I recently sold my house through BHHS (NW1; £1.5-2m). After canvassing the market for agents, and they stood out with the best energy and approach. Despite a light post-tenancy refurbishment taking place, BHHS was flexible and willing to work around it, allowing the house to be launched on the market without delay.
We found a buyer, but partway through the process, my sales agent left, which created a brief period of uncertainty. However, Martin, the franchise owner, eventually stepped in and took full ownership, then passing me on to Ross Parker who took over the sale.
I was really impressed with everyone I dealt with at BHHS. They were straightforward, easy to reach, and maintained their commitment throughout what turned out to be a drawn out sale.
My only critique is that, in contrast to my previous experience with another agency, where a dedicated "deal closer" was assigned to handle the finer details of closing the sale, BHHS didn't have a specific person for this. While they did a good job overall, having someone dedicated to that role would have been beneficial.
That said, I wouldn’t hesitate to use BHHS again in the future.

I am reporting BHHS Marylebone branch to the ombudsman and am taking the unwarranted check-out charge to dispute resolution.
I had a truly awful check out experience as a tenant, which showed a company who clearly is trying to take money from tenants during checkout. They overcharged me £250 and I suspect that I am not the only tenant with this experience. Furthermore, the air quality is dangerously bad in the flat. I strongly advise anyone to avoid using BHHS as a property manager.
First, I read the check out procedure carefully. I had to professionally clean the flat and the carpet (albeit not steamed clean). I hired a company with good reviews who also said that they can quickly come back if there are any complaints.
Then BHHS Marylebone, several days after receiving the check out report, tells me that the flat was not perfectly clean. This happened around noon. I quickly responded that the company I paid can quickly come back and resolve any issues. On the pictures, the work was quite minor. The cleaning company confirmed this. However, Michael at BHHS refused to reply to them and insisted on using another company. It was bizarre that he ignored them persistently.
To me it seemed obvious that he wanted to use another company - I don’t know the motivation behind this but they kept on referring to this company before moving out. The company I used is well established and could have come back. He simply ignored them and hired another cleaning company to clean up there and charged me £250 for it. He did this despite several emails from me (and the professional cleaning company that I used) confirming that this can be resolved quickly. He clearly wanted to use another professional firm - but I don’t understand his reason for this.
I suspect that they do this to other tenants too. In essence, we were stolen £250 for something which the cleaning company could have promptly fixed that we hired.
Furthermore, for weeks before moving out I told them that the air quality in the flat is extremely bad. We had an air quality measured that confirmed that. I think it comes from a very old carpet which also had carpet moth. We used to sleep really poorly and have bad allergies in the old flat and this has now disappeared in the new house. We told BHHS about the terrible air quality but I doubt that they have shared my concerns with the new tenants.
Thus be careful with BHHS, especially the Marylebone branch

I would not advise selling your property with them unless you want to be saddled with useless fees and spend hours of your time doing their job for them. Completely incompetent and don't understand the basics. One of the worst property teams in London. Has nothing to do with the BH brand that works so much better in other jurisdictions. Avoid.

Absolutely unprofessional. They fail to understand anything related to customer service. Landlords who use their "services" end up doing all of the work themselves. Tenants are left with unresolved issues that go on for months. I would advise to choose a more professional reputable agency. This is definitely not one of them.

I have never met such a dedicated professional, especially not one demonstrating so many soft skills. I had a dreadful experience with this company.
Duplicitous in not disclosing employee interest, filthy apartment on moving in, heating stuck on full power in Autumn, removing blinds and not replacing prior to lease commencement, taking weeks to undertake basic repairs and being passed from employee to employee to avoid resolution, given 30 mins notice of viewings of which there were numerous and a fight to get back deposit at the end needing the dispute resolution service to name just some.
If you are a tenant wanting your rights respected or a landlord wanting happy long term tenants then do yourselves a favour and use another agent.

Best estate agent experience in London. Paul is a stellar agent-- careful, considerate, understanding and with an eye towards getting the job done.
