A joke of an agency.
My experience with them ( particularly, Michelle) was horrible. I contacted them to arrange a viewing for a property that was put in Zoopla.
first time, they showed up 20 min late without keys or access to the property which I thought was VERY unprofessional. Second appointment, they completely stood me up claiming they didn't have the appointment marked on their diary (which is a lie since i received an automated confirmation text from them, the day before the alleged viewing) and on the third time, they were late *again* and didn't allow me to take photos when I finally got to see the place- despite the advert been removed from Zoopla and I have the right to keep photos for my own reference.
long story short, when I said i'll take it they then refused since I have a pet cat (they could've mentioned the pet restrictions in the advert or when I met with Michelle, twice).
Bottom of the line, absolute waste of time. AVOID THEM LIKE THE PLAGUE... Read more

HAD A TERRIBLE EXPERIENCE WITH THIS AGENCY!
During the academic year, one of the kitchen cupboard happened to fall on my housemates' head, spilling and breaking all the contents inside. Upon asking for compensation on our property due to the incident not being our fault, we did not receive anything back...not even a response addressing compensation.
Painters came to re-paint the house after we had left for the summer. Some of our belongings were still at the house and when we came back to clear out our property, it was SHOCKING to find that multiple items such as, storage boxes, mugs and plates were broken and used without our knowledge. As you can see in the pictures below, there are broken plates and used mugs which were then thrown in the bin by the painters. I have emailed several times and have not received a response addressing specifically this issue and no compensation was received
Warning to future tenants, if you are staying with Robins estate, make sure to take pictures of EVERYTHING AND ANYTHING before your stay. We have been blamed for stains on the underside of several mattresses which were clearly there before we got to the property,and have been charged for it.

This is a reply to the comment made by robins estate.
The speed to which you replied to this comment is not the same speed you used when responding to our complaints.
What was placed on top of the cupboard was ONE glass blender. If a kitchen cupboard cannot handle the weight of a standard kitchen appliance then it is your fault for not having the cupboard correctly installed. Also a member of staff did not come immediately, it took a several days for the issue to be resolved, with no compensation for our broken property.
It makes no sense that I would place my property in the shower cubicle after i had neatly arranged all my belongings in my room, including my mugs which were taken from the room and used as clearly displayed in the picture and then thrown in the bin. The mugs in the pictures are not the painters', they were mine and had been cracked and thrown in the bin when told to clean up the mess they had made.
As I was present at the inspection/checkout, I know for sure the inventory was not checked and we signed for the payment of the mattresses because unfortunately we did not have any evidence to support that we did not cause the stains (even though we know that we did not).

Terrible customer service from the lady called Tracy. Very arrogant, unhelpful, rude and needs replacing. She would not be working for me! She's just awful to deal with and there isn't anyone else on the team as an alternative. She also has the final say in passing your application for the house and doesn't give you a reason for saying you're not eligible. They won't call you either to give you updates or to tell you if your application was successful or not, You have to ring.
I read reviews first and should of trusted the reviews before paying a thing into these money grabbers by declining your application on the slight technicalities that can be ammended. They told me I failed the application after I rang up and wouldn't disclose why it was, after paying 315 pounds.
I spoke to the reference team who works belong side them who deals with checking your references and they disclosed why I failed. after a short call I found out why it was, It was a issue that they made on the application form that I was willing and ready to ammend with no issues on my half, And theyfore I would have passed the application. The issue was actually their own as they didn't put down one of the incomes towards the affordability for the house and didn't let us know they did that and closed the application missing a giant contributer to the application. we had alternative incomes that wasn't listed as it was unecessary to pass the application which would of replaced the income they didnt use.
The reference team told me Its possible that the application can be reopened after I told them what the mistakes were and what are the fixes, they agreed that would pass the application. They said they can reopen the case but it's up to Robin Estates which Tracy is in charge of, But Tracy was too interested in taking my 315 pounds I paid and not reopen it when clearly I was eligible. She ignored the reference team's knowledge on the situation, with the fixes that can be made to the application and have a responsible paying tennent.
I have looked in to legal action and was advised I have a case.
I am probably going to get a nasty reply from these people as I've read how they respond to customers on here and It's shocking. Look forward to your reply.... Read more

Having read many of the previous reviews it seems that most of the 5-star reviews have been written by other letting agencies or members of the public who are definitely not students and for this reason if you are a student looking to rent please do not listen to these - THIS IS AN AWFUL STUDENT LETTING AGENCY.
My 2 housemates and I chose to rent through Robins Estates for our last year of university despite the negative reviews (biggest mistake ever) thinking 'how bad could it be?'. However, the experience we had far exceeded any student estate agent horror stories I had heard in terms of how terrible was.
Throughout the year we found the staff to be extremely rude and patronising, and that was when we managed to get hold of them. Emails were rarely returned, phone calls were directed straight to a receptionist who could never manage to put us through to someone (staff were ALWAYS in meeting or out of office), was unable to give us a suitable time to call back and unable to answer any of the questions herself. One particularly bad example included us being left without an oven for around the first month of tenancy, despite us flagging up that it was broken weeks before moving in. Another example is a leak that took MONTHS to be fixed.
We also had a particularly bad experience trying to get our deposit back. Without trying to blow our own trumpet too much, we were a very clean and tidy group of girls throughout the year and even spent DAYS at the end of summer term giving the house a deep clean to ensure we left the house in the state we found it when we moved in (we actually made it look a lot cleaner in the end). During our independant property inspection on move-out, I made a point of staying to look round the property with the inspector and asked her multiple times whether she thought the property was in a good condition, to which she answered yes. Despite this, Robins Estates took almost a month after check-out to email us reading our deposit and wanted to deduct hundreds of pounds from us in cleaning fees. We of course wanted to dispute this, however, our follow up email took Robins over 2 months to reply to (!!!), by which time our deposit was no longer protected by our deposit scheme (!!!) and so we had no choice but to accept the deductions to prevent us potentially losing all of our deposit (I wouldn't have be surprised).
Overall a horrendous experience. If you don't want to send hundreds of answered emails/phone calls, lose lots of your deposit money for no reason or be spoken to in a rude and unprofessional manner, I would strongly advise you don't use this estate agent!... Read more

VERY BAD FOR STUDENTS!!
In the year of letting a student house located on Claude Street, my housemates and I had a typically terrible time with this agency as other friends have too. Noteworthy that most estate agencies in Nottingham are renowned for their poor service to students, this was no exception. The landlord may have had something to do with the poor communication and bad service (after being asked to pay for a broken light switch, washing machine and this was after the kitchen unit fell on me and could have seriously injured myself or anyone else). I am Dimitrina Koleva's friend who attended the viewing at 2 Woolmer Road discussed above. The initial approach was made at the end of May 2017 through the website SpareRoom (please see the attached screenshots). As you can see, Robins Estates is a dodgy agency misleading prospective tenants. Never have I been told that the house would not be possible to be rented from the start of September 2017 (please see the screenshot). On the contrary, it was categorically said that this should not be a problem.
After I provided my contact details on 2 June 2017, requested by the agency in order that a viewing could be arranged, Robins Estates stopped further communication with me. Eight days later, on Saturday, 10 June 2017, I had to call the office to enquire about the house and arrange a viewing, for which I was supposed to be contacted by Robins Estates. The viewing was arranged for Saturday, 17 June 2017, and we met Angela. When we reiterated that we would be looking to rent two rooms from the beginning of September 2017, Angela changed her attitude and seemingly lost her interest in doing the viewing. She took a telephone call and left us to view the rooms by ourselves. Never did she mention that there was a group of five individuals who were interested in renting the whole house.
Since we liked the rooms, Angela attempted to induce us to consider renting it earlier, so that we can secure our next accommodation. We agreed that we would think about it and inform her about our decision. This was done on the next business day, Monday, 19 June 2017, as previously mentioned by my friend Dimitrina Koleva, when I personally called Angela to offer that we were willing to make a concession and rent it from the start of August 2017, despite losing the amount of a monthly rent. Furthermore, Angela even suggested that August would most likely be acceptable rather than September 2017 as a start of our tenancy.
Since Angela again failed to communicate whether our offer was accepted or rejected, on Monday, 26 June 2017, I had to call her and discuss the matter further. Never ever did she say that the house had been fully let. On the contrary, we agreed that as soon as she has received the landlord’s response, she would contact me and let me know. Nevertheless, she failed to communicate the landlord’s decision to us until today when my friend posted our review on the Robins Estates’ Facebook page.
Such a conduct is utterly unprofessional, deceiving and frustrating. It is hard enough to find suitable accommodation at a reasonable price in Nottingham, let alone facing an agency who is poorly managed and does not value its prospective tenants willing and ready to rent rooms they truly liked.
We deeply regret that we had to come across a dubious agency like Robins Estates and our experience has been nothing short of disappointing, arrogant and rude.... Read more

Highly dissatisfactory customer service! A month ago me and my friend went for a viewing of one of the properties advertised on the agency's website,located at 2 Wilmore road in Nottingham. We were informed by Angela, the agent we were dealing with, that the landlord was looking to let the property as soon as possible. However, renting it immediately would have caused us to lose the amount of a monthly rent before our current tenancy has expired. Understandably, we were hesitant to give any representations suggesting we would be renting the property straight away, but expressed willingness to compromise, if needed. Having made a decision, we contacted Angela directly the following business day and made an offer, from which it was apparent that we were willing to rent 2 of the rooms from the beginning of August as preferred by the landlord and asked her to keep us updated on the decision they've reached. Suddenly, there were a few other people that had previously expressed interest in the house that Angela failed to mention about on the day of the viewing (Saturday), but they had mysteriously appeared by Monday. Still, we were assured that she would keep in touch with us and update us on any news concerning the house. We still haven't heard back from Angela, despite a follow-up call, confirming our interest in the property. Me and my friend feel that Angela's conduct on this occasion was rather unprofessional and are disappointed with her failure to take our offer seriously as we were quite keen to rent two of the rooms in the house, advertised separately on the agency's website. It was not explicitly stated in either of the advertisements that the prospective tenants would be responsible for finding people willing to rent the other 3 rooms, which was strongly implied by Angela on the day of the viewing. False promises on renovations were made at the viewing and once money was handed over they clearly could not care less in actually staying true to their word. The deposit we gave them was not protected by a protection scheme, which is illegal, and the contract stated that they would ensure it was. Why let with an efficient and reliable letting agency when you can enjoy the rollercoaster of letting with Robins Estates?!
Whilst looking for a 2nd year student house, I was keen to seek out a letting agency that injected a bit of drama into my otherwise mundane student life. Done was I with the reliable 1st year accommodation I had endured previously. This year I wanted a challenge. But nowhere seemed to offer the incompetent and disorganised service I was looking for. I was just about to abandon the search when I stumbled across Robins Estates.
Right from the start the contract seemed too good to be true: 20 page of dubious documentation containing, among other things, an unexplained ‘check out fee’ of £45 per tenant (which my co-tenants asked to be struck from the contract). I was optimistic the year would be anything but dull.
And indeed the year began with a flying start, with our deposit being protected under the wrong house, in breach of guidelines stipulated by the Deposit Protection Scheme. In addition, there were also several issues with the house that, despite promised to be resolved in the contract, were not completed on arrival.
Fast forward to September, when the letting agency sent emails to two of our tenants insisting that they hadn’t paid their rent and could expect substantial charges in the near future. They also failed to respond to emails from the tenants explaining this rent had been paid. This administrative blunder was resolved, but never apologised for.
Worried our excitement was waning, they/the landlord (who was the co-director at the time) dropped another bombshell on us at Christmas. We received mail through the post stating that our gas, electricity and water was going to be cut off as we hadn’t been paying our bills. This tickled us somewhat, as by this stage we’d given Robins Estates around £1000 to pay the bills on our behalf. Spending Christmas resolving this issue was a real treat.
The year continued in much the way throughout the tenancy until the termination of our contract. But Robins Estates is the gift that keeps on giving, and thrillingly their ineptitude continued beyond the termination of our tenancy. Despite being promised (both verbally and in writing) that we’d get our deposit back the day we moved out of the house, it was over 3 weeks before it was eventually returned.
We had also been paying Robins Estates £10 pppw to pay the bills for us, and after the conclusion of our tenancy any unspent bills money was to be returned to us. Trying to get hold of someone to help with this issue was the most fun I’ve had in a long time. I very much enjoyed the challenge of tracking down the elusive director Angela Robins. It would be fair to say she was somewhat hard to contact; indeed at one stage I feared she might be fictional. Just as fruitful were our dealings with the administrative staff, whose only discernible role was to refer you to Angela. It took over 3 months of ignored emails, unhelpful phone calls and frustrating meetings before a sum of money was eventually returned. First of all I'd like to mention that my experience was mainly (though not wholly) due to Angela's former business partner, Tony Lowther. However, I find it highly unlikely that Angela, astute as she is, was not complicit to or at least aware of what was happening.
I'd like to bring up Robins Estates' core values, which you can find by clicking on their very elegant website and go through them one by one.
"Robins Estates Sales & Lettings philosophy reflects our core values:"
Integrity - Integrity, defined as strict adherence to a moral or ethical code. I don't deny that Robins Estates' stuck to an ethical code, but it was far below any kind of ethical business code I've experienced in any civilised land. We were lied to repeatedly face-to-face about bills being paid when in fact we were still getting letters from npower about cutting off our power. I have other examples but I'm trying to save you (the honest consumer) a bit of time.
Transparency - Open, frank, candid. Please see above for refutal.
Performance - I'm not sure what performance means to Robins Estates. My best guess would be snail paced semi solutions to fundamental problems. As a house of 7, we were left without a fully functional fridge for over a week and I'd hazard it was nearer two weeks. Whenever anything in the house did get replaced, the disposal solution was to leave in our patio (our fridge and sofas) or at the front of someone's house until the council puts a charge of environmental hazard on it and eventually takes it away.
Professionalism - professional character, spirit, or methods,
the standing, practice, or methods of a professional, as distinguished from an amateur. It's strange because amateur is exactly what I'd call this business. Our group was often sent emails that concerned other tenants, often with warnings inside. Two of our group were also sent emails demanding rent despite having paid weeks earlier. When they went in to solve this issue, there was no apology for the mistake just a self-congratulatory "I found the mistake". Professional is unfortunately not the right word.
Dedication - To what I wonder? It certainly wasn't the welfare of tenants. Bosses were often VERY hard to get hold of and it would be days before we could speak to anyone about our problems. Though there was more often than not a presence in the office, it was also more often than not a presence that was any help to us.
Discretion - I don't see how discretion could have helped us in our time with Robins Estates. I hope that they weren't gossiping about our business somewhere else but it doesn't really bother me too much. To be honest, I think I'd have given up my discretion for the fulfilment of any of the prior 'core values'.
I've tried not to overstate any facts here, but give facts as they occurred and how they reflect the true values of Robins Estates. I hope this has been helpful.... Read more

I don't know what more I can say that hasn't already been said in previous reviews - a thoroughly unprofessional letting agency and in all honesty, a joke. Most of the stress I experienced in the past year at university was caused by our experience with the house and the letting agency. Most of the problems we experienced were a result of the actions of Angela's former business partner who has now left, but I don't see how Angela could have had no knowledge of what was going on. Right at the very beginning we moved in to find faulty fridges which weren't dealt with for a good couple of weeks despite numerous attempts to communicate the issue. Then on Christmas Eve we entered the house to discover that the bills hadn't yet been paid despite the hundreds of pounds we had already handed over for them, and the gas and electricity company was threatening to stop our supply within days. DISHONEST, UNPROFESSIONAL, DISLOYAL, COMPLETE LACK OF COMMUNICATION AND SHAMBLES OF AN ESTATE AGENCY.
Having booked a viewing for a property as soon as it was listed a couple days later it was cancelled due to the tenants. I rang the agency again and expressed how keen I was to take it and how I didn't want to be messed about having previously been by 2 different agencies. Got told I would be contacted the next day which I wasn't. Rang the agency again the following day and then was given a viewing which seemed strange as all viewings had been cancelled until the end of the next week. An hour into my 2 hour journey up to Nottingham I received a text (Not even the decency of a phone call) to tell me the property had been let. So in the space of 12 hours the property had been let even though ALL viewings had been cancelled. Rang the agency again and wanted answers on how a property that had been listed on the Friday can then become let by the Tuesday even though no viewings had taken place. The agency was extremely rude at this point, no sympathy and no answers. Got told I would then be rung within the hour by another colleague called Angela which I was and again EXTREMELY rude. Wouldn't listen or understand my point of view having told the agency I didn't want to be messed about. Lack of communication, unprofessional manner. Nothing makes this agency different to the rest. Having travelled up to Nottingham for this viewing only, Angela tried telling me that I was up in Nottingham for other viewings anyway. Which I wasn't but she tried telling me I was and this information was passed on by the agency. Another prime example of DISHONESTY, LIES and LACK OF COMMUNICATION. To make matters worse and to show how professional this agency is I was getting shouted at down the phone and being told I wasn't listening (not the correct or professional manner to speak to a customer). Then told me she is twice my age and had 30 years experience in the business. Clearly not 30 professional years by the way she was handling herself in such an un professional, rude manner.
The flat was let in a, calculated, preferential manner which was completely unfair on other potential tenants.

A very poor experience with my daughter's rented student house over the past 12 months. At best, the service from Robins Estates was incompetent, and at worst bordering on dishonest. To summarise a long story, they attempted to overcharge three female students, having sub-let the property for part of their 12 month rental agreement, and also seemed to have confused the elderly property owner about the correct amounts of rent payable. Communication was difficult throughout the year and at the end of the rental period emails and phone calls to Angela Barbaro-Robins were completely ignored, which forced the girls to resolve the issue directly with the owner. I knew student estate agents had a bad reputation and Robins Estates lived up to it.
Firstly letters were sent in the wrong names, with the bills being sent directly to us residents when they should of been sent to the Landlord. This lead to us residents having a letter requiring us to go to court due to Robins Estates putting the bills under our names instead of the Landlords (who specifically deals with the bills). After this we decided to just go through our Landlord for general inquiries, even by which he decided to sort things out himself. This was inconveniant for both us and the Landlord considering we were both paying for Robins Estates services.
Our tenancy finished about 6 weeks ago on the 30th June. The Inventory was apparently done on the 29th of June, however when we called for this they said they had not had it done. When I complained, they suddenly (?) found it, meaning we were sent the inventory check out list about 4-5 weeks after moving out/it had been done. Why so long after you ask? I wish I knew also but every time I ask them they have no answer.
2 weeks after this and we are still waiting for the cleaners invoice and an agreement on the deposit figure. I cannot believe (up to date) its been 6 weeks since leaving and still no deposit has been issued.
When contacting Robins estates, each time I am told I will be contacted back and I NEVER AM. It ends up in me and my other residents contacting them daily. These calls are often the same. The agent tells us they do not have information and the person who does is busy and will contact us back. Imagine this on repeat every time you ring up. It is extremely frustrating and unprofessional. The employee's seems to have no idea about any information in regards to your entire tenancy.
I am extremely shocked and it seems in order to actually make any progress legal action will be taken.

Very unhappy with my experience with Robins Estates. Extremely poor communication, deceiving and frustrating to work with. Also had with very little help with any issues we experienced such as the fire alarm frequently going off for no reason and the fridge breaking. The lack of respect from Robins Estates is disgusting. They do not care about you as tenants as we were looked down on as we are just ‘students who don’t know what they are talking about’.
Multiple issues faced and their response is ‘we will be in contact’ and was never resolved. These issues weren’t minor ones either such as burglar alarms which could affect our safety.
When it came to getting or deposit back, it was a joke. We left the house in BETTER condition than we moved in and they tried every trick in the book to keep our deposits.
Rude staff, was laughed at down the phone on two occasions and was told ‘ I didn’t know what I was talking about’.
They not only caused us serious stress throughout the year but also they messed up so badly it nearly ended up with us wrongly being taken to court as they forgot to tell council we were students which resulted in us receiving angry letters demanding we attend court to pay council tax.
Please save yourself the trouble and look elsewhere! Nothing but aggravation throughout entire year.

Do NOT use this estate agent!! A truly terrible experience all round and I would give less than one star if possible.
I literally cannot stress this enough; they are the worst estate agent that we could have imagined. From experiences I have heard from my two older siblings who used multiple estate agents at university and friends from universities across the country, Robins Estates sound by far the worst estate agency out of the lot.
Starting with their attitude, from day one of dealing with Angela (‘Founder & Managing Director’) she was seriously rude, seemed very unprofessional and was often really patronising towards us (in one telephone conversation she said that I couldn’t possibly understand what it took to run an estate agents). I always dreaded having to deal with her whenever we had a problem (which was a lot). The rest of the staff whom I interacted with weren’t much better. During the year we had dealing with them, multiple employees at this agency also left (I imagine quit…) which was really inconvenient as it was never mentioned to us and thus our emails were being sent into some void of lost communication.
Not that this even made a huge amount of difference, I would say on average it took Robins Estates about 3 weeks to reply to an email, and when we had a water leak in the house, it didn’t get fixed for almost 3 MONTHS (!!) despite consistent emails and calls from us. The communication we received was frankly horrendous, whether our issue was the leak, the broken washing machine, the faulty oven, rubbish they had left in the garden, or asking for the lawn to be mowed (the grass was almost a metre high at one point despite the estate agents saying it would be frequently mowed) we were regularly told they would ‘get back to us’ and yet never did.
I would not be surprised if over the year we had dealing with Robins Estates, my housemates and I sent close to 100 emails and called a similar number of times. We would often be either totally ignored or most of the time someone would answer and say that the only person with the right information is busy and will call us back (obviously never did), which was so incredibly frustrating.
One of the most disappointing things that happened to us was trying to get the entirety of our deposit back. Despite spending days cleaning the house to a very high standard and in far better condition than we found it, Robins Estates still seemed to think it was acceptable to charge us hundreds of pounds for 12 hours of cleaning!! When I looked into the cleaning company from the invoice that was provided to us by Robins Estates, I couldn’t find any evidence that it even exists. Unfortunately we would be not at all surprised if they just made them up to get money out of us.
They knew we would dispute the ridiculous deposit deductions and it seemed clear to us that they were trying to delay until we were no longer safeguarded by our deposit protection scheme. We simply could not be bothered anymore to email and call every day to no avail and we decided to give up, finally getting our deposit back two months after we moved out. The only positive from this was that it was the last time we would ever have to deal with Robins Estates again!
If you want to save yourself at least a year of grief, wasted energy, frustration and hassle then seriously DO NOT use Robins Estates. I really wish that someone had warned us or we had looked at all the many one star reviews before we embarked on our awful tenancy with them.... Read more
