Getting the deposit back after moving out has given me insight into the life of a performing monkey. The number of hoops we had to jump through was almost laughable, and we were frequently told after WEEKS of radio silence that we had in fact jumped through the wrong hoop. In total it took over 3 months to get our money back. SheffRes will do literally everything they can do keep your money and stiff you at every opportunity. They're pretty terrible in general, really. Both owners and tenant, AVOID. I am summarising my experience with Sheffield Residential agent in the word 'AVOID' dealing with them. Owners: The process goes fast and smooth, and that is the only positive point. The agent will not look after your property, and they will blame the tenants for any previous damages. They also do not do any repair job, and when the problem is accelerated to a higher authority, they will blame your authority and funds availability. Tenants: The agent looks dealing with professionalism, and that ends once you sign the contract, I promise. -Once you move in, the agent concern will be your money, find ways to make you pay more, take your deposit with no right. Although the owner supports the option of me receiving full deposit back, the agent detected my deposit for no evidenced reason. -The agent breaks their contract as they are not legally bound to it, while you are. -Any issue appears during your tenancy period; they will pretend to work on a solution for it, while they don't. You will end up fixing the damages and paying full rent while you don't use the whole property. -During my tenancy period, I had to deal with 4 of the agency employees, and they all follow the same system. It is an agent problem, not a single employee, So do not live in a hill by renting any property via them. -Tenants, please do not be fooled by the defensive reply they write under each negative reviews as they are not real. -All my points are evidenced, and I won cases against them. ????? ?????? ?? ?????? ????????? I’ve been living in my property for over a year and have recently had an issue with my boiler which had stopped working all of a sudden which wasn’t great but these things happen and I didn’t know how long it would take to get sorted. I reported it through their system and they had a contractor out the same day. The plumber hadn’t got the parts and had to go order but came back the next day fitted them and resolved our issue which was fantastic to have hot water back on again. I find the team great and easy to deal with Jordan is our property manager and I’ve dealt with Paul recently who was dealing with this maintenance issue and was great from start to finish. He even called me out of hours the day the boiler was fixed to make sure everything was ok and to make sure the contractor had fixed it and that there was hot water. As a former tenant who has left an apartment with this atrocious company, I urge you - DO NOT RENT FROM THIS COMPANY! If you are ever unfortunate enough to be a tenant for this company, please take this into consideration. They are awful. Truly awful. You will lose money, you will lose self respect and you will lose hours of sleep with stress. Me and my friends rented an apartment on West Street. Whilst the rent was reasonable, the apartment was actually terrible. It was falling to pieces! They lured us into renting the apartment at a low price because there wasn't many people wanting to rent at the time. They take good pictures, then mask the poor quality during the viewing. The location is good, as is the size, then that is it! My parents came to visit and I was actually mortified when they came into the property. It literally reduced my Mother to tears. I have spoken to others and I wish you all the best if you are unlucky enough to receive your contract and your landlord be Mav Iqbal and Paul Chambers the owners of the company (see companies house) and they have charged us so much extra from our deposit and we aren't the first ones for this to happen to. They inflate charges to make sure you simply cannot get your deposit back. Their reputation will catch up with them one day as we've spread the word as far and wide as we can and others have had similar experiences and agreed. They then tried to get us to extend the contract and pay an extra £400 per month. They literally forced our hand to leave! We would not have wanted to stay otherwise, as the apartment was so poor, but they made the decision for us! They have stolen our money and make the most complicated deposit return process to make it as hard as possible to get back. I know there is a process They do not carry out basic and urgent repairs, such as toilets (because we had another), kitchen appliances, windows. I have looked at the reviews and the bad ones appear to be accurate and the good ones appear to be a false counter argument with a standard response template to make a positive out of the previous review's negative. It wouldn't surprise me to see a positive review after this one to say I rented an apartment that was top quality, I got my deposit back in a week etc etc. For all your worth, please rent a property from a different agency/landlord as your experience than with this calamity company could not be worse.... Me and my flatmate are international students from Cyprus. We looked around a lot of properties with Sheffield Residential. Our other friends also from Cyprus did the same and signed up to other flats. We found the staff very very friendly and so helpful. They helped us with the online Application which was very easy to complete. Application was approved in two days and then we signed the tenancy agreement the day after. The communication has been great and we are impressed. The flat is also great! We find some agents in Sheffield are a bit rude to international students so Sheffield Residential staff really stood out from the crowd.We would definitely recommend to others!... Read more

Amazing! I’ve had nothing but an amazing experience. I was allowed to view as many properties as I wanted and the staff were so attentive and took their time to help me. When I applied for the property, the whole process was just so easy. The application was all online and documents were also submitted online. Very easy, online process. Application approved within 24 hours. Got a check in as I wanted and ever since moving into my new rental, things have been great other than a water leak from under the sink but I was impressed as the plumber came out within the hour. HIGHLY RECOMMEND FOR TENANTS!! I have been a tenant in Sheffield for 3 years now and have used other agencies and Sheffield Residential are by far the best agent we have ever used! Both myself and my flatmate are from Cyprus and lots of our other friends from Cyprus also use Sheffield Residential and have never had any issues whatsoever. We are always treated well by the very friendly team. Our contact point is Jordan who is fantastic! They are great at communicating and the initial sign up process was easy and we got help at every stage. We have just bought our first home from Sheffield residential and from start to finish we have been extremely happy with the service we have received. We have been looked after by Ed and he has worked hard to keep us informed with the progress of the sale and helped bridge communications when things seemed to be stalling between our solicitors and the sellers solicitors. Exceptional Experience! My experience of these guys is as a buyer of a property so I wasn't their actual client as that would be the owner of the property I purchased but my experience as a buyer has been phenomenal. Right from the outset from when I put my offer in for the property, to offer acceptance from the seller and all the amazing work they did in between to ensure the sale went through was excellent. I got weekly feedback as to what was going on and they would contact all the solicitors and let us know all the latest progress. I just didn't know how much hard work there is from someone putting in an offer for a property to a final sale of the property! 11 out of 10!....if I could - the reason being that Sheffield Residential gave consistently delivered way above expectations and what they need to contractually. As a landlord not based in the U.K, I need a letting agent who can be trusted and who gives me peace of mind. Right from the outset, they have proved that. I listen to their expert advice on what rent is achievable, what maintenance work to do to keep the property in shape and any other work or things I need to attend to. Sophie has met me out of hours on a Sunday evening to go around to my property when I have visited Sheffield. Ed has given me plenty of free advice on properties I have elsewhere in the U.K. (and I must add, time...without ever rushing me). I for one, know they are great at what they do and always take their advice rather than interfering with what needs to be done - what’s the point in employing an agent, if you think you know better - right?!! PERFECT AGENT. I was a tenant in Sheffield for 2 years and Sheffield Residential were so good to me in finding my apartment and looking after me very well every year. When you are in a foreign country, it is so nice when the staff are so friendly - they always wished me Eid Mubarak and wished me well during Ramadan. AWESOME, exceptionally brilliant! I recently moved to Sheffield and these guys were just amazing. They helped me so much with viewings and also my application as I was desperate for somewhere to live in Sheffield. If you are a international student please avoid that.Those staffs will try them best to hold your £1300 deposit until your visa limitation. If you want your deposit back they said you must need additional letter from Sheffield city council and l have tried three times but you know the efficiency. On the first day of my tenancy, i realized the apartment was off supply and had to wait 3 extra days before i finally settled into the apartment. Before agreeing to take the apartment, I requested certain things be changed which included rugs in the bedrooms but to my amazement this was not done, bear in mind the professional cleaning was done when the apartment was off supply so the rugs were filthy. Every issue i raised regarding it was not attended to until they wanted me to extend my tenancy. The time i spent in the apartment they managed was marked by unresolved maintenance issues. The greatest ordeal with them however, was at the end of my tenancy and i requested for my deposit. The whole back and forth process became rather frustrating, the property manager saying one thing and turning around to deny it wasn't the case before I resolved to copy others in my communications. When i expressed my opinion about the way it was being handled i got an email from the property manager literally referring to my opinion as 'nonsense', a response i took exception to yet it was defended by a senior manager within the agency. Even after i provided all the documents required for my deposit return, they ensured my deposit return was delayed as much as they could citing my contract terms to pay a fee for faster return when i know for a fact they have returned deposit to someone else within 72 hours without having paid such fees. Overall a very bad experience i would advise anyone to avoid dealing with them.... Read more

Amazing on all levels - great service, great people - cannot praise enough! I am unique in that I have been a tenant, then a buyer of a property and then a landlord of a property so I have been through the full circle in many ways! My experience as a tenant was just spot on - it annoys me when I read some tenant reviews blaming the guys at Sheffield Residential for deposit return issues and/or maintenance issues. The deposit return process is easy and explained at every step and is controlled fully by the tenant! So any delays are the tenants fault! End of. Then with maintenance...it doesn't take a genius to work out that all letting agents are restricted in what they can and cannot do by virtue of the fact they have to act on the landlords instructions - they are not free to do as they please and spend money (if any available) from the landlord! My experience as a buyer was exceptional. The team really gave me such peace of mind and it was a completely stress free experience. They would update me every week by message and phone as to what was going on and lease with all the parties and solicitors. I just had to sit back and relax. My experience as a landlord is equally impressive. I have peace of mind and trust the guys implicitly to get on with the job! Useless letting agents, once we paid our rent 6 MONTHS UPFRONT they completely left us to our own devices. We got in touch in the first week about some things that were not working in the house and were told they would get in touch with contractors to come out and fix the stuff, whoxh never happened. They also reduced the rent on the property twice because there had been water leaking through the roof, however they still tried to keep our deposit AND charge us an extra 500 pound for structural damages that are beyond our control. I would advise people to stay away from this company at all costs.... Read more

Sheffield Residential have been my letting agents for a few years now and have been absolutely excellent. I live in Australia so I needed to be confident I could trust a letting agent while I'm so far away. Sheffield Residential give me that confidence and more. The guys in the office are friendly, helpful, and very committed to doing everything that they can to help the people such as myself. I recently issued a problem with my hob (one of the rings burnt out) with one member of staff (believe their name was Jordan??), and he couldn't have been more helpful and quick to ensure I didn't have this problem for long. You can have a laugh, find out the answer to anything lettings related and also receive a happy birthday message from them! My worst nightmare. Do not recommend at all!! I rented a property with Sheffield residential and they never cared about us (or later we found out, the Landlord!!). We had several problems to begin with. Like, the oven was not working. We reported it through their website and got a 'maintenance code'. One of the bedroom beds was falling apart. We didn't have the front door key. NOTHING HAPPENED FOR MONTHS. Not one or two but like 4. We had to get the city council involved with an inspection/court threat for them to do anything. Later we found out (by pure luck) that they simply didn't contact our landlord. We were so dissapointed, to put it mildly, with the situation that we created a white board in the kitchen with all the maintenance problems just so prospect rentals would know what they were getting into. This is when our landlord sees it and realises the whole situation!!! Finally we were able to get things done. I had months of lies on emails and phone calls from these guys. If you here the name Jordan you are in trouble nothing is going to get done. I was told all the time that the landlord was either on holiday or did not reply.
