There are multiple issues I've had since day one . Neighbourhood check failed to spot a leak in the roof were the ceiling was coming away and water behind the wall. Central heating leaking through the ceiling radiators turned off as it was leaking, damp issues that are ongoing glass all in the garden since picking it up 5 months on . Door handle broken bare in mind the property was empty and apparently put back to a good standard? Windows bodged plaster coming off patches of the walls . The central heating is still leaking 5 months on they don't reply to my emails and contractors don't turn up so it's going somewhere there not fussed. Manager of the empty home department didn't seem to care and top management received there pay check and don't do much else.ive recorded everything including the compensation for all the countless times noone showed up for a repair .oh and they paid 25% of the compensation .In all honesty please if you can stay away from moat homes there properties are very run down and they don't show a dutie of care. Next doors ceiling has collapsed and he's not had that room for months . They will reply to this stating please email us well I have for months and comes to nothing just another bodge .... Read more

The door into comunal area is not working after it has been "repaired", it cannot be open from outdoors. When I called to emergency number being not able to get to the property, they said Wait untill the morning!!! pc (reply for the below) I called this number twice today and was waiting for more than 30 min but no one answered!!! I wish I could leave a negative rated review. I have waited 12 weeks for an external window repair, I have been subject to threats to kill against me and my family, excessive drug smells, anti social behaviour and consistent noise pollution. I have ongoing complaints and have contacted the local MP's as I am at the end of my tether with moat. I have a partner with MH, and this has caused her to detierate. Moat managers do not care if you are a rented tenant and add management charges x3 to the rent cost for what reason???... Read more

Some departments are ok. Helpful. Other areas not. This housing association has allowed me to go 5 days without a working boiler. No hot water, no heating with 2 kids and a disability. They have no idea, 5 days later when the boiler will be fixed. Their contractor K&T Heating is absolutely useless. Please do not consider a tenancy or shared ownership with this housing association. They will be your biggest regret. Update from Moat Response I have contacted your customer service team every day for the past few days and they have been absolutely useless. I have contacted K&T Heating and my local MP who has contacted Mary Gibbons the chief executive and I am still without a boiler. Still in a property whilst registered disabled with 2 kids and no basic utilities. Your response was generic and useless as expected.... Read more

We have just moved into our new home and are very pleased with it. There are a few issues that need addressing but nothing major - we trust that these will be rectified. We had previously purchased a property through a shared ownership scheme years ago, with a different housing association and the new model seems much improved on the original. The actual process of purchasing via shared ownership was definitely far more long winded than before and the usual nonsense between solicitors, both blaming one another for hold ups, added to the stress levels. However, Keeley Sadgrove at Moat, was on hand throughout the whole process, answering questions and chasing things up for us. This was very important at a time when communication with our solicitor was minimal, to say the least! It remains to be seen how Moat Housing perform as a landlord. I've got a leaking gutter that's pouring out water when it rains which is coming up the wall to my bedroom about an inch away from the air bricks, I've been phoneing for over a year now to get this rectified and with the amount of rain we're about to get it could come in the airbricks so I'm trying to prevent mold but nobody seems to want help me prevent this. I've recently completed the sale of my Moat Homes shared ownership property. Their resales team were really helpful throughout the process, in particular Hayley who was assigned to my case. The 4 stars is more a review/reflection of their resales team and the process of selling the property as opposed to Moat's general service, as outside of this, their customer service wasn't great, from my experience. Rent on the % of the property that I did not own was increased significantly every April, consistently, as were the service charges, which were, to be frank, extortionate. At one point, the service charges were even underestimated so myself and fellow residents had to pay more than expected which was rather poor. Given the cost of living and energy crisis of the last 2-3 years, you'd have thought they'd take a stance which shows they care about their residents and customers but that did not appear to be the case. Truthfully, I wouldn't recommend Moat as a HA in general but thankfully my experience with their resales team was a least a positive one overall so for anyone currently living in a Moat home who will be selling in future, at least your selling experience might be a positive one!... Probably the worst shared ownership provider I've ever encountered. Unprofessional from start to finish. The whole process was badly managed prior to handover with poor communication and delay after delay and has been worse since. Moat do nothing to address defects properly or address security concerns and have absolutely no idea about building maintenance but will gladly hike the service charge for nothing in return. Stay away from them if you can, I certainly regret ever dealing with them.... Read more

Paid £500 for a reservation deposit for a flat at Broadacres, Southwater. But had to pull out as Moat never told me that there was a clause in the lease that Berkely Homes could double the ground rent. (It was only because my solicitor spotted in the leasehold pack. The Moat Homes reps never revealed this information when asked). As a result of this clause none of the major bank lenders would give me a mortgage. Upon finding this out in the lease I pulled out of buying the flat but Moat refused to refund the reservation deposit of £500 (even though I would not have put this deposit down if they had been honest and admitted the details of the lease up front).... I have had the misfortune to deal with this company because i share a bridge with my neighbour who's property is owned and so called managed by moat. The bridge apparently needs replacing, something that was decided nearly a year ago. My first complaint is that I found a group of guys taking my bridge apart to assess the damage. This would have been fine if they had actually bothered to consult me. One of the guys was extremely rude and condescending towards me. They have then tried to bully me into a design of replacement bridge that I don't want. I suggest that I find someone else, which was approved. I find someone who then jumps through hoops to ensure he has the right insurance even purchasing the expensive steels as instructed by moat. Now nearly 1 year later they have decided that they don't want him to do the job. I am now being dictated to about who THEY want to do the bridge. A man who stood there a year ago being rude to me. Throughout this whole saga they have barely communicated. They have also created unnecessary cost and effort to the builder. They have no respect for anyone... Read more

The communication is horrendous. I am wanting to sell and move out of the scam ownership scheme and it is impossible as no one will respond to emails. they pass you onto a non existent team. Constantly trying to bill residents for damages that aren't caused by us. Constantly putting rent and service charges up and when something breaks like our lift will take weeks to repair. My sister house mice in her house living with a 3 year old so you can imagine every night they can’t sleep or even go to the kitchen and cook dinner. This problem was reported during the pandemic and it’s still going on and it’s worse than it was. They don’t care about our living situation because they aren’t living it like we are. David doesn’t do nothing but give people false hope and promises. Imagine this whole issue starts to effect your mental state. Horrible! I can’t even describe how bad they are!!! I’ve been without hot water on my shower for months!!! They just don’t care. My next door neighbour moved out for the same reason and they quickly done all the repairs and put a new boiler, so they can rent it again of course… But once you’re there, paying them rent, they couldn’t care less. Never EVER bid on, buy or rent a home from Moat. Not only do they not do repairs, they don't care about health and safety or respect their residents. I have been battling with Moat to get them to even collect the rubbish that hasn't been collected until the end of November/early December 2021. All they will tell you is to wait and make false promises, fail to act, ignore your emails, then one of the concierge staff will tell you to keep the rubbish in your flat and hang up on you. Initially, throughout the moving in stage, Moat Homes were infallible. Excellent communication and helped us even shift along the solicitors. Since moving in, it has been nothing but agg to get ANYTHING sorted. There haven’t been many issues with us (luckily) but the defects we have raised, has been dealt with in a shambolic. Way. This has not been helped by Covid and the lockdown, irrespective of this, their response times and responses are appalling. We constantly have to chase to close our existing tickets and when you ask to raise this to the next level, this cannot be done. We are still waiting for a ticket raised in November to be closed out. Brought a shared ownership property from moat and as previously mentioned customer skills and engagement is non existing. After 3 weeks of daily calls and questions no closer to anything, 3 weeks left without turf and no one knows what Is happening. Constantly being told " I will get this person to give you a call" never happens. Don't like to give out numbers of the relevant worker you need to contact, no direct numbers given. For 3 weeks my garden has been a health and safety risk, I have 3 young children at home with no school due to moving to the area and the council making space for them in a close by school which means all 3 have been at home and clearly they can't play outside as it is so uneven and Dangerous and of course no grass!! I have honestly not known anything like it. The "my moat" app when trying to post a enquiry it doesn't work just buffers and nothing happens, revolving door of different staff answering calls and Web chats who just says I will get them to call, again never do! Day of moving in was given keys and from that day on it has been constant chasing up to get simple answers to questions. Speaking to other neighbours and they too are having the same experience with Moat, this is not how you expect to be when buying your first home and looking for some guidance which they state will be there to help. I am shocked how they continue to work this way, have been told it is Catherine who deals with the grass situation to then be told from Catherine it's not her it's Jodie, of course again I was told no it's not Jodie by someone else??I was told yesterday my call was put down as URGENT so will receive a call back within 24 hours from Jodie, guess what? No call I had to call again today to be told "I spoke to Jodie she is waiting for this" I must not be allowed to speak to her? I've asked for direct numbers to be told we can't give out their number, surely these people have work phone numbers? Once they got your money and your in the house they don't care from there, if I didn't want to use my garden I would of brought a flat?! Let's not mention the HOLE in the pitch of the roof that on the day of moving in was mentioned to the worker and shown to him, still awaiting to hear from that as they have pictures of the hole and know a bird has made this hole in our roof below my bedroom their lovely nest! How a big hole in a roof was not noticed I don't know ????. Of course its apparently 12 weeks to correct this? I'm sure it will be longer than that by the way it has been going so far. They say moving Is one of the most stressful things in life...it really is even more so when you buy from moat! I have already begun to regret this as I can only imagine what's to come in the future if this is how they treat their new home customers.... Read more

Been a good tenant for over 2 years and moat have been ok up until recently. I had a leak in my property and someone from community team called Ian came and told my husband we would receive a decorating grant of a couple of hundred £ to repair the damage and would organise someone to professionally clean my sofa. Now 6 weeks later this is being denied by Moat and my lounge has been left looking like a building site despite us decorating it to a high standard before the incident. Ian even said if there was damage to the laminate floor that they would pay to have this repaired too but customer services team leader is now saying that this won't be done and we should never have been told any of this. Total lies and bull from this company. And now 3 months down the line we've had another leak, made a complaint to Most and someone meant to get back to me after 48hours and failed. We've sought legal advice now due to the incompetence of the contractors k&t heating due to no safety advice being given by them despite telling them water was coming through both the light and fire alarm. Plumber they sent out twice not even capable of taking a radiator off the wall and stood by while my husband did it after watching a 6 minute YouTube video. We've now been left without any heating in our bedroom for 4 nights, soon to be 5 as not heard anything from either company still, at the coldest time of the year!!! My first experience i won't lie wasn't the greatest when i first started to look for property with one of the agents but once i found what i wanted, the team that took over from sales to when i moved in was amazing! They were doing everything possible for me to move into the property. The handover and completion happened in the same day in less than 5mins! I had received all the instruction for my house in a nice little folder. I didn't know how the house was going to look like but i was pleasantly surprised! I gave MOAT a bad review a long time ago. At the time, I was suffering mental health issues and connected my issues with my home with the housing association. Since recovering, I have worked hard to make my flat a pleasant place to live. MOAT has supported me with this. Their customer service team is very good, always keen to help. I have had some issues getting repairs done, a few times appointments have not been attended due to admin errors, but customer service agents have always resolved the issue quickly and shortly after the repairs have been done by the Mears team, and now everything in my flat is in working order. Overall, since 2016, MOAT has been a supportive housing association, and while i have had my ups and downs living in this flat, I do love it now and appreciate the help I have had to make it a happy home.... AVOID!!! I initially reviewed Moat homes with 4 stars as the process of buying the property I own through Shared Ownership was managed well minus a few communication issues and I completed in August 2020. Almost immediately after completion I found an issue with the boiler system (already pursuing my conveyancers) and I arranged for an engineer to come and do a service, something that hadn’t been done for almost 6 years prior which was never picked up or challenged by Moat! Within minutes of the engineer entering the property, my entire gas supply was shut off as the flue system was so poorly designed that it had completely corroded, leaving gaping holes leaking poisoning gas, namely Carbon Monoxide. My entire boiler system was condemned and I am faced with a bill of £2,700.00, not including the cost to repair the damage to my living room wall. Due to the potential exposure to Carbon Monoxide, myself and my partner who stays here often were instructed to go to A&E, as we had been unknowingly experiencing symptoms of poisoning. After having blood tests done, it was confirmed that we do indeed have Carbon Monoxide levels in our blood, inline with low level exposure and that it would take around two months for our levels to return to normal. This was obviously a very lucky escape, as the previous CO alarm fitted had been removed from the property prior to me completing, leaving the casing behind (I informed Moat of this after completion but they said it wasn’t a requirement so offered no explanation of its whereabouts) therefore, I was in a property unknowingly filling with poisoning gas. By way of a miracle, the boiler had been representing a completely unrelated fault with the pressure levels, motivating me to get it looked at immediately. Had this not have happened, there is an incredibly high chance that me, my partner and my kitten could have died in our sleep and it would have looked like a freak accident. Since reporting the above to Moat through grave concern for other residents who may have the same poorly designed system, I have been advised that all rental tenants have annual boiler services and their contractors have said they are confident the boiler and flue systems are safe. But, for private residents, there is NO process in place whereby Moat ensure boiler services are carried out, which has resulted in a situation like this where a first time buyer could have lost their life. An expensive price to pay when a service is under £100.00. The point of this review is to say that I would absolutely avoid using Moat, as they do not care for the safety of their private residents, only residents that are renting. This is down to the fact that they have refused to inspect the property and others of the same design despite me informing them that they are potentially dangerous. It’s also down to the fact that they clearly do not have adequate processes in place to ensure that the bare minimum is done in terms of keeping a property in good working order when under a Shared Ownership scheme and the result of this could have been blood on their hands.... I’ve Lived in a moat shared ownership property for about 8 years now but I recently sold my house and brought another property through moat. The reason I stayed with moat is because I have always had a good service from them. I was worried about moving home but the process was great from start to finish. When I first put my property on the market I dealt with a lovely lady called Vanessa from the resales department and she was so helpful is was so nice to be able to call someone and discuss everything when needed. She was always available and dealt with everything immediately even in lockdown. I also dealt with a gentleman called Daniel Menter on a few occasions who helped speed up the process for me with the solicitor by finding out information they couldn’t. He was also available when I needed to speak to him during lockdown which was reassuring. I have to say everyone I dealt with from start to finish was fantastic. If your thinking about buying a shared ownership property from moat or renting from them they have some great properties I did look at others but they wasn’t as nice as the moat properties I viewed.... It is a rollercoaster of enquiries to deal with when selling and the resales team has been a great help supporting me with all the enquiries relating to selling including the service charge packs. There is not an option for zero stars, if there were, they would receive it. We have been a Moat tenant for over 14 years and each year their attitude towards their customers becomes more and more abhorrent. We have lived in our current property for over 8 years and our roof has been a major problem. Every time we have inclement weather (heavy rain) we develop leaks in our property. We were notified by a surveyor and a Moat maintenance contractor that the roof should have actually been replaced before we moved in to the property. This is over 8 years now. Today (Saturday 3rd October 2020) we were awoken by the sound of dripping water coming from the roof into our bedroom and running down the wall above the plug socket (photos have been taken). I have been trying to get through to the emergency out of hours team for over 90 minutes but actually keep getting cut off when I got through' to the relevant department. So on the 28/09/2020, I got home after a lovely day for my birthday may I add to find my door lock to my front door is jammed. As I put my key in it just won't unlock. I called moat straight away around 21:18. To be told it could be a 4 hour wait. I have a young child with me aswell May I add which I told them. Its freezing outside and I have currently been waiting outside my property for nearly 3 hours. I called back the lady told me, oh no one contacted you or come yet I said no. So she come off the phone and called back 5 mins later with response of, I spoke to someone and they said well it is a 4 hour wait and that they will hurry it up. I said OK but I have a young son outside in the cold. She said yes I told them that too. Maybe this isn't an emergency or it isn't a priority, but I'm sorry this is absolutely outrageous to think these people during covid-19 would have me and my young son outside in the cold. Like they have a million jobs to do. No one has called to update me or anything. Instead have me in the cold wet nasty weather. So just imagine if that was you and your son.oh but its not, so its ok. 3 weeks without a lift, second time this year. Live on 7th and got lung cancer. My little is 12 and can not carry big shopping bags upstairs. Supermarkets won't deliver to us without lift...friends can't pop around with groceries anymore. Been ringing MOAT but no explanation as such or actions taken. Feeling totally trapped. A few months into our purchase and living in a Moat Home, and we've noticed that their customer service for their tenants is appalling. Once the sale is made is all hunky dory, however when you're a tenant and have issues with cleaning of buildings, parking etc they don't seem to care. Which is a real shame because we were so excited to move in, however trying to get them to even care about a query of yours is agg. I've had to send numerous emails and contact them different ways to get them to even respond to me. Seems like they only seem to care about the sale of the properties and not about the aftercare of their sales. If you are moving with Moat then make sure that all your queries are resolved before the sale completes, otherwise it could take months and months for them to even notice your query. Finally, someone has actually gotten in contact but that is after hounding their customer service team - who knows if they'll get in contact again. Original review: We have just moved into our Shared Ownership home purchased through Moat. Sarah Dodd was so lovely throughout the entire process, being first time buyers we went into this with little information and Sarah was so informative and always willing to help and answer any question we had. We were kept up to date with Moat throughout the entire process and as of yet, I don't have a negative thing to say about them - a big thank you to Sarah for all her help. Unfortunately due to work we were unable to view the property at the normal time of 9-5 but Ben told us he could show us after this if he was available. We sent an email saying we would like to be shown any day after work by which he then said Monday morning. We told him that due to worn we were unable to and we were available any weekend. We have just moved into our shared ownership home and I must say, Moat have been absolutely fantastic. Being first time buyers and being a bit of a worrier, I thought the process was going to be a nightmare. But to my surprise, despite some unsavoury reviews, Moat has proven to be an amazing support system through it all. They are quick to answer questions and reassure you (god knows I had a lot); talking me off a few ledges. Even staff I have dealt with in the past had taken the time to congratulate me on our completion date. That extra mile actually does mean a lot. I’ve lived in a shared ownership home with Moat since 1992. I own 50% of the property, I was going to buy the other 50% in 2001 but I’ll health put a stop to that. Although I own 50% of the property, I’m responsible for 100% of the maintenance costs. I’ve replaced the Central Heating system at MY EXPENSE, had new double glazed windows and new front door fitted at MY EXPENSE. As everything is to be done at MY EXPENSE, I have a Home care agreement with British Gas. This covers my central heating maintenance, the electrics, plumbing and drains. I took this matter up with Moat shortly after I moved in, they refused to accept any responsibility for any maintenance, they just take in the money I pay with no return. I have just purchased a property with Moat Homes, I have to say the level of professionalism, quality of service and deliverance from Rebecca Joyce was outstanding. I had a few mishaps with my mortgage broker who failed to complete a few things, however Rebecca was on top of everything and eased my workload tremendously. Her dedication to getting me into this new home was absolute first class, I can't be more appreciative for how she has personally handled my situation. Moat itself has been fantastic and delivered a premium service and product all while tailoring everything around me. Moat kept me in the loop with everything I needed doing and assisted me the through the entire process, also continually putting me at ease when I thought things may have gone wrong. I recommend Moat for anyone to utilise as a first choice, they completely took any issues I had and rectified them or anticipated anything that could go off in the wrong direction. Any email or phone call I contacted them on were always answered immediately, and the level of communication was outstanding. I do have to say again Rebecca was outstanding with everything she could have done for me throughout the entire purchase, she is a true asset to Moat. I am so glad that my family and I chose to buy our home with Moat Homes. They made a rather intimidating process into a relatively simple one, I felt that they were there for us every step of the way and that they were guiding us, it genuinely felt like our rep was routing for us and that we were supported along the way. We got this consistently high level of customer service with every department we dealt with from home buy agents, accounts, legal and marketing, everyone has been helpful, positive and efficient. We got our house sooner than we imagined and wouldn't have been able to do this if it wasn't for the speed and efficiency of the Moat Team, it felt like they had our best interests in mind at every step of the process and I didn't feel like we were just another sale. Moat have been very helpful over the last year or so. We had a major change in circumstances due to poor health and we fell seriously behind on our rent and was very close to facing eviction . It took a good few months but with the help of LEE DAY in the accounts team we managed to get back on track . Lee was always so understanding and sympathetic towards our situation and he pointed us in the right directions as to where to get help. It was actually a pleasure to talk to him rather than having your heart in your mouth fearing you are going to lose you home we never felt like moat was against us and lee and his team did the upmost to help we cant thank him enough... A shambles from start to finish. Was never told that I would be placed next to council tenants or a community centre would be built directly underneath my property. Nothing against council tenants, however when they’re being allowed to get away with breaching their agreement on multiple occasions with no action from MOAT, that’s when I have an issue. Being allowed to play music until 3.30am on a Wednesday morning is one of the many highlights. Their neighbourhood liaison officers may as well not be there, Ive had more luck getting a response from the prime minister than I have them. If I could give no stars I would quite frankly.... Have lived in Nursery Fields in Worth for a year now. We have had issues with the grounds maintenance since we've been here. MOAT are useless in every sense of the word. They couldn't organise a piss up in a brewery. I have always been a private tenant before moving here and never been treated the way moat deal with anything. Everything is a botch job and just passed on to the next person with no end result. My advise to anyone thinking about buying a house shared with moat would be to avoid at all costs. I have given Moat ample time and opportunities to deal with my problems but they seem unable to do anything but make excuses. All in all a very stressful experience.... Read more

Have 3 issues against a MH tenant . Have read all the tenancy rules that tenants have to comply by and all three issues are in there. Emailed MH and was told that they won’t deal with neighbourly disputes !!! I have been with Moat since Aug 2017 and have always found them to be helpful and polite. Have needed work carried out inside my property on a couple of occasions. The work was booked in promptly and carried out by professional friendly contractors. The staff I talk to on the phone always go above and beyond to help. The only reason I haven’t given 5* is because sometimes it can take a while to get through to them on the phone, whilst this isn’t a major problem it can sometime be a bit annoying. Everything ran smoothly viewing the flat, lovely upcoming area in Ebbsfleet Green, until I started asking questions about ground rent. I was provided a sheet of paper with all the expenses and told by sales man Josh Whyatt that he believes there is no ground rent to pay. After some investigation credit to josh he came back to me after a numerous exchange of emails and told me it was £250 per year. The only information I needed before I was to hand over £500 reservation was that if the ground rent increased. 2 weeks went by after being ignored by Josh numerous times and even MOATS own Email address resulting in loosing out on the flat. Big waste of time and got our hopes up for nothing! worst thing is there was no fault on my side whatsoever, sufficient deposit good credit passed assessments. I have lived In my home for 16 years now. I needed a new toilet so a contractor from mears sent someone round to install a new one. Well for some reason the contractor thought that it would be a good idea to pull up half my newly laid flooring and smash a load of tiles of the wall. He left my bathroom looking as if it had been bomb damaged. I complained to moat about this and sent them photos of the damage. They offered me £50 to cover the cost of some wall tiles. I accepted the cheque to put towards the cost of purchasing more tiles. But when I asked moat when will my bathroom be put back into the condition that it was before the mears contractor demolished it they said that as I excepted money towards the cost of the tiles that the contractor broke I can not have my bathroom repaired. This Is outrages. I’m left with a bathroom that looks disgusting. I have mould growing up the wall where tiles should be. The floor is permanently wet. This is all no fault of my own. I have since found out that the contractor is from Basildon and has done this to other tenants. This has made me so depressed and moat won’t do anything about it. If you look at my photos you will see how disgusting my bathroom now looks. It did look lovely before the guy from mears got his hands on it. I’m adding this after contacting Nicola as requested. Her response is that it’s my responsibility to pay for the repairs needed. I look after my home and I’m appalled that moat will not take responsibility for the damage done by the mears contractor. Absolute Joke !! Done a mutual exchange in may i then found the last tenants had put in a 2nd hand kitchen that is falling apart infront of a radiator and extended the drainage pipe which is at an angle so now my washing machine comes up error and my sink is constantly blocking as water is coming back on itself but apparently im supposed to look in cupboards and pipe work when viewing even tho moat knew nothing about a radiator behind the units mmm how did they do there anually gas checks so now im left with a kitchen thats falling to bits ,theyve removed units to get to said radiator which is now in the garden getting wet , the plumbing is all wrong which a plumber advised me and now they want to turn my radiator of completly so i dont have one, i dont think so !!! That was there and working before last tenants put this kitchen in , it needs ripping out & sorting !!! Also the front door a wooden one where last tenant tried breaking in has now got gaps letting in draughts and the wood is coming away so ill stop paying my rent and go to the C.E.O of the company... We saw a new built flat based in Ebbsfleet, Dartford, we loved it! when we got there the location was ideal, the flat was brilliant, we expressed our interest to secure the flat on the spot. Everything went really smoothly, had our financial assessment and was informed we PASSED! sent our certified documents, etc....etc.... we was informed by MOAT that our case had been passed to the Sales manager for approval, next day I made a phone call, and was told that everything has been given the go ahead, and then made a reservation deposit of £500, myself my wife and our little one went to the location to check the area out, and went for a walk and was ever so excited that we will be moving to our ideal home, today had an e-mail from J (I am a nice person I will not mention the full name) only to tell me that the purchase was not going ahead because the lender I was did not match their criteria, when on the paperwork I mentioned before hand who it was and the manager already given an approval, our dreams had been SHATTERED! with this Housing association, not at all professional at what they do, I did not even get an apology, my recommendation to anyone who purchases property with this Housing Association to double check, CHECK, check, confirm and RE-CHECK to make sure everything is how it should be, you do not want to be excited and then MOAT having to shatter ones dream! Worse company ever. They allow a person with MH issues to be extremely disruptive to other residents for almost 5 years. Screams and shouts all hours of the day and night. Brings a black sticky/tar like dirt from inside his flat into the communal areas to get stuck in the carpet. Attracting numerous quantities of flies and ants to the communal hallways, mainly because he never takes any rubbish out to the bin and is piled up inside his flat. Not allow anyone into his flat to replace the 4 broken windows in his flat. But yet he’s still allowed to live there as he’s vulnerable and it’s not so straightforward. That’s the excuses us residents are given. When his electric runs out he plugs into the communal electric. If it had been anyone else that wasn’t vulnerable ie....me. I’d have been kicked out years ago!!!! According to Moat that’s not strictly true though. Recently us residents have wanted to make improvements to the garden but told we’re not allowed. We’ve had more people come out to deal with that then they have with the neighbour. Plus the fact we’re told we’re not allowed air fresheners in the communal hallway as it’s a health & safety issue. This is what helps with the horrendous smell our neighbour is causing!!! It would seem Moat can only deal with easy issues and not when it comes down to tenancy issues. Then again, with how they operate, they could use this review against me and call it a breach of my tenancy.... Read more

What a joke I'm still waiting for a new kitchen, had people out to look at the kitchen last week 2nd of Feb 2018 was told it's in need of a new kitchen but i am told I have to wait for the years budget once again. It has been like this for years going back and forth and phoning up to be told they have no records of me phoning and no surveyor attending my property, it's been 3-4 years now since I first raised the issue and a lot of other residents where i live have been having new kitchens fitted from the day I was told years back to today the 14th of Feb 2018. Its completely a joke now. Avoid moat if you can they are quick to take your money but not quick to help and avoid all responsibility on repairs the kitchen is something worse than a 3rd world country would have.... Read more

And at the end of my tenancy after fully paying any arrears which the neighbourhood housing officer on the pre void inspection said he had checked and l didn't owe a penny they are now chasing me for £14 in amended service charges why Moat ? Avoid at all costs, the other reviews speak the truth. I've been shared ownership with money grabbing most fit nearly 14 years with nothing but stress and lies. In December 2016 I made the attempt to purchase the rest of my property... 9 months on, moat have held it all up and now requesting another " independent" evaluation.... at cost to me. My solicitors have been trying to contact moat for months and months and now they want more money they are freely available to speak.... with more lies and being passed from person to person with 2 week call backs. I can't wait to get rid of these unprofessional, rude, uneducated clowns!!! Get out while you can, they will only suck more money out of you!!! Legal advice now being sought!!!... Read more

Completely agree with the majority of reviewers, avoid Moat unless you are desperate! Very rude staff especially Paul, it's always the customer's fault for complaining too much apparently! I asked if Moat could do something about fly tipping but they refused to even send a letter, even though we received one previously about fly tipping in a different area. (they told me to police it myself) I also asked if Moat could sort these issues without me having to raise them all the time, but I was told that I was a liar and that it was clean a few weeks prior with only a couple items of 'furniture'. I'm glad to see the other reviews, proving that given Moat's 2 star average rating there is a clear systemic issue at Moat, whereby they are failing customers. You have to wait months for repairs, they repeatedly fail to fix the issues, and it took them 2 years to sort out the contractor taking care of the ground maintenance. I'm sad to say that I will never be able to raise an issue with Moat because they have made it clear that they do not want to hear it. I look forward to moving out.... Read more

Absolutely shocking service. I have moved into my flat in greenhithe back in November that me and my wife have bought. After the purchase had gone through my solicitors sent off a cheque with the documents that was required by moat. Moat have received the cheque and cashed it in December but are claiming to not have received the documents attached ? So after multiple phone calls and hours of being on hold and explaining the same thing over and over they finally agree to send the documents for me to fill out again. I have since then filled out the required docs and sent them off 2 months ago, I am still being told these have not been received. I do not believe this for a second. So as it stands I still cannot pay my service charge for our property and moat are doing nothing about it! 25/7/2017 3 weeks on and I still haven't heard anything...... Read more

(Had a brand new kitchen fitted) men came to replace 3 doors and worktop that had chips and big gaps over 3inches wide around pipes, sink runs the other way, water on the draining board runs onto work top. had moat out and they are happy that it's a brand new kitchen doors are falling off and doors do not match handles are all different and we are not allowed another new kitchen for 15/20 years as we accepted them to do a brand new kitchen which we thought we was getting if we where told they would do this then we would of refused it. If I could post no stars I would it's shocking they can get away with this level of work, neighbours have had new kitchens which have been new as in new base units, wall units tiles on walls flooring etc we are 4 star got demoted from 5 not sure why as rents always payed. When I called the housing officer out I showed them the kitchen and asked if they would be happy with the works in there own home and answer was NO so why is it ok for us?... Read more

Contacted MOAT so many times and nothing ever gets done. Still have fly tippers, leaving their crap outside my home, MOAT said they will put signs up, this was in 2014 and 2 years later, still no signs! Fire door is still broken (broke on 01/09/2016) and they can't give a date when this will be fixed. This is health and safety at risk to all us residents. The "MOAT PROMISE", What is this really all about?! I am a four star resident, it doesn't seem to make any difference as things are still not getting done. The cleaners that come ever Wednesday to clean the block are useless, it still smells very bad of urine when you first walk in to the block. God only knows who is urinating in here! Poor service, the only thing I can say is good about MOAT is they have friendly and helpful employees working at Dartford when you contact the 0300 number.... Read more
