DO NOT USE HOUSE HUNT!
When we moved into the house it was full of builders rubble, super messy and there was a lot of damage to the property. We reported this and many many other maintenance issues throughout our tenancy and house hunt didn’t sort most of them, despite the issues being dangerous or making the house difficult to use. They only came to look at a bad leak in the roof when I sent them screenshots of their own contract.
We cleaned the house thoroughly before moving out but were charged £280 for a full property clean and a separate £50 for the cleaning of the hobs and oven alone. Admittedly one of my flatmates didn’t Hoover under her bed but this is not worthy of a £280 charge. We asked house hunt for evidence that a full property clean was necessary and they sent photos of damages which existed before the start of our tenancy. We sent evidence proving that the damages existed before we moved in but they didn’t remove the cleaning charges. Considering the house was also really messy before we moved in this is illegal as it goes against the 2019 Tenancy Fees Act.
When House Hunt emailed me and asked for an update I told them we were in the process of raising a dispute and that we had informed UOB about the situation. I then received an incredibly passive aggressive, sarcastic, facetious and unprofessional response from them. They clearly felt threatened because they know they’re acting illegally. So many other people have left similar reviews so they clearly know what they’re doing here.
No doubt they’ll respond and deny all of this or maybe even say there’s no record of me on their system like they do to so many of their other negative reviewers.
Avoid avoid avoid! It’s honestly disgusting how they take advantage of students who they clearly assume will not know any better than to buy into their BS!

When we moved in there was mould all over my bathroom and windows. I had mould poisoning for two months as there were spores in the air which were growing on my clothes and things in my room. They said it was because I was showering for too long and ignored my requests for them to try and find the cause. I contacted them throughout the months and they did very little to help and just blamed it on me. They didn’t pay for the dry cleaning for the damaged clothes. Finally they took months to come and replace the wardrobe where it seemed to be coming from, when they took it out the front wall wasn’t sealed to the floor and was letting air in from outside which caused the damp and they still didn’t take responsibility or pay for the dry cleaning. They sent maintenance people to our house without any instructions, they turned up and asked us what they were there for which we didn’t know either. Overall very disorganised and rude, made my last year at university a massive hassle and caused me to be ill with mould poisoning for months.

I rented with House Hunt for 3 years and I can say it has been a lovely experience. Not only were they very quick to sort out any maintenance issues I had (very few, special thanks to Raihan), but they also always made sure I was pleased with my flat (which I definitely miss!). They never bothered me and were always considerate if they needed to do any maintenance in the flat. Thank you so much guys, it has been such a pleasure!

Don’t recommend at all!!!! Don’t be fooled by these reviews, I’ve never heard anything good from other students and they’re mentioned in the UoB Facebook group for being a bad company(Join ‘Fab n Fresh’ on FB and type in ‘house hunt’ to see). I regret getting a house with them so much.
Too many reasons to list but they work illegally- we had no working fire alarms, carbon monoxide alarm or fire blanket for MONTHS whilst paying rent. They know we’re students and can’t afford to take legal action unfortunately so they take advantage.
You also have to hassle them for any issues you have and I had to go in real life to their shop multiple times as they would ignore my emails/reassure me they would sort it and it would never get done.
Cherry on top is our house getting charged over £400 for cleaning despite leaving it much better than how we found it (which was covered in mould with hairs all over the floors????) which is also illegal according to the Tenancy Fees Act of 2019. They also tried to charge for issues that we already had when moving in (eg broken chairs) that were never fixed.
Such a bad experience.

Terrible service, God forbid you want to move out of the property. Even if you give them notice you're still fully liable unless you find someone else and then they still keep your deposit. Worst estate agents going

If you get Adnan Ahmed as a landlord please please be careful. There was fleas all over our flat which caused me to have loads of bites on my feet and even an allergic reaction. There was damp in the flat, the boiler kept switching off so the house was always cold and barely had hot water. Adnan would only sort out our problems when it was close to rent being due even though I would email, text and call him. He is very unprofessional and made my first time living by myself the worst experience of my life.

On the surface they are very friendly and professional seeming however if you need anything done they will go round in circles with you referring you to other "departments" and taking absolutely ages to fix anything / get anything done. Furthermore, their communication was inconsistent and unprofessional. We were left in the dark for extended periods, often having to follow up repeatedly just to receive a vague response. Thoroughly disappointed. Beware of all the fake reviews.

They promise viewings, yet they give the property before time.
Worst service.
Follow up: That’s a reply you could’ve given only if you’ve offered equal chances for viewing, not saying you offer me a viewing in 3 days even when I offered for viewing the same day or asap and then called me 10 hours later to say it’s not available anymore. It’s all done anyways. Have a lovely day!

Very bad estate agent, left me without facilities to wash for months for what was a very easy fix. Refused to give any reductions on rent and then proceeded to take over £200 out of the deposit for cleaning fees as one bed hadn’t been vacuumed underneath and a shower had cleaning smears on it. I can’t understand how this was £200 worth of cleaning especially when I contacted the new tenants who said these things hadn’t been cleaned at all. When I asked for a breakdown of costs we were met with silence.
