That allowed us to make all the right decisions. Due to the situation we were in, the sale process was lengthy. None of that made Horton & Garton team work any less. First sale fell through (due to circumstances out of our control). The Team found the second buyer promptly. House was sold for almost 12% more than the first buyer’s offer and almost 19% more than the asking price! Tremendous success! We cannot recommend John and his team at Horton & Garton highly enough. There is seriously no need to look for another agency to sell your property through if you are in the Hammersmith/Brackenbury Village/ Chiswick area. From the moment we first met John, to value the flat, through the whole process, everything has run like clockwork- and honestly, I have bought and sold enough properties in my time to know that this is not normally the case! Our “special agent” Matt has been like a knowledgeable friend, as has “young” George who also showed prospective purchasers around. Throughout my search I dealt with multiple agencies, but Horton & Garten came out as clear winners, more specifically Shiyane’s help. From day 1 she communicated with me on a very personal level, while also ensuring all my needs were met . After going to a viewing from her I wasn’t keen on the property and communicated that. The great tenants that Horton & Garton found for me moved out recently after nearly 3 years. Aggie went about looking for new ones and suggested a more adventurous price (which I thought was rather optimistic). Within just hours they were booking in viewings and although the rental market has settled down a bit recently, secured me two asking price offers within the week. However, due to family issues, I was forced to withdraw the property from the market and left Aggie to break the news to the potential tenants. Aggie was uber understanding and gracious about the situation, although I felt awful for wasting their time, hard work and expected fees. Aggie and her team were relentless in their pursuit of finding great tenants, whilst exercising the highest degree of professionalism, diligence and charm. Horton and Garton were excellent, and especially their letting agent Shiyane. I was looking for a new flat for months and had encountered zero-empathy and insincerity from the majority of estate agents I’d dealt with. When I went to the H&G branch in Hammersmith immediately the staff greeted me warmly and Shiyane took me for a viewing of the property that same morning. I knew it was the place I’d been looking for. Shiyane and the team were always super helpful, polite and understanding, on the phone, by email and face to face in the office. She organised the admin, documentation and inventory in quick time and also accommodated my own intense work schedule. The whole process was seamless and Shiyane really gave me the sense that she was going to do her best to make sure I found a flat met my criteria and was very pro-active. I am used to chasing people up but looking back already, Shiyane was in frequent communication and I didn’t need to do much except complete the documents and deposits necessary to secure the property. I highly recommend this estate agents. They are by far the friendliest team I’ve encountered in London, and Shiyane especially is an excellent letting agent who went out of her way to help me secure the property that I wanted. On the 21st of June, I received a call from Horton & Garton confirming two viewings ( Alexandra House and Shepherd Bush) scheduled for the upcoming Saturday at 12pm. They assured me that they would send a confirmation email with all the necessary details. Excited about the potential properties, I rearranged my plans and made arrangements to come to Hammersmith. However, on the day of the viewings, I decided to double-check with the agent to confirm the viewing times and addresses. To my dismay, the agent informed me that no one had signed me in yet. I was taken aback by this news, as I had specifically received a call to confirm the appointments and had rearranged my schedule accordingly. What frustrated me the most was the lack of responsibility and accountability from the agent. Not only did they fail to follow through with their promise of sending a confirmation email, but they also showed no remorse for the inconvenience caused. It was disappointing to realize that no one had taken the initiative to ensure that my appointments were properly scheduled. As a prospective buyer, I expected a higher level of professionalism and organization from the agent. This experience left me feeling disregarded and disrespected. It is essential for agents to understand the impact their actions, or lack thereof, can have on individuals who invest their time and effort in property hunting. In the future, I hope Horton & Garton improves their communication protocols and ensures that all appointments are diligently recorded and confirmed. Worst agency I've dealt with. They didn't do a proper check on the property before renting it out so they had people doing work on it throughout the first month of us moving there. They delayed our moving date last minute because they wouldn't check if they received monies when I literally sent them proof of transfer first thing, leaving me basically homeless for about 3 days with very short notice. They seem to be decent people and honest. Probably this comes from being a still relatively small/independent business.
