DO NOT RENT WITH CITY LETTINGS. Another parasitic "family run" business that are looking to exploit young, potentially first-time renters out of as much money as possible upon leaving the property. When we moved in the property had evidently not been cleaned, which was documented in our inventory. The property was cleaned top to bottom thoroughly at the end of the tenancy, which we photographed as evidence, only to be met with a £120 cleaning bill. When asked precisely what the charges were for we were told that the top of one of the plug sockets and the top of the fridge were dusty. As is evidenced by their replies to other similar reviews on here, there is a serious lack of professionalism here, I do not recommend you rent with these people, but if you do, FILL YOUR INVENTORY IN THOROUGHLY!... Warning to new tenants: fill in your inventory as thoroughly as you can on move in as they will try to deduct as much as they can from your deposits on move out.
Similar to other reviews: the House was very dirty with heavy wear and tear on move in.

City Lettings have a complete lack of professionalism and respect for their tenants. We moved into a student property in July. The property had not been properly cleaned and there was a build up of debris behind the radiator reducing its effectiveness. In November we informed them of a serious issue with mould and damp. Despite following their advice in preventing this issue the matter did not get resolved. In February this issue had become even worse. They sent their maintenance man round in March who stated the external wall would not get the heat from the radiator due to its placement within the room. Despite cleaning the mould off the wall within the bedroom, it came back less than a week later. The maintenance man agreed that there needed to be a new radiator fitted and a dehumidifier provided as the curtains within this room were damp. It took several phone calls and weeks of chasing up City Lettings before they provided the services they had agreed on. Within the first 4 hours of the dehumidifier running it had collected a full tank of water, highlighting the seriousness of the damp issue. They are now expecting me to pay for the increase in bills due to the running costs of the dehumidifier and electric radiator. City Lettings were really slow to react to this issue and months passed before any proper action was taken, despite repeated reminders. Students AVOID this letting agency, I urge you to read this full review before using this company.
Choosing City Lettings is a decision you'll likely regret, for the following reasons:
- Terrible landlord behaviour
- Ignored communications
- Unsafe living conditions
We faced numerous red flags even before moving in (August 2022):
- No valid EICR provided
- Illegible gas safety certificate, indicating a failed test
- Unsigned documents
- Poor communication from agency which constantly required us to push for answers
Then upon moving in, the house was in dismal condition:
- Previous tenants had access due to unreturned keys, posing a security risk, the letting agency DIDN'T bother to check if all keys had been returned
- Broken washing machine (pictures attached)
- Exposed wiring and displaced plug sockets
- Filthy premises; landlord promised but failed to deliver a professional deep clean
Our experience got EVEN WORSE over time:
Garage Rented Out: Without prior notice, our landlord rented out the garage. We were constantly disturbed by the garage tenant needing access to our basement.
Unexpected Renovation: Landlord decided to renovate the kitchen in the middle of our lease. Promised a "few days to a week" timeline; took 3 weeks.
Unannounced Entries: Landlord entered the property without prior notification multiple times.
TLDR: AVOID THIS AGENCY.... Read more

I was gonna put the year in this flat behind me but I didn't wanna leave this year without posting this review.
My flatmate and I moved into an unclean flat - spiders in cupboards, dust, cobwebs, mould, damp, when my mum mopped the floor, the water was black. They had the audacity to tell us the flat had been cleaned upon arrival when that was far from the truth. Imagine having to do a deep clean of a flat to be able to move in properly. We had an inefficient boiler for months which was 30+ years old and did not heat up the flat. The boiler only got changed after months of telling them and even then, we still had to suffer in a crazily cold flat during winter - we spent hours and hours, even unnecessary all-nighters at the library because it was warmer there than being at the flat. We could see our own breath in the property!!! We did not have a monoxide detector for months which we had to mention. And rising damp began to form which was beyond our control (which we also didn’t receive compensation for) and when I had told them about it, they didn’t even rectify the situation - I still came back to the same problem when I stayed at the flat again for my graduation. These aren’t even half of the problems we faced.
Overall, the communication wasn’t the best and they required constant calls and emails from us to rectify any issues. They seemed more bothered about hounding us down for rent payments than actually fixing the problems.
Upon moving out, we cleaned the flat from top to bottom on two different occasions as we moved out at separate times, only to be met with a cleaning charge? This was the final straw for us as they had some nerve to do that after everything they had put us through. We asked for a cleaning invoice as evidence and it just looked like something they whipped up themselves. Spelling errors, capital letters in the wrong places. The document did not even look legit. But regardless, the joy I felt moving out because it seriously impacted my mental health. I don’t even know how I got through my final year with how uncomfortable I felt living there.
I cannot tell you the year we endured because we would be here all day. And if anyone has moved into the flat we were in, good luck. I’m not sure if they’ve made any serious changes to the flat since we moved out but during our time, my flatmate and I had to fight so hard for many repairs and changes so if you have anyone to thank, it should be us. We deserved some kind of compensation because it puzzles me how they allowed us to pay full rent for that joke of a flat. Wasn’t worth our time or money.... Read more
