RR&K made our house purchase more stressful than it needed to be. We unfortunately ended up with a difficult seller, who would not answer queries properly and after only three months of conveyancing decided to put the property back on the market. We feel that RR&K did not manage the seller's expectations regarding conveyancing. Communications we had with Mike or Phil were unprofessional and left us feeling distressed. Flat at a Farm letting, 12 months starting 20 July 2024. Early July view with Roscoe and then later meet the landlords. Not advised by either that there are any current issues with property.
20/07/24 move in. Keep trying to get hot water in kitchen and bathroom. 22/7 spot landlord and ask, who says oh problem with immersion heater and electrician coming out.
Early August no change. Spot landlord who says oh well yes needs electrician but arrange one through Carolyn at Roscoe if you like. So do that.
Early August also E COLI sampled in farm's water supply. Landlords are going to US for 3 week holiday and house sitters arrive Sunday. Landlords fly off Mon am and I am unaware as have not been informed at all, so still using tap water unknowingly. Wed evening house sitters knock on door to introduce themselves and to offer to take refuse to gate for me. They mention the water business is a pain when see me filling kettle and I ask them what do you mean, they respond by saying environmental agency has found E COLI in water. I respond asking who told you that and they say the landlords on sunday when they arrived and told to use bottled water. I inform them that I wasn't aware as nobody informed me. I ring agent next day as passed closing hours and agent comes back few days later saying landlords say that they forgot, thought other one had told me. Agent brushes it off. This is E COLI and not a trivial matter. Yet both couldn't care less and don't see the seriousness.
Immersion heater tested mid August and nothing wrong, put back on. Hot water until 10 October. Electrics tripping again and landlords turn it off.
Today is 10 Nov, exactly one month forced to use kettle, no hot water to kitchen or bathroom. Roscoe say immersion heater checked again and fine, so new immersion heater will beneeded to kitchen but no details when to be fitted.
Finally cluster flies for weeks and holes in walls in places stuffed with paper, gaps behind window frames and told its nothing. Landlord have them too. So.from coming home from work to 25 to 30 flies on the window when want to cook, or every evening in bedroom when turn on lights one appears, catch it to then later again get another flying round lamp or on TV screen. Wake up middle of night for bathroom and turn on light, come back up stairs and another in bedroom flying around lamp. This has been daily now for more than 6 weeks and still not stopping on 10 Nov. So it's nothing having to live, sleep with flies when they could be eradicated if chose to seal wall cavities, window frames properly and treat root of the problem. instead it's just spray vinegar at them and that's considered enough.
Let through this agency and any flats on any farm properties in the future at your peril. You have been warned. More like glamping than renting.
6.12.24 Now been 8 weeks with no immersion heater to go with 3 weeks beginning of tenancy. Hot water should be provided in kitchen prep areas from start of any tenancy:
The Gov.wales website. On page 23 it states:-
"Preparation areas: • there should be adequate sized sink/dual sink free from cracks, chips or other damage plus drainer • hot and cold water • suitable drainage for waste water • suitably sized work tops, securely fixed; smooth impervious surface, easily cleanable • at least four appropriate power sockets associated with the worktops for general use.

9.12.24 Catch landlord when returning home and ask what is happening with jmmersion. Told waiting for Carolyn (Roscoe). Why? You known a new immersion is needed, so what has Roscoe got to do with anything? They clearly just delaying spending money and not complying with wales.gov legislation above. Also told this immersion clearly not safe despite roscoe saying nothing wrong with it when asked why not turned back on. Also told been issues with it 3 years. Then this flat shouldn't have been let til fixed.
Both Roscoe and the landlords are untrustworthy, and you take the risk if you choose to let anything through these or in NP16.... Read more

If you are a landlord, DO NOT go anywhere near Roscoe Rogers & Knight (RRK) to find you a tenant or manage your property!
We used both these services offered for our rental house in Monmouth, and suffered 19+ months of massive financial loss, stress, and aggravation due directly to their professional incompetence.
The Lettings manager, Carolyn Pritchard, and ultimately the Managing Director Phil Smith, failed to respond to numerous and desperate requests for information, clarification and requests to meet and discuss, throughout the tenancy. Instead of admitting to their initial professional shortcomings, and attempting to support and trying to resolve with us, they made a bad tenancy situation (pre-covid), much worse by covering up and withholding relevant and significant information throughout, treating us with complete disrespect and disregard. Eg. Within a couple of months of the tenancy start in Jan 2020– with no rent received and complaints already made from the neighbours to ourselves, we requested sight of the credit checks made. Nothing could be found on the RR&K system by one employee, then Carolyn "explained" later that no credit checks were made or required as there was a guarantor. Only through the Ombudsman over 2 years later, we saw the actual credit check that was failed on all counts.
Just one of many issues that emerged to ourselves as landlords, only during and even after the tenancy -we ultimately had to investigate ourselves, as RRK refused to respond or clarify, continuously actively withholding details of the tenancy they arranged and “managed”, apparently without any professional due diligence or obligation to us as their clients.
These included:
No reference checks were made; no employment/wages checks made (employment status we were told of was fictional); failed credit references; tenant actually presented to the agents as homeless (confirmed by our later correspondence with social workers); very significant social services and LA housing involvement together with RR&K pre tenancy start (no mention or even suggestion of this to us); local housing authority as guarantor and provided bond (no details of this to us or on landlord copy of tenancy agreement); limitation of guarantor to 6 months (again not included with landlord copy); deposit and initial 6 months eventually paid by guarantor (this information only revealed by RR&K after months of requesting, when our solicitor intervened in Dec 20); no housing history or previous eviction checks made (tenant evicted from another property locally and history of rent arrears- hence presumably why LA had not housed her).
As RR&K will undoubtedly try to belittle and explain away the above, please note that The Property Ombudsman (TPO,-completed June 2022) supported complaints against RR&K -specifically regarding referencing, rent arrears and notice of possession, deliberately withholding of information, and complaints handling. TPO found and reported that RR&K had failed to comply with or meet requirements of 12 different sections (some several times) of the industry professional Code of Practice which they are signed up to.
This situation was not due to, nor created by the covid pandemic, although this did lengthen the period before bailiff eviction could finally take place. RR&K put us through this nightmare and actively made it much worse by trying to hide their professional incompetence and tenancy detail at every step, instead of trying to help us resolve and manage the situation, and showed us no respect nor professionalism throughout. They have never acknowledged their mistakes and active misrepresentation, nor offered any sort of apology.... Read more

We recently bought our house with Roscoe, Rogers and Knight and cannot recommend them more highly. Through out our experience we were constantly impressed with the level of service and found Phil and his team amazing from the moment we stepped into their office. Professional, hands on, supportive and constantly kept us updated. We had a few hiccups with our Solicitor and Keeley and Phil moved mountains to ensure that these issues were resolved. We cant quite believe that we are now in our dream home and this was down to their continual support, experience and expertise. If we ever decided to sell, we'd never look anywhere else than Roscoe, Rogers and Knight - I'd love to work with this team again and cant thank them enough for all that they have done.
