Really disappointed - stay away. Company demanded money over email for a bill that wasn’t in my name and said they couldn’t get the bill in my name either so made me an ‘offer’ and told me that refusal to pay meant they would “take further action”. I never refused to pay anything I just asked for a bill in my name. Felt threatened and the whole situation made me feel so stressed and anxious. After I sent the money there was no acknowledgement or thank you. The only 5 star review they have I can only assume is from a member of staff as it’s the same name that’s signed off on the emails they’ve sent me.

The worst agency in cardiff. Don’t go to them for any service. We return the house in the best way and they took all the deposit claiming many fake things. There was a chair with small damage which we took it from outside and kept it there when we left, they even charged for that chair which was not their property. We visit them in person to explain the reality and they were not considering at all. So please don’t approach them. You will regret.

One of the top scam agency . They never pays the deposit back. They always share the images of damages from the day of the house was built and charges all the tenants for the same. Please don't go for it. If you go for it make sure you click the photos of each and every elements of the house.

Unfortunately, my recent stay at this place was not satisfactory. The promised amenities were either absent or in poor shape, and the cleaning was lacking. It was a poor choice for lodging because the environment as a whole was not entirely adequate. Because of my negative experience, I would not suggest this place to anyone.

I have had nothing but a positive experience with The Umbrella Homes and Codie in particular. Having worked closely with Codie over the past couple of months, it's clear that tenant welfare and experience is at the forefront of everything they do.
Even during their busiest periods, Codie was always easy to contact, approachable and willing to help wherever possible. In the instances I wasn't able to contact Codie directly, the rest of the team were always on hand to make sure my questions were answered, or my call was returned in a reasonable time.
Can't recommend Codie and the rest of the team at The Umbrella Homes enough, and look forward to working together more in 2024.

Viewed a flat. Told them that i expressed an interest by phone and email. Nothing heard. Rang them back to ask what was happening? Told again to email them and an email would be sent same day asking for further information. No email received. If you have to chase people then they aren't worth the bother!!! More often than not i find 5 Star reviews are fake!!!

Utter incompetence or genuine cheek to attempt to scam myself and my group of tenants out of over £1000 overall. After disputing their charges at the end of tenancy, it turned out they seemed to have forgotten that we paid a £2,500, insisting that we paid only £1,600, requesting that we pay the rest. They also had attempted to charge us for mattresses and drawers that we had never used and were in the exact state in which they were initially photographed upon us moving in, which we also disputed and got the 'error' ammeded. This sort of business is unacceptable, as if we agreed to the first payments we would've been scammed out of over £1000 collectively, with them only amending the 'mistake' after we had disputed it. I feel this was an attempt to squeeze money from students as the area we rented in was a primarily student based area.

the worst kf the worst weve been without gas and electricity for over a week and we ay rent with bills included and they havnt paid bills for three years no hearing washing cookin facilities they dont give 24 hr notice before entering property are under investigation from council they tryin to rent out a room the council have said is totally unrentable n banned from renting

Have you ever seen a letting agent that arranges a viewing with you for a flat sale, turns up 15 minutes late, parks at the visitors car park and then 2 minutes later drives off without setting foot outside to greet you? Didn't even have the decency to return calls or even texts after driving off. If you haven't had this experience before but wish to have it there's your chance! I am astounded by the level of unprofessionalism and insulting behaviour of these people. AVOID AT ALL COSTS!!

They could not have made receiving my deposit at the end of my tenancy any more difficult. The finance department refuse to respond to any email within the same week. Once you phone to complain, they say they'll get it done the same day, but only after frequent reminders throughout the week would their response help you. Avoid at all costs.

The worst agents we have come across in 4 years of renting in Cardiff. They largely ignored maintenance requests and when they did acknowledge the need for repairs they were botched jobs, we lived with infestations of rats, slugs, black mould and kitchen appliances that had the details drawn on with permanent marker. We had security issues with broken lock on a back door that wasn't repaired for months and on the initial move in we found dirty underpants, socks and filth throughout the house. Despite the apparent lack of consideration for hygiene and maintenance this agency charge extortionate rates of £100 for 'light dusting', and they also have gardening charges written into student contracts but do not provide any garden maintenance equipment. This agency takes advantage of low income students to make easy money while completely disregarding their health and wellbeing

Worst service. I am staying in one of their properties. The hot water is not working for more than a week. Made several complaints but no use; phone calls will be ignored and will be sending texts. Hot water shower not working in winter for more than a week and they don’t care!!!!
When I moved to the another place the radiator is not working, there is no cold water in the kitchen and the shower is full of air than water; there is no mirror in the bathroom as well ???????????
The people working at office are a bunch of LIERS and they don’t care . Worst customer service. Wish there is an option of Zero Star or negative rating........
Yet to get my Deposit. Pure cheaters and not giving any response.

My experience with Umbrella has been a nightmare, they have the most incompetent team who will try to take you for anything they can. They will try to break their own contract whenever it suits them and have no respect for any of their tenants, to them, you are just a payslip, not a person.

Disaster is all I can say.
I rent a room in a 8-people house. Before looking at the room, the agent told me that the price of each room was the same, 380. However, after moving in, I found that even the largest room was only 370, and the price varies according to the room size.
Plus, without receiving any payment notice or account, I was told that I had been charged 100 pounds because of a 10-day delay in paying the rent.
The one-year lease was supposed to last until August 31, but the agent told us we have to move out of the house before the 26th.
They also said one month after you move out of the house can get the deposit back. So far, it is nearly November, and I still haven't been able to get my deposit. When I called the agent, I was hung up on the excuse of my connection is weak.

DO NOT RENT WITH THESE GUYS. I had so many issues with Umbrella Housing and I'm so glad I don't use them anymore.
For example when I had black mold all over my walls I was told just to open my window and wipe my walls with white vinegar. This was in the middle of winter and it was already cold enough in my room. Eventually, after complaining and writing a bad review, they lent me a dehumidifier... For 2 weeks then they wanted it back and my room became damp again. They didn't do anything about the mold on the walls I had the repaint in myself.

I would never ever rent off these fools again they couldn't organise a piss up in a brewery just think they can call in when they want no notice given I was left for a year with it raining in my bedroom I was given 600 and a new mattress I was sleeping in the living room for a year I suffer with mental health issues and this company have dragged me down to rock bottom I have no support feeling like I'm fighting this battle alone I've been given an eviction notice that was invalid and now another one they want rent arrears when they start to act like responsible agents caring for there tenants not looking down on people I also did viewings for the sale of my home with the promise it would be sold with me as a sitting tenant when in fact as soon as the property was sold I was out I wouldn't advise they house a dog never mind humans cold hearted money grabbers if you ask me

As I wouldn't trust this agency, feel sorry for the employees of the agency as clearly being poorly managed by incompetent managers who are willing to extort, provide poor rapport throughout the letting process and quite frankly have zero customer service experience.

Very poor service. Didnt clean the property before we moved in. Had no communication with the landlord and blamed it on the tenants. Tried to charge £25 for sending an automated email. Only took the male tenants seriously. Dead named and misgendered a Trans tenant constantly despite knowing from day one they were Trans. Refused to fit a new toilet, instead we had a Plummer come over every time it broke, which was every week, and fix it to work for another few days. He told us we needed a new system but umbrella were refusing to pay. Tried to refuse giving us a new oven when ours became dangerous, despite the contractor who viewed it saying we needed a new one. On more than one occasion argued with tenants about the lay out of the house that we lived in. Admitted they didn't know how to deal with non-students when we challenged bills and charges. They want tenants they can charge for anything. During the deposit system they refused to take tenants seriously, refused to allow us to join them on the inventory, accused a tenant of lying (by shouting in their face). They then tried to charged us £40 for bluetack on a varnished door and removing a carrier bag from a room. Refused to answer emails, constantly lied to make us concede to the charges.they also refused to give us redress information to complain. They don't treats tenants like paying clients they treat them like pests in their properties.
If I could give them zero stars I would. I would highly recommend avoiding this company like the plague.

Started renting with Umbrella from July 2016 until June 2018. Extremely rude and unhelpful for the whole duration of my time living at the property. Hob was broken on arrival to the property and they tried to claim that our housemates and I had broken the hob, despite it already being broken when we arrived. On top of this, we had no hot water in the property. Neither the hot water, nor the hob were fixed until mid-September, leaving the property in a very poor state to live in for 2 and a half months. Everyone working at Umbrella was extremely rude and unhelpful and didn’t want to know about the house being in disrepair.
At the end of November 2017, our oven in the property broke. Once again, Umbrella took zero interest in fixing the problem and were rude. It took over 2 weeks for a replacement oven to be fitted.
Finally, at the end of renting the property, the Umbrella finance team took a long time to assess the property and come back with their final inventory. This was made even more frustrating because they were so difficult to contact and would not reply to emails. When the inventory did come back, they had charged me for missing rent that I had already paid which then took another week to rectify.
Overall, very, very disappointed with the way Umbrella treated us as tenants and how they treated the property. They took an extremely long time to fix cooking appliances and the hot water, making the property virtually unliveable at some points, and then trying to push blame onto the tenants despite us having video and photographic evidence that we had not been the cause of these issues. The only redeeming point was that the landlord himself was fantastic. Really friendly and helpful. It’s just a shame that he lets his property(s) through such an unhelpful, rude and useless letting agent.
Stay well away from Umbrella.

Though we had some misunderstandings, it was all cleared by the end. Agency was lenient, in regards to payment, repairs were done. helpful and understanding. " I was blackmailed by these people to post the above lines, else they wouldn return whatever deposit was left"

Worst agency Ive ever been with, they do not care about tenants, only about the money. My ceiling was leaking because of the athroom upstairs. I went home for Christmas for a whole month after Ive announced them the issue. When I came back my bed matress was soaking wet. When I asked the manager why they didnt do the job he smiled at me like nothing happened, total lack of respect. They only sorted it out after 34 days basically and I had no matress replaced.
I would advice everybody to avoid this agency as they will not care about you and show no respect, I only felt dissapointment towards them and their way of doing stuff.

I was dealt with a friendly and professional manner which is very rare these days, nothing was ever too much to ask for. Definitely recommend to family and friends.

Last year I went in to view a fairly decent looking self contained new build flat. The typical bait property that was long gone or most probably never even ever existed. Without telling me anything they wasted my time and took me to another complete different part of town to view an absolute dump hole in an old Victorian house poorly converted to flats a few decades back. When I complained that it wasn't anywhere near the standard I was expecting and I did not wanted to view such a thing they went into denial and kept insisting that it was the property I wanted to view and that is must have been a website mistake when they received the viewing enquiry and that the one I wanted to view had sadly just been rented that morning. Typical Crooked Agency, I forwarded a complaint to Trading Standards.
Absolute Time Wasters, AVOID AVOID AVOID.

Last year I rented out my property using Umbrella Home and then in October 2016 I decided to sell it. I had varying experiences with the usual rental companies I had previously used who unfortunately couldn’t find any tenants. I was recommended Umbrella homes by a friend and they were magnificent and found tenants within a matter of weeks. As Umbrella homes found my tenants I decided to use them to sell my property. They were absolutely fantastic and found a buyer within weeks, unfortunately this sale fell through but Umbrella homes managed to find another buyer within days.
If you are looking to rent or sell your property I would suggest contacting Umbrella homes as they were incredibly efficient, very professional and successful.

I've just joined with Umbrella after the flat I rented was moved from Kingstons to them (As Kingstons were doing an appalling job). Umbrella handled the transfer extremely efficiently and with the utmost professionalism, making sure nothing was missed and that no legal matters were left unattended (Like the guarantor agreement, deposit protection etc).
So far they've done a fantastic job and they reply to my emails on the day I send them-I currently have no reason to doubt their quality as a letting agents.

NEVER USE UMBRELLA HOMES. Don't get lulled in by the false reviews written by their own staff. I had an awful experience with them. After them being very nice and charming on the viewings, they then changed completely after we signed our contract. We moved in to the house and it was still dirty, I added to the inventory and my additions were binned. I paid late once and they said that the charge would be removed - then when it came down to getting the deposit back "the conversations never took place". We had a week of no hot water or heating as the boiler broke. One engineer came in and told us what the problem was, Umbrella Homes said it was too expensive to get that part for the boiler so got someone else to come two days later. then they fitted that, didn't make a difference, then had to call up the first engineer and he was right all along... Very untrustworthy and I would never ever recommend anyone to use them.

Very unprofessional, no response when you contact them for anything, tell you, you have house viewings every other day and never actually turn up for any of them.
Having been with 6 different letting agents in Cardiff quite frankly they are the worst I have ever come across

I've been renting with umbrella for two years now. I find they are always welcoming and friendly. Whenever I've had a problem they go out of their way to fix it as soon as possible. Although I'm moving out of Cardiff this year I would definetely rent from them again. Thanx again.

This is the single worst agency I have ever experienced.they never provided an inventory ( somewhat illegal ) the flat was so poorly insulated I took out using socks to filled the gaps around the windows. The oven didn't work the floors were never cleaned and they avoided every single conversation we tried to have regarding the fault with the flat.thwre were never any gas safety certificates provided and the dead rat between the floor boards was the last straw.
This agent I one step away from a court injunction to prevent them from operating

Awful experience with this company, I rented a property for a year, the flat was so poorly insulated that I could fit cardboard in the gaps in the windows to stop the curtains blowing when the window was shut, this resulted in mould on all the walls in the house, was told the mold was my problem so I cleaned it off several times myself, when it came to the end of my tenancy I was told there would be a charge per room for the 'damp', I had taken pictures at the start of the tenacy as when we moved in there was rubbish on the floor, wet paint on the walls and mould on the walls, despite asking several times I never got a copy of the inventory (apart from the pictures that I had taken which they claimed to have taken themselves) and a sheet with letter markings on that claimed the walls were in good working condition. (Clearly this inventory had been done outside of the property or rushed at the end of the tenancy)
Receptionist is so rude, and the manager is useless and money grabbing, I highly suggest students (or anybody else for that matter) to stay away from this company.

Never ever dare to confront this team of Junks ! I had a terrible terrible experience with them. They are the MOST Unprofessional I've ever met. They have never cared about the flat once it was let to us. None of the utility machines like Washing machine, microwave, Gas stove, Geyser were in shape..even inspite of several complaints they dint even bother to come and check, forget about the replacement.
Finally, we have vacated the flat out of frustration and the last blow as that they have kept the Bond amount of 1000 pounds completely and haven't refunded even a single pence citing silly reasons that house was not clean, the gadgets were not working blah blah blah for which we complained so many times and being the fact that none of those were ever functioning properly.
Upon asking the reasons behind non-refunding of the bond amount, they started showing their ugly side by talking in extremely unparliamentary language. Before that many a times they have hung up phone using the same kind of unparliamentary language.
They are no less than blood suckers so better be away from them, especially the most active Member, Navdeep Sachdev who is the Mastermind or the Brainchild of this Most Fraudulent Agency
