If you are Chinese and happen to see this review, you are lucky. For the past two years, I have been living in agony. On the first day, I move into the house, I found that the house has not been cleaned, the TV cannot be watched, later WIFI(all included in my contract) and the kitchen sink is blocked(I have to wash my dishes in the bathroom in the past 2 years). It was my first time renting a house in London, so I made the mistake of not checking the reviews.
If there is any problem with the house(the agent is managing the house), Marilyn either ignores it or sends someone who is not competent to take a look and then leaves it at that. In the last month before I moved out of the room, the kitchen sink was finally fixed because Marilyn finally found a plumber. This was because the situation had become so bad that there was standing water on the kitchen floor. Marilyn also thought that we should split the cost of the repair, but of course, I didn't agree.
After I moved out, she started delaying my request for the return of my deposit. Fortunately, the deposit was held by a third party. Until I used legal means to urge her, she agreed to return the deposit. Of course, she falsely accused me of causing stains on the bathroom floor, even though it wasn't true. But I really didn't want to waste any more time with her.
If I've said all this and you still want to rent from her, then on the first day you move, take pictures. I know you'll need them later. Of course, what I am saying is all true. I can find all of my former roommates to testify for me.

I called this company to enquire about a property and the lady who answered seemed extremely rude and abrupt. She wouldn’t even let me get a sentence in and went on to complain that I was calling from an international number and that I should WhatsApp her instead. I tried to WhatsApp her but my phone bugged out and lost her number. I called her again and she had the same attitude and wouldn’t let me get a sentence in, going on to say that she would WhatsApp me instead. When I didn’t hear from her in the next few hours I called the company again, the same lady picked up with the same attitude, wouldn’t even let me tell her what property I was interested in. She got extremely rude, started talking over me and had a bad attitude in general. She said she would WhatsApp me and when I mentioned that she should use the country code for my country or she wouldn’t find me on WhatsApp ( I mentioned this since this was a problem other agents were facing ) she gets lippy with me and goes on to say “ believe me, I know how to use country codes”. There was no need for such unpleasant attitude. I don’t know if it was a racist thing or she’s just rude in general. Don’t bother doing business with them, who would want to deal with such an unpleasant lady for the duration of their tenancy when there are much nicer agents and companies in the city.... Read more

WARNING TO ALL PEOPLE OF COLOUR. If I could give zero stars, I would. I called up this agency for advice on finding an apartment to rent while I was overseas and the conversation was incredibly racist and the woman on the phone was not only EXTREMELY disrespectful but based her attitude on what she perceived was an immigrant speaking on the phone. I have literally never complained or written a review. I was about to see a house viewing. I see the house i make an offer on the spot, i am even willing to pay 6 months in advance . The woman looked sweet and straight forward at the beginning. She saod i will let you know asap. I texted her if she asked the landlord the offer she told me she would tell me by afternoon. I was waiting all afternoon nothing. I texted her next day, nothing no message no call. I called the following 3 days every single day, no answer. The 4th time i called her she answered and she said the answer is no becayse of x, (which i could provide btw) i will call you later to talk about it , and of course never did. NEVER trust this property agent. This was the worst renting experience I have had in my 15 years of renting in London.
1. THE MAIN REASON TO AVOID THIS AGENT: Thank goodness our deposit was under the Deposit Protection Service (DPS) - the agent and landlord made false claims; tried to take most of our deposit for fabricated reasons (not in the check-in / check-out report); tried to falsify documents (having another check-out agreement done 3 months after our departure - not agreed to by the DPS); and luckily didn't get any money, but tried to lie, falsify, modernise and replace items un-neededly using our deposit,etc. DO NOT TRUST THEM. We have only just got all of our deposit back 4 months after leaving the property!
2. The property was filthy and unclean on moving in.
3. As soon as we'd signed the contract, the agent was consistently "too busy" - never picked up calls, never replied to emails or messages - replies were "too busy currently".
4. They consistently had works men coming in to make alterations in our apartment for the properties above us, with little to no notice.
5. The landlord wanted to frequently visit - one time to show friends around the property - under the pretence they had people who wanted to "inspect the works" - for rented accommodation, we felt the property was not ours and we had no privacy.
6. The landlord instructed works on our property's patio (which you cross to get out), of which the agent was aware, including it being dug up - without notice. I nearly had an accident.
7. The landlord instructed refurbishment on the upper apartment, of which the agent was aware - meaning scaffolding was build over our apartment, blocking out all light for nearly 3 months - without notice.
8. The Agent didn't reply to their obligation to respond to the DPS claims - they only responded when we threatened legal action 3 months after departing the property.... Read more

I hate giving bad reviews, however this review is intended to warn tenants (I cannot speak for Landlord's) and things they should be aware of. Note none of this is opinion, it is an accurate description of things that have happened.
1 - The day we moved in the property was filthy and we had to get MB Property to arrange a cleaner. This ended up being a heavily pregnant lady who was expected to deep clean a 2 bedroom apartment (it needed a deep clean due to development works and was incredibly dusty). Unfortunately this was a sign of things to come.
2 - Overall service during our time when there was issues was substandard and in the end I ended up fixing things myself as I knew it would be more of a headache to call MB Property Services. You will be told its wrong time to call or too busy to help. This echoes other reviews I have seen and I can attest this to be the case.
3 - By far the biggest warning I can give is the checkout process. I am firstly very pleased the DPS scheme is in place. The landlord attempted to not only charge us for additional work on improving the property but then they supplied a new checkin report 2 months after we moved out as evidence towards their case. This is so low and dishonest it makes me wonder what else this company gets upto. Thankfully we got our full deposit back and I wish I could publish the rejected document for all to see.
I must urge anyone looking at a property marketed through Marilyn Bryant to proceed with caution or if at all possible avoid. If its a property you like make sure you are all over MB property Services from the start and be watchful of any bad business practice's. Infact expect them and then you won't be surprised when they arise.
Protect yourself and document everything as trust me it will come in handy when you move out. I can only hope that companies like this and the people who run them are not in business one day. They don't deserve to be.... Read more

This was my worst experience in dealing with a property agency! I've read some of the reviews (unfortunately after I used MB property service) and seems that I'm not the only one who got in this situation. The main this to know about this agency is that they DO NOT PROTECT TENANT DEPOSITS. I've been trying to figure out where my deposit is after MB refused to return under multiple excuses and lies, one time they even said that it has been returned to me, but as you can guess and by the way, I'm writing this review it (deposit) has never been returned. Anybody who is looking to rent a property in London should stay away as far as they could from them. I really wish I had enough time and resources to go to court and get justice, but for now, I only can help and inform other people about this "wonderful" agency!

Any issues we had with the flat, which was seldom, were dealt with swiftly, reliably and following direct liaison with Marilyn herself. After 3 years of renting with them, having paid all rents on time and without any problems, MARILYN BRYANT refused to return the deposit making FALSE CLAIMS !!
MARILYN BRYANT supports Landlords that makes false claims!!
- Refuses to respond to emails or texts
- Claims almost £1000 for CLEANING, CURTAINS, ETC !!! Despite having never done any cleaning prior to moving in !!
- Claims LATE PAYMENTS and PROVIDE FALSE DOCUMENTS !!
- Doesn't fulfil basic need such as fixing washing machine or leaking taps ON TIME !!!
But the COURT DECIDED otherwise and MARILYN BRYANT ended with NOTHING !!

- UPDATE: for those reading the letting agencies response - quite evidently my name is not 'UK london' classic Marilyn gas-lighting the place up.
If you look to my record of reviews prior to this one & since then, you will see they are mixed. What 'ulterior' motive' would I possibly have targeting a random family run estate agency?
My motivation: I hope that you take this review onboard and uphold throughout the year the professionalism that you demonstrated before we signed the lease.
I don't want anyone to be subjected to the same year of misery that myself and my flatmates were put through due to your unmotivated lying, ignoring of maintenance that was required to meet basic legal standards and prolonging of simple tasks.
To offer one of many examples that might jog your memory - we lived in the flat for first several months with no working smoke detectors (which we were unable to replace ourselves due to the 14ft high ceilings) after being promised several times that you would get landlord's permission and get a handyman in. Then randomly towards the end of our lease you and the landlord stated that we had no choice but to give you access to do extensive (and might I add very loud/ disruptive works) to improve the fire safety of the flat for the next tenant.
Based on mine & my flatmates horrific experience with Marilyn, I will not reveal my identity. I am already aware that Marilyn has already made false statements to the landlord and I do not want any further encouragement from Marilyn to my landlord who could refuse to offer us references for future properties. I am very aware of how grossly unprofessional your practices are.
To landlords who use/ are looking to use Marilyn: If Marilyn manages the tenant on your behalf and portrays them out to be unusually difficult, it will likely be because she is feeding the tenants lies about you & feeding you lies about the tenant. We spoke to other tenants in our building that Marilyn also manages and they had exactly the same experiences as us.
My only explanation is that Marilyn is overstretched and so gets extremely confused, or gas lighting to make it appear that she is doing more work (Marilyn's tenancy management business model: 'Make if look like you need her to manage your property as these tenants are extremely high maintenance'')... I have always found Marilyn and her team to be efficient, resourceful, and trustworthy. She is by far the best letting agent I have ever worked with. When you own property, one of the biggest concerns is the management of the tenants.
