TOP365 market themselves as an agency for students - but they are more interested in scamming students out of their money. The team do not reply to emails, requiring us to call to follow up on the phone. It is difficult and frustrating to get the team to do any routine maintenance, and on the phone they are often condescending to the point of being almost rude. Of the numerous issues that we have had to deal with, here are some of the most notable: - Desk was broken on arrival. TOP365 refused to do anything about this forcing me to buy my own desk. Upon leaving the property, I was then charged for the desk that I did not receive - Charged for using the emergency phone during an actual emergency where the safety of the tenants was at risk - Charged for routing maintenance when leaving the property - Being summoned to court for unpaid council tax because the agency had not properly listed the property as a student only dwelling which is exempt from council tax. All in all, this company exists to keep your deposits, and will do as little work as possible to help you through the year. I would not recommend that anybody put themselves through the hassle in dealing with this agency.... Read more

Stayed in student accom through Top365 last year and was basically scammed out of 6k+. I moved in, in August and my room wasn't ready so they put me in another place for a week, then we didn't have wifi for 7 months!! We couldn't even do lectures because everything was online, bike was stolen and they didn't have any security cameras, so they just blamed me for it. Terrible company do not recommend find somewhere else.... Read more

I would actively advise anyone debating whether to rent with top 365 NOT to do so. You will be disregarded and ignored and left with a faulty and frankly unsafe house. It took so much effort to get them to do anything and help with anything. We arrived to a faulty shower and it took them 2 weeks to get to us, leaving 7 people to share one shower. We left the house in a far better state than we found it in and still did not receive our deposit back despite submitting photographic evidence . I need to be honest, in the beginning of my contract (September 2020) we had some maintenance issues that took a long time to be resolved due to lack of good costumer service. HOWEVER, I am surprised of how much they have improved it. In May 2021, I had a big maintenance issue that was not easy to resolve, but Jamie and Daniel were able to resolve it in less than 10hrs while working out of hours and always being friendly, professional, and giving me constant updates. I admire a company that was able to recognize a weakness and worked on it until it became one of their strengths. I definitely recommend this letting agency, specially if you are a student.... Zero stars will be too high for this estate agent. We are the professional landlord of Numbers of properties in the UK. We have purchased the rental property via Top 365 in the past. The process was a bit slow but all went in the end. ( 6 months)We have passed the managing of the property to Top 365. Numbers of small issues didn't resolve before completion of the property. After visiting the property after a few months of complication the required work still wasn’t carried out or completed ( witch we ware assured it will be down).The rent payment was constantly to be a chase, including statements etc.The work has been carried out without our authorisation. Very complicated way of understating statement or contacts and tenants' rent schedule. Few months after buying first property via Top 365. We have been approached with Top 365 to buy the second house via then. It was a new build house next to our property so it sounds like a good decision. The process was extremely slow this time due:-The house wasn’t ready for the seller when we been approached ( not water and gas connected to the house). -the building work wasn’t completed. ( we need to be told via builder that will take at least 3-4 mounts to be completed).-6 mounts later building work ware completed so the tenants moved in without required HMO license.- The HMO license wasn’t applied (a legal requirement to sell the property with tenants inside). Estate agent advised we can complete without HMO. Massive misleading information. Penalty to that up to 10k.- after numbers of chasing we been told all is fine, we will complete after license been issued.After almost 10 mounts of dealing with it applying for a mortgage and reapplying to pay twice for survey etc Top 365 start advertised the property behind our back and found a new buyer without telling us.They claim the property is worth more. Firstly all issue was related to them and potentials owner witch is an investor in Top 365 not to us they purely mislead us in numbers occasionally and all the staff been laying to us.Very unprofessional very annoying and super poor service. I'd like to advise all potential clients ( tenants, landlords) Please stay away from them. The should be called Down 365 or Lay 365 24/7 We're so disgusted by the way how they operate.... Read more

Unprofessional. We have been trying to view a property for nearly a month now and still no success. We’ve been to the property twice but they had no keys and therefore had to leave. We’ve called and emailed for the past two weeks without an actual response or a conclusion. Shame because we really wanted to put down a holding fee on the property but we couldn’t without viewing it. Staff don’t seem bothered about selling the property.... Read more

Don't bother, CORRUPT. Left behind my chrome cast when I moved out of one of their properties and told them within 7 days, it's taken FOUR months of me calling and emailing for them to acknowledge they don't know where it is. They refused to check the property for it unless it was at their convince and tried to charge me £25 for them to look. Only now have they told me that they couldn't find it and that new tenants have moved in to the property. So either they never looked, they took it, a new tennant kept it or a cleaner took it? All of which shouldn't be an outcome. Just to add insult to injury, the person I just spoke to over the phone was telling me that it's 'only a £25 chrome cast' as if the value is whats important here. Despite it being my fault it was forgotten in the first place, they did nothing to aid me getting back my belonging. The guy also said in the same sentence that them searching would have been a waste of time, yeah the 'half an hour' he said it would've taken to search the property... not that it would be anywhere other than behind my TV. On top of this, they took 2+ months for deposits to be returned, were EXTREMELY slow at fixing problems in our flat - namely a roof which leaked beyond belief every time it rained. Due to not going uni next year I had to find a new tenant but top365 happily readvertises the room for you on their website and it takes a massive weight off your shoulder especially if you struggle to find route yourself to find the new tenant. We were initially shown 3 houses which we were not to fond of but the negotiator took our feedback and was able to find a further 4 houses to show us on the next viewing. These were all much more to our liking and we ended up signing up for one of these. So I went for a viewing with this company last week/ the week before with this company. And not a great time, I mean I called on the day to ask if it was possible to view a few more properties and thank god I did because the property that we'd agree to meet at had been signed for the day before so we'd have turned up not to met anyone at all. then when we got to the house we were viewing it was nice and clean tbf but it was completely different to the pictures that they showed on the website because what they'd sneakily done is swapped out the living room for another bedroom (so the house was clearly a 3 bed thats become a 4 bed). I mean it's a shame because it was set to be our fav but having seen that I was so dissapointed. And then the guy said that there was a living room upstairs, it wasn't a living room, there was only space for a 2 seat sofa and a tv it was a box room and tbh an absolute joke. Really disappointed as I felt that the communication with this agency was very poor indeed, hence why we didn't go with them in the end.... Read more

Not a great letting agent. On the surface they seem ok, and they have some nice properties! However their communication is poor, slow to deal with requests they make you pay extra charges and do not inform you when maintenance workers are coming so there’s random people in your houses. They were very keen to take my deposit, but I was then told that was an admin fee so had to pay again for the deposit. Contacting them is sometimes ok they do reply but their emails are misleading and confusing and they go back on what they say a lot of the time. They don’t seem to care about the individual just your money. Also as a professional letting out one of their properties, they informed me the landlord would pay the council tax but then at the end of the tenancy asked me to pay it, and they will charge you for cleaning your property even if it’s spotless. So keep all emails as proof as what they tell you, make sure everything is written down, and take pictures of evidence of cleanliness damage before and after you move in so you have proof. Also in the last house I was at there was no locks on the doors, they never emailed to say someone New was moving in so it felt like being in a hostel at times. And they withheld how much coincil tax I should pay each month so they have deducted it from my deposit. Worst letting agent I’ve been with and I’ve been renting in Nottingham for 5 years....
