I very recently moved to a professional house share which was managed by Sherratt Properties, where I was left feeling vulnerable and in danger. I had a housemate who made feel uncomfortable - knocking on my room door asking for "company", coming down to just look at me, and someone even tried to open my room door during the night, which I gladly always lock at night. Since I was feeling very unsafe and uneasy, I told Sherratt what was going on and that I wished to terminate the contract and leave ASAP. They asked me for the name of the person that was making me feel uncorfortable, and replied saying they had no record of having a tenant with that name, which is pretty weird since the guy introduced himself to me with the name I gave to the agency. The agency decided not to investigate this further. Besides saying they had no tenant with that name, they then said I would be charged £300 + vat for reletting services if I really wanted to leave the room, as my contract had just sarted, and I should keep paying rent until someone else rents the room. However, I was the one who found someone to take over my room, not the agency. I kept my decision of leaving because I was feeling completely unsafe. Sherratt also completely ignored the fact that someone tried opening my door in the middle of the night. Does not make much sense for me that the agency has been told that an unknown individual is residing there but has no interest in investigating. This whole experience has left me completely scared to move into another professional house share. I decided to share this message because I thought it was important to warn people to not rent from this letting agency for you own personal safety, especially if your female. I will notify the police about this and talk to citizen advice.... Read more

DO NOT RECOMMEND - SCAM Absolute unprofessional agency. I was living in a property in West Bridgford, Rosebery Avenue and that was a horrible stay. When a fellow tenant moved out, they were/still are advertising the room on SpareRoom and on their personal homepage, claiming that "Internet & TV Package & regular cleaner are included" and that's just a blatant lie. They lied about the number of the people living in this property (there were 5 instead of 3) and how old they are. The same happened to us. When we viewed the property, the agent never left us alone to explore the room and they did not give us the opportunity to speak to the other tenants so we didn't know until we signed the contract and moved in. What is more, I was living there without heating in my room and they did not manage to fix it throughout the whole stay. I noticed that they do not have a valid gas certificate for this property which is a legal requirement. They are aware of the issue with the gas but the people they are sending over "to fix it" are just not capable and qualified to do that. I managed to negotiate an early surrender of the tenancy just after I got legal support and threatened to take legal steps. Typical letting agency that will rip off inexperienced tenants! Paid the deposit for a room and had the staff call me up saying they wanted to speak to my next of kin. I work in a job that requires to ask for next of kin for safety reasons, but never have I rang them. That's for emergencies! Showing my disgust that I didn't want Sherratt properties contact my mother of ill health, giving her a freight asking if she was my next of kin got me in a situation most horrendous with this company. Don't Edit: In response to Jenis statement below. Technically the contract did say it was a fee, however at the point of signing the contract on their property it was explicitly and unequivocal confirmed that it would be returned at the end of the tenancy. Greedy scum. On 3 occasions never received deposit back. Jenny is completely unprofessional . No idea about customer service. Always trying to get away with renting out dirty premises with holes in walls, cigarette burns all over the living room ( in NONsmoking house). Kitchen looks like somebody had a fire on kitchen counter. Plates were outside in the garden with rotting food, on a pile of broken furniture . Turn around and run from these.... Read more

I lost my job due to allergic reaction to the heavy use of chlorine around the house and upon asking for advice, I was told 'that is your problem', by my agent. Several instances of crimes were noted by the police in which I was a recipient of harrasment and assult, for which there was no responce via the agency. One instance occoured whereas my room key was locked inside my room by a keyholder, I was told maintainance at the time of the incident, and then told the incident never happened as I insisted illegal tresspass. Multiple complaints pertaining to black mold about tue house were lodged, and ignored, dispite plently of time for responce and action. I am traumatized and set back months, with thousands of pounds of lost earning due to those happenings. I am now suing the company on those grounds. I'd like to apologise for my previous review, as my experiences woth the company had sevearly affected me, and caused me to loose composure due to frustration at blatent lies, potentual fraud, and other criminal behavior. Afterall, my sensitivity to chlorine is sevear, I might have been more mortally effected had I not taken action to constantly ventelate the house, whose windows were consistantly perposefully closed for the purpose, running between my room and the exterior, holding my breath. My dignity was the last staw as such, they degraded me. If any of the agency view this, consider this my reply to the request that I return to the property to make up the room in a lettable state: I do not recall the state of the room as I left, as I effectiveoy fled hostilities; I had previously made the living room tennable, clearing years of detritus, and arranging the unbuilt furnature to a high standard, having cleared the properties grounds of the litter and bulk of organic mass it was covered by, cleared the ominious black substance that covered my flooring, the suringes left under the furnature, maintained the network, after several months without internet connection, as well as having done what I could to clear black mould from the walls and cieling of the property; consider that even, as it only due to fear and unease that I left in such a hurry, a month before my notice was due to end.... I have been a tenant with Sherratts a few times now and each time have been really impressed with their hands on approach. One day I had no choice but to move on a Sunday and they were able to accommodate this and make sure I had the keys early etc. Maintenance issues are dealt with really quickly and the staff and all lovely. Despite being a model tenant in one of this company's properties I found myself a victim at the end of the tenancy to their lackadaisical and underhanded procedures when the issue of returning my deposit arose. Furthermore, it would appear that this company does not register its tenant deposits with the appropriate deposit scheme which goes against the Housing Act legislation. My advice to existing and new tenants is to check where their deposits are held, do not be duped by this company and allow them to hold a deposit under a false "fee" name in an attempt to negate the legislation, this is not an acceptable practice. A deposit was only returned upon confrontation at their office which involved a threat to call the police as they didn't want to deal with the situation and that my very presence (an unimposing, calm mannered 158cm female) caused them concern, I was asked to leave and stand in the December cold and rain while the refund was made. Preposterous behaviour from a supposedly professional business. I would not recommend this company as a reliable letting agent for the reasons above. My concerns have been raised with Trading standards, Shelter and Citizens advice as I have a concern that a more vulnerable person would fall prey to this company's practices.... Read more

Hired one of there cleaners to clean my property. On both occasions cleaner left early. House was not thoroughly cleaned. To be told in a nasty email by the managing director that my house hadn't been cleaned for months!!! (Bearing in mind I had a cleaner on a weekly basis prior to them coming but unfortunately she had left to start university hence the reason I tried a different company). I viewed one of their properties, instead of an agent I was given a tour of the premises by a workman you knew none of the details regarding the property, he was very polite however. After viewing the property it then went off the market and then reappeared at a higher price which I couldn't afford. This had happened when I viewed their properties online and after the viewing I could only assume that the properties which where in perfect condition to move into were being shown to people to gauge interest. Once it was obvious they were in demand they were taken off and the rent increased. They used to ignore emails and never pick up the phone they completely wasted my time.... Read more

They negotiated a higher rent with the tenants than they disclosed to me. They then deceitfully tried to conceal this from me. They entered into contracts with the tenants for a higher amount despite them confirming in emails that the contracts were for a lower amount. The tenants forwarded me the true original contracts entered into and when I requested the contracts from Sherratt, they forged the contracts and forwarded me the forged contracts - a criminal offence under the Forgery and Counterfeiting Act 1981. The MD sanctioned the forgery and then had the audacity to say that I was acting "dubiously" when I refused to have anything further to do with them. The so called "professional cleaning service" is nothing less than a complete and utter sham. The cleaner arrives with no cleaning materials to clean, and no vacuum cleaner. I would not recommend this outfit to my worst enemy. AVOID THIS COWBOY OUTFIT AT ALL COSTS! DON'T BE DUPED BY THE 'SMALL FAMILY RUN FRIENDLY FIRM' FACADE.
