If you are a student, be wary!!!
When we moved in to our property, it was evident that not much of a cleaning had been done and there were plenty of issues to note. Thankfully we had taken detailed pictures of everything to include in the check in inventory, I recommend anyone renting with Tomlinsons do the same!! Take pictures of cobwebs, hair strands and even the most minor speck of dust on your skirting boards.
When we moved out, we made sure to clean the house as thoroughly as we could and managed to restore the house to an equal/better state than when we received it. This is why it came as a massive shock when Tomlinsons tried to deduct £275 of our £600 deposit (at a rate of £25 per hour as specified in our contract). This was ridiculous considering the better state we gave the property back than we received it in but also because the justification pictures they sent for this were laughable. Some of these pictures included a singular strand of hair on a mattress (that they gave to us pre stained), a plastic tab on a set of drawers that was no longer than 1cm wide, a speck of dust in a sink that was so clean otherwise that you could see the reflection of the person that took the photo. The deposit team also take forever to reply to emails and cannot be contacted via phone as they hope that the longer you have to wait for a response, the more likely you are to just drop it altogether.
Thankfully we had our photos from our check in inventory and knew we had a strong case so after some lacklustre back and forth with the deposit team, we took our case straight to MyDeposits and suddenly started receiving immediate replies from the deposit team who wanted to come to a speedy conclusion without getting MyDeposits involved. In the end we got the £275 deduction negotiated down to £38.
For any future/prospective tenants reading: take ample detailed photos of every minor issue with your property at move in, communicate any issues with the agency IN WRITING, clean your property thoroughly (or get a professional clean done yourself as it will be much cheaper than the agency Tomlinsons supposedly uses). If all this fails and they still try to deduct absurd amounts of money from your deposit, make sure to read your contract properly and contact MyDeposits with as much evidence as you can. This is not the first time they have done this to students as I have heard from 2 other friends who rented with Tomlinsons that the same thing happened to them so this is probably a regular ploy of the agency!!... We have been wrongly charged £275 from our deposit despite a deep clean. The house was not professionally cleaned prior to moving in. We even had a gas leak at the property. We will be disputing this charge with the deposit scheme. Totally unfair, as you can tell from all the other reviews of them taking absurd deposits.
Edit: After submitting a dispute claim with my deposits, Tomlinsons were very quick to negotiate and we ended up settling for a £38 charge rather than the £275, and ended the dispute... Read more

Rented with them for a year for a small 2 bedroom house, they took £348 from our deposit as a cleaning fee when the house was left relatively clean and they cited it with a load of small issues such as the ones attached, which understandably would need to be cleaned but for that price? Seems as though they just want to rinse students. Wouldn’t recommend. If you are currently with them hire a local professional cleaner for £50 at the end of your stay or they will use the most expensive one in the country!

When we moved in the place was an absolute state, the ceiling and walls were damp from where the shower was leaking, my plug socket was hanging out of the wall, our oven was burning the kitchen cabinets, the toilet seat was broken and there was a massive hole in the sofa and stains on the furniture. When we left we mopped, hoovered, scrubbed and wiped down everything and they’re still trying to keep £450 of our deposit for cleaning purposes. Absolutely disgusting company. They will NOT give you back your deposit. We moved in to 212 DERBY ROAD last year and was already warned about them stealing deposits so we prepared for this when moving out in august. We left the place absolutely sparkling, my friends mum is a professional cleaner and she also came for 2 days to deep clean the house. Only to now be told we are being charged over £500 for "professional cleaning". When we moved in the house was A DISGRACE. The sofa wasn't even sittable it was that dirty, the floors were absolutely coated in dust and dirt. There were literal TOENAILS found on the floor. Interestingly enough I had one of the previous tenants contacts on socials and I contacted her to be told she was also charged hundreds of pounds for cleaning fees the year before. So if that's the case, WHY WAS IT ABSOLUTELY FILTHY WHEN WE MOVED IN?!?! They absolutely scam you.

DO NOT LIVE WITH TOMLINSON ESTATES!!! They will take your full deposit!!! I just completed my tenancy and they have charged £540 out of a cleaning fee despite the property having mould in the windows and bathrooms!! We filled in a full inventory as requested by the company in the first week of moving in specifically to avoid deposit charges, and this was fully completed as well. We requested curtain cleaning, repainting, fixing the holes in the wall (attached) and none of these were completed other than the mould which we had to request multiple times because it is a harmful safety hazard. the 2nd and 7th photo is how the garden was when we moved in and the 3rd photo is how WE cleaned it once moving out and we STILL got charged a cleaning fee. the 4th photo is how we cleaned and left the kitchen and was still charged despite paying for a cleaning company to come to clean the property with our own money because the PREVIOUS TENANTS notified us that Tomlinson charges students for unwarranted charges. Rubbish removal charge despite us moving into the property with a bin without a lid in which they told us was not our problem and would be fixed before the end of the tenancy, which did not occur. We also requested a cleaning list to ensure no charges would occur that they gave to us and even doing so, we still received these charges. See the attached invoice.... Read more

In my 3 years in student housing I have never come across a company so negligent and lazy. When moving into tomlinson estates property it was evident the house had not been cleaned or checked. We found toenails on the floor and sharp objects in the carpet which cut our feet open. We had to clean the kitchen before being able to put anything in the fridge or cupboards because it was that disgusting. Upon arriving we noted that the dining table chairs were broken, the sofa was broken, the wifi didn’t work, the TV was broken, loads of light bulbs didn’t work, the mattresses were so old and thin you would have been more comfortable sleeping on the floor. Tomlinsons response to these issues was poor. We were told we had to fit new light bulbs our self as this was ‘our job’ even though the lights were fitted into the ceiling, we are not electricians who know how to remove light fixtures. The chairs never got replaced. Don’t even get me started on the wifi. This dispute went on for MONTHS, as you can imagine being in third year of uni with no wifi was really difficult for us. I was told to move the wifi around the house which I couldn’t do because of the wires. I was told to move it out of the way of objects? I was told to turn it on and off. I was told to do a speed test and send it to them as proof. This dispute must have gone on for about 4 months until they sent a wifi booster. They clearly thought because we were students they could fob us off and we would get bored of arguing.
This is the worst part, we had MOULD and RATS and tomlinson estate decided to blame this on us. The mould was a result of the building which had water leaking through every time it rained, I explained this to them and they just sent me a patronising explanation as to how mould occurs and told me that I’m not putting my washing away correctly. They also suggested that my wardrobe was ‘too full’ which is hilarious considering it was empty. It is stated by the government that landlords must take mould seriously and tomlinson estate could not have cared less. My roommate also had awful mould all over her bed and tomlinson estate took about 2 months to come deal with it (we kept cleaning it but it kept coming back). We reported rats early on in our tenancy, so it was evident the rats were there before we moved in, we are clean students who do not leave the kitchen a mess. When sending the landlords a picture of a rat IN OUR BIN, they sent a patronising email back telling us it must be because we leave food out or on the floor. We had rats our entire tenancy because of tomlinson estates negligence. They left the rat they killed in our bin for 2 weeks and I had to call to ask if they were coming to dispose of it after they said they would have 2 days after killing it.
We were required to pay rent in July even though we had all moved out by May which is fine. But Tomlinson estate called me 3 times in 3 weeks asking when I was giving my keys back. I told them every single time that if I have paid rent on a property then I am keeping the keys.
Trying to get our deposit back from tomlinson estate was more difficult than my entire degree. They didn’t feel the need to keep us updated about the entire process. We didn’t know when they had conducted the inspection, if there were any deductions or an approximate time frame of getting it back. I called about 5 times only to be fobbed off with ‘we will tell them you’re chasing it up’ and ‘you will know soon’. We asked for the deposit holding company and their number which tomlinson estate refused to give to me and told me they would email me the details and never did. So we found the number ourself and started a dispute. Tomlinson finally got back and deducted a £145 cleaning fee from our deposit which is insane considering I spent a week cleaning the house, it was spotless. The tenancy agreement states we must leave the house as we found it when moving in, which ironically would have meant leaving the house filthy and broken.
They are an absolute joke of a company... Read more

**Updating my above review a number of months into my tenancy (university tenancy).**
On several occasions we have emailed and emailed upon no reply to help us with simple problems ranging from simple housing enquiries to serious issues e.g. black mould.
Leisha has been has not been a great resource in the slightest.
Tomlinson have been so poor we’ve had to swap estate agents part-way through our tenancy to a new agency, so that tells you enough.
If you have the choice, I highly recommend you steer clear of Tomlinson estates for any housing????????... Read more

AVOID AT ALL COSTS. My housemates and I had the absolute worst experience with them in our second year. we are all International students who knew very little about tenancies in the UK to which we were taken advantage of. They are extremely slow and negligent to responding to emails which has cost us legal claims in default against us. The landlord could not care less and is very aggressive with his approach to any circumstance. Imagine being charged 65 pounds for apparent "Cello tape marks". Our deposits aren't completely protected which they lied to us about and breached multiple rules. When confronted about this, they never discussed this topic or disappeared. We have been trying to fight Tomlinson since months now due to their slow and negligent deposits team which has cost us legal charges to which they have "no control over". The landlord refused to talk to us directly and only through Tomlinson which makes them responsible for any action taken to which they refuse to take accountibility for. Funny, ain't it? For them definitely because they do not have to be paying absurd amounts to solicitors and courts. PLS AVOID THEM AT ALL COSTS I BEG YOU. Upon moving into the ‘furnished property’ we were greeted with no furniture! No blinds, wardrobe, desk/chair or sofas, just a mattress on the floor for the first month and a bit of the tenancy. Furthermore, their correspondence of when our furniture would arrive was unsatisfactory, taking a while to reply or state they don’t know. We ended up building a lot of the furniture ourselves when it would randomly arrive. Once we got all the furniture two rooms were still missing desk chairs for the whole year, which are pretty essential since we were final year students.
Now they are withholding our deposits, after invoicing us absurd prices for ‘general maintenance’ and £550 for cleaning. We left the house in the exact same condition we received it in. We have requested the original invoices from the company they used, and further proof. but they are taking ages to respond and our tenancy ended two months ago! Hopefully Tomlinsons will reply to our email promptly and we can resolve the deposit dispute before having to take further action.... Read more

AVOID! The worst estate agency I have ever dealt with. We had all kinds of issues with our house that were never addressed. The place was dirty when we moved in. At xmas we were told we had to move out as the HMO license was ending in a few months, something they would have known about more than a year prior. We had to go through legal aid at the uni to sort it out which was very stressful and they did nothing to resolve the issue. Charged us a ridiculous amount for cleaning at the end of our tenancy, by an unlicensed or nonexistent cleaning service that we were never able to get in contact with despite multiple calls and emails.... AVOID! My second year at university (2021-2022) and me and my housemates were treated so badly. Problems such as…
1. Mould (the property manager, Aimee, told me it wasn’t mould and as I had been diagnosed with pneumonia, the doctor just mentioned the mould won’t be helping me so I would need to go home to recover quicker to get back to my lectures, Aimee told me ‘the doctor didn’t say that did he?’ And then went on to deny this comment even when my sister was also listening to this phone call).
2. Wasps nest in the chimney and their solution was to block the chimney with cardboard to stop the wasps going into the living room and my housemates room.
3. Front door not locking properly and they never fixed it for us. A few times we would struggle to unlock the door after coming back late.
4. House was in a very bad condition when we first arrived, even after a ‘full inspection’ - sofa broken, hob broken (was told to light it with a match as it was the ignition button which was broken), mould, beds and furniture broken/dirty, bins in the property full with rubbish. My window wasn’t fitted properly either and work men mentioned that it should’ve been properly checked/inspected by Tomlinson.
5. When we left the property, we deep cleaned the house and took photos, only thing we admitted was still dirty was the oven and we accepted any charges for this. Yet they still charged us over £90 each (6 of us in the property too) which I then spent months afterwards disputing and eventually managed to get £50 back each. Tomlinson reported the money they took was for rubbish removal (yet no pictures were given when we asked for what rubbish/evidence) and also a deep clean of each room even though I know for myself my room was spotless and I had evidence of this. - other letting agency’s have now mentioned we shouldn’t be charged for a deep clean, only to leave the property in a clean condition (which we have it back much cleaner than how we were given it) as they should do a deep clean each year anyway.
6 Hot water wasn’t working when we moved in.
7. Went a few days without heating during the winter months.
8. Work men that entered the property to sort problems like the boiler and mould would comment on Tomlinson suggesting how bad they seem to be as well. Work men were lovely and very understanding to us students though!
After now being with another letting agency, I now understand how we should’ve been treated and this wasn’t it. Tomlinson made us feel like we weren’t humans and because we were just students we were just meant to deal with all of this and allow comments like the one above telling me I was lying about what my doctor told me. Try and avoid Tomlinson and if you do end up with them and they try taking any of your deposit, question them and seek help from get my deposit back on instagram as without them we wouldn’t have got £50 back each! Even though it took months, it was worth it and shows Tomlinson were trying to just take as much money off us for their own sake! The past tenants also knocked on once we moved in to warn us about Tomlinson and this also encouraged me to start recording conversations, having people as a witness for phone calls and to question their deductions in our deposit.

If I could give 0 stars, I would. From moving in, we've had problems, some now resolved, some still being fought for with Tomlinson. Problems like back garden being covered in trash, broken beds, poor water pressure, leaks through the ceilings, the list goes on.
The showers have been looked at a few times, often making problems worse, or creating a new problem. Tomlinson clearly are avoiding my current repair requests and emails about fixing these showers as I assume they can't be bothered to fix it. The person who I emailed once even lied to us saying that there was no issues with the showers.
The communication is awful with agents and repair people letting themselves in without any prior notice and often the repair people have no idea what they're doing. The email communications I've had have been passive aggressive (when I manage to get a reply back).
I'm looking forward to being scammed by their deposit reductions mentioned in other people's reviews when we move out next year.

Bad experience with them from the start, first they said we could have pure rent payment moved to link with out student finance payments then stated that was never said, never told us when maintenance was arriving so constantly woke up to people coming through the door, absolutely ridiculous and inconsistent with communication from the start and would take weeks to reply to the simplest of emails from us, and now aren't answering emails properly about us getting our deposit back with the amount they quoted us as they haven't given us the correct amount. Like many of the other students posting on their page - if I could give them -0 stars I would. Me and my housemates have only been living at a property managed by Tomlinson Estates since the beginning of August and I can safely say this is hands down the WORST estate management team I have ever dealt with since being a student.
They actively ignore your emails, phone calls and visits to the office. Each and every thing that we have posted on the portal in order to be fixed has not been resolved - and it has been weeks. When I speak to any of the team members they are rude or distant or simply avoid your call.
We have had to go on a rent strike in order to get the issues fixed.
Wifi is rubbish in a house of 5 students and they try and say that we have to resolve this issue ourselves - it's an INCLUSIVE bill so why are they not dealing with it?. We haven't had heating or hot water for weeks. And the electrics trip out every day - massive fire hazard. It's taken me and my housemates to email multiple times a week - to no avail. When I finally get through to our property manager she is sarcastic and not understanding at all.
I will be contacting the property ombudsman about the complete disregard for our safety as tenants. Unacceptable.

It has been nearly 7 weeks since the end of our tenancy agreement and we have still not received our deposit, largely due to the deposits team taking 1-2 weeks to reply to my emails, and their policy for not discussing deposits on the phone. Despite us taking days to complete the extensive cleaning list they sent us, leaving the property in excellent condition, they still attempted to charge us almost 10% of our deposit for professional cleaning charges. The 'evidence' they had to back this up was very weak. Furthermore, they took over halfway through our contract and attempted to change it so we could not have access to the basement and several other undesirable amendments, which we made clear we would not be signing as we already had an existing contract. Good lord, where do I begin. Avoid these people at all costs. It started back in April, when the two of us visited a few houses and ultimately settled on the last one we were shown. We asked a few questions about what would be included with the house when we moved in, and were explicitly told that items such as the quality garden furniture and some tablecloths were included. This later turned out to be false when we moved in and all of these were missing.
There were some minor issues during the contract signing process when some of the scans I sent over were simply ignored and I was told they weren’t ever sent.
Fast-forward to the start of August, and we move into the house. It’s immediately clear that no inspection or cleaning of the house took place. We were given an online inventory form to fill out, and exactly all of the features (probably over 50) were noted as “good” condition or cleanliness, without fail. This resulted in us having to spend several hours documenting all of the cobwebs, marks, scratches and dirt that was present but not accounted for in the report. We also found a large quantity of the previous tenant’s hair stuck to the wall in several places.
We contacted them on the second day of the tenancy to ask about this, and were told that a temp worker had apparently conducted an inspection of the property and that it had been professionally cleaned two days before we moved in. Both of these were clearly not true, as the inspection stated that objects not present in the house were in good condition and the two elapsed days would not have been enough for the amount of cobwebs, dust and hair that were present to accumulate. When this was brought to their attention, no offer was made to have the property actually inspected or cleaned.
On a less related note to the property, their website for tenants appears to store passwords in plain text, a practice that is highly insecure and universally condemned by cybersecurity experts. In general, communication has been slow and you would be better served by practically any of the other estate agents in the area.... Read more

It was an absolutely awful decision choosing Tomlinsons and living in the house we were given. When we first arrived at the house last year we weren’t even sure that we had been given the same house that was shown in the photos, most alarmingly the massive hairline cracks all over our walls that had clearly been edited out of photos. We later learnt this was due to internal structural problems with the house, we never received written confirmation that the house was in fact safe to live in (which we requested). Tomlinsons had decided the work would take too long, and we wouldn’t be able to be in the property whilst work was going on so they are clearly an estate agent that prioritise rent payments over the safety of the students living in their properties.
Aside from the health and safety issues, there was numerous issues with the house: boiler not working, shower not working, washing machine not working, toilet and plumbing breaking, the fridge wires rotting away and freezing all our food, the freezer being boiling to touch and had to be turned off with no replacement given, the list goes on… all these issues were raised multiple times by multiple housemates and yet nothing was done for months on end. When they finally decided to suggest having work done on the house (9 months into our tenancy) they asked us not to be in the house during our final year exams and dissertation deadlines – which would have been absolutely impossible. Therefore, we were left with a house in a near unliveable state.
Even after moving out of the property, Tomlinsons still proved to cause us massive issues with returning of deposits. We assumed with all the issues the house had given us, returning our full deposit back to us would be the least they could do. After spending hundreds of pounds on cleaners as we knew that Tomlinsons would do their absolute best to take any money off us they could, they still charged us 300 pounds for cleaning a spotless house. As students, we obviously don’t have the funding to take them to court and so we had no choice but to accept this horrific treatment.

The room was left immaculate, but one of their agents decided to LIE and say that we left the room messy which is hilarious to me because I had SENT her CLEAR proof that wasn't the case. They're so backhanded and rude it amazes me! There were SO MANY maintenance issues at that property I literally didn't stay there. From broken showers and sinks, black mould growing on the kitchen ceiling, (bare in mind we had to live with these issues for months even though we reported them as soon as we noticed them) multiple random and stupid contractor visits, the landlord showing up at my bedroom door in the middle of the night unannounced. When visiting the house for a viewing, there were many strange stains on a lot of the walls in the house, including footprint marks on the hallway wall upon entrance. We were told if we got the house they would repaint the entire house - this did not happen, not even to a single wall.
When we arrived at the house and upon entry we noticed mould growing heavily on the ceiling in the bathroom above the shower. We immediately reported it and it was after some time that someone came over and got rid of it.
However, the mould grew back quickly, and the shower began to leak after this - when a contractor came over, he just filled the sides of the shower and left (this did not fix anything). We had to have short showers from this point on as the drain would clog and overflow (despite reporting this several times nothing was done about it).
I requested that my mattress could perhaps be looked at and changed as it was extremely uncomfortable and had weird stains on it. When I phoned about this the person on the phone rudely told me that the mattresses were changed this year and that they were brand new and even suggested that my personal hygiene was the issue for the uncomfortable beds.
However, when my mum phoned about the mattresses, the woman on the phone admitted that they were a year or two old and had not been changed recently. Interesting!
Still no one came to visit and look at the mattress let alone change it.
The skirting board on the washing machine was broken, and the handle on the dishwasher kept coming off. When phoning and messaging about all of these issues mentioned above, we were told to request a contractor through the portal, even though we were told that we could use the phone and out of hours emergency phone when we wanted.
Finally, a woman came to the house, not wearing a mask or gloves, or any sort of protection which is shocking during covid times. We reported many of the issues such as the washing machine, the dishwasher, and many of the lightbulbs that had stopped working. She took photos of all of these, and yet nothing came of it - no one else came around after and nothing was done about it.
Lastly, they had the audacity to take nearly £450 off of our deposit despite leaving the house in a cleaner state than we arrived in. They took photos of minuscule wear and tear around the house that was already like this when we arrived and tried to justify charging us for this amount. They simply wanted to do work on the house for the next visitors and decided to take all of the costs from us! How ridiculous.

Was desperate for a property so didn’t get to do much research into Tomlinson Estates. Myself and my flat mate rented a property on Cottesmore Road during Covid. We dealt with Iwona bill who lied multiple times was helpful right up until the point we were locked into our contract. We read several reviews from previous tenants as well as google reviews which explained that there seems to be some sort of scam that no matter how clean or lack of damage there is, you do not get your deposit back without Legal action. This was the case even though we took measures to avoid it as we were expecting these issues. Scaffolding was put up in our garden without permission and they played dumb when we asked about it. I feel as if the positive reviews are fake and are from the employees themselves as I can’t stress enough how dodgy and awful this agency is. There are many more issues I could list but all you need to know is they take advantage of students and it honestly seems as if they only take on agents that are professional scammers that enjoy lying and rudeness.

As a previous tenant in a Tomlinsons managed property I cannot recommended these people in the slightest, the only upside to the company is the lovely maintenance man. On arrival to the property it was not cleaned at all, I contacted the company to tell them this and they insisted it was professionally cleaned. A significant number of other issues were apparent upon arrival. These issues included but were not limited to: No hot water, Smart meter not working, Broken blind, Socket hanging off the wall with exposed wires, Chest of drawers broken, Skirting board being held on by duck tape, Fire door hinge was broken. The fixes to these issues also were not timely. To round off, we cleaned the property impeccably when we left (a lot better then we found it) yet were still charged £175. If you’re looking for a student house, don’t go with Tomlinson’s. When we moved in our house was filthy with mouldy food in the fridges, and when we rang to say that our house wasn’t cleaned since the previous tenants (in peak covid times aswell) - they told us we we were lying and that it had been ‘professionally cleaned’ … it took a lot of arguing before it was eventually cleaned. And then, after a Rocky tenancy, involving dodgy electrics and a shoddy boiler, we did a through clean of the house before moving out. 1 star is too generous. I have lived in one of their properties as a student since around August in Nottingham and can confidently say that they are one of the worst property managers you can get. We have had countless problems in our house including a lack of heating and hot water numerous times. We currently have had no heating in our house for the last 24 hours and temperatures are due to drop to 1 degree tonight. This is the worst estate agency I have ever had the displeasure of dealing with, and I seriously urge students to look elsewhere because the hassle of dealing with this incompetent company is just not worth it. Even writing this I am struggling to think of everything we as a house had to deal with because there were so many issues. I am the unfortunate neighbour who has to live next door to this rat infestated garden. As its clear to see from the pictures there are rotten plumbs and rat droppings all over the garden. I have made numerous calls and left messages with the letting agents in regards to this matter but unfortunately no one has cleaned this mess up or even returned my calls. There is a plum tree which is dropping rotten plums into my garden and attracting rats into my property. After I had made many calls to the letting agents without a response I decided to go into the office. Thomlinsons have entered our property on 3 separate occasions without giving us 24gr notice, they deny responsibility for their actions they don't wear masks in our house or follow social distancing guidelines. We spend the first 48 hrs of our tenancy without electricity as they forgot to set it up (bills included) all they care about is money! We have lived in the property for 2 years and the hob is still broken! Worst estate agents ever! Avoid at all costs! Guarantee we won't be recieveing our deposit back!

I have had SERIOUS mold issues in the 3 months since I moved in to the property, I reported the issue to my landlord 2 months ago and they sent a general contractor twice. First he looked at the windows; which were covered in water from leaking, and decided that nothing was wrong with the windows, and the second time he cleaned the mold off the surface and left. The mold quickly grew back so the issue was not resolved, and I believe that the contractor sent was not qualified to assess the damage properly as he said so himself.
The mold has since damaged my personal property, including a jacket which was in my wardrobe and shoes that were under my bed (both were nowhere near the walls). The landlord has informed me that they will not compensate me for the damage as they believe that it was 'the tenants responsibility to mitigate damage to personal items' and told me that I should keep my windows open, which is a ridiculous request for students in winter as I am very short on expendable income.
I have a history of asthma and am very concerned that this will affect my health, I believe that the landlord is being incredibly negligent and has not solved the issue whilst making it look like they have attempted to fix it and are trying to blame me for the issue.
Please do not use this landlord, they are taking advantage of poor students and blaming them for issues that were caused by their negligence.

Myself and 5 others rented a house with Tomlinson estates last year. I urge anyone considering renting a property with the agency to look elsewhere at other local letting agents as they are far better value and will treat you with respect. Firstly, our house was falling apart; it was not a cheap property to rent. When we first moved in, the house had not been cleaned since the tenancy before: curtains and walls were mouldy, kitchen cupboards were hanging off their hinges... they hadn't even bothered to hoover. The previous tenants had advised us that the house had been burgled twice while they lived there (Tomlinson's did not bother to tell us this). Both burglaries occurred through the same kitchen window and Tomlinson's had not bothered to add any more safety measures, and had laughed at us when we asked if more could be introduced. Throughout the year we felt incredibly unsafe and we were not taken seriously when we asked for further safety measures. Consequently, we were also burgled twice through that exact same window. The first time, we were all in the house in our bedrooms, the second we were at home for Christmas break. The latter was especially distressing as each of our bedrooms had been torn apart by the burglars. As a house of all girls, this was terrifying. With both burglaries, we were laughed at, blamed and continuously refused new safety measures. We even got the council involved who conducted a safety check on the house and who were equally as shocked at the incredibly poor behaviour of the agents at Tomlinson estates. The council wrote a letter to the agency, asking them to implement more safety measures. In the end, my parents came up to install bolts etc on all the windows and doors as Tomlinson's did the absolute bare minimum. As issues started stacking up, Tomlinson became less and less responsive. They do not answer their phones or emails regularly to begin with, but by the end of our tenancy they would outright ignore us. On leaving the property, we were charged over £600 for cleaning bills. The house was deeply cleaned before leaving, and was a far greater standard than how we had received it. They had billed us for about 24 hours worth of cleaning, this was clearly a lie. We contested it and got half back.
I am sorry that myself and other students are plagued with such a disrespectful, unprofessional scam of an estate agency. If you are a student who wants to feel safe in their accommodation, I recommend Cunningham lettings, I was with them in my second year at university and wish I had never left.... Read more

If it were possible to give less than one star, I would have. Dealing with this company has been a complete nightmare from beginning to end. I am a student who lived with 7 others in Lenton, Nottingham. The house was in incredibly poor condition and was a risk to the physical health of all tenants. They breached the Landlord and Tenancy Act more than once, forcing us to make an official complaint which they have handled abysmally. They have repeatedly ignored calls, not responded to emails and used bureaucracy as an excuse not to handle issues. This company is not up to trading standards and should be avoided at all costs. We have paid £45,000 in rent to this company over the past year and we have received woeful service. Unfortunately, Tomlinsons seem to manage most properties we have come across in Lenton but if you can avoid them, try to. From a business perspective Tomlinson Estates are immaculate! They deliver on time (rare these days) they are efficient and have always let my property ahead of schedule each and every year. If they say they will ring you back they do and if any problems arise with maintenance etc they deal with the matter in a professional and economical way.
Whilst still remaining professional ALL the staff go beyond the norm, they have a sense of humour (always an asset) are very welcoming and they even give me lifts in to town to go shopping when I visit!

Having rented properties in both Sheffield and Nottingham for my children I can, without doubt, say that dealing with Tomlinson was the worst experience ever.
When my son initially moved in, the property was filthy and had obviously not been visited by Tomlinson between tenancies. The issue was raised with Tomlinson who quite frankly couldn't have cared less. Trying to get anything resolved throughout the tenancy was an extremely slow and painful process and many issues remained unresolved 12 months later.
It was a relief for my son to move out and find a property managed by an agent who actually cared.
To add insult to injury, Tomlinson retained £250 for cleaning, despite the property being cleaned top to bottom after all tenants had vacated.
If you have a choice, avoid using a property managed by Tomlinson and seek out another property managed by a reputable agent... Read more

I have recently sold two houses with Tomlinson Estates and couldn't be happier with the all around service received. Both house were sold for over the asking the price within two weeks on being marketed.
Tom, Joe and all of the rest of the team are a delight to work with. Every aspect was dealt with efficiently and with the upmost professionalism. As with any house sale there's always bumps in the road, with an excellent agent like this the process is made so much less stressful. Shocking treatment of student Tennants at the end of letting period. This company will keep your deposit no matter how clean and tidy you leave the place.
Thier default mode is to take £500 off you no matter what.
Avoid.
If you are foolish enough to rent from them take photos of every fault and dirty Mark, every bit of junk left in the house at the start of the tenancyand complain. Email them a copy of the photos at the beginning. Maybe that will give you some protection but I doubt it will help much!... Read more

As a landlord I have used Tomlinson for a number of years. Their team have been quick to respond, highly professional and pleasant to deal with. They have alway tried hard to accommodate any requests I have made and have sorted any issues with the property promptly and effectively.
As the property was no longer required I asked Tomlinson’s to handle the sale. This they did with their usual high standard of service finding me a selection of interested parties and eventually securing a buyer who completed during lockdown.

I dealt with this letting agency for 2 years during university, had a lot of issues with them. The house we rented was old and had a lot of issues previous to us moving in. Despite the cleanliness of the house being inadequate there was also a lot of larger issues with the house i.e. leaks and mold that had been left for a substantial amount of time.
One of the larger issues they had was communication. They were very unhelpful when we had immanent issues with the house, their emergency number which they advertised at the time when we moved in consistently went to voicemail. I had black mold in my room for the duration of my time in the property- despite multiple efforts of reporting it, it was never properly dealt with.
At the end of our tenancy they held onto our deposit and didn't start the process of us retrieving it for a long time.... Read more

I’ve had Tomlinsons manage my flat for around 18 months and the service I’ve received has always been great.
Any problems with the property or tenants are dealt with effectively and with little to no hassle from my end. Rent is always collected on time and they have been proactive in the very few occasions a tenant hasn’t paid on time.

We have rented from them and experts have come in to say there is a rising damp issue, due to the garden being too high. Instead of fixing this, they have tried to move the blame to us and tell us we need heating on 24/7 and windows open.

The house which is currently rented for my son had not been cleaned properly when they moved in, the whole agency is ridiculously disorganised. On top of that, they had a burglary recently and the agency did not undertake the necessary security measures, such as changing the locks. We're planning on following it up. CHARGED £364 FOR A CLEANER when we had already paid for a cleaner. Over 2 months on and they reply to an email once every 2 weeks. Have given us pictures of just "after" a cleaner however it is identical to the pictures we have from when we left it. On top of this we left it cleaner than we recieved the house as we paid for a cleaner when we arrived as TOMLINSON REFUSED TO REMOVE WASTE LEFT BY THE PREVIOUS TENANTS.

Do not rent a property through them, they are scammers! When we moved in in August, the house was in shambles because they hadn’t cleaned it since the previous tenants moved out. Multiple things were broken when we they moved in and they never came to fix them as promised, despite being reminded multiple times. When we moved out at the end of the year, they took £100 each off all of our deposits because of some dust that had surfaced after we left and for the things that were broken THAT THEY WERE SUPPOSED TO COME AND FIX. The guy we had for a viewing of 2 houses turned up 10 minutes late, then couldn't open the door because "he didn't have the right key" one of us pointed out that it might be a bedroom and we'd have to go around the back to which he disagreed with but after another 10 minutes he gave in and we were right. Basically we viewed 2 properties with them. The guy showing us around clearly knew nothing, and questioned the tenants about things that he really should know. Awful estate agents, avoid at all costs!
At the end of tenancy a charge of £500 was made to clean a semi detached property with hard surfaces!
When challenged, we were told this was for a standard clean -no notable damage was recorded - and replacement of a few lightbulbs.
If, as they claimed, one cleaner came to the property and was paid £12/ per hour (generous estimate) tomlinson were insinuating they were at work for 5 days to complete this job! Ridiculous!
I advise anyone not to let with this agent, clearly set on frauding students out of deposits, as this is the same case with others I have come into contact with who used this agent... Read more

Moved into a property which had not been cleaned at all. Then when leaving the property despite cleaning it to the exact specifications on their website (this included cleaning the oven and defrosting the fridges/freezers) we all had money deducted from our deposits for cleaning. Its been several months since I have moved out of my old property and have still not received my deposit, even though I'm aware that new tenants have moved in! There has been little to no communication and when I did call up to complain they insisted they had 'no idea' what was going on because they don't deal directly with the deposits. They suggested it may come sometime mid september. Mid september has come and no deposit. They also could not tell me what charges they were deducting from my deposit despite sending me an email some months ago saying there would be charges. From my phone call with them it was clear that this charge is not known about. I'm really disappointed with Tomlinson Estates, once you've moved out and you're not their problem anymore they mess you about and forget about you. I'm a student with only a few quid in my bank account, so going months and months without my deposit is starting to become really difficult. Lets hope they can be bothered to give my money back soon! Absolutely useless. They are terrible when it comes to responsiveness for even the most urgent of repairs, we went 2 weeks with no oven and our outdoor space has a rat infestation which has gone ignored, just to name a couple of the problems of this sort we have experienced. Furthermore, the emergency contact sheet is out of date. We had to call to sort a power failure and found out the two emergency electricians on the list haven't worked with Tomlinsons for a number of years. We will not be renewing our contract and I strongly advise students to avoid Tomlinson Estate Management at all costs when looking for housing in second and third year. I actually hate them.... TERRIBLE.
Nothing but trouble from day 1.
- Invoiced the wrong amount of rent at the start of the year and then chased up an extra £50, threatening late rent charges despite the fact I was out of the country at the time.
- House was filthy upon moving in, took several emails and phone calls to get cleaners sent out.
- No acknowledgement of maintenance requests (except an automated email receipt - requests were ignored as often as not) and most of the time no notification when people would come into the house.
- AWFUL communication throughout the year, refused to talk about deposits on the phone and then ignored several emails
- Charged £25 cleaning each (£150 in total) for cleaning, despite the house being clean upon moving out
- Ignored disputes to deductions from deposits and provided no explanation of charges
Seriously, do not use Tomlinson estate management. I have never had such a bad experience renting a house. All this business seems to care about is getting as much money as they can out of you.... Read more

Do not ever do business with these people.
They overcharged for a deposit, even when it had been paid they still phoned up constantly looking for money that they in fact owed to us. After getting the landlord to write a patronising email to us a discussion at Tomlinsons office found that they'd cocked up and in fact, had overcharged by about 200 pounds (credit to their wonderful accounts manager for that). Like a rash they also don't go away, and have now added in a £120 charge for a room that wasn't filled for a couple of weeks.
Essentially if you want a hassle free, good time where you're not pestered or overcharged, go anywhere else that's not Tomlinsons.... Read more
