Absolutely shocking to be honest and has lost a lot of trust for the getagent service. It was near impossible for me to get updates from elms estate I cannot imagine how a buyer was able to get much communication. We were only provided with 1 price adjustment to the advert a month into listing the property and we had no further advice in updating anything from outside to improve ad performance. We only had 1 viewing for the property in which we could see elm estate struggle to answer basic questions related to the property such as what the service charge covers. Overall horrible experience and will definitely not be recommending elms estate to anyone.

Terrible experience with Elms. Sadly, they are not worthy of more than 1 star. No feedback on viewings, slow to respond to emails, or they just don't bother. I wouldn't recommend them to anyone. An unprofessional experience from the moment I listed my property until I disinstructed them.
In response to Elms comments.
I wouldn't call responding to calls or emails 5 days later acceptable. And no one held to to ransom for lettings. You stated that your fee was 10%, which is ludicrous. Every other agent I have asked is between 6-7%, curious as to what makes you worth 10%.
I never got feedback from you without me chasing you down, calls, emails, and then those weren't replied to within a business day. The etiquette of a professional is to respond by the close of the business day unless you have your out of office on. Even taking one month to respond to this review says a lot about your efficency. Your incompetencies and lack of professionalism are why you received 1 star, and felt other potential clients should be aware of how you operate rather than wasting their time, as I did. Sometimes, positive criticism makes agents pull up their socks and address their behaviour, and they also take steps to rectify the issues listed above. .Just using the sentence 'held to ransom' shows your lack of decorum as a professional organisation. You give Estate agents a bad reputation tut tut!

PLEASE READ IF YOU ARE A TENANT - OR LOOKING TO RENT
1. Avoid this company if at all possible
2. Take photos of everything at the beginning and end of the tenancy. Keep track of all the emails between you and the company.
3. At the end of the tenancy, if they ask you to cover the cost of any damages, gardening etc do the following.
- Ask for quote breakdowns of the works to be completed, the invoice for the works AND remittance to show that the payment was actually made from Elms to the builders/worker to make sure they are not overcharging you. Keep this all on file.
We ended up going through My Deposits and arguing this point and got most of our money back. It took months but they sided with us. Do the full report and if you need any help or tips, look me up.
UPDATE:
Actually came across someone else recently who has just tried to get a flat with them as of September 2023
They said that when they turned up to the flat - the flat was in such horrendous condition that it was unliveable and at the time of our conversation, this person said Elms were refusing to give them their deposit back.

Elms is by far the best agency we have used to rent from, any time we've had an issue in the past has been dealt with very quickly and Jade would go the extra mile to oversee all issues have been sorted. We feel very lucky as other agencies we have dealt with in the past would send contractors around with absolutely no interest in taking on the work, this is key having a direct line with any agency, top recommended, if you want to rent your flat/house or looking for accommodation, definitely give them a shot.

One of the best property Agency in London.
I had pretty much experiences for renting flat in London (around 7times).
I finished contract with Elms few weeks ago :) so I can write honest review.
1. Very quick responds, whenever you have problem or want to ask something else, they are willing to help you out and answered back ASAP even in a day :)
2. Friendly and quick process, as I mentioned, the best point of this agency is quick and quick :) whenever I had issue, they sorted out immediately????????
3. Very good bridge between tangents and landlords.
This is not really big reason but also very big reasons, so many properties agency I had was too late to responds or too much process to report issue. But Elms are not.
+Even deposit back was very quick in 2weeks :) If you do not have any problem when you move out or damaged something, It gonna be very quick like my case.

Rutland and Shaun were both excellent in dealing with my property transaction, which happened whilst I was living abroad. They went far, far, above what was required and exceeded my expectations in every way. They were commercial when we were pricing the property, responsive, practical and above all very supportive on what was quite a difficult transaction. It is not a cliché for me to say I could not have done it without them. I bought a local property via Elms. In all honesty I don't write many reviews but i feel they deserve it as I was very happy with the whole process. Shaun & Rutland when above and beyond and to be honest I don't think the sale would have gone through had it not been for their determinism but also their real understanding of leasehold properties and law. We rented a property on nearby Wilmot Street. Husnain was great at taking us through the initial rental process and keeping us informed in a timely manner about any documents that needed signed and move in details etc. This was much appreciated.
We havent had anything major required since we moved in, but for any small queries or concerns Jade, our property manager, has been extremely responsive and efficient at dealing with the issues.

Most reviews here are lies or made up.
Elms are terrible. Go with them and you’ll find out to your cost.
They’re rude, unresponsive and blame tenants for things are aren’t their fault at all.
We had the following problems weeks after moving in:
Moths in carpet.
Lights not working.
Floor in poor condition.
Extractor fans not working.
Heating problems.
Damp patches.
They were met with absolute denial and contempt from Lak and Jade. Horrible people. Do not rent from this agency. It’s not worth the stress.

I spent years with a "major" London estate agent and they were hopeless. Wandered in to Elm estates 7 years ago now to chat with Rutland and team and decided to try them out. I can truly say the best decision with regards to my property that I ever made. Rutland (and rest of team) always takes the time to talk on the phone, very responsive to emails, take responsibility, and get things sorted if a problem for both the landlord and the tenant (at a reasonable price). Over the period I was with them (including the Covid pandemic) I never had a void, tenants were always happy, and received a good rental income with good tenants. During the sales process (have recently sold) Husnain was excellent - professional, responsive, and went above and beyond the call of duty on numerous occasions. He is also just a really nice person - a rare combination. He is a real asset to Elm Estates and further adds to the quality of the service. I could not recommend Elm Estates enough, and will be sad to no-longer interact with them.

He is always at hand and very proactive within his approach. Very reasonable and fair. We’ve been using Elms as our letting agent for our property for 6+ years. They’ve removed so much concern from the letting process. Rutland the owner is incredibly authentic and honest about fees - which I find to be fair.
I used to live in the area and helped organise a few community projects such as a communal herb and flower garden nearby. Rutland very generously donated to help us fund this. This left me with the impression that he is the type of person that genuinely wants to improve the area.
I also like that they take a hands on approach to fixing problems. Rather than send a tradesperson to fix a simple issue such as a fuse, they visit the property first. Special thanks to Jade who has done this many times.

In my 7 years of renting in London, Elms hands down have been the best Estate Agent I've dealt with. My partner and I rented a little flat off them for 2.5 years. During that time whatever went wrong (broken showers, washing machines, mould issues, etc) Elms dealt with it swiftly and decisively.
