I just have to share how happy I was with the help I received from Simply Lettings yesterday. I was struggling with replacing a battery in a fire alarm which was continuously bleeping and driving us all mad! Sam personally visited and helped me with it, even going as far as to go to the shop and get me a new battery so he could help me put the alarm back together. This is going above and beyond so thank you Simply Lettings :)

Unfortunately they think they can bully tenants into doing viewings whenever they please regardless of asking the tenant. Then behave unprofessionally when you challenge them as 17 viewings in 1 viewing slot was not convenient so they decided to take it upon themselves to enter the property without permission. Having dealt with many other letting agents in the area, I have never come across a company with such low standards.

I have offered to pay 12 months rent up front, they didnt even care, only replied saying "That would not be possible".
Simply Lettings Brighton claims that they only have booked properties with the landlords insist on having a UK home owner guarantor.

Over and above the call of duty!!
Moving into our dream home almost became a nightmare until Sam from Simply Lettings stepped in!
Due to unforeseen circumstances our move was delayed by 2 weeks which had a knock on effect across the chain. Sam was able to reassure us and actively took responsibility to ensure our rescheduled move in date went as smoothly as possible.
It goes without saying we felt totally at peace with how the move was progressing and every concern was dealt with professionally and quickly. Amazing work by the team at Simply Lettings Brighton.

Very bad communication from the whole team.
I have given my holding deposit for a flat and since then have had no contact from then, I have even text, called and emailed and still nothing from them. We were due to move into a flat on the 6th and while on holiday I didn't have any means of contact as my phone didn't work in that country and we had no internet, and since we have got back no communication.
Seemed like a really good letting agency until they get you money and you don't hear from them again.

Cannot recommend this agency enough. As a student moving to Brighton, the prospect of renting and living alone was daunting but Simpl Letting and the entire team were the most helpful (more so than my university) in the process. The team are amazing and friendly and have prompt email and phone replies. Their communication is astounding and I will never rent with another agency in brighton. Definitely student friendly unlike some of the other student led agencies in Brighton so if you are a student I highly recommend Simple Lettings.

UPDATE: THE REPLY TO THIS REVIEW IS A HUGE LIE????. THERES NO WAY TO REPLY TO THEIR WAFFLE SO IVE ADDED IT HERE. I arranged to view the property, but when I got there, spending 3 hours travel time, I was given reasons why I couldn’t have it. The agent felt a bit like the smiling assassin, as his smile wasn’t there to help me. He gave me a application form, it each step of the way, I was told I didn’t achieve what they were looking for. I had a guarantor, but even though my guarantor owns many businesses and properties, I still wasn’t good enough. He didn’t offer to help me in anyway, just showed his unprofessionalism in spitting me out at the quickest opportunity. I WOULDN’T RECOMMEND THIS COMPANY. Would love to highlight to the landlord the joker that these guys are.

Fantastic lettings agency. I had been overwhelmingly stressed with a job change and looking for properties to rent, Simply Lettings genuinely came to my rescue. I love the look of their properties so I was glad to see a flat come up that is perfect for me. Pedro was lovely and so helpful at the viewing. Pedro is an absolute delight, he is very personable and friendly and made the viewing really relaxed.
Once I went ahead with the move Carly took over and was equally brilliant, she was very quick at responding to any queries and made sure she was on top of everything to get me into my new rented property on the date agreed.

Simply Lettings took over and are brilliant and so easy and friendly to work with, so I moved my whole portfolio to them. Right from the offset, Sam and his team have been incredibly helpful and considerate with our move. Pedro showed us around the beautiful property, located a stones throw from the sea front and Carly has been excellent in communicating with both Jess and I regarding what we needed in order to have a smooth transition from our current place to our new home. I’ve dealt with a numerous agencies in Brighton but nothing compares to Simply Lettings. The whole team is just amazing, always being there for you ! Due to covid-19, I wasn’t able to view the flat I was interested in, but Sam’s help was invaluable! He literally spent hours on the phone, helping me to decide and answering all my questions with so much detail - such a real professional ! Carly and Pedro on the other hand are such gems - they always reply to your emails/calls within seconds or when you see them, they always have that big smile , making you feel so welcome !
I would definitely recommend Simply Lettings to anyone that thinks of moving to a new flat in Brighton ! - undoubtedly, its stuff is that type of people you want to deal with: kind, friendly, real professionals, sort everything out immediately! I contacted Simply Lettings and heard back, on the same day I was able to view a number of properties.
Pedro whom I met at the properties, was welcoming and professional. At the same time he followed social distancing and it didn't feel awkward.
I was in contact with Carly and Sam at the office and they were both helpful and understanding. My situation changed and Sam was agile and showed empathy in his response.
I will be going to Simply Lettings again in the future, when I rent my next property.

Very helpful with our move from Bournemouth to Brighton, issues with references were understood and our slightly unusual situation financially was put forward to the landlord when other agencies used this as a way of gatekeeping us from even viewing a property. Said they'd try and get us in for the 14th Feb and this promise was kept as we collected the keys on that day, no pressure in signing contracts and were given time to talk things over at every point. Will definitely look to work with you again in the future!

Terrible service arranged viewing today. Took time off work to be waiting 20 mins. Finally called them to see what was the delay. Only to be told flat was let. First was claimed that they left a voicemail, I advised them that I had no voicemail, they claimed it rang out. Then the lady pretend that the land line was losing reception and hung up.

Booked 3 viewings for today 28 Feb, 2019 and missed a lecture and an appointment only to arrive to the first to find no one there. I ring and a kind lady explains the viewings were cancelled but I have no messages from Simply Lettings on my mobile and no email, no contact whatsoever to inform me the viewings were cancelled.
Unbeknownst to me the third consecutive viewing - which is a 20 min drive away - was also Simply Lettings but turns out this one wasn’t booked at all! Apparently a call was made to my phone but no messages exist from Simply Lettings though other letting agents managed to leave messages this week.
Appalled that half my day has been wasted along with fuel. I work 2 jobs around university and can’t afford to have my time wasted like this. Unimpressed.

I can't praise Simply Lettings highly enough. From the very first viewing of my new flat I knew they operated a friendly and honest service. No hard sell which was refreshing, but on hand to quickly answer any questions.

Fantastic team of experts, honest and kind people! Simply Letting extended my expectations! All was done efficiently with great respect and understanding , and more importantly for me , it was that feeeling I had from initial visit at the branch to signing my contract :). Feeling of things being done old fashioned way so to speak , where people are actually talking to each other, finding solutions for mutual benefit. Nowadays more often I am drowning in bureaucracy, agency fees and fake smiles, when nothing gets done and nobody listens..you will find none of that at Simpky Lettings! I had few hiccups During the process and one even after I already moved in to my new flat .. DO NOT USE THIS AGENCY THEY SCAM YOU FOR MONEY!!
I had gone to view a property in Brighton and all I was told from viewing the house is I call up after the viewing to request application forms to be emailed to myself.
Once doing so myself (a professional worker) and my 2 uni student friends who I was applying with all applied for the property. We sent and signed off our guarantor application forms along with individual forms once reading all terms and conditions.
We sent off our holding fee and then we were emailed a second guarantor form to have signed which was actually outlining that my guarantor would have to be guarantor for my 2 housemates and vice Verca, now you can understand why all 3 of our guarantors were not willing to be guarantor for anyone else other than their own children which is completely understandable. Seeing as you can rent properties where your guarantor is just for yourself only and this was the first time the agency had told us about this AFTER we had already paid our application and holding fees, we had no option but to pull out.
Once emailing them to withdraw our application due to lack of written confirmation on their part we were then told we were not eligible for a refund as “I can confirm that my colleague Frank explained on the viewing that each Guarantor is jointly & severally liable for the full rental amount and each applicant that resides in the property, this was explained to every single viewing that took place. If your Guarantors will proceed as agreed then the Landlord will allow you to move in (subject to paperwork and references being complete) if you are making a decision to withdraw because you cannot meet the agreed terms then you are not entitled to a refund (please refer to the terms & conditions laid out on the holding deposit form which was sent to you before any money exchanged hands).
Now in The terms and conditions they are speaking about it states “Should Simply Lettings clients withdraw for any reason, the proposed tenants(s) will receive a full refund of their holding deposit paid and applicant fee(s) – less £30 per person as mentioned previously to cover referencing costs.''
However we are still being declined our refund and are having to seek legal action.
During this entire process it was all handled so badly as we had 3 people Sam, Frank and Karen dealing with our property which was very frustrating as when emailing or calling up one they would not pass on the information correctly to the others and were not forwarding on our emails and when asking further questions about the property we would be told to call up and speak to someone else about it!
The whole application was handled so poorly and apparently this is not the first time this company has refused to pay students back their deposits.
Do not recommend them at all especially if you are in your early 20s or a student.

After being let down by another agency on our moving day (Friday) we were left without a place to stay, with only a few days left to move out as our current accommodation was already rented. We contacted Frank and despite the fact that he was already out of his office, he went back and arranged (on the same day) 3 emergency viewings. Without his help my family (including a baby) would have been left without a place to live. We can't thank him enough for what he has done. A truly exceptional letting agency. Moving home around this area is often a nightmare with money-grabbing agents who render you little more than a contract number as soon as your deposits and fees... and more fees, and then the hidden ones... are paid... I am glad to say that Simply Lettings is not one of them. I felt like a valued client rather than a case number.
From the first viewing of flats with them to the handing back of the keys at the end of the tenancy (due to landlord selling - else we'd still be with them!) it was a stress-free, fair and friendly organisation. Sam and his team were responsive, capable and helpful from start to finish, and I would have no problem renting with them again.
Brighton and Hove need more lettings agencies like this.

Simply Lettings are by far and away the best letting agent I have dealt with (in and out of Brighton). I found them to be professional, friendly and clear and they didn't unduly hassle me or use a lot of letting agent jargon designed to confound. There were no hidden additional costs embedded in the contract, and I wasn't fleeced, which a lot of less reputable agencies will endeavour to do, especially in Brighton! Also the quality of the properties is high and they ensured everything was in order before I moved in. I wouldn't hesitate to recommend them highly.

Simply Lettings are by far the best letting agency we have ever used.
Kind, considerate and thoughtful in their actions. Not only did they suggest a house that actually met our criteria (unlike others) they also help make our move simple and easy.
Sam and his team are excellent. If you are moving to Brighton, use them!

After 8 years of renting in Brighton and Hove, this was the easiest moving experience I have had with a letting agent. Frank was really helpful and turned everything around really quickly for us.

I have never been a fan of lettings agencies - from my past experiences they promise the world and under deliver .
I wanted an agency that would do exactly what they promised ! Manage my property totally - from minor situations to major problems. Simply Lettings managed all with equal ease. They ticked all of the boxes of requirements for me -

They managed to secure the superb rent of £4500 per month for my seafront Rottingdean property-They are about to open their residential sales department and I have decided to sell my house in May and will consider no other agency other than Simply Sales .

We have found our new flat thanks to Simply Lettings. The Service was very good and the staff really helpful. They took the time to run a thorough inventory before we moved in and all the paperwork was prepared and ready for us on the day of our arrival.The overall experience has been really nice and smooth. I only regret that because I was changing job we had to pay a 3 months deposit as a backup for my probation period

A very pleasant and streamlined experience. I dealt with Sam mostly, he was easy-going and actually had a sense of humour, unlike the staff at 'Harrington's Lettings' (I wouldn't be slamming them if it wasn't for the disgusting way that they dealt with all of my requests... leaving me without a working shower for 2 weeks was definitely the highlight! Use Harrington's Lettings at your own cost).
The studio property I have been let has been fully redecorated and fitted with a new shower and cooker, I couldn't be happier! The landlord seems to be one of the most professional I have come across, with a prompt telephone helpline to boot!

Great to deal with an organised and honest letting agency! Moved into my property extremely quickly

Having been with Leaders for 5 years ,I found their service dreadful, expensive,unhelpful and slow. I decided to give Simply lettings a go after reading these reviews. They were fast, efficient and extremely helpful. I live in Hertfordshire with two young babies and couldn't get down to my flat in Hove and Samuel and his team sorted everything for me, including a few maintenance and gardening jobs which were very reasonably priced. They found me two very nice tenants and I will definitely use them again and so will my mother who also has properties in Brighton.

I have been through many letting agents and offices in Brighton this year; and I am confident to say that Simply Lettings is by far the best, most genuine and professional people in the field.
No other agent or office took as much time to make sure that my viewings truly do fit my needs - and this was time savings and essential for me, versus having to put effort and time to see properties that - if the agency had given a bit more thought and attention to my needs - wouldn't have suggested them in the first place.
On top of that, I got excellent customer care, very friendly and honest. It was refreshing to see an agency that cared about the 'tenants' as much as they cared about the landlords.
I couldn't recommend anyone more than I would recommend them. And I am grateful that such honest professional people exist nowadays, pretty rare honestly.

Simply Lettings are the only agency I have been absolutely happy with so far! Great personalized customer service, no problems of disappointments, truly and agency worth going with if you want to be treated fairly.
