We are letting our property with Reades and dealing with James.
There have been a few teething problems with the house (nothing to do with Reades) which James has dealt with promptly and effectively. Communication has been great and we are always informed of what is happening.
All the staff we have spoken to are courteous and helpful. We have not been letting with Reades for long, but so far are very happy with the service provided.

Starting positively Georgina is very nice and as I see it, there to keep the customers on side. Johnathan was very confident in his company when selling it to me as the “company to use to sell my home” however that's where my confidence ended. First off we are in a sensitive position (separation) hence the reason for selling our house. I advised Johnathan of this and requested the photographer to attend when I was there as not currently living there and I work shifts. With a convenient time agreed all way fine. However a photographer attended the next day and which we wasn't expecting, so advised him to return on the appointment date . We the had a lack of communication issue with Francesca (terrible for replying) in which Georgina called and apologised when I contacted for the 3rd/4th time. The third issue was the for sale board. it took almost 6 weeks to be put up at the entrance to the estate and also one on the garden, when I specifically requested not to put one. The final straw was the lady doing the viewing of the property when she stated the way to the property was horrendous to get to for her using her Sat Nav (recorded saying on my ring doorbell).
Reades had got 1 viewing secured after almost 3k clicks on Rightmove and 1 other viewing who cancelled due to the property not being closed enough to Northop Village. The one viewing from Feb - May they had they put the buyer off. So after 3 1/2 months, as you can imagine....no sale.
Very disappointing service from Reades, then the audacity to request us to drop the price because they don't have the sales skills they advise when they want your business . I wouldn't recommend and avoid in future. I'm gutted really because had faith initially in Reads, if only they put as much effort into selling my house as Johnathan put into selling his business to me, my house would be sold by now. I'm disappointed in this. Use other Estate agents instead to avoid wasting your time on a stale agent. 1 star is me being generous.... Read more

I'd like to leave 5 stars (or more if possible) for James Underhill. I have two properties managed through Reades. Recently I've had a challenging experience due to a tenant not covering agreed monthly payments (Reades inherited the tenant when they took over management). James has assisted me through this difficult/stressful process and has provided great support in every way. He has an excellent communication style (phone/email) and articulates emails to the highest level going into factual detail when connecting with myself, the tenant and Shelter. Always makes himself available for a call which again is extremely supportive while I'm in dispute with a non-paying tenant. Thank you, James!... Read more

If you're a prospective tenant and you're thinking in signing a rental agreement with this agency just save yourself the hassle and some money and AVOID IT AT ALL COSTS! First of all, their so called inspections (both during the tenancy as well as the pre-checkout one) are a waste of time, with zero utility for you as a tenant, i.e. they'll likely say everything looks nice, clean and tidy and that you don't need to worry about your deposit or anything but, as you'll find out later on, those are all lies (for the pre-checkout report for example, contrary to what they initially say, they won't even bother to send you any recommendations that might help you with the deposit recovery part later on, effectively being too lazy or ignorant with regards to putting together a document that could actually help you, as tenant) . Second, once the tenancy ends, they (together with the landlord) will do everything in their power to come up with evidence to withhold the majority (if not the entirety) of your deposit for issues that either aren't your fault, were there at the beginning of your tenancy or that you took care of already, having to fight them tooth and nail in order to get at least a part of it back (making you wonder whether they receive a specific percentage of each withheld deposit amount). Third, and in direct connection with the above, be prepared to chase them numerous times as it takes ages to get a reply from them and, even when you do, they will most likely completely ignore what you have asked about or requested them to do (and that is valid both during the tenancy, for repairs that fall under the landlord's responsibility, as well as at its end, for things like claiming your deposit back). Last but not least, you are better of just going straight into the DPS dispute process with them as, if you have solid evidence to support your case, the DPS adjudicator will most likely rule in your favor and disregard the blatantly false evidence that they come up with. In the end, it's a mistery for me how they are still in business but, I guess, if enough prospective clients realise their way of doing business before signing an agreement with them, then that might change in the hopefully not too distant future. AVOID AVOID AVOID!... Read more
