Service throughout tenancy was very poor from having to wait 2 months for the property to be cleaned, safe and repairs made to very slow responses to maintenance issues (ie broken washing machine). However the most significant issue was the landlord (4 Chelsea mews) sought to withhold nearly £400 from deposit for items that were simply fabricated. Having a tenancy with MSL has been as you'd expect a tenancy to go. Until it got to the end of it. I left the house with the rooms, living room and kitchen in a good state, nothing a quick hoover and spray couldn't fix. Yet MSL have decided to charge £350 for 'deep cleaning'. I lived there for a full academic year and cleaned every so often as required, and it was never once in a 'deep clean required' state as long as I was there with four other people, let alone after everyone had left and cleaned up behind them. It is a landlord's requirement to have the house cleaned before new tenants move in, why should I be charged for general upkeep of the property? They have also decided that to cover up blue tac stains, they require the entire room to be redecorated because why not right? Charging me £120 for some paint touch ups MSL are a complete joke. Never experienced a service this bad before. I am currently trying to move out from one of their properties and have been doing my job of advertising and sorting enquiries.
Once I passed the enquiries over to them it takes them a week to organise viewings and by that time no one is interested.
I had an offer on the property and the person was ready to move in the week before Christmas but the agency has decided that they won’t bother with sorting out contracts. Now this person has also pulled out from the deal which will cost me another £2200.
Special mention goes to Luke and all the property managers who don’t bother replying to emails and always have an excuse as to why they can’t talk to you on the phone.... Read more

I have rented 4 previous properties as a student in Lancaster through different companies. However, our experience with Mighty this year has been BY FAR the worst. I would recommend any company over this one- particularly Smart Lets who we found to be reasonable, responsive and responsible landlords.
Unfortunately, we cannot say anything of the sort about Mighty Student Living. We have had endless issues with this property, starting from moving into a dirty house with a huge amount of rotting food left in the back yard which was attracting rats and maggots. We immediately reported this to the agency but were left for TWO WEEKS in this state before the rubbish was removed. There was also a microwave in the property when we moved in- upon attempting to use this, we discovered that it was broken and would ignite sparks/fire when plugged in. This should not have been left in the property. We have never had issues like this with other previous landlords and were shocked at how little Mighty seemed to care about the issues. They do not ring back when they promise to, nor do they respond to emails.
The property we rented did not have bills included. We moved in aware of this and this would have been fine had the previous tenants paid their energy bills! We were left receiving letters through the door from various companies accusing us of being in debt to them. Furthermore, we were unable to set up our own energy contracts because of this debt. This caused hours upon hours of stress, in which Mighty were unwilling to assist, despite these issues not being our responsibility.
Upon leaving the house in a tidy and much cleaner state than we found it in, we have had to fight long and hard to get our deposit back. In our 5 years as students in Lancaster, we have never had our deposit deducted and have been thanked for leaving houses in 'impeccable' states, until this year. Even after reluctantly accepting certain deductions from our deposit, Mighty have consistently ignored our emails and refused to give details over the phone. They have only released our deposit after we formally began the process of complaint through the MyDeposits scheme.
Overall, this year has been made unnecessarily stressful by Mighty Student Living's unresponsive and ignorant attitude to their tenants. I would recommend ANY other letting agent in Lancaster before this company.... Read more

Unfortunately stayed with this company for a year now, the most abhorrent renting experience I’ve ever had. For the first couple of weeks our ‘house’ had no working boiler meaning it got so cold that my flat mates asthma flared up, and they had to move out as well as having to get an emergency doctors appointment. This also left us with no hot water at all for the duration. Had to relentlessly call the company to get a solution, which still took around 3 weeks. closely after the fridge broke, which took around 2 weeks to sort. Then (it gets worse) the oven broke. Waited for around another 2 weeks to get a ‘new’ oven with no gas marks or indications on any of the knobs. The initial response from mighty student was for 2 people to turn up, just before a works do, offer us £20 cash and say they’d get it sorted and to use the money for food. £20 doesn’t quite cover 2 weeks worth of food… nor is that straight away. Had to cook using a portable electric plate. Absolute joke. The garden then flooded very soon after, the initial response was to try and blame us for the issue, stating that if they found out we had blocked it we had to pay for the unblocking service, unsurprisingly it wasn’t our fault. During these first gruelling weeks, I re organised my bedroom to find a whole in the floor all the way down to the floor boards which had been covered by a rug and not mentioned, the skirting boards were also pulled away from the walls and none of the carpet was fitted properly, being left pulled up at from every side of the room. This still hasn’t been fixed, despite me emailing in the first week or so, and we have now all moved out. Just when you thought it couldn’t get worse, the hoover we got was practically unusable, we weren’t supplied with a mop and all the neighbours seemed to do was scream and shout whilst their dogs barked through all hours of the night. The property was filthy on moving in day with a maintenance man trying to make repairs on that day. It looked like a fight had happened with holes in the floor, holes in the door, furniture damaged and so on. The inventory said that many items were present which were not eg. TV, Microwave, desk .. just not there. Walls marked, damp, mould, really a slum. No gas safety certificate, no TV license. They should be ashamed of themselves.
The agent, Luke, at Mighty Student was useless and constantly brushed off any complaint or request he did not want to deal with and there were/are many.
Don't use them. Go elsewhere. Don't encourage them or their slum properties.... Read more

3 years renting with Mighty (2019-2022). Few problems in the first year, but they were ironed out in the following 2 years with Mighty through various system changes. Issues always dealt with promptly and fairly, along with updates for those that may take longer (washing machine, oven etc.)
Notified well in advance of any viewings being undertaken at the properties, along with any other visitors necessary, meter readings/surveyors.
Also have been extremely helpful when asked for references for a private tenancy.
All in all, MSL has improved a great deal in my time renting with them and would recommend to any prospective tenants. Staff are helpful, friendly and accommodating.

EDIT: Since mighty replied, trying to make it out that they pride themselves on "providing good customer service", I have included on the the (many) emails I had to send to the company to get just some of my issues resolved. This was MONTHS after we had moved in, clearly showing a lack of respect for us as tenants. Moreover, we all strongly felt that are issues were taken less seriously because we were students, with many emails ignored or disregarded. By far the worst renting experience I have ever had. Avoid yourselves a headache and go with an agency recommended through Lancaster University Homes!
As a recent graduate, I rented a property from Might House during my second year of University. In all my years of renting, they are by far the worst agency I have every come across. They treat you as an inconvenience rather than a customer when you are a student and ignore requests and emails periodically. We also had many issues with the house that took long times to sort. This included rats and fly infestations. Moreover, I had to at one point consider legal action due to the fact they had not delivered on many of their promises, such an having a gate for the back of the house and a table so we didn't have to eat food on the sofa. The worst housing experience of my time at uni.
From the day we first moved in, the flat was entirely different - much smaller and completely filthy, despite reassurance the place has been professionally cleaned - than the one we were advertised online and shown in person during the viewing process. We paid an extortionate amount of money for the state it was in and the number of issues we were dealing with (everything from rats, mould, and fungus growing in the bathrooms, to shoddy wifi whilst uni was completely online during the pandemic), so decided to send a formal letter requesting a rent reduction with evidence of the faults detailed. We heard nothing for months until, tired of being seemingly ignored, we threatened to withhold rent and it was promptly responded to. We were not only denied, but essentially made out to be lying about some of the issues, despite photographic and videographic evidence provided, and told we would have to involve a third party if we wanted to carry this further.
Now we have finally moved out of that hovel, but the nightmare is still not over. We are now having our deposit partly withheld from us due to faults we specifically put into our inventory report upon moving in. We are disputing this, but the landlord is being unresponsive and negligent, so I fear it will be some time before we are free of our involvement with this agency.
Literally the only saving grace of living here was the maintenance man there, Mr Amin. Will genuinely miss his kind soul, however even he cannot change how strongly I recommend never getting involved with this shady, useless company.... Read more

Clearly no inspection had taken place and new occupiers had to stand outside for 3 hours waiting for clearance! Numerous problems throughout tenancy . . . Never a priority for MSL. Don’t have ANYTHING to do with mighty student living if you don’t want to suffer.
Reported the issue with toxic mould and leaks way too many times across 2 years, but nothing was done until City Council was notified. At this point the mould let itself known in form of symptoms & coughing which led to sleepless nights. Prior to that, Mighty student living would tell us to clean it regularly, saying that it’s our problem and responsibility. As many previous reviews noted, they act rude and indeed hang up during the calls with "I don't have time", "nothing we can do" whilst they are obligated to deal with certain issues by law. I never experienced anxiety before, but acquired it thanks to this experience. Not to mention the disposal of my newly arrived post (also a criminal offence under the Postal Services Act 2000). Would have less issues living under the railway bridge in a box. Our property, a newly renovated property had a leaking roof which wasn’t fixed for 3 months, a flooded basement which was never properly addressed and leaked into neighbours house, no outdoor bin which was not addressed for 4 months and for which they attempted to charge us for rubbish removal. We have had serious issues throughout the tenancy with communication and lack of professionalism so bad we involved the local council. Finally, upon leaving the property they have attempted to charge us over £300 for painting over a wall mark and for fixing a shower that isn’t broken. Had my viewings cancelled twice, both on the day (20 minutes before on the first cancel) because they claimed a tenant was isolating. I buzzed into the tenant's houses and they told me they were not, in fact, self isolating. Wasted my time and then lied about it. Called in to the customer support, and they were extremely unhelpful, only claiming ignorance.

I have been with Mighty Living since September 2020. It has been a list of failures on their part, despite this the landlord has been communicative and helpful. When first arriving at James Lane, we were unable to access the flat as we were not given a code for the lock or told which flat was ours. It was clear they had no knowledge of the property when we rang to ask. To add insult, after being given the code, we were then locked out of our flat for a number of hours due to a broken lock. One of us had to be saved by a maintenance person climbing through a first floor window. When finally settled, we found a broken TV, a dirty sofa and an oven missing a part of the door. We have been walked in on by their contractors at 8am whilst in bed without a knock, and with no more than an apology afterwards! We have encountered unhelpful staff from Mighty Living such as 'Judith' who prefers to forward our calls to other staff rather than dealing with them herself. There have been some extremely helpful people on their team though, such as Emma Diamond who was very helpful and responsive. I have also heard horror stories from other students who have stayed places such as the brand new 'Mill', who stayed 2 months in a hotel because it wasnt ready. I have worked with Mighty Student Living for 4 years, and throughout that time they have been professional, knowledgeable, friendly and helpful. Living 250 miles away I need agents who I can rely on and will keep me up to date with what is going on. Emma Brady has been my property manager for the last 2 years and nothing is too much trouble, she will pop over to a property to read meters, check up on maintenance problems, recommend contractors etc. Emma is usually very busy, particularly with covid, but will always return calls/emails quickly and despite managing many properties always remembers what has happened and is going on with mine. I had the most awful experience with MSL.
As a second-year student who had to move home mid-contract, MSL provided little support for my housemates and I. We still had to pay in full for the 52-weeks, which amounted up to £54k for all 9 of us, although most of us weren't there during the pandemic in 2020. We also received no support when we attempted to dispute the deposit deductions, although most of us were 20 at the time of disputing and had no experience, so support was very important to us and we never received any. The team are terribly slow at replying to emails and take a long time to assign you with one person to deal with your problems or requests.
A lot of stress was caused on top of my degree by having a contract with MSL - I wouldn't sign with them ever again. It took them four months after we handed our keys back to return our deposits, I honestly thought we'd never get it back. They are a lot quicker to take money than they are to return it.
We also could never contact our landlord directly, so a lot of the problems we had with our house were never resolved. The Fixflo system was ok, but I had a maintenance man repeatedly return to my room to never actually fix the shower door that was broken when I moved in.
I would give MSL 0 stars if I could. The house we had was stunning, but the stress we all had because of it was no where near worth it. Really bad service.... Read more

The man who can prise their deposit from Mighty Student Living's rat like claws shall be crowned the ruler of Camelot. On behalf of my relative who was unfortunate enough to find herself a tenant with these fascistic overlords, this agency lies, lies, lies and lies again until these students are beaten down.
Firstly, they inform them that nobody will get their deposit back until everyone agrees to the BLATANT lies that amount to the reductions in the deposit - preying on students empathy to their peers and not wanting to rob innocent people unjustly of their own money; a noble trait they share with nobody at this agency.
Secondly, for my relative, the itinerary report for her room featured one solitary photo of the door from the outside.
Thirdly, this brings in to question the validity of the "evidence" they claimed to have without ever showing us that there were no damages before the tenants moved in. Withholding evidence isn't usually a crime committed by the innocent.
Fourthly, we head towards the customer care aspect of the agency and we come full speed ahead to Emma. I would thoroughly encourage Emma to run as a local MP as I've never had 3 of the same questions dodged consecutively with such disregard for the truth. Three times I asked her to provide the itinerary report and three times she told me things like "I've seen the evidence" or simply did not respond.
Fifthly, I wish to remind all students and the machines at this agency that the ONUS FOR PROOF OF DAMAGE IS ON THE AGENCY. Do not let these pathological liars tell you otherwise.
Sixth of all, Emma told us that in order to get the deposit changed it would take 12-14 weeks to resolve this 'dispute' (an inaccurate term as it implies there is two valid sides to this argument) which is another attempt to get the tenants to concede defeat to avoid financial damage to their close friends. Quite telling of an agency who takes financially insecure students and steals more from them through splitting through this friendship via financial blackmail.
Finally, there is a plethora of other stories as to why this agency makes Ebenezer Scrooge look like Mother Teresa but sadly, I only have a few decades left on this earth and me and my family would like to put our experience with these pantomime villains well and truly behind us and move on.

They are not even worth one star! Zero!
The company has no ethics and employees are dishonest, denying what they have said and done!
The contract is very misleading, showing a weekly payment of £105 per week. When I went to collect the keys they demanded an upfront payment of £1760 to cover 4 months. I had to pay this in order to get the keys.
After I paid the £1760 I was given the keys by Olivia.
I went to the property and found out these were the wrong keys, so had to go back to the office. I was then given a set of 6 keys to try, went back to the property again to try. One of the keys worked on the front door, but none worked on the room lock.
I called the agency and informed them that none of the keys locked the room. This is a 4 bedroom student house-share, so having a key to lock the door is a must, I am a female and the house already had two males in the house which I never had met before. It’s the agencies responsibility to provide the key to the room when the tenant moves in.
Lauren from the agency came to the property to try the keys on the rooms lock, none of them worked. I asked for the correct key or a locksmith to replace the lock, she said they cannot provide the key because it’s Saturday and the office closes in 1 hour, but said that if I called a locksmith myself I can request to reimbursement from the agency, Jack from finance would arrange a refund on Monday. Lauren took back the keys and left.
In order to feel safe in the room and secure personal belongings I had to arrange for the lock to be changed, so the room could be locked.
On Monday when I emailed Emma Brady from the agency to request reimbursement they refused to pay, they requested a copy of the new key or they would charge me for changing the lock! How disgusting is that!!
I have made a number of complaints, it’s been 2 months, they are refusing to reimburse and now denying everything! They have never provided a key for the room!
The room was not as described or shown in the pictures, completely different. Extremely dirty, broken furniture, missing desk, missing chair, missing light bulb. They never provided video viewing as promised.
I’m writing this review to help other people, so they don’t have to go through the same stressful experience.

I would give zero if I could. Extremely unprofessional member of staff there that hung up on me when I was talking about problems in my flat and she refused to give her name. May I remind Mighty Student Living that students are CUSTOMERS and that you should leave your attitude and problems at home when working in customer service.
Avoid at all costs and choose another housing company.
Edit - They also lie and say that you shout at members of staff. I was extremely polite to Olivia as she was polite to me but the other woman needs more customer service training. DON'T EXPECT TO GET YOUR DEPOSIT BACK.
I would very strongly not recommend using this company due to their lack of knowledge in contracts. I have been refused the return of my deposit due to an error in the way the contract was written up. The contract stated two rates (A weekly and monthly rate) to be used and one to be removed which was not applicable. I had paid the monthly rate on the 10th of each month of my contract, as stated, up until the final week of my contract leaving an amount outstanding which was less than my deposit. When I requested my deposit back, minus the amount due, this was refused and was then told I owed more money. As i tried to explain their error and have shown this in a number of ways they kept repeating the same thing over and over to me (despite me proving them wrong) and stating the "system says there's an outstanding amount". To top this off they tried to strong arm me into payment by trying to hold other tenants deposits from them until payment was made. I had to inform Might Student Living that my contract was independent to the other tenants and it was not legal for them to do this.... Read more

Mighty Student Living had definitely been quite helpful with the entire Covid-19 situation. Since my private student accommodation hasn't yet finished furnishing yet as it is a new build, the property manager Judith Solomon had arranged me to stay in a 4 Stars hotel right next to the Campus until my accommodation finishes building. With my own experience in mind, I would definitely recommend this company to fellow students and friends. The arrangements had been professional and reliable 90% of the time and I look forward to being with Mighty Student Living for the upcoming year or even three years of student accommodation. :)))... I would not recommend to any student. Had many troubles throughout my year with mighty. Multiple times without hot water or electricity. We had no WiFi for several weeks when moving in and also without a washing machine for nearly a month. It's been a month since our contract ended and we have not had our deposits back. However, they are trying to charge us for cleaning charges when the flat is cleaner than when we moved in! The flat was not cleaned whatsoever when we moved in; the toilet brush still had poo stains on from previous tenants. We do not see why we are being charged for this and have challenged them about this but no response as of yet.... Read more

The worst student letting agency in Lancaster by far. Don’t let these people fool you at first sight when you book for a house viewing, they’ll reel you in with their cliche sales pitch and once you sign a contract with them then that’s it, any problems that you may have with the house will take months and months to repair.
I recommend students who have any mould problems or issues with the welfare of their house to contact Lancaster city council as they’ll be the ones to get this awful company to pick up their pace. Peter Charnley, Head of Mighty Student Living needs to sort out this company’s faults as they exploit students of their deposits.

Would give 0 stars if I could. Absolutely appalling excuse of a company who tries to rob its customers of as much money as possible. Property had clearly not been cleaned before we moved in (not that we expected it to be spotless, but we had hoped not to find used condoms on the bedroom floor - which we did!). There was damp in the back of the house that resulted in lots of kitchen and bathroom items becoming mouldy and needing to be thrown away. We left the property spotless before moving out, but due to the damp, some of the mould came back in the time between us leaving and the property being inspected. Rather than apologising for the amount of issues we've experienced with our property this year (also including several broken radiators, leaks etc), MSL then tried to take our deposit off us. We had to be relentless when it came to emailing them and trying to find out if there were any valid reasons for this, which there were not. Eventually MSL, realising they did not have a leg to stand on, especially if we took the case further, relented, and gave us our money back. Avoid at all costs. DO NOT STAY WITH MIGHTY STUDENT LIVING. Horrible service. Disorganised when it came to the keys for the building, unresponsive to maintenance requests for things including a broken shower, the boiler being broken for almost a week, and the front door not locking or unlocking properly. To get these issues fixed we had to directly contact the land lord who was actually helpful, unlike Mighty Student Living. The staff were also incredibly condescending for the year that I spent living in one of their properties.
At the end of the tenancy, the property was in near pristene condition, with the only issues being a few small marks on the wall, which were easily covered by paint. Because these ‘damages’ needed to be ‘repaired’, they stated that £45 needed to be deducted from our initial deposit of £200. Six residents all paying £45 comes to £270, far more than necessary to cover some scratches with paint. It was clear they were over charging because when I stated in an email that a £45 deduction was incredibly exploitative, they decreased the deduction to £30. Mighty Student Living knew that they were deducting the money for profit, and not for maintenance expenses. And this was not just for me and my fellow residents, friends who also stayed with Mighty Student Living charged them a £45 deduction from their deposit, and then reduced the deduction when they also complained about it.
In short, Mighty Student Living, and it’s parent company Mighty House, are exploitative, condescending, and unhelpful. I recommend using literally any other student renting company in Lancaster, which is quite a statement considering the state of many other student renting companies in Lancaster.... Read more

They never solved the problems the house had and, while our flatmate was constantly making noise, smoking weed, puking in the bathroom and stealing, their answer was: that's not my thing, call the police. They didn't discount my money on time, but 5 months later all the payments. They also asked me to pay them this money to a regular bank account, and the invoices for this payments were not like regular invoices, which sounds like they were trying to avoid taxes. Mighty House services are awful.
All about instant service are lie. My brother was renting a property from Mighty and when there was an issues with the washing machine done by the previous tenants, mighty house took about a month or more until they come check and to fix the issue.
Now with the corona-various my brother left 3.5 month earlier and not only Mighty House charge us with the full rent without even giving at least the 50% of the rent for this 3.5 months that he wont be staying there, they dont want to send someone to check the house and they are are saying that they will charge us for any possibly damages that are cause after they departure of my brother from the Property. This is ridiculous they are not getting in our situation and dont want to understand the hard times we are living in. I DO NOT RECOMMEND MIGHTY HOUSING TO ANY ONE. ACORN Lancaster and Morecambe (the local tenants' union and community action group) have taken action against Mighty Student Living recently as a result of the mistreatment of one of our members. We are extremely dissatisfied with the response we have had from Mighty Student Living, with a refusal to meet and discuss the case, or take any meaningful action towards the resolution of this case. Therefore, ACORN Lancaster and Morecambe are disappointed with the lack of prioritisation of tenants’ welfare by Mighty Student Living and we hope that they will rethink their strategies in the future.
A quote from our affected member: ‘This company does little to help its tenants; they denied taking any action after I had police evidence after having my possessions stolen. I had constant issues with other tenants in this house, and so they sent generic emails which did nothing to discourage loud noise or theft. While not a tenant, I had the most amazing experience with Mighty Student Living, via Emma Brady. My grandmother, Phyllis Enid (Lunt) Walden was born at 85 Lune St., Lancaster, Lancashire, England in September of 1906 and Emma was so gracious to provide a tour. My grandmother and my great grandparents left Lancaster for America on the Lusitania in 1911. I have attached the ship manifests for reference. They eventually settled in the Flint, Michigan area. My grandmother and my grandfather, Malvin J Walden, opened a pub in Fenton, Michigan the day after prohibition ended in the States (1934). The business was in operation until 2018 when the last remaining heir, my uncle, of Malvin and Phyllis Walden died. I will be forever grateful to Mighty Student Living for the opportunity to visit a building I had heard so much about as a little girl. Thank you!... Read more

Not long after moving into the property we started having issues with the boiler. The agents put us in touch with the plumber, Ryan and he came and had a look at the problem. Having been given permission for a new boiler to be installed Ryan kept me updated and got the job done for us. In our building we have extreme issues with the WiFi and they tried to get us accused of garbage that were in the buildings garbage storage before we even moved in. The problem with the WiFi is unbearable I have made countless efforts by reporting it to fixing website making calls yet the answer I received "The landlord is trying but its not an ASAP issue" really not an ASAP issue? cant even study with the wifi we currently have the house was dirty when I entered the images on website are not even updated, in my case the couch was completely destroyed while on the website and when I come to see it it was covered up so I just assumed the couch was fine, my windows wont stay open unless I put something to support them to stay closed and they barely try to do anything for you. Worst customer service ever not to mention the fact that they told some of my housemates that they will not be receiving the flat they have again next year even if they wanted it due to constant complaining even tho their flat had issues with heating warm water the washer wasn't even working and yet they didn't bother to do anything fast enough they were in there flat for 2 days without heating and warm water. I know some issues are the landlords fault as well however they don't seem to care about applying pressure to them in order to get issues solved as quickly as possible.... Read more

Moved into the house with most appliances not working e.g. hoover, tumble dryer, cooker, toilet button missing etc. Had unavoidable problems with water damage but the response and attitude of the landlord was slow and disappointing. Had builders come at 10pm playing music and have not had any consideration from the landlord towards our health due to damp within house. Mighty Student should have made sure the house was ready for when we moved in - which it was not and responded better to our troubles.

I have previously posted about having trouble with mighty house about deposit. Now it has been 3-4 months since my tenancy has ended and the trouble we were having was finally resolved, which i was very happy about. However, now mighty house are penalising us for not having record of us paying the extra deposit that was required when moving into that house. This is very troubling to us as we all paid the extra money that was needed and now we are having to wait longer to get the rest of the deposit that we need. It’s been 3/4 months since I have left mighty house and have had many problems with receiving the deposit back due to some issues that we had but now that the issue has been resolved, only some of the deposit has been returned. I have contacted mighty house many times about this issue and have been told that the person dealing with this issue is busy so nothing has been done about it. Good housing company overall and would recommend. I lived in their student accommodation for 2 years and had a good experience. Although they sometimes need to be reminded of things, the people working there are very kind and helpful. More importantly they are honest and not at all trying to scam you (unlike some other student accommodation companies around).

Rented a house for a year with Mighty House. Upon moving in there were several problems, including an electrical fire, a bug infestation, water dripping through the ceiling from the shower, large changes made to the structure of the house (that we were not notified of) and the fact that the house hadn't been cleaned. When we complained about these problems to Mighty House, their attitude was 'well let's not point fingers, now can you please follow me outside and not make a scene in front of the other clients'.
Each term they asked for the rent money weeks before the term started and student loan dropped. They explained that if you sent an email in to ask for more time that wasn't an issue. But if you didn't, you were charged for handing in the rent late. This farce happened each term, and based on their reaction to the email, it seems as if this issue caused them a lot of stress, yet they didn't rectify it.
Before we even moved into the property, we had issues with Mighty House. We arranged a viewing for one house, then after waiting outside the house for 10 minutes in the middle of winter, called them and were told to meet the estate agent at the Mighty House building. We were then showed around 3 different properties by a member of staff who explained that this was the first she'd heard of it, and had been tasked with the viewing only upon our calling.
Additionally, a friend brought up the same issues with viewing as we received. However, in her case, she ended up having to call, waited 40 minutes total, and claimed the viewing was extremely unprofessional. Every person I've spoken to about this company has only had criticism to speak of.
In terms of daily interaction. They would notify us of anyone coming round to the property the day before most of the time, but towards the end of the year, just didn't bother, and let themselves in without warning on two occasions. I will compliment them when it came to repairs however, as repairs were done efficiently and in a timely matter. This compliment may be better paid to their outsourcer, FixFlo, but either way, this system was handled well.
When it became time to collect deposits, they said within 3 days of moving out we would receive information regarding deposits. After waiting a month and then threatening to take legal action, six weeks later from the date we moved out, we received 3/4 of our deposit. The other quarter, over £100 in total (between the 4 of us) was removed, claiming that it was used to cover the cost of removing rubbish (but also explained that the house was in excellent condition). This rubbish will not have been anything more than the waste accumulated by our flatmate who lived there for a week later than us, as before we left, we made sure to clean the place as much as possible.
Apparently Mighty House hired Bill Gates armed with 24 carat gold bins to remove that rubbish.
Tl;dr: We have had problems with Mighty House all year, and consider them to be an incompetent, unhelpful business, that at best has taken on more than it can chew with work load, and at worst is providing deeply negligent support in the aims of trying to squeeze as much money from their clients as possible. I would not recommend Mighty House under any circumstances.

Poor customer service, all the employees are rude on the phone and if you want anything done you have to go in and hound them to do it. Waited for 80 days for a repair before. Had rats, leaks which I was told didn’t exist and so many problems with their property. In my first year (2016/2017) I lived in 28 thurnam Street. When they were called student living company.
Pros
- Great flatmates from different parts of the world
- Decent price for an en suite (£95)
- Nice kitchen and TV
- washing machine provided.
Cons
- We literally had the plague, I'm surprised there wasn't a big red x on the front door.
- "Rat infestation" as described by pest control
- Pigeons living in the roof
- Fly infestation — so much bug spray was used in the hallways it nearly knocked my flatmate out when he left his room.
- Was told on the first day the mirrors installed into the walls of room 10 were an added feature but was charged £70 of my deposit to have them removed.
- Extremely slow Internet, around 50kb/s after 11pm.
- A mattress so thin I could feel the wooden planks underneath when I lied down.
- Fridge/freezer broke causing a lot of food to go to waste, it took over two weeks to fix.

It’s been a fantastic experience dealing with Mighty Student Living team. Kirstie has been extremely helpful; the let was agreed within days. She went out of her way to suggest furnishing students appreciate and co-ordinated all deliveries, installation and mandatory checks to ensure the property is fully compliant with the regulations. Leaving doors open in your house, sending out 'the wrong emails' saying they are going to come and do viewings at your property etc and never turning up (happened 5 times). In my experience Tracy, Jason and the team have so much care for the students, the properties and Landlords. I have been with them for 3 -4 years and they continually go above and beyond for Landlords and students.
They encourage Landlords to do necessary work to keep properties in good shape, plus as they have an in-house maintenance team, so all the quotes for fixing things are very reasonable. I love that they always come to us with solutions not problems i.e. they tell us the issue and then give us the different solutions, plus let us know how much each will cost.

Really bad service from these guys!! stay clear!! They are very uncooperative in terms of replying to emails and sending the appropriate people to fix any problems we have had with the house. For months now we have had to deal with slugs in the property, their response to this is that it is not classed as an infestation and basically told us to fix it ourselves. We have also had multiple boiler issues which has lead me to believe that they did not check the boiler before we moved in. Also, it seems to me that they do not keep the landlord fully informed of the problems as we have had to separately email the landlord to keep them in the loop, their whole communication system is flawed. I have always felt like an inconvenience to them as opposed to a customer, whereas in previous years with other companies there was no problem that was ever too big. Would not recommend.... Read more

A good way to summarize MSL is quick. My friend and I managed to secure and move in to my current property within days.
