rent whilst living at the property as well as the fact that I did not re sign the new tenancy agreement.

Disappointing service from Letting Angels. My son moved into a property 5 weeks ago but still has not received the keys to the house and his room. He was expected to borrow keys from flat mates and still cannot lock his room. He has been trying to address this with Kelly for nearly 4weeks no to no avail. Would certainly not recommen LA. Also, the front door lock has been broken for three weeks but the landlord is in no hurry to fix it.complacent

DO NOT GO WITH THIS COMPANY- me and my friends had put a holding deposit down on this property and were supposed to move in the 1st of september. We had received no communication from them for a week so I called up to ask what was going on and they told that someone else had paid their holding deposit an hour before we did. I had to actually call them up myself to find this information out they made no effort to contact us about this which is shocking- I dont think they ever intended to tell us this. They only paid us the deposit back after a lot of angry emails and phone calls. Worst company I have ever used could not recommend them less. Disgraceful

I recently bought a house that was being sold via Sales and Lettings Angels. From the moment I set foot through the door, Kane put me at ease, answering my questions honestly and reassuringly. Such a stark contrast from dealings I've had with other estate agents over the past few months! From putting in my offer to completion, and even beyond, Kane's communication has been exceptional. Refused to admit any wrong doing- and left my flat mates and I standing in the cold for a half hour, where we had to call and have the situation explained over the phone. DONT RENT IF YPUR A STUDENT. Before we even moved in we had mould in the kitchen and the downstairs bedrooms, they knew about it for months and let us discover it once we moved in. They were then incredibly difficult about mending it and only listened when I got my mum to call them! They said they “fixed it” but the area is now peeling again, my room is so damp that when I put my clothes on they’re damp. We then had a flood in the kitchen which they tried to blame us for but it was due to a burst pipe. I then moved in to find a dead rat in my fire place which has gone to the toilet all over my belongings. I was offered no compensation and have only had my carpet steamed, my bed stinks of rat wee and the room in general still smells of dead rat even weeks later. And most of that happened before we had all moved in. The communication is awful, so rude, ignores what I say in emails and twists my words. The actual house it’s self is horrible, it’s dark, super over priced, all the furniture is broken, desks are tiny and I had to buy a new one. Overall it’s awful service for an awful house which so far has had every issue under the sun, just go somewhere els, all these reviews saying they are amazing either got lucky or are fake because the experience I’ve had has been horrendous.

I have had so many disappointing experiences and a second property purchase almost falling through (after the first one did) and honestly I would be without my first home without the Sales and Lettings Angels! At first, I had Esme who left and I was prepared for everything to fall apart (as was the case with every other firm involved in my purchase) but not here! Sales and Letting Angels agents are doing viewings at the flat I currently live in. Since the first few viewings, their agents have been hightly unprofessional- they never used to let me know when there are viewings and would just turn up. When I raised the issue (a couple of times) with their agent, I was always told that they would look into it and start notifying me, but I had to talk to them every time the agent came to the flat before they started notifying me. Recently my flatmate came back from an amber list contry and is self isolating at the property. Even though I let the agent know that viewings won’t be possible while my flatmate is self isolating, the agent still brought people for viewings. I had to call the office and they assured me that there are not going to be any viewings anymore for 10 days. However, the agency is still booking viewings with people and I can’t get through to them to explain for the 3rd time that we cannot let anyone at the property. I am furious at their unprofessional and careless behaviour and would not recommend them as an agency to anyone in Cardiff.

When viewing the property Kelly was great, helpful and friendly. She was informative about the property which helped me, as a prospective tenant, make a decision. Any follow up questions and requests have been dealt with efficiently and quickly.

I have never left a review before, but with how bad lettings angels were I felt like I had to. When we moved into the house, it was absolutely disgusting. From stains on the wall, to mouldy food left in the freezer. The landlord never came to the house at all throughout the year and we had to clean the property ourselves after moving in. Complaints with the house weren’t dealt with in a timely manner or just not at all. To make this worse, they took a significant amount of our deposit even though the house was much cleaner than when we moved in. I would not recommend this agent to anyone.

Run. This agency is probably as bad as CPS. As an international student, this agency took advantage of the situation. First, we (me and a friend) visited a few places, when we chose the house we wanted, they told us it was £395 when during the touring it was £375, we forgot so we signed, and when we realized a few days later, they wouldn't admit that they got it wrong. We had to show them evidence, and then they admitted but said that we signed so it was too late (£200 for the 10 months gone for each of us!)
Then, when we signed, they told us we would have WiFi when we arrived. We had to wait a month and a half. Knowing that we paid for it for nothing, we asked for a gesture, which they ignored.
Many things were broken and needed to be changed. We emailed and called a few times but they never answered the emails. We eventually went to the agency a few times to get things fixed.
When our boiler broke and flooded the house (no hot water, no heat in January), we ask for a solution and they told us to go to a friends house for a few days. We had to call them a few times for them to actually do something. They finally ended up giving us a nice AirBnb near our house.
Also, the house was for sale, so we would have some viewing (about 4 a week for 2/3 months!). Their notice emails weren't always on time and when we said we couldn't have anyone over, they would come anyways.
As for our deposit, they're taking money for the cleaning (it was clean) or stuff that were already damaged upon arrival.
All in all, the communication was terrible and if you're an international student, you'll probably get scammed. If you still choose to be in a contract with them, good luck.

Given the current circumstances, I was extremely aprehensive about being unable to view any properties before moving in, but Lettings Angels were extremely helpful throughout the entire process. They were so much better than other agents I contacted with questions about the property and the surrounding area and no question seemed silly to them, which put me at ease. If no-one answered the phone I was always responded to throughout the rental process. Having collected my keys yesterday, I notified them of some maintenance issues and have had 2 contractors round today already! I would highly recommend them to anyone wanting to rent in Cardiff.

I only have bad things to say about this company. First of all I got scammed with the monthly rent as the amount to pay in the contract was more than we discussed beforehand and was stated on the website.
I am a foreign student and did not understand, so therefore I signed the contract nonetheless. The first month and a half we did not have Wi-Fi even though this was included in our contract and no compensation was offered for this.
Furthermore, the communication with them during the whole year was terrible. They never contacted us before a viewing and just unlocked the door and showed up when there was a viewing. As a house, we had many problems and called about this several times and it always took a long time for them to respond and do somethings about this.
Only take a contract with them if it is your last hope! And even then...

I would also like to thank the agency for not letting us freeze when our boiler got broken during the year. They immediately book an airbnb house for 4 nights in a very nice house nearby our house. In my experience Lettings Angels are by far one of the better agencies to use as a student or professional. They are focused around making things easy for tenants and are fair and transparent with everything they do. They aren't deposit grabbers like some of the others!

We had problems with our boiler for a few days and then were asked to move out while they fitted a new boiler. The new house we had while our boiler was being replaced was really nice and it had a hot tub. The boiler is now working ok. Tanaz was good at keping us informed about things.

they were pretty poor at sorting out issues we had, we often had to chase them, but there werent too many issues so wasnt a massive problem.
they also tried to add uneccesary things onto our costs when we moved out, lowering the amount of our deposit we got back which was also quite cheeky.
(we told them on 3 occasions throughout the year that some of us werent given bedroom keys, which wasnt a problem but when we moved out we made sure on 2 occasions they knew this was the case, and they still proceeded to charge us £70 for changing a lock...)
maybe if you guys didnt try and squeeze money out of your clients unnecesarily then you wouldnt have to...

Absolutely terrible agency from start to finish. We had to chase them throughout the moving in process, the house wasn't cleaned prior to us moving in, there was certain things that needed repairing but wasn't done. We took photos of everything. Now moving out, we've had the same issue of having to chase them. In emails prior to moving out it was stated we'd get our deposit back within 14 days of receiving the inspection report... we received that report where nothing was brought up about deductions or any further action. It has now been nearly a month since receiving that report and we still haven't heard anything back. When asked if there were any deductions being made and if that was the reason why it was taking so long, I was told that they couldn't tell me.

My daughter rented a property through Sales and Lettings Angels in 2018-2019.
They promised the world and assured her the property would be cleaned and defects fixed before she moved in. Half price rent over the period (summer) before she moved in ....etc
When one of her flat mates went to move in, it was a tip and action was requested.
My daughter went down at the start of Sept 2018 (a couple of weeks later) and it was still a tip.
She was ignored. So my wife went down and read the riot act. Broken beds were replaced (eventually), working fire/smoke detectors were fitted, part of the house was treated / repainted to clear the mould, other minor general repairs made.
They refused to clear accumulated rubbish from back yard, fix the broken sewage vent pipe, etc .. Signficant (floor to ceiling)cracks in the wall, telephone point listed in survey was not there, gas meter (and isolation point) in one of the bedrooms (not readily accessible), etc. They had rats running inside the walls. The pipework between the draining board and sink was blocked by congealed detritus.
I had to contact the Council (with photographic evidence) and an Improvement Notice was issued. This resulted in some action,but they refused to address condensation / ventilation issues in bathroom (they had to repaint again part way through the year) or PAT test electrical equipment.
Made a claim against them, but they frustrated the process by refusing to give me the landlords address (address on contact given was care of Sales & Lettings Angels).
Much discussion resulted, including with their solicitors; but eventually with my daughter having her final exams ...we could not take any more disruption.
They have returned the deposit and we are glad to be shot of them

You have limited time to complain to the Council (less than four weeks from moving in or the deficiencies can't / won't be recognised as being there on hand-over.
Check the inspection report (the one for my daughter avoided mentioning the defects).
Take digital photographs. They have date, time location encoded in to them when taken using a phone.
Speak to Shelter Cymru. They have great advice.
Contact the Private Rental office of Cardiff Council (shared with two other councils) for action.
Citizen's Advice gave me good guidance.
WRITE TO SALES AND LETTINGS ANGELS ASKING EXPLICITLY FOR THE LANDLORDS FULL NAME AND POSTAL ADDRESS. THEY NOW HAVE ABOUT TWENTY DAYS TO GIVE YOU THIS OR ARE LIABLE FIR A SUBSTANTI FINE.
MAKE SURE BOTH YOU AND YOUR CHILD WRITE THE LETTER AS IT NEEDS TO COME FROM THE TENNANT.

I am desperately trying to sort out a property for my daughter that Letting Angels have responsibility for .
1) No cleaners are going in before she moves in? Letting Angels inform me it's not up to them?
So she is moving into a dirty room/ bathroom that has been occupied for 2 years !!!!
2) We can not be assured the keys will be handed over on the 1/7
The date my daughter is due to start paying for the property.
3) We have no details or receipt from the DPS deposit scheme where my daughters deposit has supposedly been paid ?
4) I understand she will be liable for damage prior to her move in date ?
I am utterly disgusted at their standard of service
And if my daughter was not keen to rent this property I would NOT be dealing with them under any circumstances.

I am appauled that this agent is still allowed to trade!!!! Two years ago as a very new landlord I put my trust in Kelly Simms the Owner!! as I was friendly with a relative of hers. She will come across as professional and so helpful initially but it's all fake. Within weeks i realised this person is deceitful, misleading and will always try to to talk her way out of any wrong doing. I just hope that google will take notice of the misleading reviews given by staff and relatives so that people can get a true insight into how they really operate. First two months with them was a nightmare. They have lost touch of how to deal with customers. I would give this a 2 or 3 as they aren't without redeeming qualities, but they left several 5 star reviews of themselves which is misleading and I feel this justifies my 1 star rating. I’m not sure where to start... I’ve recently purchused a apartment in Cardiff From the letting angels and I can honestly say it’s been the easiest property I’ve completed on, this being said it has been a tough few months (out of my fault) but Kelly and all the team insisted on going out of there way day in day out to make sure I had my apartment just how I wanted it!
Kelly gave advise on other properties I was looking at with different agents and didn’t pressure me into anything she was selling, to me this shows what letting angels are all about.. that made me think she’s willing to give friendly free advice even if it didn’t benefit her company, to someone like me that means a lot more.
Anyone who knows Kelly knows how far she will actually go out of her way to help anyone, this reflects in all her amazing team!
I have made a friend for life and of course I wouldn’t go anyone else for buying or renting after this, couldn’t be happier!
The commitment from each of you at letting angels is outstanding and so nice to see even when your so busy you made time to help and get things done and in some cases should of been done by others not the letting angels team!

They had been fired by my current landlord after I had to threaten legal action as they would not complete repairs I asked of them or carry out works they agreed would be in place before I moved in. They promised a bike lock would be in place as a result I had to drag my heavy bike up and down a flight of stairs for 2 months. THEY AGREED THIS WOULD BE DONE BEFORE THE START OF MY TENANCY! THEY HAD OVER 6 MONTHS TO ARRANGE THIS WITH THE LANDLORD! They attempted to get me to pay them the deposit for the flat after I had already done so!
AFTER BEING LET GO BY THE LANDLORD THEY DID NOT EVEN BOTHER TO TELL ME THIS HAPPENED. I HAD TO WAIT AND BE INFORMED BY THE AGENCY WHO TOOK OVER THE PROPERTY.
They simply gave me false dates in which repairs would occur which resulted in no one actually attending. They will try to put the blame on the landlord and say it frustrates them as it reflects poorly on "their good image' but surely they could have atleast let me know the repairs couldn't be taking place after no one turned up or keep me updated with what's going on in relation to communications with the landlord OR EVEN REPLY TO THE LETTER THREATENING LEGAL ACTION WHICH THEY RECIEVED AND SIGNED FOR.
They say anyone is open to leave a review on Google, so they influence their staff to rate them 5 stars to screw the rating in their favor. Yet when anyone they don't recognise reviews them they immediately ask them who they are? Double standards.
I would highly recommend staying clear of this place. If you do go for them be extremely careful as they often "forget" things and although they seem like they care initially, it is fake. Get everything in writting!

The Lettings ‘Angels’ have brought me nothing but misery. They did not give me the things promised in the tenancy agreement, and repeatedly ignored or fobbed me off for two months. They left us with damages from the previous tenants, and again ignored or fobbed us off for over 2 months. When we finally threatened them with legal action, they promptly got rid of us and handed our property over to Moginie James. Do not, under any circumstances, go with these agents. They will not care about you once they’ve got your money. The Lettings Angels have recently deleted all their (mostly negative) Facebook reviews to hide them from you. You can see this by searching them on Bing. They get their own staff to rate them 5 stars to skew the ratings in their favour. They have also created multiple 'Lettings Angels' accounts to review themselves 5 stars multiple times. Anyone is free me message me for evidence of any of this.

Luckily I am not a tenant or landlord with Sales and Lettings Angels. I have witnessed how Kelly and her team treated a landlord that I know. The difficulties encountered have included: not passing on rent paid by the tenant to the landlord, failing to investigate and carry out vital repairs for a fully managed property, despite issue both reported by tenant and authorisation given by landlord.
The recent 5 stars reviews which include shameless self promotion by Letting Angels themselves and some of their employees, appear to be a deliberate attempt to manipulate their ratings. Kelly is more concerned with trying to improve the online reputation of the company than actually replying to her clients and resolving real issues.

I have had a very good experience with this agency, and particularly with Kelly. I was originally planning to rent my flat through another agency. However they reneged on the move in date they had promised. Kelly was able to get me the same flat on the original move in date, and she charged £150 less in fees.
The agency has also been very good in terms of fulfilling their promises. The flat had a damaged table that they replaced in a few days. The keys I was handed somehow did not included the mailbox key, so they called a locksmith at their expense to replace the lock. The inventory they performed seems very thorough.
I would recommend them highly.
Edit:
I have just checked out of the apartment I rented through Letting Angels. Again, the agency was entirely honest in its dealings. They have agreed to return my full deposit. I will consider going to them directly in a few months when I start looking for flats again.

Overall, not good. They have a really nasty habit of making convenient clerical mistakes to try and get money off you. Initially you think they are a bit disorganised and making honest errors, but as time goes on it becomes clear they are being deceptive.
If you've found a decent house you're not going to change your mind based on a Google review, but if you are going to rent with these guys, don't be naïve. They give the impression they are friendly and welcoming, but it's all for show. They want your money. Make sure everything gets put in writing so you have evidence for later. Make sure one of the tenants follows up the check in report with additional notes. If they tell you something isn't damaged, or counts as wear and tear, get them to put it in an email.
If you want more detail: For example they called me twice during the year saying I had missed a rent payment from a previous month, and that I would have to pay as a matter of urgency unless I sent proof of every single payment. They tried this with all of my housemates over the course of the year.
Another: For the check-in report they took photos of every bedroom wardrobe, but conveniently forgot to photograph the one with broken doors. I noted it in an email. When we left they tried to charge us for a wardrobe until I resent the email. They deliberately only allow one week in July to challenge the check in report because they know most students are away over summer.
Another: It is stated in the small print that rent paid within a week of the deadline will not incur a charge. However if rent is late you will get an immediate call asking for an extra £30 late fee.
These examples, which seem minor in themselves, were not one off instances. They hide under excuses of miscommunication or admin mix-ups, but ultimately they are regularly putting the tenants under a burden of proof. Thankfully we were switched on and had the evidence to counter, but it is really underhanded practice. In my eyes this isn't a case of a student lettings agency being tough but fair, these guys were actively untrustworthy and unreliable during my tenancy.

If I could give this zero stars I would. I would never recommend this letting agency to anybody, steer clear. Kelly deliberately mislead my parents who live very far from Cardiff (south east of England) into signing a contract for my brother to live in a house as he was starting uni there. Although my mother asked for photos constantly, each time Kelly made excuses saying the people were still living there but rest assured she had visited the house, it was lovely, it had been cleaned and there was nothing to worry about. She said she understood how stressful it was for parents of children going away to uni and she would never mislead anybody. When my brother was met with his house he couldn't believe it, nor could we, it seemed a world away from the house Kelly promised us. We got in touch with the council who sent housing enforcement round, and they condemned the house as it was unfit for human habitation. Live wires in bathrooms, rooms with no natural light, overgrown garden, everywhere was thick with dirt, etc. My brother left in five weeks, found a lovely house with a new landlord from the agency Key Let who were amazing, unfortunately my brother never received his deposit back from Letting Angels as Kelly said money would need to be taken for cleaning (!) terrible service, crooks.

My first experience with Kelly and her team was in 2015 when I asked them to take over management for one of my rental properties from another agent with whom I'd had no end of problems. Their enthusiasm and genuine interest in providing top level customer service was so refreshing and really took the stress out of renting the property. Since then they have facilitated the sale and purchase of 2 properties, and have found tenants for the new investment properties in less than 2 weeks on both occasions.
They deal with problems that arise (which inevitably they do, even in the newest of properties) with utmost professionalism, and I have been particularly impressed with the sincere and honest way they treat my tenants (something I've had difficulties with other agents in the past). I think this also reflects the energetic and fun atmosphere that is apparent from a visit to the office on Woodville Road.

I strongly recommend not to get in any relations with Letting Angeles. I can speak for our whole flat when I say that Letting Angeles is always trying to take path with the lowest friction. The less work the better.
What I realized was that that they try to let houses in which nobody wants to live in.
The house I was under contract for a half year was totally rubbish. The seal was leaking, windows broken, ...
You cannot imagine how high our gas and electricity bill was during the winter times.
We were trying to talk to Letting Angels several times but they always referred us to the landlord.
Do not believe in any promises they make. I let a room in an Erasmus house and I lived with people together who weren't students and/or old people with their babies/ kids.
I had horrible five months

I would strongly deter anyone from utilising this agency if they are attempting to rent a property. They are deceptive and, although they seem personable initially, have a terrible client base.
I rented a property from them in early 2016. The property was in the middle of being renovated when I initially viewed it and they assured me that renovations would be completed by the time i moved in. They also stated that it would be fully furnished with a functional vacuum cleaner. Although renovations were completed when I moved in, there was a blanket of wood filings covering the floor. I attempted to vacuum clean them but the vacuum cleaner was in terrible condition and immediately short circuited, making my room stink of burnt plastic.
My room also only contained a bed. There was no chest of drawers or wardrobe, hence not fully furnished. There was also no internet connection available. Internet was supposed to be included in the rent. I informed them of all these problems immediately. It took about 3 weeks for me to receive a functional vacuum cleaner and over a week for an internet connection to be set up. I also never received any additional furniture in my room despite being promised this for weeks on end.
Moreover, the internet connection was absolutely deplorable. It was barely functional at best. During peak hours I would be incapable of logging onto the internet and even after peak hours the connection was incredibly slow, I could barely log onto Facebook. This issue was never resolved, despite contacting them a plethora of times.
However, the worst of it all was the fact that i was forced to leave the property just two months into my tenancy because the landlord, Lettings Angels' client, decided to sell the place. I was on a short term contract so there was little I could do to dispute this decision legally.
Lettings Angels also basically held my deposit money hostage. They stated that they would simply transfer my deposit over to a new property of my choosing, however, the caveat was that this property had to be under their catalogue. If I chose to go with another agency, it would have literally taken weeks for me to receive my deposit back, something that I couldn't afford because I was fresh out of uni and had only been working for a few weeks.
I eventually had to settle for an extremely cramped studio apartment in a pretty rough area of Cardiff ( during my first week I had an encounter with a drugged up heroin user who wouldn't leave the foot of my door). The contract was also only supposed to be for 9 months, as was promised by one of the agency's employees. However, upon reviewing the contract it is actually for 12 months. I had to sign it because at the time I had no choice due to budget and time constraints.
Sorry for this long diatribe, however, I do not recommend this agency at all. Cardiff has numerous great lettings agencies, but Lettings Angels isn't one of them.

A truly awful experience: Despite an exorbitant agency fee, Lettings Angels were unable to perform any of their duties to an acceptable standard, and furthermore were unresponsive, incompetent and unapologetic. Additionally, we were provided with no information regarding gas and electricity safety checks or deposit protection schemes. I would recommend exercising extreme caution prior to signing with them, and making sure that all legally required documentation is provided in advance; once they have your money, they won't feel inclined to take any further action.

Staffs of this agency work hard and are reliable because the CEO of this company takes a good initiative of the workers. Before finding Lettings Angels, another agency showed me rooms that were not vacant. Because of a lack of communication in the workplace the staffs didn’t know those rooms were already taken by other people. I wasted much time for the unprofessional agent, so was anxious that I might not find a room by the starting time of my postgraduate course. But I was lucky to find Lettings Angels, they showed me 3 houses within a day and I could decide to live in the house where I am currently staying. I recommend Lettings Angels.
