ABSOLUTE NIGHTMARE!!!!!!! Called emergency contact at 8pm when I saw this, never noticed it before so it must be new! The man on the phone told me to email him the images and said it’s serious I should not be standing underneath and to wait in my kitchen as it’s the only room without the crack for a minimum of 4 hours!! I was waiting till 6AM THE NEXT DAY and still no one arrived.. took a whole day off work which means money lost for still no one to come and check it out! WHAT IS THE POINT OF EMERGENCY NUMBERS IF YOU DO NOT RESPOND TO THE EMERGENCY!! My housing officer JOAN HARRIS has not been in contact with me for months but will mark my repairs as complete, you’re PAYING these people to do no work!!! This company since 2019 covid has had me bullied, lied to and never did all of my currently outstanding repairs of 5 years counting. I now live with mouse, mise, spiders, the home never got refurbished in 17 years of my residence, the pipes burst and squeak. I've had dozens of emails ignored, housing officers change like the days of the week. None of them are competent or trust worthy. To make matters worse I have also racially been profiled by the housing officer, sharing all my personal stuff with a colleague of hers with assumption of me being somali so he could speak to me in my language and tell me to allow escalating matters etc. All this is bad practices of deliberate act. I would never encourage or recommend joining them or even renting, buying from this company. On the back of all that, there's no one able to reach or management in place to contact. Utterly poorly managed organisation that has no clue as to how they treat people. If your an elderly or with kids, unless you want to suffer, do not engage with this company and staff. Evidence that rain water is coming from the guttering gully pipes externally which the housing are not repaing externally. Access for surveyer not housing property manager to witness the situational determinant is to gain access either to basement flat or attic loft top floor flat E. To repair the internal damage and guttering pipes needs scaffolding bu acsess of the front door main entrance and basement flat not my 2 d floor flat I James Whike am residing on the 2nd flat. The man below making the false witness statements that it is my broken pipe leaking is a leaking crack pipe himself. The neighbour has continuously threatened my life by springing out his flat on the tight corner staircase to make false claims of water pipes and creaking floor boards and anything else affecting him of 176C below me of 176D has been trying to smash my door down for the past 12 years to be making false statements of creeking floor boards and broken pipes since being housed by PCHA in 2012. 176C Gloucester Terrace trying to smash my door in screaming their is a broken water pipe outside my flat window. I tell him it is the guttering system for the roof rain to pour out that has The crackpot screams look there's water coming out the white pipe above your window.""" If you don't let the housing in to repair it, I will call the fire brigade. This man is not a clever water diviner and more fool the housing repairs and their incompetent housing property managers for listening to a paranoid man who knows nothing about building structures. Tell the man of Flat C that scaffolding needs to go up for work men to seal the roof. The roof plumbers need access through the attic loft of Flat E above me. I, too, have water coming in from the above roof. These are modern-day external outside concrete wall guttering pipes that are used to get blocked from leafs and debris. Cracked pipe is more like the mans been on some form of crack pipe. NHG, this man has been reporting creeking floor boards and broken pipes for the past 12 years. You need to ask him for photographic evidence of a cracked pipe. It's not in my flat. The leak is coming from the outside wall where the guttering pipes have overflowed through blocked leaf debris. It needs oil sealing with a rod. Scaffolding needs to go up to repair the guttering system. The outflow pipes I believe are modern day outpours for overflow of rain. Previously when roof flooded there was a gully for rain to drip down but leafs and debris gouged the pathway of water causing build up of rain water on the roof tops causing major leaking through all 2nd floor rooms. It was repaired over 4 times in the past 20 years. Acsess is through flat E the attic floor flat to witness or picture from neighbour who's making the false reports that it is coming from my flat the broken pipe. I too have a leaking roof as rain water seeps in through the outside walls where the rain has got into to pour in through my ceiling. My ceiling was repaired but rain water poured the plaster back in. I contain the rain water overflow with a pan until the scaffolding goes up and gutter pipe and external internal sealer proof repairs. I have put some pictures up of the guttering external leak to prove it is not any broken pipe of mine. Can you tell the man it is not my broken pipe not coming from my flat. Can you further tell the man of flat C Gloucester terrace to stop trying to break my door down daily when rain water goes into his flat C by the external guttering system. Also can you tell flat C to stop banging my door in violently with threatening behavior to have my door kicked in by the fire brigade on false accounts to your staff. Your staff need to ask the man for evidence of broken pipe. The man is not a water diviner. Also the man has not been assessing pipes in my flat as there are no cracked pipes. If i could give zero stars i would.disgusting housing.there has been human feces and urine in my block since monday due to the security door being broken since the beginning of june and no update of when it will be fixed.now we have drug addicts and rough sleepers coming into the block taking drugs,used condoms,underwear and rubbish.contacted them about the human waste and they will not send cleaners out as they only clean once a week and if we want cleaners out more then we have to pay extra even tho we already pay service charge for services we do not get.the block is unsafe and dirty and still they dont care its a health hazard.... The WORST experience in customer care. The team never responds. They will be the death of my elderly parents causing them undue stress. Have contacted Watch dog and ombudsman out of desperation and also a lawyer. My dad accidentally paid them money that was not due to them - he is 87 years old, and got confused. Natalie Graham is completely understanding to those with mental health issues. Despite the crown prosecution investigating for murder and several different persons making a complaint for domestic violence and the court deciding against child staying due to mental health illness 10 years ago. Natalie Graham is there for tenants especially priority tenants as disabled including mental disabilities. Natalie Graham is not judmental. Avoid letting or buying from Notting Hill Genesis. Their Property Management team is completely incompetent and negligent. Our building had broken sewage pumps, a broken garage door, and a broken front door for months — leaving the entire building contaminated with human faeces and urine, completely unsecured for anyone off the street to enter. Puddles of stinking human sewage were left to fester in our car park, multiple residents had their cars broken into and bikes and property stolen, and rough sleepers entered the building on multiple occasions to sleep in the lobby and hallways. Our assigned property management officer did nothing to resolve any of these serious health and safety issues and only started responding once he was reported to the council’s private housing enforcement team. This is par for the course for this company: the Housing Ombudsman has repeatedly found severe maladministration for NHG after forcing residents to live in deplorable conditions. I’ve also heard that NHG is an awful place to work, with poor pay and overworked employees. Avoid, avoid, avoid doing any sort of business with this awful organisation if you can.... Read more

My mum live in one of Nothing Hill house in 40 barking road east london. From last year Sep 2023. Till this day no action not take : 1 Property door lock broken. 2.Property window not open is broken. 3. Ventilation system NOT WORKING. 4.Water running out from shower in to corridor. 5.IN THE BILDING YOU CAN COME BECAUSE DOORS IS NOT LOCKED IS ALWAYS DRUGS PEOPLE SLEEPING ON THE STAIRS. An engineer came to my address and locked the electricity meter cupboard,I don't have a key to the cupboard and this is not the firsttime. I called at 10am, and now is 16:18pm, call, and no one came. My family haven’t eaten anything since morning because I don't any money with all I had is been use for a week food shopping. The fridge is full but no electricity to warm the food and I don't have to order food from outside????. This housing association, deliberately leave disabled people living in unsafe living conditions! The housing officer never responds, you’re not allowed to speak directly to the manager, you can only make a complaint with the receptionist who never follow through! They knowing are putting my life at risk! Avoid this housing association at all costs! I have been a loyal tenant of NHG for over 15 years, and it pains me to say that the last 4 years have been a living nightmare. The level of negligence and disregard for my safety and well-being that I have experienced at the hands of NHG is beyond comprehension. For the past 4 years, I have been subjected to relentless sexual harassment and physical assault from a male tenant within the property. Despite my repeated pleas and cries for help, NHG has failed to take any meaningful action to address the situation. This has left me feeling vulnerable, scared, and completely abandoned by the very organization that is supposed to ensure my safety and security within my own home. Adding insult to injury, NHG has blatantly discriminated against me based on my disability. Despite knowing the precarious situation I am in due to my mobility and back issues, NHG has callously refused to move the perpetrator to a different location. This has left me feeling completely helpless and exposed to further harm. The distress and anguish I have endured do not end there. A tenant living above me has been allowed to install wooden flooring, causing constant noise disturbances that disrupt my peace and exacerbate my already fragile state of mind. Despite my complaints, NHG has turned a blind eye to my suffering, further highlighting their lack of regard for the well-being of their tenants. I have taken every possible step to address these issues, from seeking help from the authorities to reaching out to NHG directly. However, all my efforts have been met with indifference and apathy. It is abundantly clear to me that NHG is more concerned with cutting costs and saving money than ensuring the safety and comfort of their tenants. As a survivor of domestic violence, the fact that I moved by NHG housing seeking refuge, only to face similar abuse from a neighbour, is not only disappointing but downright shocking. NHG claims to be a social housing provider, but their actions speak otherwise. They are nothing more than a profit-driven business disguised as a non-profit organisation, prioritising financial gains over the well-being of their tenants. Horrendous experience with Shared Ownership. The monthly rental prices and service charge go up a huge amount each year. It’s put myself and many other people in a dire financial situation. I am absolutely furious with NHG. Their negligence and lack of care for people when they are supposed to be a social housing group I cannot fathom. Not only do they leave people in homes riddled with damp and mould but some of the people they hire to be property managers are totally useless and have to be chased up for repairs. They want more and more money for service charges, yet, no changes to repairs around the building that have needed fixing for donkeys years. I have lived in my property for 36 years and can see that NHG are giving less of a damn and declining as the years go on. It seems they are far more interested in the more profitable ventures of private renting. It’s about time you stopped taking more and more of vulnerable peoples money and started actually doing the works necessary and giving compensation for the stress and grievance you cause. It’s a disgrace. I currently have mental health problems and I received an email 15 minutes before the end of the property managers working day to state my account is £1,143 in arrears due to a mistake on NHG’s behalf. Who sends that kind of anxiety inducing email at the end of the working day knowing full well that I have mental health issues I’m currently struggling with? I can’t even speak with the property manager to deal with the issue because of the email being sent at that time leaving me feeling riddled with worry! These people are devoid of empathy and humanity and it’s a real shame for the people who work in social housing who want to make a difference and provide good services to those who need affordable housing. NHG need an overhaul and people working there that actually care about the welfare of others. You should lot be allowed to leave people in terrible living conditions and demand more money when you aren’t taking care of repairs that have been neglected for years. SHAME ON YOU!... Read more

My son who has learning disabilities and autism has been in a "supported" project fir five years. No central heating. A tiny water tank which is not suitable for his incontinence. His "support" worker ignores our emails and calls. Official complaints are shut down without resolution. JF her manager lied to the M.P and blamed me his full time carer for wanting an exchange approved due to not wanting to travel so far. They refused to give us his tenancy agreement which I had to get an OCCUPATIONAL HEALTH ASSESSMENT AND SOCIAL WORKER INVOLVED TO GET. The tenancy agreement clearly states my son has the right the exchange and the exchange we found was a person ideal for the project. Just pure laziness and unprofessional behaviour and not empathy or compassion for the disabled or their carers. The support worker was unable to gove us spare keys when he was robbed again recently. Unable to help with housing benefit ge was then threatened with eviction. They have refused his mutual exchange saying he doesn't have a the legal right. I emailed the ceo and was ignored. I am now seeking legal representation for my son just to get a simple mutual exchange which he needs to for his disabilities. I have worked in housing since 00s and never come across professionals who tell lies , refuse to give legal documents refuse to allow exchanges and intimidate disabled vulnerable people. My son is freezing cannot manage his incontinence and is frightened of his landlord. Yet they charge a premium on the rent for support which is non existing. Looking forward to your response? I can't stand NHG because they owe me thousands because I had to pay RBKC back over payments of housing benefits that I wasn't in receipt of because I was working at the time so they both NHG and RBKC owe me thousands because I paid it all but I can't afford a solicitor to go through the records of the police at Notting Hill police station and Hammersmith police station and there dealings with me and go through the records and financial accounting history of NHG and RBKC for me from 2005 to 2023 and if anyone could help me look into this I'd be extremely grateful... I would like to make a complaint about Notting Hill genesis. Notting Hill genesis is the worst housing association I have ever met. The organisation is the worst housing association I have ever came across. I do not want to be apart of this housing association it’s disgusting and poor management. The staff are not there to help and support. They are taking this personal. They favour other tenants. They’re slow and they’re unprofessional. I have heard bad things about their company and it’s upsetting me. Everyday I wake up upset because of the accommodation I am currently staying in. I have asked them nicely to move me and they’re acting like they want me to stay in an accommodation that I do not think it’s suitable for my needs. They seem to be giving jobs to dodgy contractors and cowboys who do botched jobs if any and break other stuff in your property. Needs reporting to the housing ombudsman if this carries on. Living in this flat for the last 21yrs begrudgingly has felt like a prison sentence! There is no insulation in the walls so not only is it freezing like a freezer in winter but hot as Satan's undercarriage in summer (which I prefer the heat any day rather than cold). The old sash windows that have substandard sealing on them and the insulation in the roof which was only installed a few years back does nothing to appease the cold in winter. Don't bother asking about putting on the heat, I've not put my heating on for the past 6+ years because what is the point of putting heating that you can barely afford that only escapes through the windows and cardboard like walls. I live in the living room out of a one bedroom flat. I haven't even begun on the amount of noise pollution that has made my life here a living hell over the years. From dogs barking either side for the first 10 years to actually hearing your neighbours talking loudly, their television on, doors and cupbiatd doors slamming etc. well into the late hours whilst you are trying to sleep and now being woken up by a kid that screams first thing. I'm aware kids make noise but if this building was half way decent then I wouldn't hear it plus the noise on the street from either regular street works or people in general. I also have Misophonia so here is just 'peachy' for that. But I digress.... Now we are met with fire safety people turning up unannounced which isn't their fault, it's NHGs fault for not even doing a curtesy and letting the tenant know. I suffer anxiety amongst other health issues and find unannounced visitors intrusive. Plus for any genders safety, having someone turn up out of the blue to come into your home is not safe! From working in previous crime units in my past this should be pre-announced to ALL tenants to cover vulnerability. This really is just a fraction of digruntlements I have with this below average company and their building over the years. Even when it came to changing a simple detail on my tenancy account it took a year and a bloody half to actually get it completed! Trust me if I had the money I would've left a long time ago but still trying to get out. Why not go through the complaints channel I hear you wonder? Why? When nothing and I MEAN NOTHING will change with regards to the building itself or the continual intrusion we tenants feel like we have to grin and bare it. I have complained so many times over the years I've given up! I wanted to air my disgruntlments publicly to raise awareness to other suffering tenants and for NHG to remind them everytime they send out a sparkling new annual report that it does NOT reflect reality of many tenants.... Poor customer service officers. They are rude, inexperienced and unprofessional. It is extremely hard to get to speak to somebody. Informed my email enquiry will take up to FOUR WEEKS before I receive a response from somebody. FOUR WEEKS!!??? First time in my life has it taken four weeks to receive response to any email enquiry. Unfortunately the rude Asian over the telephone hung up on me, which does not allow me to leave a review straight after telephone call. Can never get hold of a housing officer, when you do finally get through told the HO has left and there is ANOTHER new one in its place, still can't get hold of them. Have been trying to arrange a move out of area for a family member all the local authorities are waiting on is a response to a reference request to allow the application to proceed but still nothing. They are leaving the tenant in an unsafe situation, she is disabled and vulnerable and has recently had a number of falls, we need her to move closer to us to provide ongoing care (the care package put in place originally fell through during covid) The situation has been explained to a number of staff at NHG including HO manager and still nothing. I used to do maintenance for them and I tell you what, they do their best. Problem most of the time is with the residents. They won't answer phones nor reply to text messages from engineers and then complain about NHG not doing repairs. Most of the time people on benefits or those with fake disability to get benefits dont have time to answer a call(but not only limited to those people) Anyway don't listen to those bad reviews it's a great company. Most residents are happy and won't leave a review, but only those nutters who expect everything quick and best quality but won't have time to answer phone, they have time to leave a negative review.... Dear Katerina, Can you please have a word with one of your housing officers, Maka! as she has been persistently harassing me. Since 2022 the woman has been manipulating fire safety teams to sensor fire alarms to target my entry door. Also She has manipulated cleaners to ring my bell and avoid the 2nd floor stairway to leave in build up dust and dirt. I will have nothing to do with her.I now cannot give entry to the gas safety team until I know that the woman is off my case file. Very bad services. They got people like Miranda Sylvester and her manager Own Wiggins. These two people are the main people in NHG do a very bad services to a tenant. Since I have moved to the property I have only paid rent for nothing. There is no hot water in the flat or water pressure is very low or ventilation systems..etc I have reported over a year still on going nothing changed. They are just time wasters. Do not buy a shared ownership property via Notting Hill Genesis. You will regret it. Sales team is great but dependent on Property Management (where your service charge goes to) who are not responsive, not professional, incompetent and really rude. We are are absolutely disgusted by their attitude. Been trying to sell for almost a year and rely on them to provide some documents in the process. Always the same story, after a few angry emails, we receive an apology and the promise the document (EWS1 form in that instance) will be sent “tomorrow”. Well tomorrow has been 8 months now… follow my advise and stay away from them. Currently looking at our legal options but it should have never got to this stage. Absolutely disgusting , my mums ceiling has come through , after myself and her reporting this for over a week, electrics were tripping , water running down walls of two rooms , calling daily but no one came , I called them yesterday saying the ceiling was now bowing and a huge crack has appeared, still the man said he would not raise an urgent job, 30 mins later down the ceiling came , bearing in mind I also told the man a 3 year old was also present . My mum has suffered anxiety the whole week , I’m hoping she doesn’t fall into her depression again from this . I have contacted local papers also . I move in to a property on 3rd July 2020 . Property was in disrepair and signed off as repairs completed when they weren't. I have been harassed by neighbours at 11.30pm people ringing my door , my Apartment broken in 6 times since I move in ,my laptop stolen and locks changed 3 times already as they were tampered with yestoday I came back to find my door ajar even though I locked it with the key and was told by the housing officer i won't get moved till I get attacked ,the property is known to the notting hill for gang activity and drug dealing but still moved me here with dependents. I have more major repairs mould in every room and I have requested repairs 2nd time as the housing officer delated them . Water leaking through the walls and making massive puddles. Update 1/7/20 Repairs still not taken care of and it has been reported several times since I posted this review I will have to take this further now As the damp has got worse. Zero stars. Absolutely awful, horrible service to get them to fix building issues (NHG is the freeholder). Phone calls, online chats, the app, emails (at least 10) result in no response, or if they say they will look into an issue, absolutely no follow through or proactive response. No project management by housing advisors. Repair visit dates are never confirmed. Their workers have complained that they never get phone numbers of tenants to communicate on the day of a visit, so workers make visits hoping someone is home - a big waste of our money. Genesis has sent workers but every time (3 times), it’s just to look and not FIX the same problem, it’s quite amazing actually. This has happened for a year of trying to get a pipe leak fixed properly. Worst customer service I have ever experienced. They couldn’t try any harder to be this bad. They just don’t want to pay clearly and out hands are tied. They shouldn’t be allowed to run their business this way.... Read more

called contact centre to ask 1 question regarding parking for a new build they own.. i was transferred to voicemail twice (cold calling) apparently they're not allowed to speak to another department before transferring the calls. and the 3rd time i called back to ask i was transferred to Home Ownership dept and it wasn't a HOS query. HOS was as useless as the switch board, he dint know who to transfer the call to. not sure i want to move to their properties anymore as they cant even do simple things like transfer a call to the right dept. Horribly fascinating experience This is not my real name but I am a real tenant of NHG, and the experience described below is real. This is how it happens - you want to contact your Housing Officer so you call their number, you go straight to voicemail and leave a message - no call back - you send an email - no reply - you call again, again this is voicemail - you call the head office no problem they will transfer you to…the voicemail of your housing officer - you call again their head office Oh they are sorry they didn’t know that the housing officer is on leave for several weeks but they will transfer to somebody who is covering and so they do transfer you – you have guessed it – to another person voicemail At this stage if you start to be angry you call back head office but from the tone of their voices you realize that they take you for a lunatic, which may be true because their services make you crazy.... Firstly anyone who has repair issues that are not being addressed by this completely useless organisation should seek legal advice. You have rights. Get advice from CAB, or a legal housing advice service. Ask for their published compensation policy by law they have to have one. Sue them for disrepair. This HA is beyond inept from the top to the bottom, they do not care about Tenants and are no longer a 'Trust' but think they are more housing developers. Because they do not help. Treat tenants like 3rd class citizens. Sleep deprived since October 2015 due to neighbour above who is allowed laminate flooring above me on the first floor. No carpeting at all to cushion his grossly exaggerated noises, thumps & dragging of furniture, jumping & stomping footsteps, slamming of drawers DIY-ing etc. Apparantly, the onus is down to me to "prove" he is making the noises day & night making my life hell. I am a disabled tenant, deemed vulnerable. 2 psychologists from 2 hospitals wrote to my housing officer & his manager saying they were afraid for my mental wellbeing & admission to suicidal thoughts. Notting Hill Housing Trust NEVER replied to them!! Yet they win gold awards????I got in touch with CEO Kate Davis on a comfortable £200k+ a year, numerous times. NOTHING. Even Greg Hands MP contacted her & it was referred back to the 'enemy' housing officer & his manager who are condoning the bullies behaviour. They want me dead. "someone" has criminally damaged my car, 3 times. I am born and bred here in Fulham. I waited 18 years for a flat & this is what I get. I was cordially invited to a tenants scrutiny meeting last night at this address. The meeting erupted with the bad treatment tenants were getting from their housing officers and their managers. I was appalled by other tenants stories????????????????. NHHT do not care about tenants wellbeing ONLY so long as they get their rent on time! Shocking and DISGRACEFUL behaviour from a badly run social housing set up. AVOID where possible.... Read more
