First of all, when they got deposit money they never ring you back .they just making money on the holding fee for your reference check. They waste your time ,money and just give you headache. You really should read this. Absolutely fantastic family run business. I had never heard of Madina Property Agents but they were 1 of 5 recommended to me. I had the big 4 high street estate agents round to value my house with a view to selling it for me. They were all very expensive and did nothing but pressure me into going with them. They actually put me off selling it. The last one to come and assess my house was Madina Property. I was really surprised at how positive and laid back the agent was. He struck me as very honest and experienced. He explained that Madina is a family run and owned business and that they have a huge network of buyers. He told me what the house was worth and that he would have no problem selling it for me. I was really impressed with what he told me and I agreed to go ahead. He never pressured me at all. He sent a fantastic video/photographer round. And within days I was receiving offers. Within 10 days I had an offer for the full asking price to which I accepted. I couldn't believe my luck. If that wasn't enough, throughout the whole process the staff at Madina property kept me up to date with everything I needed to know and were always at the end of the phone to help and advise me. They were also a lot cheaper than the rest. I took my time and they were very patient and told me not to worry. To be honest I just couldn't fault them if I tried. I recently sold my property through Madina Properties and could not fault the service I received. I was impressed with how quickly they managed to achieve a sale price that I was delighted with. They found me a buyer that allowed the tenants to remain in the property. Madina managed to strike up a good relationship with my tenants who therefore allowed access to viewers when required and this made the process stress free. I had never heard of Madina property services before but I am so grateful to them as they were utterly amazing from star to finish. I had 4 big name high street estate agents round to value my house and they all tried to mislead and overcharge me. All I wanted was honesty and a reasonable service. When the agent from Madina came round he seemed to be honest, knowledgeable and confident. I decided to give him a try on that basis. I'm so glad I did. We had good offers straight away and the house was sold in just over a week. We got more than we expected for it and the staff at Madina were excellent in every respect. They were massively cheaper than the big names too. There marketing is excellent and they know their market. I highly recommend that you go to them if you want the right outcome at the right price. I bought my flat in 2016 and I have always been appreciative of Urban Bubble representatives level of communication. But it was not until we found out (unfortunately) in 2019 that our building was one of 1000’s affected by the UK cladding scandal just how good a byline management company they were. They have been honest and forthcoming with information throughout this time, they have worked tirelessly on behalf of leaseholders to ensure we were in the best position possible and because of there hard work we were able to get 100% funding from the UK building safety fund. The team at Urban Bubble care about the people who live in our building and it really shows. I will sell my flat one day but if I buy another I hope Urban Bubble are the management company!... Never complain about a company publicly, but I’ve been waiting nearly two weeks for a response regarding my deposit and a disagreement over them trying to repaint the entire property - that quite frankly was left in the condition I found it in. Amongst some other issues I’m contesting. I had multiple problems with a ridiculously noisy neighbour - that in over a year they never once did anything about. Nobody answers the phone, nobody EVER answers emails - UNLESS it’s something they want from you. Now I’ve found that my deposit wasn’t set up properly at their end with the tenancy deposit scheme, so when I’ve come to check its status, it’s none existent. They’re great when you’re viewing or if you want to sign on the dotted line, but generally once you have they’re not really worth much bother!... Read more

Urban Bubble are the worst company I had had the displeasure of having to deal with. Never buy or rent if they are involved at all. We have owned a flat in a building owned and managed by them for 3 years. They take absolutely no care over the building what so ever and regularly fail to complete routine maintenance, while service charges increase. Their lack of maintenance led to a leak which destroyed our main bathroom, living room floors and caused thousands of pounds of damage. They refused to help cover this in anyway, even though it was proven to be entirely their fault. They are slow to respond and show absolutely no care to the people in their buildings in the slightest. I would rather the building were managed by Michael Scott, at least it would be funny then. EDIT: In response to urban bubbles comment below. The leak was fixed by our contractors at a cost to us because you took days to respond and the leak was flooding the bathroom. The proof they provided that maintenance was carried out was "their word", no reports or anything tangible. I have been in contact with the insurance company and because the damage is due to poor maintenance by urban bubble the excess is £15,000 which is much more than the repairs cost so is pointless. I have made this clear in emails to urban bubble. I have been through their complaints procedure and there has been no offer of compensation to help cover the damages or even the work we had to do to fix the building leak ourselves. I will not communicate with urban bubble over the phone because there is then no proof as to what they say, I would recommend everyone do this. I agree with the comments of the previous reviewer (Jason Stubington), the exact same thing happened to me. Please avoid dealing with the companies run by these owners. I didn't receive a refund for a booking with their other company Urbana Apartments. This has been a difficult year for businesses so gave them the benefit of doubt for several months whilst they gave empty promises of a refund. In hindsight, I now know they did not have any intent of returning the money paid to them. Shame on you if you are these owners and are reading this. I wonder how many other people are now out of pocket after dealing with these companies. Well done Jason for trying to get your money back after a breach of contract via the small claims court. I tried via my credit card company but it was too long after the credit company cut off period to claim it back (as kept getting advised a refund was coming from Urbana). For anyone looking to find out owners of a business, Companies House site is very useful. As a last resort, the advantage of various social media platforms means you'll also be able to find and politely message owners directly if your emails are coming from a generic email address. In my experience, previously ignored emails suddenly got answered after doing so, even if they were with further empty promises. It was worth a try.... Read more

Coming from a very negative experience with Revolution Property Management (a proper nightmare), I found it absolutely refreshing and reassuring that at UrbanBubble you are REALLY looked after. Since I moved into the building (where I still reside), I was given all the information I needed including very efficient & outstanding online support. However, the most positive part of my experience is that that in Nick, I have found a Building Service Manager, who has been simply amazing. Nick was/is always professional, available, punctual (I have never waited for more than 24 hours for a task to be completed), he was there to help and support me with any kind of issue, and I cannot thank him enough for all his help with a specific problem that I had with an Energy provider. I am more and more convinced that before buying and/or renting a property, knowing in advance who the Management Company in charge is absolutely crucial. It is for me! I have just moved into the building and spoke with Mark last week prior to moving in to arrange for access to certain site services on the day I was moving in. He was prompt at arranging this for me. Additionally I have now met Mark on site today and he couldn't have been more helpful. He advised me on all aspects of the building and emphasised that should I have any questions or queries moving forward then he is always here to help where he can. It has certainly made settling in much easier and given me the confidence that if anything should go wrong, then it wouldn't be long before any issue would be rectified. This is a review for the owners of this company's other company called stay Urbana which I believe has ceased trading but I want others to know what kind of people these are. UNTRUSTWORTHY PEOPLE WHO WILL KEEP YOUR MONEY. I paid a £420 deposit for a stay in April 2020 which was obviously cancelled. A few months later I received an auto response to an email I'd sent saying the company had ceased trading. I did however receive a response assuring me that a refund would be processed. This has not happened and now my emails are being ignored. No answer on the phone. I also filed through small claims court which was also ignored. What else can you do?Disgraceful and untrustworthy people. Whilst I sympathize with the landlords, keeping people's hard earned money when they need it more than ever is simply not fair. I wish you the unsuccessful future you deserve for testing people like this.... Read more

**DO NOT** employ this 'property management' company to look after your building. There seems to be similar issues in all residential buildings listed under them; security breaches such as cars being broken into, bikes and parcels being stolen, lifts out out order for over a year and cladding issues. All this and they continue to increase and overspend on service charge. They do not care for the safety of their residence. They have no idea what they are doing. They have been thrown off other residential properties they 'managed' in the past and I can not wait fro them to be thrown off others.... Read more

Urban Bubble have caused me so much unnecessary stress over the past 5 months. We finished our 18 months tenancy renting one of their properties in Manchester. We moved out on 23rd September 2020, and only this week received our deposit back after going through the Tenancy Deposit Scheme. Almost 5 months later. At every opportunity during this process, Urban Bubble took every opportunity to push the deadlines and deter us. This is why we took it upon ourselves to use TDS. We moved out of the flat because we were buying a house, which is a stressful time. As well as this, I'm self employed so the current pandemic has also caused me stress. Moving out of a flat and getting a deposit back should've been a simple quick process. The fact it's taken this long and the sheer incompetence from Urban Bubble has caused me the most stress believe it or not. Every time I sent an email chasing them up about our deposit, they replied about a week later saying 'We're chasing it up'. All it would've taken is a phone call. As an experiment, I sent them an email asking for a refund on a weeks rent as we moved out on the 23rd September, and paid until the end of the month. I knew this was a big long shot, but I just wanted to see if they'd reply. They replied within an hour saying no. That shown me that they care more about taking money than actually showing respect to their tenants. The only saving grace is that they tried to get money from us for redecoration, and the TDS deemed their request unjust. I was so happy to receive that email as I don’t want another penny of my money going towards this terrible company. I’ve lived in a fair few properties over the past 10 years, and dealt with some pretty horrific letting agencies but Urban Bubble really took the mick with this.... Read more

I first met Haroon after a property I self managed had been trashed by the tenant. At such a horrendous time Haroon gave me help and advise and guided me along. He helped me with builders and then found me professional tenants at double the rent I was actually achieving previously. It’s taken weeks for me to get a response from them regarding a form they need to complete, no one answers the phone (I have called 32 times this morning), they are unhelpful and don’t answer questions. Someone actually told me she couldn’t answer my legal question because it wasn’t her department then went on to tell me she was the only one on the legal department She also told me I can do my own management pack, which I did, then told me she won’t fill in the LPE1 form without paying them £300 I honestly can’t believe how incredibly unhelpful urban bubble are and it goes without saying that I can’t WAIT to move... Place wasn’t as described, we were moved in while the building wasn’t finished and had to deal with no-WiFi and no elevator on a 8 floor building. If you lived on the top floor you had to walk 16 flights of stairs to get your mail!! I already knew UrbanBubble were dodgy when they paid off all the tenants with a £150 rent deduction for 1 month to keep their mouths shut and just “be happy” with what they’ve got. Now I’ve seen Elliot Lawless (Owner- Elliot Group) and Joe Anderson (Liverpool Mayor) have both been arrested in regards to bribery and fraud across the Liverpool Region in regards to property projects and it wouldn’t shock me if UrbanBubble were apart of it. This is THE best Estate Agent in Manchester. We called nine different estate agents before we decided which one to go with. Madina Property Services offered us a great price and a great service. The fee included showing viewers around during the covid19 restrictions and advertisement on both rightmove and zoopla. (A lot of other places don't do zoopla so watch out for that!) They also didn't waste our time with a hard sales pitch. They felt so much more human than a lot of the other estate agents. Others were overly pushy in person, and then didn't answer their phones when called! So we are very glad that we took the time to research the agents and find Madina. We were delighted with the photos that they took. The pictures were high quality, glossy photos that made the rooms look big and Madina were quick to take them and upload them. They also offered to make a video tour for free. The contract was a no sale, no fee contract so we knew they wouldn't just run away with our money. Which we feared some of the internet companies would do! Nothing prepared us for how wonderful our estate agent, Amina Haroon has been. She is the most dedicated worker I have ever met. We are genuinely so impressed. She negotiated the sale very quickly, we had two offers over the asking price within less than a week of putting the house online! Amina got their final offers and advised us which was in the more financially stable situation. A few months later our buyer pulled out for personal reasons. It couldn't have been predicted. Madina Property Services got our house straight back on the market and sold it again within two days! Again they found us two first time buyers with both offers around the asking price. We were delighted. Our new buyer speaks little English and Madina have been able to translate for us. They have even helped our buyer out financially! It was completely unexpected and shows just how dedicated they are to ensuring a clean sale. To say "Amina has gone above and beyond" would be a major understatement. She has exceeded all expectations. Amina has worked harder than any other estate agent in our house chain. She is constantly answering emails and making calls to the other sellers solicitors, estate agents and mortgage brokers. I think she works harder than the solicitors and mortgage brokers! Amina has been the one pushing everyone else to ensure we can meet our move deadline. Amina is fantastic. She works long hours and is dedicated to her work. I think she should win a "sales person of the year award". I would recommend Madina Property to everyone. They are great value and provide the highest quality service. So professional and always respond quickly. I would never use anyone else again. They clearly know the local market very well and have great contacts with potential buyers. They fail to reply within guidelines, my own example of this is below: 25/11/2019 - I requested a Leaseholder request for written summary of relevant costs incurred - Section 21 of the Landlord and Tenant Act 1985. It was their obligation to provide this within 30 days. 17/02/2020 - UB had still not replied so I chased again. By this point they had already exceeded the time-bound obligation. 18/02/2020 - UB finally replied, stating they had never received the email, however the email was sent to the correct address. 29/02/2020 - I chased again for the requested documents. 06/03/2020 - I chased again for the requested documents. 06/03/2020 - UB finally provided requested documents. 04/05/2020- I requested receipts/proof of payments relating to monies taken out of the sinking fund for works incurred, as they seemed extortionate. 21/05/2020 - I chased again for the requested documents. 21/05/202 - UB again stated they had not received the email, the chain below however confirms it was sent to the correct address, again.... Each time we have needed them to get something fixed or repaired it has been the same story: months instead of weeks to get to a resolution on the issue, with zero updates on progress unless you chase for them. As with the other negative reviews, they will no doubt leave a 'sorry for the dissatisfaction' response to this and an email address to contact them. That's not good enough. Vile — DO NOT RENT FROM THESE SCUMBAGS! They butter you up to get you into the property and get you paying rent but as soon as you leave the gloves come off and they show their true colours. The only positive reviews on here are because they run a competition shortly after you move in to win a months rent if you give them a review. At the point everything is gravy so people put 4 / 5 stars down but it is not accurate. I lived in Norfolk House (Liverpool) for a year, despite the odd threat of a £150 fine for smoking in the room (which I didn't do) everything seemed fine, until I moved out. Then they tried to get me to pay a whole extra months rent because I had 'missed a payment' but I had paid in full. They also tried to keep all but £20 of my deposit for nonsense cleaning fees which they invented. Luckily when I went into disputes with DPS about the deposit, Urban Trouble didn't even submit any evidence! Proof they are just trying it on because they know the majority of their "tenants" are rich foreign students who would sooner pay up than face the hassle. Disgusting behaviour taking advantage of people like this. Tenants are not customers to Urban Trouble but a resource to be exploited. Be under no illusion, their only customers are the landlords who own the buildings & properties they manage. Avoid this company like the plague!... Read more

I was suspicious that they took money for references that they had no intention of checking. So when i was informed that my references had failed and i had not passed the application process i called the third party referencing company to find out that they had not even started one part of my reference (that i had paid for). Employees at Madina claimed this was a 'misunderstanding' but i have yet to receive an answer as to why they took two referencing fees but denied me the flat based upon a single reference. Bad attitude in regards to being questioned about application process and very little knowledge of how to use references to the best of the applicants advantage. 0/10 for help provided by Madina as I have two jobs and a guarantor earning over 30k and somehow failed to get a pokey flat in a run down area and when questioned about this would not provide ANY information as to why that was, claiming that it was solely down to the third party referencing company. Who when called told me they had not finished all of the referencing in regards to my application. I even had to ring up to confirm a refund as the employees did not find it appropriate to confirm that they had received my bank details and had sent the refund. Very unprofessional all staff members i have spoken too seem to care very little or not at all about making the process easy for customers. *Edit 2018: i have a sneaking suspicion that all the 5 star reviews for this page are fake as most if not all the 5 star reviewers have only 1 review on their google profile. I am not convinced by "man chester" that name is so obviously fake and the review includes such strange details and language that i don't think anyone other than an estate agent would include. I don’t normally write reviews but I thought I’d share my experience, I’m a landlord and decided to put my property up for rent with another agency last year, it was a nightmare. Tenancy was scam, tenants weren’t the ones that viewed the property, the agency were just interested in getting tenants in there so they could charge me the fees. Eventually they left but it cost me. So someone recommended Madina to me I put my property up for rent with Madina property and within one week they found a tenant even though the property was located several miles away from their office. They were very helpful, Very reasonable, and done all the relevant checks to make sure the tenants were suitable and could pay the rent. The lettings staff went out of their way to help me, would give them 6 stars if I could.... Read more

What a joke these lot are, certainly do not deal with Andy there, a total idiot. Multiple offers in for a property and they don't even pass on offers. More to the point they also operate a culture of over pricing. Stay away... Read more

Norfolk House is a very modern and convenient place to live! Studio is large and reasonably priced for location and finish. The gym facilities are never too busy and are an added bonus for the price per month. In addition the staff are very welcoming and are always ready to help. The only downside was how disorganised they were on my move in date, with lost keys and then not being shown to my room or any of the communal facilities, I was initially quite worried about the administration of the property however since then any issues that have occurred have been resolved promptly.... I’ve been with Urban Bubble for just over a month now and they have been brilliant. After attending a viewing a few months prior, I was pleasantly surprised by the size of the studio (in Liverpool) when I actually moved in, with it being more spacious than I’d imagined. The facilities are great, on site gym and laundry facilities which are great as neither are ever very busy and always available to use. The concierge staff have been amazing, so friendly and kind and always willing to help you out. The length of the tenancy is a huge benefit to me, as they offer a lot of flexibility with their contracts in comparison to other letting agents which is great. My favourite part of the studio is the bathroom. It’s so fresh and modern and the size of the shower is amazing in comparison to other accommodations I’ve lived in. Negatives - the cinema room still hasn’t reopened yet, which is a shame as I’d really like to make use of it. The studio itself is not supplied with kitchen and cleaning essentials which is quite annoying since the price per month isn’t exactly what would be considered as cheap. There is very rarely a member of staff always at reception, so it can sometimes feel like your burdening them when you have to make a phone call to ask for assistance. Look at the albion works face book feed if you want to do some research as they raise some very interesting legal questions that need answering but with no responses as of yet. These clowns also sent a message on airbnb warning me I was breaking my lease on the property when I don't even own a property in the places they manage. Idiots... Read more

My experience of urbanbubble has been really good. The site manager is quick to reply to emails as are the staff at their office. Everyone I have had interaction with has been very helpful. The flat (which is in Liverpool) is clean and to a high standard, everything works etc. The site manager is flexible and is happy for me to make additions to the property as long as I put it all back at the end. This is a huge plus, coming from student accommodation (not operated by urbanbubble) were your fined for even the smallest pin in the wall it's a real improvement. I'll give 5-stars for now as everything has been great so far. But I don't know what they are like on exiting a property so I'll update the score (probably still 5/5) when I eventually leave — but right now it looks more like I'll extend the contract further.... Reviews show a clear pattern - for tenants, abysmal & for landlords, 'ok'. But I would ask any self respecting landlord to avoid using this company to manage your building because they simply don't care about their tenants whatsoever and it's you who is ultimately being represented. Like so many other commenters, I share the exact same kind of problems showing its widespread throughout their operations and not just a few isolated incidents; Awful communication, dishonest with promises regarding the building, extremely rude and uncompromising staff. They're inefficient at dealing with problems and upon raising a concern with them, you will be hit with a wall of defensiveness as they look to shift blame on to anyone but themselves. They even damaged my personal property and offered no compensation. I have moved into a private property since and have been met by a house mate who had an equally bad experience with them at the very same building as me. Do not rent from Urbanbubble and try to avoid them at all costs. They are pleasant when initially reeling you in, but as soon as you've signed on the dotted line, you're absolutely worthless to them. They didn't bother to show us the property when we arrived and never took the time to even show us where the electricity meters were. Worst of all, it took them 9 months to replace a faulty washing machine and they simply ignored our request to fix many other issues. One major case was damp around a power socket, which posed a grave safety risk. They did absolutely nothing to mend it. The individual who was in charge of lettings literally ignored our emails and without exception I was forced to call the office and follow up and ask why our requests were not being responded to. Our emails were never even read until we called the office and cited specific emails, which had been sent days previously. We were treated extremely rudely and with contempt; not like paying customers. Every time I called, I received attitude and treated as nothing more than an imposition and inconvenience. Urbanbubble literally couldn't give a damn about the renter, they merely valued the owner's satisfaction, who basically ignored all of our rudimentary demands and requests. It was truly the worst rental experience I've ever had in my life and would warn anyone considering renting from this company to think again.... Read more

I don't mind rejection and I welcome any feedback, but this is a company that think it is appropriate to email you at 11:33pm at night to say your interview hasn't been successful. I lived in one of their private student accomodation. This is an awful company. We didnt have our furniture for move in date. We didnt even have all our furniture by leaving date haha. They charged people hundreds after leaving for incomplete paintwork and damage caused by a shoddy job they hadnt finished properly. Honestly many of us in that building are in legal distbutes now. Was a massive shame as was looking forward to moving out for uni very much. Sadly this company was horrendous... Read more

They are rude and liars! I am the flat owner in one of the flat they manage and they have changed my lease apportionment % in my service charge. When I called their office the staff are so rude and lying all the time on the phone. They people dealing with the issue kept changing over the 6 month and I still haven't got a proper answer from them! They increased by lease apportionment % which does not agree with my own contract and they won't even show me the evidence I have been asking for!!! They are just charging whatever they want.... If I could give this service a 0 star I would. The manager arranged to show us a property at 1.30 today. When I phoned up because he didn't arrive, the person on the phone couldn't even get hold of the manager. Apparently sometimes quote "he doesn't even put his viewings in the diary". Then there was the "emergency meeting" excuse. And "he's with another client" excuse. And they wanted to rearrange...even though we were stood outside the property as organised. It is so unprofessional for a manager to 1. Not attend a viewing 2. Not even let the client know. I wouldn't bother with this estate agent. You'll be lucky to get through on their phone line. They don't answer or follow up on messages. It's unfortunate that people have to work for such a poor manager.... Read more

I had a horrendous experience when the drain under my flat blocked and water came into the property. I had to be relocated to a hotel for five weeks until the property was ready to move back into. Emma and the team truly seemed to appreciate the fact that this was my home and that the situation was distressing and they went out of their way to get everything sorted out as quickly and efficiently as they could. I have never been so appalled by a tenancy service. I have been living at Norfolk House for 2 months, and I still can't shower after 11pm because they turn the hot water off, they promised the lift will be done in the first few days, it has now been 2 months (baring in mind I live on the 6th floor), they turn off the electricity and water for hours every few weeks and when trying to complain and ask for resolutions, they are rude and unhelpful. If you decide to live in one of their developments expect nothing but disappointment. They are a massive con and will take your money for a rubbish place to live. They can't even organise to put proper signs on each floor (currently have pieces of paper stuck to walls with the floor number on). DON'T EVER LIVE IN NORFOLK HOUSE. It looks nothing like the developers photos and you're just asking to be conned.... Read more

Above property agent (Madina property) are real corrupt. I'm one of their tenant from January 2014. When the property became risk for health and safety issue they ignored for repair rather they said it would cost them money. When I was told them that if you don't carried out the job I'll stop paying you rent but they said if you so we will put you in black list take you to the court. When I stop paying rent Madina Property made false section 21 and took me to the court but I was honest and right. The honourable Court dismissed their false allegations. It's happened in Manchester country court 16th of March 2016. I gave this reference because may someone think I'm lie but not it's true. Sorry I forgot mansion something more interesting: In mean time I wasn't know where to complain. One of my friend came to me like an angle and told me to complain to local government. Finally I pound right place to raise my complain. It resulted much faster than I was expected. It was 31st of this year at 11 midnight I just came home after seeing some friends, it was really surprised to that a builder was waiting outside my property to put boiler in my property. Thanks Manchester city council to do for me. Those people in Madina Property put innocent people like me in danger. For that reason I have suffered mentally, financially, physically, losses of earning and unnecessary harassment. My highest request to all of you don't let them to harass you, if they do so please don't waste your time like me contact local government asap and make end of their nonsense Kind regards Md...
