Graham and Sibbald have been our landlords property management company for over 10 years and we have just been taken over by Westport property Dundee - and I must say the best Christmas present I could ask for. Graham and Sibbald have managed 4 units of family run businesses and have been useless. Emails have been ignored now for months from all 4 tenants. We have all had to close our businesses on numerous occasions as the roof on the building is needing replaced and we are constantly flooded. The car park has no working lights as been reported numerous times with no reply. The stairs to the property are all loose - again reported numerous times with no reply. Front window was smashed in, they charged our business for the repair only to be informed but our insurance that the landlord is responsible for glass repair - we were only given 2/3 of the cost back as said they could have found someone cheaper. 3 days with Westport property and the roof is being replaced next month, lights are replaced , stair been repaired - professional and efficient customer service - highly recommend Westport property if you need your property looked after properly and to have happy loyal tenants... Significantly undervalued our home much to the agreeance of various agencies, including estate agents, mortgage advisors and even prospective buyers who were left asking why the house is so cheap and 'what must be wrong with it' despite an otherwise attractive home report . Still managed to attract a lot of reasonable offers but it seriously limited our buyer pool as many didn't have the cash reserves to make the type of offer we were looking for. Wouldn't use them again. Didn't waste time complaining as they made it clear that their valuation is final and non negotiable. Lesson learnt for next time.... Read more

AVOID GRAHAM & SIBBALD! We had a terrible experience with Graham & Sibbald who we instructed to carry out a home report on a house we were selling. It was littered with inaccuracies and they even based the value on a much smaller house that had sold recently simply because it was on the same street! They also missed out important information that may have had a bearing on the valuation! A TRULY APPALLING EXPERIENCE! We then buy a house (via Baillie Shepherd which is a different story) and it transpires that Graham & Sibbald also carried out the home report for the house we bought, which did not highlight any problems, giving all categories a '1' category (except the roof was got a '2'). We based our offer of the home report and when we moved into the property it transpires that the boiler needs to be replaced, two radiators do not work and the central heating system is only a partial system when the home report stated a full system was in place. The home report was also littered with many other errors, meaning we offered more than the true valuation as the home report that Graham & Sibbald created was not accurate. HOW CAN THEY GET AWAY THIS? In conclusion, I would definitely NOT recommend Graham & Sibbald, especially when it comes to home reports!... Read more

Avoid - (but recommended by Robb Residential). More expensive than other companies. I had to send back Graham + Sibbald's draft home report for them to correct the cut and paste errors, inconsistencies and misleading language.... Read more
