We were kept informed throughout the whole process. Staff were friendly and very efficient. My first meeting with Paul, the manager, was very positive and nothing was too much trouble. I recommend this company if you want first class service.

Friendly staff but poor communication!
I was looking for a new flat to rent and Slater Hogg & Howison had some lovely flats on the market.
I enquired about viewing a flat and was told to fill out information for them and then they would be in touch about a viewing. Filled out all this information for them (personal information about wages etc) as they said it was required for a viewing. A week went past and we heard nothing so I got in touch and was told the "landlord decided to go with another tenant today."
I then enquired about another one of their properties, same again, was told they would be in touch about organising a viewing but no contact again. Spotted it said let agreed on the website.
Such a shame as the staff were so friendly on the phone! However, it is really quite unfair to expect people to fill out all this information, just for a viewing, and not even be able to send a quick email. Really disappointing as they were lovely flats and the reviews all seemed so positive.

Myself and my boyfriend recently had the loveliest and most stress free experience selling our home with Slater Hogg! This was our first time ever selling a property so we went in a bit worried about how complicated and stressful it might all be but we were very pleasantly surprised. They did absolutely everything for us from start to finish.. all we had to worry about was making our home ready for viewers! Amazing communications throughout the whole experience and had our flat sold within the first week. Sarah and Paul were especially great, always keeping us up to date and giving their best advice/recommendations. Would highly encourage anyone to use them for selling their home!

Emma is amazing! I have been dealing with around 10 agents while looking for a flat. Normally I saw the attitude like I am one of many. Why bother to provide any individual service? Emma is unique. She understood what I looked for and sent me only the flats which had a high chance of being accepted. In all of the communications I saw that she cared about me. I felt personal touch with Emma. It’s our first time to buy-to-let. We have contacted SHH to get some information on property rent even before we got the keys. The agent is very helpful and knowledgeable to keep us prepared. We moved from Wales to Dundee and Sarah made everything very easy and straightforward, including accommodating a virtual viewing and progressing things as quickly as possible on her end as she understood that we needed the tenancy agreed and finalised as a matter of urgency.
We have been in our property now for around a month and are very happy. The only (minor) issue we had on moving into the property was resolved very quickly, which Sarah helped to facilitate (even though arranging repairs is not her role).

I had to move up to Dundee from Liverpool, so getting in for physical viewings was not really an ideal situation for me. Slater Hogg & Howison were one of the few letting agents that were not only willing to accommodate for this, but were beyond helpful in my search for a home!
Emma in particular has been a huge help to me through the whole process of searching, making an offer and moving up here, and continues to be wonderful in supporting me as I get settled in here.

I recently started renting an apartment that is managed by Slater Hogg and Howinson. I was in a very difficult housing situation when I passed by their office on Dock Street. I explained my desperate need for a new flat after my previous landlord has given me only one month to find a new place during September, the busiest month of the year. Sara was very professional and caring, she immediately took my personal coordinates and said she will contact me if there is anything that will come up. Only 30 minutes later I had an email from her offering me an amazing flat in the city center which I eventually moved into. Emma Jones was fabulous. I was looking for an apt for my son to rent for a year and absolutely nothing was available in Dundee, (Seriously, for one property, within 24 hours of the listing appearing, there were over 100 online applicants.). After signing up for every online service and walking into every physical property management agency in Dundee, Emma was the only one to deliver. She is communicative, professional and helpful, which means a lot for someone from abroad trying to rent locally (trust me there are many hurdles). Ultimately, once we found Emma, everything went smoothly.

My flatmate and I recently rented a property from Slater, Hogg and Howieson. We dealt with Sarah, who has been great and could not recommend enough. We have recently graduated and were looking for a property before starting new jobs in Dundee. Having rented in Dundee as students for the last 4 years, we were aware of what letting agencies to avoid. SHH is a letting agency we would suggest.
We enquired about the property with SHH and requested a viewing. I got a phone call a day after from Sarah who sent across a virtual viewing and advised that she was meeting with the landlord in a couple of days time and to submit an application before then so that it was seen properly. Sarah also took our details and what we were looking for in a flat in case we were unsuccessful with this property so they could recommend other suitable properties to us. We took Sarah on her advice and submitted an application which was accepted very promptly on the day Sarah had said she was meeting the landlord. As we hadn't seen the property we didn't want to pay a deposit before we had seen it which we relayed to Sarah who was very accommodating and more than happy to arrange a viewing for the next day. In all our interactions with the staff at SHH, they were all very accommodating and wanting to help and ease the process.
Communication has been easy and would recommend SHH Dundee to anyone wanting to rent. They made the moving process easy and smooth by forwarding on help documents and advisors on setting up wifi and energy for the property. Any questions were answered promptly and straightforward which is quite different from previous letting companies we have dealt with.

I first contacted this property company when searching for a flat in Dundee during June of 2022. The first flat I applied for was already leased by the time I contacted the company. They offered to keep my details and preferences for what type of flat I was looking for in relation to price and distance from work.
Two weeks later I received a call from Sarah, who informed me of a flat that suited my preferences and asked if I would be interested in viewing. She was very accommodating during the whole application process and was able to provide an online viewing for the property.
Filling out all the necessary paperwork was very straightforward, and the inventory was quite easy to conduct as all items listed were supplied with photos.
After moving into the property, they were extremely helpful with any questions I had in regard to the property and also provided a contents insurance quote which was very extensive.
The person I communicated with during the process was Sarah and she was so helpful and friendly throughout the whole process.

Don't bother yourself to clean the house before leaving. They will try to get the full deposit deducted no matter what. Take pictures carefully from every single corner of the property or they will report them as yours. They are not fair with normal wear and tear. They reported even one single hair that was found in the bathroom. If I knew before, I would have not spend two full days cleaning the house.

Avoid! This agency, or at least this branch, is terribly unprofessional. They do the bare minimum for tenants upon arrival, and do not behave professionally at the end of tenancy.
Coming from abroad, unfortunately we did not have may options. We received little-to-no explanation on how to properly settle down (e.g. we weren’t even informed of which energy suppliers we needed to contact).
Check-in inventory was full of mistakes, in particular the kitchen was described as ok while being in a miserable state, and toaster and dishwasher were not actually working.
Check-out inventory was even worse. We had to personally point out several mistakes done by the person in charge of it: objects considered missing but clearly visible in the pics, and objects considered added from previous inventory where in fact they were listed. We were also charged for “cleaning”, and considering that we left the apartment in a much better state than we found, we asked for precise explanations by email twice, which never came.
Moreover, they used MyDeposits Scotland which too disregarded our email to customer service, thus allowing SHH to take the money wrongfully requested while we were trying to find a settlement.
Avoid at all costs if you are looking for a rental!

We rented a flat through this agency. We were coming from abroad and they did not helped us with connection of electricity and gas, they did not even gave us names to help us find the suppliers. The flat was not in great condition, especially the kitchen (dirty), where the toaster was broken, dish washer was broken and the kitchen hood was in miserable condition. Whe we left the apartment, they charged us with some expenses for cleaning (the flat was in better condition compared to how we found it!!), toaster (broken..). When we asked for explanation, they ignored our emails, then took money for the deposit without saying nothing. Extremely unprofessional.

i arranged to view a property on a thursday through this joke of a letting agent,then after the first set of viewings on a tuesday they called to say the property had was gone,so basically they took the first person that came along which is fair enough but why mess people about if there just going to take the first person interested dont they realize that people have to arrange things with there work to get time off to view theese propertys in advance,at least you should let everyone thats been booked in to view a property view it then decide who gets it,they even had the cheek to say would you like us to inform you of anymore propertys we get in haha basically if you use this company probably best to ask if you are the first viewing and if they say no best not to arrange go as you will probably be wasting your time.JOKERS

I had a fantastic experience from the team when looking for a new flat both in Jan/Feb 2019 & 2020.
They were above and beyond any other companies I used by promoting new rentals, photos being accurate, clear information being provided on each property, attending viewings on time, being visible on the street to help find the location and being open and honest about the property.
The application process was easy and efficient and they were patient with my delays throughout.
I will update the review after renting with them for a brief time but so far I'm impressed by their high standard.

If i could give a review with a minus on it I would. Lived in the flat for almost 3 years. Moved out almost a month ago. I have had no correspondence in regards to my deposit. Emailed them, called them and I have been promised replies and no-one is bothered. They are trying to claim for items that are wear and tear. Just rediculous. Funny how when you are a day late for rent it's world war three. Getting your deposit back is the hardest thing ever. Sort it out. It left a bad taste in my mouth and tbh i would highly recommend to avoid such a company. Just to be clear I accept that some money will be deducted but the fact that they think it's ok to ignore you is beyond me. Anyway you have till the 26th and my gloves are on.

Terrible. Over 2 months after we moved out we finally got our deposit back. Action is only taken when it is prompted by tenants and good luck actually getting a response to an email within a week.
The landlord tried to deduct us for cleaning (this was 'one shelf is lightly grubby', the place was filthy when we moved in which we documented in the ingoing inventory), items left in the cupboard (which all belonged to the landlord, i.e. paint cans for the flat and such) and nails in the walls (which we documented in our ingoing inventory). This made it evident that they don't actually use the ingoing inventory you make with additional comments and pictures and instead just use their own one. This was further proved when I asked to be provided with the inventory complete with our comments and was told that it is probably in a folder that they don't have access to. Then how was the outgoing inventory made?!
I ended up getting my entire deposit back, I assume because they couldn't prove me wrong because they just throw out your inventory comments. I also say assume because there was no communication from the agency about this, I only know because the deposit company contacted me.
They were adequate on the move-in but useless when trying to get the deposit back after moving out.

The worst experience that I've ever had with this agency.
When I moved in to the flat last July the rooms were dirty and there was an odour coming from the carpets and totally stained bed.
I called the agency and they arranged cleaning the carpets and the mattress has been replaced within a week.
I complaint about the freezer as well but it's never been replaced. The shelves on the door were all damaged.
Last month I moved out from this flat. I have cleaned the flat to very high standard cleaning windows inside and outside, carpets, kitchen, toilet. The inventory stated that the exctractor hood was dirty. I spent lots of time to clean it but it was impossible to clean it completely. Previous inventory before I moved in stated it was dirty, and definitely I left it in better condition than before I moved in. Of course the agency took the money out of the deposit charging for cleaning and discoloured silicon and walls in the bathroom.
I've also asked about the reference as it was required for my new landlord. I've been told that I have to pay £30 pounds to provide me with the reference. Ridiculous. I had to pay for it. I found out that it is illegal in Scotland to charge any additional fees but this agency actually do this.
When I asked them that it's illegal to charge for this I received reply 'We are under no legal obligation to compile a reference for outgoing clients and therefore entitled to charge for this service'.
Not recommend to anyone. I've dealt with another letting agencies in the city but never had these problems as with them.

Rented with the Dundee branch.
Viewed the property when the tenant was still in, got the keys after they had left from the office.
When I opened the door, I was horrified.
Urine stained mattresses, hair everywhere, blood on another mattress and up the walls, and the place was filthy.
Noone from the office would come up and see the mess I was moving in to, and advised me the place had been cleaned to a high standard. Clearly you have pretty screwed views of what a high standard is.
It took ages to get them to uplift the bloody mattress and urine soaked mattress, and in the meantime, I had to clean the deritus left from the previous tenant!!! Disgusting.
Next issue - height of winter and the boiler/heating wasn't working. They were quite happy to leave us without heat or hot water for almost 2 weeks. Thankfully, we found a plumber who kindly came to help us.
Next issue - the boiler was leaking and we could have died of C02 inhalation as the monitors didn't detect it.
Countless issues with the boiler, and each time I reported a new issue, I was told "the boilers already been fixed" NO! These were new issues and they were not quick to help us out.
There was a leak external to the property, which our neighbour contacted the owner directly about and funnily enough, it was fixed (without our knowledge or input) the next day. But issues to safety can be left....good one.
On leaving the property, we made sure it was clean, and WAY cleaner than how we moved in to it. We were charged a cleaning fee. HILARIOUS. By then we had moved far, far away and in no mood to fight any longer.
Put it this way - I hadn't left the place covered in blood, urine, hair or toenails so saying it wasn't clean was an absolute insult.
I was honestly not touch this company nor Countrywide (their overlords) with a barge pole.

This letting agency is a joke. I read the Google reviews before paying the deposit and decided to give them the benefit of the doubt, ignoring a few 1 and 2 star ones and concentrating on the good ones. Wish I never had. As I then found myself in the exact same situation as another 1 star reviewer, leaving the property cleaner than I found it and being charged for ‘cleaning’ and ‘damage’ at checkout.
I had an average experience viewing the flat (though not much information was provided to my questions), paying for deposit and signing lease. Bad experience since day one of paid rent, receiving keys to the flat at 4pm instead of agreed 9am time because they hadn't done gas checks in the 2 months the property had been vacant. So instead of moving all my stuff then I had to spend all evening cleaning.
Move in: find a mouldy washing machine, a leaking tap, a rusted dishwasher and a tumble drier that didn't work. When I phoned for an urgent replacement of the washing machine I was met with a less-than-urgent ‘we’ll replace it if you really can’t wash your clothes in the mouldy machine’. Oh! And the advertised ‘garden shed’ which I couldn't see at the flat viewing before paying the deposit for the flat because of ‘missing keys’ (they were with all other keys) turned out to be a pigeon coup! I phoned and brought up as an issue as I needed outdoor storage, and they promised the landlord was looking into changing to a shed but in 10 months nothing ever happened.
The routine flat inspection revealed no issues on my part – a very clean property and the need to tighten the window handles as they were loose (security issue in a ground floor flat). It’s some wonder then that 4 months later, they charged me £40 off my deposit at the end of the tenancy for ‘cleaning’ and ‘damage’ to the walls. That’s the thanks they give when you leave the property in better condition than it was received it in.
Leaving: I emailed to give my one month notice period before leaving the property, I was told by the Dundee staff I had to pay 2 weeks extra rent because my ‘rent calendar month’ ran for longer than the one month notice period. After contacting Citizens Advice Bureau and getting confirmation this was not legal, then all of a sudden Slater/Hogg agreed that I should only pay up to the end of the one month notice period. Shocker.
I have rented privately and from other agencies since 2009 around Scotland and never had such a bad experience. Obviously my lucky streak had to come to an end. I will NEVER rent or buy/sell with them again. They’re only in it for the money and will lie through their teeth during flat viewings (I was present at the flat viewings for my potential tenant successors and couldn't believe my ears).
Thankfully, I abstained until now from providing the requested Google feedback (which they requested after 10 days at the property). If I could give less than 1 star I would.

UPDATE:
I have now moved out and despite cleaning the property prior to handover I am facing a £160 bill for "Deep Cleaning". The check out inventory stated that "light cleaning" was required, a fair assessment as I had missed one or two very small spots inside a couple of drawers. Despite this information and that the property was handed back cleaner than I received it, I am still left fighting to receive my deposit over 3 months after vacating.
If you still decide to rent with this agency despite this review, I would advise you not to bother wasting your time cleaning when you leave as they will likely bill you for a "Deep Cleaning" regardless.
ORIGINAL POST:
Initially, my experience with them was better than most. The tenancy was setup fairly easily and the staff were helpful and friendly. Overall it was a good experience. After living in the property for nearly 2 years, I can report that this level of service has not continued.
The first issue we had was with the washing machine. In fairness, this was dealt with relatively quickly and we had a new machine within 2 weeks.
At the start of January, we reported a leak in the roof which was causing water to stream into the master bedroom every time it rained. This took until mid March to repair and resulted in a section of the ceiling collapsing. During this period our rent was increased.
More recently, I reported that the heating has stopped working. At the time of writing, we have waited for more than a week, with at least one evening dropping to -6DegC, and are still waiting on "a second quote". After receiving this information Slater Hogg then decided it was appropriate to setup viewings at the property as we have finally had enough and decided to hand our notice in.
I also reported several defects with the communal areas such as broken light bulbs etc. to both Slater and Hogg and the property factoring agent around 6 months ago. Not one item has been addressed.
The factoring agent has also illegally permitted a company to issue parking tickets in the car park which Slater Hogg have decided to completely ignore.
To sum up, I have lived in a Slater Hogg property for almost 2 years and it was the worst decision I have ever made.

The process of renting a property was smooth and the agent helping us was very helpful.
However 2 weeks after moving in I came back from work on lunch to find a bed had been abandoned in our hallway. Neither me or the other tenant had been contacted to be made aware that this was happening or ask for permission to enter our property. The agency provided them with the keys to enter without checking if we had allowed them to enter too. This is in breach of our letting agreement.
Once I contacted the agency they said they would get it sorted and removed the same day....several hours later was told there was nothing they could do until the next day. All in all not good enough and makes me apprehensive about the remainder of our lease.

I had a very quick and easy experience with Slater Hogg & Howison, especially compared to some of the other letting agents around. Not only do they take care of some of the best properties, they are friendly and diligent. After spending a couple of months searching for a flat and having many viewings fall through, the first property I enquired about under Slater Hogg & Howison was definitely the way to go, and it was organised within a few days. I'll be looking to stick with them in the future!
