Really bad experience, Do Not Use! Poor communication from agency, they have not answered messages regarding issues with flat, repeatedly gave short notice to visits and even no notice entries to flat using there own keys even after complaints to them about this with no resolution. Now currently in dispute regarding deposit over months to which we have received no money back and no communication and now taking legal action. Have been emailing Stewart Oliver regularly to which the response is just ‘will pass this on’.
Inventory on arrival was extremely wrong, we made amendments which the agency did not acknowledge.

Nici and Matt will be very nice to you until you move in. They do not respond on time for fixing issues. Our bathroom door was broken for weeks without being fixed, washing machine also took weeks to be fixed, ripped couches and broken beds were not fixed. They are extremely rude. Deposit Scam...!!!
I have been given a list of deposit deduction. Total of more than 60% deposit. I have told them the list is having items that are already damaged in flat and it was mentioned during the check in and i have sent an email regarding that as well. During the deposit discussion, i forwarded them all the proof. They responded to me that they will submit the proposal to landlord. But the landlord is missing for more than 2 months. all the email response come up with landlord didn't respond.
Finally I submitted a proposal through DPS, they didn't give the consent and i got the email from DPS that we need to deal it with court.
I have told them, I'm ok with a fair deduction, just to take of the items from the list that are already damaged, which i have the proof. But they keep on dragging it to finish in court. Those who don't have time for court proceedings will finally accept the deduction amount. That's what I did after 2 and half months. Within hours, I got balance amount. Landlord came up.
Email proof cannot be attached as it is not displaying, those who need the proof i can send them in person.
Nici, Matt, hats off, u r doing a great job. Once some one will pop to fight against you and that will be the end of Stewart Oliver City Sales & Letting agents. All the best..!!... Read more

Scam!! I have been emailing Nici and Oliver since 2 months regarding my deposit release. I have every single evidence (Cleaned my flat by paying professional cleaners, changed the lights with newer ones and fixed even the things which were broken before my joining date at 99, The Hub).
I reached out to DPS team and preparing to submit my complaint against them with all the negative feedbacks they have received regarding eating deposits. I keep all the records with dates in my folders in case they try to defend themselves.

had a very disappointing experience with this agency. After not receiving a response to my email about a property, I called to follow up and apologized for being late to a previous appointment. Despite my apology, I was met with rudeness. The director, upon recognizing my name, referred to me as “that lady,” which was incredibly degrading. Being treated with such disrespect and having the behavior justified due to the director’s position was unacceptable. I’ve canceled my booking and will seek a more respectful agency. THEY ARE THE WORST AGENCY YOU CAN USE! MAKE A FORMAL COMPLAINT TO THE PROPERTY OMBUDSMAN!
For everyone who had a bad experience with them, just leaving a review is not enough; request their complaint procedure and follow it until your complaint is resolved by them – though I highly doubt their willingness to do so. If they don’t help, then, you can make a complaint directly to The Property Ombudsman Service (TPOS). You can follow the complaint procedure even if your tenancy ended, but you want to complaint to the Property Ombudsman about how they haven’t had a proper check in inventory at the property (if you have pictures with disrepair).
By complaining to the Property Ombudsman, not only may you receive financial compensation for the agency's wrongdoing, but more importantly, Stewart Oliver will be forced to pay compensation and increased fees to TPO to cover their investigation expenses, if they have received more than three complaints.
We were compelled to terminate our tenancy early due to our unbearable experiences with this horrible agency, especially with Nici Oliver. We had everything from a dirty apartment that required days of cleaning on our part, disrepair that’s never been dealt with, unexplained increased electricity consumption, our deposit not being returned with the landlord claiming damage that was already in the property, and even having to sort these issues in court as DPS arbitration was refused.
Not only that Stewart Oliver is the worst and most disgusting agency, but they also have no shame and no ethics in dealing with dodgy landlords.
While I could write all the details of our disastrous tenancy, I am sure that Stewart Oliver’s response will be just an excuse, far removed from the truth.
It is funny how, in response to reviews where tenants mention unclean flats (accompanied by photographic evidence) and withheld deposits, Stewart Oliver provides the same scripted reply. They claim that the cleaners missed that particular item (like someone would really complaint about only one item) and that TDS will deal with the deposit.
For anyone planning to move in (Although it’s better if you never use this agency) please ensure that EVERYTHING agreed upon, and I mean every single detail, no matter how small, is documented in writing (via email) throughout the tenancy. Amend the check-in inventory as needed, capture photographic evidence, and promptly email all of it to Stewart Oliver as your evidence.

I stayed in a Masshouse property managed by Stewart Oliver for one year from 2021-2022 and honestly they were the worst letting agents I have ever rented from. I would give zero stars if I could. DO NOT rent a property for Stewart Oliver.
When I viewed the apartment it was filthy but I was told it would be cleaned, as one would expect, however, when I moved in the apartment was in a horrible state. The oven was filthy and grimy, the fridge freezer was full of ice, dirt, and rubbish, the walls were marked throughout the apartment (including disgusting chinchilla urine stains on the living room wall from the previous tenants), many of the light fittings were not functional or hanging loose (including the light directly above the shower!!), and the floor underneath furniture hadn't even been vacuumed. It clearly wasn't given a deep clean as I was told.
Additionally, many other problems were present when I moved in. The handyman came over to fix some things a couple days in and we moved the bedframe in the bedroom and it collapsed, meaning a new bedframe had to be ordered in and I couldn't even sleep in the apartment I was paying for until it arrived. There was also a leak under the sink and a hole in the wall from where a shelf had been ripped out (which I was told at the viewing would be fixed).
I spent the first week at that apartment giving it a deep clean and even freshly repainting the walls! To which they responded at the end of my tenancy by claiming the apartment wasn't clean and the walls were scuffed! Absolutely ridiculous! They wanted to keep money from my deposit over issues which were present the day I moved in! Fortunately, I filed a dispute with the DPS and won the entire deposit back. Absolutely take a million pictures if you stay with Stewart Oliver because you will need all the proof to fight them at the end of your tenancy.... Read more

Worst Agency in the UK. Do not sign anything with them. They are liers and have no regards for humanity. Flat was handed to me in inhumane condition (too long of a list)
They promissed to bring a cleaner, the cleaner never showed up. I WASHED and CLEANED the flat myself. 2 days after they come to do some works and leave the flat in inhumane conditions again as I was not in. They used and ruined my stuff. They do not care about anything other than scamming you and ruining your stuff.
After the above paragraph, I have now completed my 1 year contract, on the last day they purposely steal your deposit and ask to pay more ontop for damages that were already in the property but they refused to fix and record ALL OF THEM even after complaints and countless of emails. They criminally strategically plan to take your full deposit and more. Then they won't fix the property accordingly.
I even got ill from the mold they refused to address.
Really the worst agency you could encounter (0 stars). It is a Criminally ran family organisation.
Eventually justice will get them.

I stayed at a property I got through Stewart Oliver for 3 years, was never late in paying the rent, and returned the property in a completely clean state, still had the worst experience with them.
Worst Letting agents throughout the entire Birmingham, the do not return back the deposit amount no matter how much ever clean or repaired the house is when you return it back after the agreement ends by giving stupid and baseless reasons, also the lady, Nici Oliver is really really rude whenever you contact her during the stay at the property and also they take days to reply even if you're stuck in grave problem and need an urgent solution.
Its been almost a year since I've left the property, but still haven't recieved my Deposit back.

0 support during Covid, No payment arrangements, if you re a couple hours late they email you asking for the payment.
They charge you for everything they can... the stove didnt work, someone came to show us how it functioned. After the gentleman came the agency asked us for 60 pounds WHEN THE MAN SPENT 5 MINUTES IN THE HOUSE.
Problem with our meter, we were being charged ridiculous amounts of energy. We asked for help and of course... nothing, "contact the building department" noone ever answered...
When asking questions the first answer they give you is
"thats fine, but if you would like this its gonna cost X"
For example we were trying to arrange new tenants for the house since we were not using it, the answer to our requests was always.
"we can remarket the house, this is the fee X"
When we never asked for that.
Resuming, if you want to ne treated like a human, do not but seriously do not rent a house with "Stewart Oliver"
* Just for the record, you did not offer to secure a tenant, you offered the possibility of finding a tenant. If you did not find one we would still be liable for payment.

ANYONE CONSIDERING RENTING WITH STEWART OLIVER, PLEASE READ THIS REVIEW DETAILING MY TRAUMATIC EXPERIENCE WITH NICI OLIVER, WHO CO-RUNS THIS LETTING AGENCY. I have written this review under an anonymous account as I do not feel comfortable revealing my identity. To Stewart Oliver – please respect this.
I recently moved out of the flat in the morning, but shortly after (when I arrived at work), remembered that I had left all of my important documents at the flat, containing my birth certificate, degree certificate, tax refund statements etc. (I cannot explain why this happened, I had to take a few hours off work and initially left those documents on the side in the case that I would need proof of ID etc when checking out to the inventory team. Everything happened very fast, and I was in a rush to get back to work).
I called Stewart Oliver to help me deal with this issue, and Nici picked up the phone. After I explained the issue to Nici, Nici raised her voice at me saying that ‘this is unacceptable’. She continued to shout at me, saying things like ‘if your documents are so important why did you leave them at the flat?’ Given how stressful the situation already was, I started crying. Nici raised her voice even further. I politely asked her to ‘please stop shouting at me’, but Nici then responded in a very sarcastic manner replying ‘I’m not shouting at you’. Nici continued to say ‘you wouldn’t leave your ‘important’ documents at a hotel would you? So why would you leave them there’.
Nici refused to help me with this issue. I was crying quite heavily, and continued to plead, I pressed that this was an honest mistake and that I would collect the keys to retrieve such documents, to then bring back the keys. Nici flat out denied this, saying ‘no, I am not going to give you the keys and I am certainly not going to the flat myself. If the cleaners find your documents and throw them away, then that is your fault, you should have remembered to collect the documents before you checked out’. She was very cruel and taunting in her tone and asserted that she will not do anything to help me. She guaranteed that the cleaners would potentially throw away my documents, but again, pressed that it was my fault. Nici was very angry in her tone, which continued to worsen my anxiety, especially given that I was at work. Straight after the call I had an anxiety attack - one of the longest anxiety attacks I have ever had.
Nici refused to help me out of emotion and anger, and did not give any logical or professional reason for refusing to solve my issue. Instead, she verbally attacked me and almost seemed as if she wanted me to lose my documents out of spite.
I managed to retrieve my documents without the help of Nici. I called the building manager after (I was crying very heavily), who was very understanding and promptly managed to inform the cleaners. I waited outside my building flat during my lunch break, and managed to gain access from the cleaners when they arrived, and then retrieved my documents.
I genuinely believe that this is the nature of Nici, as she has been very rude and abrupt when ‘dealing’ with my past enquiries whilst as a tenant. This final experience has pushed me to write this review in the hopes that a) anyone else with a similar experience does not feel alone, and b) prospective tenants reconsider renting with Stewart Oliver.
I do not want anyone to have an experience anywhere near mine, especially as this still mentally affects me to this day. Moving out is stressful in itself, especially when you have work and are moving to a different county. No one deserves to be berated by anyone, whether that be a letting agent or family member, for an honest mistake. And, no one deserves to be shouted at and taunted whilst crying when they are in a desperate situation.
Please do not rent with Stewart Oliver. Nici is a very cruel woman who lacks professionalism, basic human skills (let alone customer service skills), and will make you regret ever renting with this shameful letting agency.... Read more

I made a recent inquiry about the property I was interested in viewing, but unfortunately, the response from Nici was brief and reluctant. It made me feel they don't want to find tenants for the rental properties. I have made a simple inquiry, in the advertised ad, there was no mention of the average energy consumption of the property or a rough estimate on the bills. This would be valuable information for a piece of mind and for comparison to other properties alike. Not to mention the response was abrupt, as Nici didn't want to interact with me to arrange the viewing, or at least come across as a pleasant Estate Agent who enjoys their profession. In this day and economy, it is important what the costumer and consumer wants and needs, and their queries should be full filled without making them feel as if they have no say or value. And regarding the rating makes me wonder when Agency will start to take notes and adjust poor performance as a whole. My partner and I rented a one bed for 2 years with Stewart Oliver. We absolutely loved our flat from the moment it was viewed and the process of moving in and sorting out the paperwork was very quick and effortless.
We found Matt and Nici friendly and very responsive to any queries or questions we had (though we didn't have many!) and we couldn't have had a better flat in Birmingham!
Upon leaving our flat, our deposit was returned without any problems!

Rented a 2BR unfurnished property through Stewart Oliver for 1yr in Birmingham. Every dealing we had with Matt & Nici was spot on, no issues there. If something needed fixing, it got fixed. Sometimes things were slow to be fixed but that's because they had to go through the landlord to get permission - once that was sorted they got their contractor out to sort the problem.
All issues around the deposit were sorted amicably and quickly and we got the majority of it back bar the cost of replacing a couple of light bulbs which we hadn't noticed had blown late on.
We had read all of the reviews beforehand and they can be off putting. Don't be. Most of the reviews online seem to be either fake, or people who have active disputes with Stewart Oliver through the DPS. It would be interesting to see how many of these people actually win their disputes. Probably not many.
If you make sure you check your inventory on move in, send it to the agent within 7 days, and don't hesitate to query anything that looks different on the inventory to what you see, then you won't have a problem. If you understand that 95% of the time the issue you have is related to your landlord, and an estate agent can't change a landlord's mind, then you won't have a problem.

Even 1 star is too high of a rating to give them, and if I could give 0, I would.
Upon arrival in the apartment, one bulb wasn't working, paint was chipped in the bedroom, grease and dirt marks in kitchen and on practically every wall, and damaged furniture. Even though I reported all these issues, they later came to charge me for them. A blind was missing for my entire year tenancy. While I contacted the agency for months on end about it, all I had in response was "it's still on order". Having a blind for the window on order for over a year? The worst excuse for a lazy and cheap landlord I have ever heard. High prices for below decent living arrangements.
When the tenancy came to an end, the landlord demanded 70% of the deposit for damages I know for a fact were not caused. I was reasonable and said I would accept those deductions from the deposit IF pictures were provided to prove I had caused them. The response? I can "see those pictures in court". Are you having a laugh? What landlord does not provide evidence of damage and forces tenants to pay? A CHEAP and GREEDY one. I took them to court, but these people have their ways and the verdict was I surrender my deposit (which they have now held for over 2 years!) and pay up an additional sum of over £1900!
The people working their seem nice and act like they have your best interests at heart, but it's all an act. I cannot stress enough that you will waste your time and money with these people! DO NOT RENT THE PROPERTIES.

I deleted my old review under the false pretences that the agency was going to urge the landlord to fix the problem however it is not the case as they like to defend the way the landlord cuts corners. They are nice until you sign the contract and pay the deposit and rent. However as soon as that's done they don't care about whether their tenants as happy or not.
When they say furnish apartments take it with a grain of salt as the quality of the furniture is poor and when you ask them to tell the landlord to replace or remove the item the answer it no. DO NOT RENT FORM THESES GUY PLEASE BELIEVE ME WHEN I TELL YOU THAT. I've re written this review to warn people as I don't want you to make the same mistake as me.
Honestly, if you rent from these guy you are making a mistake. You are even unfortunate to have heard of them. If you do decide to rent from them for some reason. Take a good look at everything as though you are looking with a magnifying glass and do not sign or send them anything until any problems are fixed. Don't veiw any of there properties while they are being lived in because you are unable to see the bigger picture and any problems you find that you want dealing with their answer is that fixing the problem wasn't agreed upon when view. This company just doesn't care no matter how much they try and make out that they do.
This is a valuable lesson learnt for me as this company has showed me how not to treat people and have taught me to be extra careful. I will be warning people to stare well away from this letting agency and their property. I bet most of their contract only last the year with people looking forward to seeing the end of it.
This is my warning to you to stay away from them!!!! Take it form someone who is living in an apartment managed by them.

Therefore, when you leave you cannot switch or close you're accounts using the meter reading. You are lied to. I have requested meter readings a month leading up to the end of tenancy. And was told we would get it on check out. We did not. And was constantly lied to.

Nici and Mathew are the most unprofessional and unqualified agents in Birmingham. They make up fake charges and try to harass you for them during your tenancy. When that doesn't work they inflate your deposit charges and try to make you pay for things that do not exist. For example they tried to deduct from our deposit to repaint the flat even though they accepted that there were marks on the wall at the beginning of the tenancy. I'm so happy that my contract with them finished. I wish I had seen their reviews before renting from them. Even 1 star is so much for them. DO NOT RENT FROM THEM.
First of all, the apartment which they believe is fully furnished (or well-furnished as they usually write in websites), is a complete lie. Our flat was partially furnished by old, dirty, damaged and very poor quality furnitures. If you call them for any issue in this regard, this will be the answer: "try not to fix it yourself", and they will not fix it either. This is their rule, you have to live in a bad condition.
Second, they deduct most of your deposit for nothing, for issues that exist at first, and they are not going to negotiate at all. Here is they answer: " As you do not agree to the deductions please arbitrate via the TDS".
It's funny that they even wanted to deduct for issues that you mentioned at first!!! I think it is because many international students do not dispute via TDS, so they keep the deposit!!!
So if you rent a flat from them TAKE A PICTURE OF EVERY SINGLE TINY TINY PROBLEM. Then you will have an evidence at the end of contract, when using the TDS dispute service. This TDS will be helpful as it was for us.
Third, they never answer you properly, Nici is a rude person that whenever you call their office to ask a question she start shouting and fighting. Matthew, just pick up the phone and doesn't matter what you say his answer is, NO. So, you can't expect any help or guide from them.
Be aware that you have to expect that landlord has the right to open the door and come in because "he is the landlord!!!". And if you speak about it with agency, they would definitely say that the problem is with your ears that you didn't hear the knocking.
Finally, I should say that last year year that I lived in that flat was the worst experience in my life. DO NOT RENT FROM THEM.... Read more

When we moved into the property, we were told it had been professionally cleaned but learned this was not the case. The curtain rails had so much tobacco/grease on them they appeared brass until they were scrubbed, the fireplace was yellow until scrubbed, and there was paint on the windows, heaters and floors. The property had been repainted with a single layer of white paint that came off exposing the magnolia underneath at the lightest touch. The windows and blinds were filthy and moldy. The oven had decaying food in the bottom and strong acid had to be used to make it even half usable.
When we moved out, the property was left clean to a much higher standard. We painted one wall, but this was repainted at the end of the tenancy and returned to the original white.
Despite the property being cleaner when we left than when we moved in, Stewart Oliver tried to take the vast majority of the deposit and claimed it needed a total repaint. This was a lie. They were expressly asked what required repainting, but were only able to tell us 'it has not been professionally repainted', without being able to point to any defect.
We had to go through the deposit protection scheme to recover the deposit, who slashed the deductions they were trying to make.
There had been no maintenance undertaken on the property in the years prior to us moving in, and their primary goal isn't maintaining the properties, but passing all reasonable landlord costs to the tenants when they can.
I would not use this agent under any circumstances. They will do anything they can in an attempt to keep your deposit. You have been warned.... Read more

This retarded agent is using two pastiche invoices to occupy my deposit. Two invoices are made by 'Invoice2go' and even did not cover the watermark. In addition, the invoices are made by the company called 'Kleen pads'. However, the company cannot be found at the Companies House. We were allowed to move in very swiftly and didn't really have any problems with the place for the duration of our stay (1 year). E-mail replies on different queries was slow at times, but nothing major. All-in-all a good experience.

- Their staff is unwitting, fruitless and ignorant
- They rarely responded to my phone calls, let alone my emails in relation to issues I had with the flat itself i.e hoover, bed etc.
- I gave the flat back in perfect condition but they still took a fair deal of my deposit.
- But my biggest issue with their service is their total and utter lack of responsibility. After the end of my tenancy which was (16th of September 2017) they carelessly did not inform their new tenants that they need to pay their own electricity bill.
- Still having me listed under the billing information I had been charged £233 from the end of my tenancy until the 16th of January 2018.

Extremely dishonest agency run by 2 people only at their own whims. No professional processes, no rules and no integrity. There is only one rule that lick the shoes of landlords and tenants are commodity. They will not maintain anything in apartment, will ask you to pay for every small thing which they should be providing (even a strainer), and will forfeit all your deposit no matter what. I wasted half of the year wasting time arguing with them for very petty issues. Which other professional agencies will solve immediately without even bother asking second time. I dealt with 3 other agencies in last 5 years all of them were great, but these guys are horrible. These guys have lot of stamina, time and patience to argue with tenants rather than investing time in business. This is their earning model. Give cheap deals and then Steal the deposits of Tenant to lick landlords. Unfortunately, most of the reviews here are true. Really poor management... and I'm sure they have a great record of scams.
I got scammed by them too and since this happened, I spoke with 4 different people(university mates) that had been with Stewart Oliver in the past and had similar stories i.e. poor inventory check on check-in and an extremely thorough on check-out. The apartments are really old and not reconditioned, thus they can fully deduct your deposit for damage that you never done - or simply just excessive tear and wear that hadn't been noted in the intial inventory check.
So make sure you do a lot of images(literally every scratch) at the beginning and note everything on the check-in inventory check. DO NOT SIGN IT WITHOUT DOING THIS!
If you're given an uncleaned and not reconditioned apartment, you'll most likely be liable to pay for all of that at the end of the tenancy.

Beware! Always take pictures of everything and take nothing lightly! So everything is nice in the beginning. You go to the agency office, they are polite, they assure you that everything is going to be fine, the paperwork looks legit and you are somewhat relaxed. Then at the middle of the tenancy they send you a document with all of the costs that "would" be taken out of your deposit if you do damage to the property. Funnily enough they make you sign it so as to legitimize the final blow. They will take most of your deposit depending on how easy you were at the beginning when you agreed the inventory check list. They will try to fix as little as possible so they can use it against you, that is to put the blame on you and take it from your deposit. This agency is a complete HOAX. They are not at all professional in their dealings. They speak to you very politely in the beginning of the deal and promise everything but once you are in, they ll show you their true colours. We were given a property with pharaoh ants, broken fridge, freezer, hob and completely uncleaned. After lot of pestering, they did not get everything fixed. They do not even get maintenance work done while they charge the maintenance fee form the landlord. They are just a money making agency. They harass the tenants relentlessly. LANDLORDS please be AWARE!!! They do not maintain your properties. They just make money by some sweet words. We have complained about their service to THE PROPERTY OMBUDSMAN but they are still not bothered. I would request to all Landlords to be vary of this FRAUDSTER AGENCY!!! They have no complaints procedure in place. All the employees are completely unprofessional and unethical.
Best is that all the google reviews say the same thing about them and they have said that these people were not the tenant. Like imagine the heights of lie. How can 24 people review and all be bad. Please stay away from this agency, they will use all possible methods to scare you all the time and enter the apartment by using management keys.

Horrible experience... Moved into a flat that was full of problems - should have checked better before deciding to move. Very few of these problems were actually solved by the end of the tenancy. Nicki - person in charge with the custom service - was awful - really mean person that always annoyed the hell out of me. You should really replace that person, she does a VERY bad job. Attached there is a picture of Nicki Oliver, a true professional.
This would have been fine... I have dealt with bad customer service before; but I figured out that they do not do repairs because they try to rip you off at the end of the tenancy. I was literally deducted almost all of my deposit and I had taken great care of the apartment. I got in touch with other two tenants that had the same story and the charges are pretty similar...

This agent is the worst one I have ever encountered. They basically did nothing after you rent the property and paid the deposit and monthly rent. Whenever you sent an Email to them, their response will be "It's your responsibility". However they will efficiently charge you a lot for late payments. The worst thing is that you will basically get nothing left of your deposit at the end of the contract. They will add things like full cleaning fee, redecoration fee, damaging fee to your check out report. But you cannot necessarily notice any damages when you move in. After all, this agent is sooooo bad. Trust me, do not use this agent!!
Update: They will make lots of deduction from your deposit with no sense. For example, they charged you for damages that are not your fault. This is because they don't have a check-in report. Thus when they show you the check-out report mentioning any damages, there would be no evidence for comparison. In a word, the agent will trap you as much as they can do to earn money. Ive lived in Birmingham for 5 years and this is the 3rd letting agent ive used and they are terrible if i do say so myself. All they care about is money. Im a current tenant on a 2nd year contract with them first of all they increased my rent from £700 monthly to £850 monthly. (Which i agreed to cause i couldnt be bothered to move out)
Then if your rent is literally a day late you get charged for it. Literally my rent was a day late and i have to pay £65 for it. Another time my rent was late for about a week because i was away from the UK for the summer and my banker got a number in their sort code wrong. So to my knowledge my rent was paid till they emailed me otherwise and the were fully aware i was away from the UK for the summer which is why rent was late to start off with.
Regardless of me paying my new £850 rent on time they are still badgering about late payments fees (not late rent, late charges on rent that has already been paid guys lol) from months ago, They even threatened to evict me if i dont pay the late payment charges. Absolutely terrible people.They do not care about building a long last relationship with their clients which would result in positive word of mouth for their business. They are rude especially Nici Oliver, she talks to clients in such a disrespectful manner like she is doing you a favour or something. My tenancy contract is not over yet but im so positive that they will try and take as much of my deposit as they say that take only £60 for checking out if they apartment is left in the same condition it was met in.. LIES lol. I bet they are gonna come here and try and defend themselves, what else are they gonna do? DO NOT RENT FROM THEM. As a tenant it was a pleasure dealing with both Nici and Matthew from Stewart Oliver throughout my tenancy at the Hive. On the odd occasion where I had to report an issue with the apartment, it was dealt with promptly and satisfactorily. I received my deposit in full (less the checkout fee) within a week of having vacating the property. Those complaining about getting a fraction of their deposit back most likely didn't look after the apartment and didn't pay their bills, hardly the managing agents fault.

you should have picked up your phone in the office at least once. None of this would have happened. For the future tenant, be careful when it comes to the bills. And you sure won't get your full deposit back. I guess it is what it always is with signing a rental contract with agency. Check everything carefully, every little detail because anything you forgot might come and haunt you for the next 2-3 years possibly affecting our credit ratings.... Read more

I am a young guy from abroad and I have lived in at least 3 different countries, in which I have always rented via agencies and this was by far the worst experience I have ever had with a letting agency, they spend more time trying to justify their mistakes rather than finding out solutions for them,I wouldn't recommend this agency to anyone, especially not to young people.
All they tell you are lies when you have to get your deposit back, so I strongly suggest that you take a lot of pictures of the property before moving into it.... Read more

They are very nice to you before you sign the contract but when u need to get your deposit back they drag their feet. dont keep you updated and providing unreal bills and after chasing them up for 8 months they gave 1/10 of my deposit back. they are horrible people but they fool their customers with their fake smile. that Niki who works there is the worse one. never ever try them . I know so many other neighbors who didnt get their full deposit. they just make up a hot water bill and they never let u get in touch with the hot water supplier. their r such a rip off! This company is a complete joke. I don't like moving since I've got loads of stuff hence I was with them for a property for nearly 2 years. And I have to say their service was either close to non-existent, or very, really bad! They didn't even know that my contract, which has been signed by my flatmate, had already ended and only found out when I asked them about it! Reported a broken dish washer for the second time and heard nothing back so for a whole year, we were living without it. Could've said a lot more worse things about them but I probably just conclude with that. They're very inexperienced, there's no consistency in their policy and what they say, are very rude, always rushing asking for payment, they don't even let you talk on the phone and they swear on your face! This estate agent is completely dishonest and will attempt every single way to rip you off. Most frustrated thing was lying on returning the deposit. I've been waiting for them to return my deposit for months and all they reply back is they are waiting for x,y,z, such a lie. I will take legal action with them though it will cost me more than the deposit.
