Excellent overall - far better than the previous and predatory agents I had in London before moving to Norwich. Generally lovely people and helpful.
I would rate them a '4.5' if I could; only small issue was that they didn't check the heating controller before we moved in. It turned out to be broken, and took ages to fix (which wasn't their fault but the supplier's). But ultimately, if they'd checked the apartment super thoroughly before we moved in, we wouldn't have had the issue.

Scammers, scammers, scammers!
They do not provide 24h service for out of offiice hours issues on property. I spent 3 bank holidays fixing electricity and water tap on my own cost. They said that I'm not allowed to fix anything on the property, but they are not answered my voicemail till next working day.
They also left me without garden for 2 years as they didn't fix the decking. Often just ignoring you or explaining that the issue is fixed or good as it is...

This is only my second experience with letting agents so all my prior experience was gained with another major Lettings outlet.
Luckily I spotted the previous tenants moving out of the apartment before the To Let sign went up and had contacted Mills Knight on Sunday so that I was one of there first clients they saw on Monday morning. Wednesday I saw the apartment and accepted it all references pending that was on December 22nd. By January 16th I was moving in and the landlord had put a new boiler in and redecorating certain rooms which I was really happy with. The was a certain odour in the flat but within the week and scented plugs the odour had gone.
Mills Knight apart from not having a card reader made things really easy to deal with. Within 24hrs I was directed to the Lettings hub who dealt with all references and credit checks and then straight after Christmas it was moving in date.
The only thing I did find strange ( not Necessarily wrong ) and that is when you get the keys and contract for the first time you are in their office not your new flat meaning the first time you walk into the flat and if you find anything wrong they have to rely on your word for it even though you may not have done anything. Thankfully apart from some boot polish on the carpet and a broken freezer drawer everything has been spot on and as a result would recommend Mills and Knight.

I don't recommend this agency for Tenants .
The reason being is that they are quite biased towards landlord to the point it becomes unreasonable, from multiple house inspections for unfurnished house in the middle of Covid pandemic to please an anxious owner without any considerations to what was going on , to having to chase for repairs and hefty unfair deposit deductions with no realistic grounds , blindly following what Landlord says which was quite frustrating experience.
There are more reputable firms around that offer better quality service .
For those reasons i do not recommend them for Tenants.... Read more

As always they are responsive and most of all honest clear and professional. If i could give a zero I would. Had the ultimate displeasure of dealing with 'Mary' when leaving our property. Due to our moving date being changed due to the current tenants in our future property being in a chain for buying a house and having their date put back, we were told we are within our legal rights to withdraw our email about a moving out date (bare in mind nothing had been signed yet so nothing on our side was legally binding) we were told by Mary that it was nothing to do with them and that we needed to be out of the property and put our stuff into storage and stay in a hotel for a week. There was absolutely no need for us to be pushed out of a home we were paying for, also nobody was ready to move in as at this point we were still hosting viewings!!
After speaking to a lawyer I was told this was intact not the case, due to nothing being singed we could stay for as long as needed and if other accommodation was needed our current estate agent (mills knight) would have to pay for this, but obviously there was no mention of this from mills knight. Only after a few tearful phone calls to our future land lord and a visit to mills knight from my partner it was agreed that we would spend another month in our property, no issues.
It worries me to know the lettings Manager has absolutely no idea what she's talking about and if we had not spoken to somebody she would have broken the law and left us homeless for a month. An awfully horrible, rude lady.... Read more

Apparently a nice, small company, sometimes having unique properties in Norwich.
But when we had issues with the property we rent, the help was very slow, or, if they can't provide any help at that time, will use a careless attitude.
For instance, we had issues with the heating in the property - not working. And because I missed the call from the engineer, I was told by this rude lady that I need to wait until next day - this was like 3-4 pm. And on a weather with 12 degrees outside which dropped to 10 degrees outside overnight she adds: "it's not cold outside anyway!" (this was 20th October)
You won't get a more careless answer. With 2 children in the house this answer was more than offending. And when I told her about the kids she said: "well, I'm sorry", which she obviously was not.
### Again completely CARELESS and UPSETTING. ###
Lady, if you read this, when someone has a problem and asks for help, you start with warm and kind words. That person is in distress already for whatever the reason. DON'T ADD MORE PRESSURE ON THEIR SHOULDERS!!
And who are you to decide what is cald or warm for me?

Our experience renting with Mills Knight was generally favourable until we ended our tenancy and needed our deposit returning. We had no correspondence and had to chase return of our deposit. When we finally received it we were missing a substantial amount of money, which had been taken by our landlord without our knowledge. When we raised this with Mills Knight, their response was "oh we thought you knew." We complained, which we received no correspondence to. When we explained we were raising a formal dispute we received an email back straight away saying our full deposit was going to be refunded.
If we hadn't have complained then our deposit would have been retained unfairly by the landlord and knowingly by Mills Knight.

What I like about Mills Knight, apart from the friendly service and the willingness to go that extra mile is that they are fair to both Landlord and Tenant. As a Landlord I appreciate the nudge when necessary to comply with regulations and I know they will not expose me to undesirable tenants for the sake of a fee. Equally my tenants tell me they enjoyed the process of becoming one of my tenants and were very pleased with the guidance and speed of the MK process.
