AVOID! Worst agency in London. Very unprofessional and disgusting man working in there. We kept receiving red warnings addressed to Mohammed, FRAUD. We would have to call them to top up the electricity every week. The boiler was broken, it took them ages to fix it and flatmates paid the engineer and they never saw that money back. Garden was open (no privacy!), there were old furniture in there and lots of rats. They would rent the room to literally ANYONE, rudest flatmates (one of them broke my door room!). They keep your money so don’t expect to receive it back once you pay them. Don’t buy their image of nice suits and clean shoes, they are the most unprofessional and disgusting agents I’ve ever known - can’t understand how people like that can own an agency and make a living from lies and fraud. Not even as your last option, don’t even try, just don’t rent any of their rooms. You’ll regret it.

We had RATS no electricity and they kept increasing the rent.
Fraud.
And when they came to check the house (not very often, as they don’t care) they did not respect our privacy, opening in the rooms with no knocking.

My poor elderly mum gave her property to Mohamed to rent out. He put 9 people in her 3 bedroom furnished flat. We didn’t get our full rent and when the tenants left we had no furniture and the flat was left in poor condition- he has kept the tenants deposit and we have been left with a flat in bad condition that is not rentable.

I wouldn’t give this company even 1 star. This man is a fraud , took our tenants deposit and never gave it back. Never got rent from him being the landlord of the property and all he did was ignore our calls. Looking at his reviews I see most the people share the same experience we’ve had. I will be taking action and see that this man pays back all the money he owes people. Worse experience ever.

I'm posting for my friend who got scammed from this agency. This agency is fraudulent. Need no mention about their low quality room with mould and no inventory at any times. In previous reviews, tenants have mentioned they don't return "deposit", and now they have found new ways to scam money. BE AWARE this company should be reported.

My brother is at their office stranded with 3 children and his wife who have just arrived from overseas.He was evicted by the landlord after one night because apparently the landlord was not receiving rent and he had told them not to rent his property anymore..Now they are refusing to refund my brother the the money he paid them.I don't live in the UK , I just don't understand why these people are allowed to continue in business.T The unfortuate thing is many times we read reviews after we are in trouble.If you are considering doing business with these guys,my advice is DON'T.

I didn't want to give one star, but can't pick less than that. They're the worst agency around London so far. They don't care about anything. We didn't have hot water for more than 3 weeks, lived with a broken toilet pipe until we moved out(Actually, They kicked everyone out with a 7 days notice period) and many more problems. Lastly, They stole my deposit and I claimed them to Court this week. I will compensate 3 times my deposit. I rely on the UK justice system. After reading all the reviews, I don't really get why the UK government doesn't shut their business down. My advice to everyone " Pay 100£ more rent, but AVOID from this agency".

I signed a contract with them which was 3 months few weeks after I moved in, apparently the landlord of the property was not receiving the rent payment and me and my flat mates had to move out. AVOID THEM , THEY ARE A SCAM.
Since March I have been asking for my deposit back they won’t pick calls , they have another disguise agency called klause same people same agency ..

TIP for those already renting with Thamlet: They won’t give you your deposit back so just don’t pay your last months rent and avoid their calls. They probs won’t remember you’re supposed to move out that month anyway if you don’t tell them. They’re the rudest bunch of tossers ever and deserve to get their windows bricked, no wonder they have shutters! Lol

I have signed a contract with them which is initially 6 months but when I moved in, apparently the landlord of the property is not receiving the rent payment and me and my flat mates have to move out. No one at Thamlet informed us about this. I left the property and emailed them about getting my deposit back (my deposit is not protected as well even though they told me that they will put it under a protection scheme), I haven’t heard from them. AVOID THIS AGENCY. They are very unprofessional. They never answered my phone calls.

PLEASE AVOID THIS AGENCY.
The photos of the room didn`t reflect the reality, what I found was a total mess. They tried not to give the deposit back, they said their account was blocked and kept the money longer than supposed to. And finally they decided to give it as cash, they deducted GBP 50 as so called "cleaning money" while the room I found was a total mess. I am pretty sure they didnt use that money to clean after me.

They will promess everything before you sing the contract, but after that they will not care about you.
They will completely ignore your emails and calls if you have a problem on the property.
The only thing they care is your money.

DO NOT TRUST THIS COMPANY! If you don’t want to go through the worry and hassle and expense that I did then stay away from this company. I handed over £1400 to secure a room in a flat that was being refurbished. 6 days before I was due to move in, I went to see the flat again. The refurbishments weren’t finished, someone was living in the room I was supposed to have and the one I was now being asked to move into had a broken wardrobe and exposed wiring coming out of the wall. The kitchen had no microwave, toaster, kettle, etc., the cooker had no extractor fan, the fridge-freezer was comically small for four people and the washing machine wasn’t plugged into the wall but via an extension lead that was directly under the sink.
I decided not to move in and requested my £700 deposit back. I never got it and so started the procedures for a court judgement to get all my money back. My phone calls and texts to Thamlet Estates were ignored. They ignored the court judgement so I then had to get a third-party debt order. I started the whole process in February 2020 and didn’t see a penny until August 2020. I finally got my first months rent and deposit back but there wasn’t enough money in their account to reclaim all my court fees. Thamlet Estates never contested the court case. AVOID!! I should’ve noticed all the red flags but chose to ignore them. DON’T MAKE THE SAME MISTAKE!

Very unprofessional and dodgy. Thamlet Estates only proves that just about anyone can start a real estate business in London.
They don't respect their tenants in any way. During the four sad months I lived in a property managed by Thamlet Estates, we had: full on renovations without any further notice (my flatmate's room was suddenly left without a wall), construction workers bringing their whole family with them while London was in a lockdown (needless to say without any further notice), agency staff coming in and going out without any notice and even entering locked rooms at any time of the day (they even entered and emptied our flatmate's room even though he was still living there and paying rent).
The bills were continuously left unpaid and we were left without gas, electricity or internet. Several people complained to the city council but very little changed.
If you ever accidentally end up living in a property managed by Thamlet Estates, please demand they'll protect your deposit, otherwise you won't get it back. Even if it's protected, they will do everything to keep it. Take pictures when moving in and moving out and re-read your tenancy agreement.
Oh, and they don't like these bad reviews. I was told I won't get my references if I leave a negative review on Google. Explains why they have positive reviews as well.

This is a really bad agency. We had a lot of problems in the property. We did not have internet for more than three weeks and not electricty in the second floor for two weeks, but they were charging us for that.
They have not refunded the deposit after a month and a half and they are trying to charge damages in the property that we did not do. Currently, I do not if I will get my deposit back. Really really bad experience.

Fraudulent rental agency. We tried to sign a contract with them but never reached an agreement because the contract they shared was full of ways to rip you off.
The contract was long and full of hidden fees and other nonsense: fixed fee for cleaning after you move-out (doesn't matter if you leave the property as found), fee for move-out on the weekend, fees for any contact with them on or outside business hours. Moreover, tenants are supposed to "at all times to keep the property cleaned to a professional standard", tenants are responsible to pay for mold treatment (it was even written in red ink - probably because they don't maintain their properties and that happens often), agency also says that they will inspect the property every 2 weeks (a.k.a no privacy). And the list just goes on.
I proposed to amend this nonsense contract but was ghosted in the end. Colossal waste of time and I feel even worse for people who rented from them.
As others, I can also confirm that the 5* reviews are all FAKE.

Unprofessional, crafty, horrible and inhumane is the nicest way of describing them.
One of my worst experiences was trying to get my deposit back (which I haven’t yet). I paid the holding deposit and asked for a refund after 4 days as I didn’t need the room anymore. The agent did not tell me the deposit was non-refundable They did NOT state it was non-refundable on the receipt. The agent then said his colleague will call the following day in regards to my deposit and why I can’t get a refund.
The following day they kept avoiding calls so I called with a different number and they pick up instantly. The women I spoke to, Ruby/Rubina I don’t know her actual name, was rude and made up false Acts stating why the deposit is non-refundable. I checked the government website and spoke to Citizens Advice which they uncovered the agency’s lies. Firstly she said it’s non-refundable, then she said she has to deduct one weeks rent because of “agent fees” which was banned a year ago and then she said she’ll deduct four days. She said she’ll call back with the calculations. These conversations were over many calls as I kept getting a different message from each call. I called their office and another agent does the same and starts from non-refundable to deducting one week rent to deducting four days to never calling me back again.
Spoke to the same women the next day and she gave a false name and then we went in circles again, me asking for my deposit which is eligible for and then avoiding calls and saying 10 different things.
Word of advice don’t bother speaking to their team as they’re all unprofessional people who are trying to scam a young student such as myself and others who are more in need of their money. Go straight to Trading Standards and claim your money back through courts and witness their “business” crumble. They should be shut down for scamming people and not knowing how to do their job at all.
Their agents can’t communicate properly so they tell the only women who can speak English to scam everyone while they whisper in the back.

You may notice that the first letter of each sentence of the above review spells out LIE. That is because we were propositioned by Mohammed, the manager of this 'property agency', that we would get our full deposit back on the condition that we all provided a 5 star review. You also may notice that the star value of this review has been amended, and to 1 star, the lowest possible. I have deliberately waited 1 year to amend this comment as the contract contained a clause that stated that 1 year post the contract ending we would still be bound to the conditions of the contract. I am an honest man, and seeing as how we were forced into agreeing to give a 5 star review at the peril of our full deposit being withheld, which we were entitled to, I waited 1 year to amend this false review. This is honest as it is to amend something which was dishonest. Additional to the above reason, being atrocious practice, the following is why I present a 1 star review to Thamlet Estates.
Despite no specific legislation preventing the charging of any fee conceivable that a property agent may wish to, this particular 'property agency' decided to charge atrocious fees such as a 199 pound sterling fee to renew a contract. A 150 pound fee to sign a new contract despite having had a previous contract on another property with this agency. A repeated referencing fee of 60 pounds despite having already been cleared for the previous contact. Charging 60 pounds for what is a 20 pound max referencing process is despicable to say the least. I could go on with the list of absurd fees but must I convince anyone that that is not a reasonable demand? 199 for a renewal was a third of a months rent. How is that reasonable, when the options for renters in London was and is very limited and unstable. To charge people ridiculous fees just stay under a roof while living in an already very expensive city, and who are likely on minimum wage as it is, well that is just low.
Due to the royal ascension of 'Tenant Fees Bill 2019', it will be illegal for this and all other agencies to charge all but a few reasonable fees. I do hope this caused Thamlet Estates trouble in redesigning their business model, as their business model was designed around ripping off tenants by charging absurd fees. Tenants, who are already in a vulnerable position. Raising fees while currently in contract. I hope they had trouble redesigning their business model because their business model was immoral, and they deserve a comeuppance, or some kind of payback for the irk they have caused many. The tenants who took over our property upon our vacation also expressed exasperation upon dealing with this 'agency'.
Aside from the extortionate fees, which caused many months of frustration and schisms among housemates upon debating what should be done to appeal such demands, and aside from the despicable request to award a 5 star review in replace of returning our deposit, what was rightfully ours, there are some few other reasons.
Dealing with Mohammad was unprofessional. Not at all worth the extortionate service fees. Unresponsive, sarcastic, rude and curt in texts. Although he is charming in person and upon first or second meetings, he ultimately does not offer tenants much regard, and is at times, disrespectful.
I do appreciate being a small time estate agent in London must have its challenges, but one should not consider dishonorable practices as justifiable, even in those circumstances, especially when the target is persons in a vulnerable position, such as renters.
I can't imagine how Thamlet Estates has fared in the past 1 year; the 'Tenant Fees Bill 2019', and then Lockdown. I would be surprised if they are faring well, and I wouldn't be too surprised if they made it through as a business. I do hope they have make it through, and that Mohammad and his family are well, and they have an honorable business model.

BEWARE! THE 5 STARS ARE ALL FAKE!!!! I met in person too many people that had the exact same experience as me.
Avoid at all costs. Still waiting for my deposit back, they confirmed I was going to get it and then, They will 100% ignore you. They won’t secure your deposit. I am only left with the hassle of going to court now (which is long, but worth it, i recommend you all to have a look into it). They were not licensed to rent so many rooms in my (horrible) flat.
I have been only polite, but this agency is a total scam so make sure you never rent from them.

hopeless agency. the worst possible. on the day of the removal, when I came for the keys, it turned out that the staff have no idea that I'm moving today, but the day before I confirmed my move. their explanation was that the renovation was delayed, they didn't even try to apologize to me even though I was left homeless. they gave me a hideous foster home. employees are incompetent, dishonest and have no penalties for customers. I strongly advise against.

DO NOT rent from Thamlet! the best way to describe Mohammed, Zaid, and the rest of these guys is "thugs". I have been waiting on my deposit for months now. Moreover, the property had RATS, a gas leak, electrical issues, an mold growing everywhere because of the poor insulation. If you are so desperate as to rent from them (as I was back then) demand that your deposit is protected, which is required by law!

Very nice people, they explained everything clearly to me, and I understood what to expect when renting a room as before I didn’t, and my expectations for my money and rental budget was so high and this was holding me back with re locating to London. They explained that in London it was more the postcode I would be paying a premium for rather than just a room and that helped me have a more realistic expectation in finding a room to live in very close to my work. This in return has saved me in my travel costs! I wouldn’t most likely not of lowered my expectations had I not spoken to the guys here and had they not explained and painted a realistic picture for me! but fortunately for me they did. Please save yourself the stress and DO NOT rent through Thamlet Estates. The staff are incredibly unprofessional, rude and aggressive. The basement flat was unsafe to live in, with extreme mould in the shower and damp throughout the entire flat which we complained about but nothing was done to resolve the issue.
Additionally, the toilet door had broken and remained broken for over 4 months before they bothered to get someone to fix it (after months of complaining of having to use the toilet with the door half open in a sharehouse with strangers). The electrical issues were the cherry on top where we would all get zapped when using any kitchen appliance. We were lied to about an electrician fixing it. We were also threatened to be kicked out of the property upon complaining of the electrical fault. This was eventually resolved after a few months and many electric shocks, and after coming home to find the electricity had tripped and the power was off.
During the hottest week in summer, the fridge/freezer stopped working. We lost all of our food and it was not replaced for over 4 weeks. During this time, we couldn't store any food and were told it would be resolved each day despite the fact it took over 4 weeks.
Whenever we had viewings for spare rooms or for maintenance, we were almost never told people would be in the flat. Obviously as a female, this is incredibly uncomfortable walking in to find random people in your home.
At the end of our lease, we were expecting our deposit within the 14 days as per our contract. This did not happen. We were texting, calling and emailing every day but were being ignored by all of the staff. After 30+ days of chasing this, we received the deposit back minus £50. We asked for the agency to explain the deduction but were once again ignored.
The company is incredibly unprofessional, and we would often have our electricity run out because they wouldn't top up our meter when they were supposed to.
Please do yourself a favour and avoid this agency at all costs.

Terrible experience. My friend and I were oversea students looking for accommodation during 2018. The company did not provide us invoice or receipt after we paid deposit for the rooms. Since September, I’ve rented a room from Thamlet Estates. I’ve extended my contract after the first six months as both the room and the location really satisfied me. Located next to the lovely Spitalfield Market and five minutes away from Liverpool street station, it offers me amazing options of transport connections with the rest of the city.
As for the agent’s services, they provided solutions to the problems we faced. For example we got our fridge replaced as it stopped working and I got a new mattress on call, as the previous one was very old.
I’m happy I’ve found a place I can call home!

I dont know why I see so many negative reviews here but my experience was overall positive. They returned my deposit on time, whenever I had an issue they fixed it immediately and I enjoyed my stay in one of their rooms in Bow. I would recommend them to anyone who is looking for a a nice room with a lower price. I stayed with my boyfriend 6 months with them. The only thing they could improve is to refurbish more regularly the properties but the sizes of the rooms are bigger than anything else you can find.

Very effective to have you sign the contract Then:
1/ issues with the heater that were never fixed, causing weeks without heater and hot water, without compensation
2/ never replied to the queries
3/ deposit returned partially and after 3,5 weeks instead of 2 weeks
4/ the room was robbed with room door destroyed: they did not change the door (slightly repaired it) and initially wanted me to pay for the door as they were accusing me of causing the robbery
5/ they request for 20GBP for each day the rent is paid late. Once they requested me for 60GBP despite I had always paid on time (had to argue before they accept)
6/ some people of the agent/owner went into my room without notifying before (a flatmate saw it happen)
The fact all reviews are either 1 or 5 stars is quite selfspeaking.

I have rent a room in a flatshare of 5 persons (surprise, we were actually 6), the shower was not working during 2 weeks (no intervention from the agency), sometimes no electricity because Mohammed was not paying the electricity bill, no cleaning service (the flat was super dirty when I moved in). Finally, I had to send message to Mohammed every single day since I have left the flat to get back my deposit (I got it back 2 months after... it was supposed to be 14 days). THIS IS SERIOUS, PLEASE AVOID THAMLET ESTATES ! (all good feedbacks below are fake for sure).

As a landlord I have had issues with letting agencies in the past. I was extremely reluctant to use one again however due to the fact that I no longer have the time to deal with matters myself or find a tenant, I had no option but to use one.
After researching I came across Thamlet Estates and I thought I would speak to them to see what they were able to offer. I am so glad I did. From start to finish the service and cooperation I received was fantastic (and continues to be).
If you are in doubt, give them a call and you will be pleasantry surprised!

STAY WELL AWAY FROM THIS ESTATE AGENTS. DO NOT USE.
IGNORE ANY RECENT REVIEWS LEFT BY OTHER PEOPLE- THESE ARE FAKE REVIEWS TO COUNTERACT THE REAL REVIEWS PEOPLE LIKE ME AND OTHERS HAVE LEFT. They truly are one of the worst estate agents.
Mohammed Thalukdar is a bully and a con artist. I moved into a property and within the first month he tried to tell me I had to leave the property within a week because 'the landlord wanted the property back' - which was proven as a lie because he just wanted to push people out to get more money. He then moved in an unprofessional drug dealing couple, the house was raided by police at 4am one time looking for them and the drugs they possessed. They don't do essential background checks, they are dodgy and horrible estate agents. The worst.
When I had to move out because I no longer felt safe, Mohammed broke into my room and stole my possessions. I had to call the police who have evrything on record including his threatening text messages I received for months whilst I lived there.
He is a liar and a bully.

I have been dealing with Thamlet for over two years now. They are very professional and always willing to meet my need as a tenant. I find the managers very loyal, trustworthy and very kind people. So far so good...!

Great to find a reliable landlord in a big city like London. It can be very difficult to put your trust in a landlord when you first move to the city, but I can say without reservation that Thamlet Estates were true to their word; no issues later down the road. The landlords have been kind and attentive. When we've needed anything they've been prompt to respond. They work hard to maintain a good relationship, and I can eaily recommend them if you're looking for a room in a shared flat.

Unprofessional, power tripped, extortionists. Wouldn't reccomend anyone using them at all.
A room that I had arranged a viewing for with the current tennant and guaranteed to take it from her was refused due to myself being 'rude'. The agent (who I will not name) firstly tried selling a different room I hadn't seen, and then I was told cash only (no way I'm walking around with £800 in cash or that I'm giving cash over on the first place). Instead of telling me that I was rude himself or that I wasn't getting the room I was just ignored and told by the current tennant. Clearly do not care about their current clients or potential ones.

Absolutely disgraceful agency. Unprofessional guys and nothing short of bullies and con artists. Reccomend everyone stay away unless stress and intimidation is what you're looking for.
