From my initial contact, they have relentlessly kept great communication in what is a difficult market, to find our "forever house". Tom and Edward's experience is second to none. 26th Sep 2024 (17 weeks ago)I have been calling for a week now to try and view a property and the phone has never been answered and without an answerphone you can’t leave a message. I have sent an enquiry via RightMove and no response there either. How do they expect to sell your house for you if no one can arrange a viewing with them? Absolutely terrible

He provided a realistic valuation and once we put it up for sale he already had several buyers lined up and we received a suitable offer very quickly. The progression of the sale was well looked after and we managed to complete in a reasonable timeframe. I’d recommend Lancastrian estates and use them myself for any future sale.- 16th Nov 2022 (2 years ago)Farrell Heyworth have to be amongst the worst letting agents in the North-West. I have been forced to give them 1 star as it is impossible to leave them ‘zero’. They have habitually made mistakes in the management of my property, costing me hundreds of pounds over the 9 years they have ‘managed’ the property. I am finally rid of them, to discover they cannot locate the house keys. The employee who undertook the inventory failed to return the keys to the office and went on annual leave! They have failed to take final meter readings because they allege they cannot find the meters, despite mentioning the meters in the inventory report and taking them on many occasions in the past. There is absolutely nothing I can say that is positive about FH. Use anybody but them, if you need a letting agent!
16th Nov 2024 (9 weeks ago)I dealt with Sarah and John at houseclub and they were both absolutely amazing. I was selling my house with a difficult ex partner and they made the process as easy as possible for me with extra care and attention put into keeping my ex partner happy throughout the process. They always communicated with me really well and I got the impression they wanted to go above and beyond for me at all times. I would always recommend houseclub and think companies should strive to deliver as good customer service as John and Sarah. I cannot thank Sarah and John enough for their hard work which came across as so genuine and effortless for them.
18th Mar 2024 (10 mo. ago)DO NOT SELL YOUR BUSINESS THROUGH THIS COMPANY! READ THE SMALL PRINT This company are extremely aggressive and unprofessional. We advertised a business with them, paid an huge fee to advertise. Later after terminating, we agreed investment (not even a sale) from an investor we met directly, who was never introduced by Hilton Smythe. After accepting investment after terminating with Hilton Smythe they demanded their commission!! Totally unreasonable given it was after termination and the person who invested in our business was never known to or introduced by Hilton Smythe! They are now behaving aggressively and threatening legal action. We in turn have reported them to the ombudsman and trading standards. They are snake oil salesmen. DO NOT DEAL!

It’s been a rollercoaster of a ride with lots of ups and downs but we can finally see the light at the end of the tunnel and we’re so excited to get into our beautiful home. I’ve never experienced customer service like it. Completely exceeded my expectations and gone above and beyond in every aspect. Selling and buying at the same is incredibly stressful but you’ve held my hand throughout this (I think I’m bald now haha) and I am beyond grateful. Thank you so much for all your support ??????

I recently sold my house with the incredible help and support of Hayley, Laura, Julie, and the rest of the team. The entire experience was fantastic from start to finish. Hayley kept me informed at every stage of the process, providing updates and answering all my questions, no matter how big or small. Their knowledge and dedication made the process smooth and hassle-free; nothing was too much trouble for them. I received plenty of notice for viewings, and they arranged everything, so I didn’t have to be at home, sending any feedback promptly and handling even the smallest of details for me. My house was on the market for just a few days before I accepted an offer, which speaks volumes about their effectiveness! What truly sets iBay apart is their genuine care and how they treat you like family rather than just a number. Their collaboration with my solicitor made for a seamless sale of my house. 5th Jan 2025 (15 days ago)I feel the initial valuation and correspondence was effective. However, following the acceptance of an offer there was very little communication and all communication was conducted via WhatsApp messages. There was little support during the sale of my property and any communication came from the estate agents I was purchasing from. The lack of communication caused a number of issues and, at times, the interests of all parties was not considered.
